"I’ve been living in here for a bit and I’m really impressed with how quickly the maintenance team responds to issues. A few weeks ago, my dishwasher stopped working, and they had someone come out to fix it in a mitly manner when I submitted the request. The team is professional, friendly, and seems genuinely committed to keeping everything running smoothly. I would like to say thank you for the amazing customer service and welcoming that I receive from the staff at The crest at Berkeley lake I would especially like to give. A shout out to Luis. He was so patient and welcoming from the time I step foot in the door inquiring about the community till today me signing my lease and becoming a part of the crest at Berkeley Lakes community he had that same amazing customer, service, and big smile. I definitely recommend this property! I have been living here for two years, and it has been a great experience so far. From the leasing staff to the manager and maintenance team, everyone has been wonderful. The property is always well-maintained, and every time I place a work order, it gets addressed right away. The office is very welcoming, and Rico, Valeria, and Ms. Emma always carry a smile in their face. If you’re looking for an apartment, I highly recommend checking them out. I had an incident where I needed help, and I went to the office. The entire staff went above and beyond to assist me, and we need more people like them. Thank you all for everything you do! Also, the Halloween party they organized for the kids was amazing — such a thoughtful touch for the little ones!

We had a terrible experience at Montrose Berkeley Lake and this is particularly due to the horrendous customer service experienced in the leasing office. The ladies, including Valeria who worked there were incredibly rude and demonstrated preferential treatment towards Hispanics. We were unable to use the soccer field as it was always chained by particular residents who they allowed to control when it was open and when it was closed. As residents we made it clear we wanted to to secure a unit within the complex and took the necessary steps to do so however one of the leasing agents seemed to to go behind our backs and give the apartment away to a friend of hers. The attitudes of the ladies who work in that office is completely unacceptable, unprofessional, and quite frankly I am unsure how they’ve been allowed to proceed this long working there. One of the ladies in the front office would spend most of her time flirting with the maintenance man as opposed to tending to residents who needed help. I had such high hopes for this apartment complex however I left feeling very disappointed and marginalized. Before replying to this comment with a generic response Montrose Berkeley Lake and Titan Corp, please actually speak with your employees and offer some trainings on customer service. Because I am confident that if both customer service and equal treatment of all residents was given you could make it to 4 stars.
The people who work at the Eclipse apartments always put the customer first! The community activities they have come up with in the past 6 to 8 months has been a breath of fresh air, it has added to the experience of living here! Shout out to Vanessa and Puola, they are always available and complete my requests quickly. Very happy with the staff her at the eclipse! I especially like the upcoming Friendsgiving idea, I think I will be able to meet more of my neighbors at this event and look forward to the great food!
Don't waste your time or money. I was shown a nice renovated apartment. Given one that was trashed. Had 3 cars broken into, my dog attacked by another Tennant. Pools are always broke or nasty, the parcel pending door fell on me, the apartment was trashed when I moved in. Cabinets and counters busted and warpped with water damage. The car wash is either taken over by dealers or not working for months. Office ladies are rude as can be unless they want you to sign that lease. Then they keep your deposit to pay for the trashy craftsmanship just to screw the next person over. Tried to tow all of my vehicals multiple times. This place is hood af. And charging top tier prices. Don't fall for their b.s save your self and run. Don't fall for the model unit either it's basically fake. Grounds are ridden with snakes and bugs even though you pay for pest control. The valet trash never picks up the trash but maybe once a week. Constantly invaded by their safety inspections, can call maintenance but their just going to rig your stuff not fix it. Gates are always busted so don't even consider it for secure living. BTW I have pictures of everything and happy to share. Black mold and roof leaks. Seriously save yourself and your family the financial, emotional, and physical strain of living in this trash.

You will be eatten by mosquitos and there are snakes everywhere! But you pay for pest control.
You pay for parcel pending but the delivery drivers bring everything to your door. I picked a package up once from there but have to pay every month. You pay an amenity fee but the pool always has a pad lock on it. You can't get to the dog park because there is always a soccer game going on and the gate to the dog park is broken. The car wash hasn't had a hose for about 6 months and was falling apart before then. But we have to pay regardless if you can use it or not!

Want to pay the most outrageous utilities, YOU FOUND THE PLACE!

The A/C unit are 30 years old! Your power bill will be $500 in the summer!!!
Your gas bill just to heat your water will be around $100.
The water is attached to your rent so they calculate it to claim it to be around $300.
I had a 4B 3b and never paid over $200 for power for the 4 years i was there.

Do you absolutely love looking a trash? THIS PLACE HAS IT ALL!!!

The Ravine in the middle of the complex is piled up with trash, washing machines, ect. The trash pick up is done when the people feel like it witch leave it out to do opened by the squirrels and the group of feral cats that roam the property. And spread across the walk way. "Just leave it in a can, you say?" Then the valet trash wont take it when they do decide to pick up. There is always something in the road and furniture piled at the 3 dumpster sites.

Don't care about having water or clean water? THEN YOU HAVE FOUND YOUR NEW HOME!!!

My skin is covered in acne and I haven't had problems since high school and only when I moved here. The water is brown and had sediment in it. The water is constantly complex wide shut off.

Do not fall for the model apartment, YOU WILL NOT GET A UPDATED APARTMENT! YOU WILL STILL HAVE TO PAY THE SAME PRICE. There isn't updated apartments its smoke and mirrors, they don't exist. They use them to lure you in. Your apartment will be falling apart. The cabinets will be falling apart from water damage in the kitchen and bathrooms, the bottom of the cabinet will have a rigged screwed on board as a base, the counter will not be level, the drawers will fall in. Maintenance will not respond in a timely manner. The refrigerator went out and took 3 days I lost so much food and they didn't care. The garage disposal never worked and they never came it fix it until it started leaking witch was a week before we moved. And there is black mold coming from the vent. Witch we are all allergic to.

Please do not fall for the move in instinctives the headaches won't be worth it, you will pay more then being in a home. Beware that you will not get a luxury apartment you will get one that's the same as it was 30 years ago. You money and health are more important somewhere else.

Funny thing, i don’t rent here. I am visiting a friend but good god is this the LOUDEST apartment I’ve ever slept in. If you have an apartment that faces the road, you will get zero sleep. You can hear a leaf crunch on the side walk. The walls and windows have zero sound proofing or insulation. You can hear the neighbors talking at a more than reasonable inside volume. There is just nothing in these walls! For the prices they are charging, you can absolutely find something more worth the value. It’s a shame bc the inside of the apartments are very nice. But the materials are so cheap. I could never pay this much to have the worst sleep.

I didn’t read any of the reviews, I wish I had. I didn’t qualify for residency but I paid the application fee plus a refundable $200 to them. They refused to give me my money back and they lied and said they emailed me in reference to my disqualification. No email was sent and they refuse to acknowledge that they didn’t send it. I called the corporate office and haven’t heard from them yet, it’s been three to four days of leaving messages and no response. Serious con artist and they are wrong and liars and cheaters. BE AWARE OF PARC 85 Apartments.
Living here has deteriorated over the past year. People have moved in that have 0 respect for anyone around them and management doesn't seem to care. People will rattle your floors with their music from cars outside to neighbors shaking your walls at 3 am with their TV. Walls are either too thin or the community has just gone to hell. Don't rent here period.
Zaida Ramirez is a very beautiful and professional woman. She is attentive at her job. She helped me and my father get into contact with management. Her patience is a definitely a blessing. ! She will make sure everything is completed before you leave that following day. She is amazing at calling you back.
I have lived here for 5 years. The complex was very good for the first 2 years but over time, the quality of residents began to take a turn. Trash began to be a normal sight, drunk residents hanging around the steps in front of peoples doors making people very uncomfortable. Parties being held after pool hours. Broken glass in the pool as well as trash being left behind at the pools and grill areas. The staff however is pretty good. They respond in a reasonable time to any service requests placed on the portal. I just see this complex getting worse over the next few years. I would not recommend moving here especially if you can manage to rent a house. If you value considerate neighbors, a clean space, and amenities that are in useable condition DO NOT move here. If you don't mind people occasionally swimming with their dog in the pool, parties at the pool areas and soccer fields late night on weekdays and weekends, car gatherings at the car wash, residents working on cars in the parking lots, trash in front of your door or breezeway from inconsiderate neighbors, people putting trash in your trash can (like drinks that spill and you have to clean up or risk attracting insects), paying for courier room but doors being broken off, mail deliveries being left on the floor and not in a lock box, etc, then this is the place for you.
I previously lived in another Sterling property that was not nearly as well maintained and the staff was not nearly as helpful, friendly and courteous as they are here at Berkely Landing. I enjoy living here. Lasha was especially helpful when I came in with pictures of a tree on my roof.
I’ve lived here for four years and I can’t say enough good things about the new maintenance guy, Guyon at our complex! He came promptly to address an issue I had with the heating system and immediately knew exactly what to do. Not only did he fix the problem efficiently, but he also took the time to offer some really helpful insight into how the heating system works and even gave me tips on how to prevent the issue from happening again in the future.

In contrast to the previous team, his service is exceptional—he’s knowledgeable, professional, and genuinely cares about doing the job right. It’s such a relief to have someone so competent handling maintenance here. Highly recommend!

I have to share this! After moving from out of state and checking out over 10 different apartments, I was feeling completely lost—until I found Bexley Duluth and met Elena. She made such a huge difference. Right from the start, Elena made me feel at home. She wasn’t just showing me around; she listened to what I needed and took the time to explain everything so clearly. It was like she was helping a friend, not just another tenant.

Elena’s warmth and professionalism really stood out. She answered all my questions and made the entire process feel so easy. Honestly, after meeting her, I knew I didn’t need to look anywhere else. If you're a potential tenant looking on Google reviews to see what it's like to live here please listen to what I have to say, i have lived here for 1 year and i'm so happy to leave to sum up my experience briefly, these apartments are unlivable and are so hazardous to live in. the apartments are poorly sealed. inside there's still so much leftover food and junk from previous tenants in all the crevices that was never cleaned up. the worst of it is the roaches like everyone complains about... they come in no matter how clean and tidy you are. one day i was sleeping after a very long days work and heard a loud *blop* on my beds sheets and turned my lights on horrified to find a large greasy roach crawling around my bed. it came from the vent directly above my bedroom and fell straight on my bed while i was sleeping. I could not sleep that whole night....if you like having your sleep interrupted by roaches falling in your face while sleeping, Berkley Apartments is for you!

NOTE: you can't make this up...below is a picture of a roach I killed running across my kitchen table a couple of seconds after finishing this review no joke.....

Emma the community director and her staff are always approachable and easy to get in touch with. Whenever I’ve had a question or needed assistance, they’ve responded quickly and with genuine kindness. I recently moved here and the leasing staff are so nice and helpful. Maintenance is very consistent with coming in to help with issues in the apartment. the neighborhood is also very quiet and safe. very dog friendly as well. :)

I've had the pleasure of living here for a while now, and I couldn’t be happier with my experience. The apartments are modern, well-designed, and offer all the amenities I could ask for. But what truly makes this place stand out is the management, especially Jose, the property manager.

From the day I moved in, Jose has been nothing short of exceptional. He is extremely professional and attentive to residents' needs. Every interaction with him has been smooth and efficient. Whether it’s handling maintenance requests or addressing concerns, Jose ensures that everything is taken care of quickly and thoroughly. On one occasion, I had an urgent issue with my plumbing, and Jose had a maintenance team on-site within an hour, resolving the issue the same day! His level of communication is also outstanding—he keeps residents informed about community updates and always follows up to make sure problems are resolved to our satisfaction.

What’s impressive is his ability to balance friendliness with professionalism. He’s approachable and always greets residents with a smile, but at the same time, he maintains a level of efficiency and reliability that makes living here a breeze. Jose truly makes this place feel like a well-managed, stress-free place to call home.
I’ve been a resident at Crest at Berkeley Lake for about 5 years now. Any time I’ve ever had an issue with maintenance or getting something handled in my apartment Luis has gotten it handled. Always attentive, cares about your issues, and goes about handling it in an urgent matter. Even when I wasn’t always coming into the office with good energy he’s always had patience and been level headed with his problem solving. I’m thankful for that. I dont Ever write reviews. But he deserves one.
One of the first places I’ve ever lived. When I moved here the complex had its fair share of issues. Though as time went on, conditions got worse. Huge roach and mold infestation across multiple buildings. Worse if your apartment is closer to the patches of woods and trees. Grounds are untreated to the point where walking your pet runs the risk of catching fleas. Management has a high turnover allowing responsibilities to be passed to the next person. What was once a nice location has been reduced to a wasteland of a complex. Rent ranged from 14-18 just for a one bed. Highly do not recommend.
The apartment is full of cockroaches, and when I mentioned that to a neighbor who works for a pest control company said that they're all like that. They told us the place was clean, but there is a half inch thick dust layer on top of the refrigerator and the floors are very dirty. The dishwasher does not have the appropriate wheels and tracks. Even though it's brand new. I do not recommend living here and I really would like to contact the government for uninhabitable living situations

Cutest community! We are looking for our new home and toured the 2 bedroom here. Loved how clean and quiet it was. The ladies in the office were super sweet and helpful to me. I'll be making a decision soon since we are moving to this area next month.

I moved into Rosemont about two months ago. The community is quiet and the apartment is spacious. After putting my work order in 30 days ago, I was contacted by office manager informing me he was apologizing for the work order repairs being delayed. Victor informed me the work order would be completed right away. Within two days the maintenance man came out and checked out what needed to be fixed. He promptly started the repairs and worked up until his work day ended. He was polite and he worked until the end of his work shift. The maintenance man informed me he had to order a part before he could complete the all the repairs I requested service for. Over the weekend he informed me the part came in and he came right back to complete the repairs. Overall, Victor the Manager insured me the work would be done right away and he followed up with me to make sure the repairs were done correctly. So Victor gets 5 stars ⭐️ for keeping his word and following up to confirm the work was done correctly. Courtney, the maintenance man gets 5 ⭐️ for effectively and promptly following up and completing the repairs in a timely manner. Now, I feel pleased with my living situation. 😊

I have been living in Bexley Duluth when it was SODO Duluth and with the old crew and I can say I’ve had a great experience since moving in!! There have been issues with the elevator not working but it seems they’ve gotten a handle on that! And it seems someone was always defacing the wall next to elevator I’m so glad they put a camera facing the elevator so they can catch whoever was doing it!

The maintenance responds to your requests within 24 hours so grateful for that they keep the lobby areas in the buildings clean but of course, you got some folks that are just plain nasty leaving their trash in the stairway, lobby areas of the buildings and not cleaning up behind their pets.

I do love living here and the staff has been great no issues. The only issues I have is retrieving a package from the new mail system they’ve replaced. You have to really pay attention when putting in your code because if not you’ll end up putting in the wrong code and continuously get an error message so frustrating!! Also, what has happened to cleaning the stairway? I know it starts with us but my goodness.

Overall, great stay i just wish the tenants would take care of the property a little more.

Ashley has been very helpful during the entire process of getting us moved in! She answered all of our questions and made sure we had a comfortable transition! One of the best property managers I’ve dealt with! Not to mention the property is great!

I moved my mom into Everleigh in Aug 2019, and overall we have had a decent experience. The unit is nice, as are the amenities. The only reason why I rated this 3 stars is because you cannot use Xfinity, AT&T, etc for your ISP. You HAVE to use their preferred ISP, being called 'Single Digits', and boy, we have had a TON of wi-fi issues since we moved in. Our first cell phone bill was $700+ because we did not have wi-fi for the first two weeks, and had to hotspot as much as we could. We continue to have stability issues with Single Digits, which is an SD issue, but again, we HAVE to use them. That is my only qualm about this apartment.

*Update — After speaking with the property manager, Jose. It is clear he is in no concern for my family’s health, nor cares to take immediate action to better the situation. He answered the phone with a different name, and lied to me repetitively. Also, joking about someone’s health is not funny at all. This man is a disgrace to this complex and needs to be held accountable. I work in management, and he’s very unprofessional for his position. I just had a licensed professional come out to inspect the unit, and the graphs came back with very poor air quality. They also found more Sheetrock covering my air unit, and early development of mold. This was the last thing of proof to give to my attorney. I’m getting out of here immediately, even though my lease isn’t up for a few more weeks. I gave Jose a chance to make things right, and he does not care. DO NOT MOVE HERE.

My time is almost up and it’s time for me to speak up about my experience here. First of all, the stairwells are absolutely disgusting and more than half of these dog owners shouldn’t even be allowed to own a pet. People let their animals pee in the buildings, and defecate outside without picking it up. The building constantly smells horrible of everything foul you can think of. In my situation, I’ve become ill the last few months because of the air quality. Every apartment complex is mandatory to have new air filters replaced, and I’ve never had mine replaced. I’ve put in maintenance requests in the past, and also verbally expressed my concerns to the maintenance crew and everything gets swept under the rug. My air quality was so bad, I took it upon myself to figure out why dust keeps getting all over the apartment and why I’m constantly cleaning. When I removed the cover where the main unit is I was left speechless. I found mounds of dust and dirt behind it. I cannot believe I was breathing this in the entire time I lived here! This is completely unacceptable, and the fact the previous tenants never figured it out is astounding. Here are pictures and a video of me getting behind it and cleaning. Why am I the one having to clean up their mess? Other tenants beware of this! I wish I took a full video of the dust accumulated, but I was so frustrated about this situation I just wanted better air quality. Luckily, I was able to capture the last bit of remains. You can clearly see thick layers of dust that I’ve been breathing in during my stay. This is a huge concern, and considered constructive eviction. If you’re new, consider getting an attorney involved or let the leasing office aware of this. I’m extremely disappointed.
The staff was very respectful and helpful. Had a great tour and plan to apply. I found the overall experience of apartment hunting aggravating and exhausting, but they changed my mind completely! Very clean facility and grounds too.

Just recently moved out after living in this complex since 2008. I’ve seen many management complies, employees, and residents come and go, and although I once gave The Estates at Crossroads a raving review, I can say that Parc 85 has gotten worse over the years.

The current management company charges you for everything while offering very little amenities. They charge residents for community electricity and gas’s every month on top of your normal electricity bill. The price they charge each unit means the electric bill must be thousands of dollars every month. It also means that the residents are paying for the electricity the staff uses while working in the clubhouse 9 hours a day, as well as to light the pool area residents are not allowed to use at night, etc.
. They also charge residents for to fix the broken trash compactor , even though residents can not control nonresidents coming into the complex to dump trash. Residents are given tiny trash cans to use for valet trash pickup. You are expected to sit your trash outside at 5:00pm, then drag the dirty trash can back inside after the valet pickup. However, the valet trash company chooses when they want to collect trash. If your trash is not collected, you are expected to drag the stinky cans full of trash back inside you home, or carry them to the dumpster yourself. If you do not do so, you will be charged a fine.
Parc 85 finds a way to pad your bill EVERY month with some kind of charge or fee, that you have no way to verify, and you never pay the same the same amount monthly. They have a million hidden fees and also find reasons to go into your apartment EVERY MONTH.
Also, the apartments are nice, but the water is often shut off for some reason or another, the breezeways are disgusting because of the residents, and there is a roach problem. If you do move here, request pest control as soon as you see a bug (you pay for it every month anyway) before the problem gets out of hand.
I just recently saw my final move out bill where I was charged $160 for holes (for curtains )that were above the windows when I first moved in. However, I knew they would find ways to add ridiculous charges. This is the reason I moved out. Good luck if you move here!
One of the best professional leasing service I got in years. Made a big move from orlando to duluth due to a promotion, had a hard time speaking with other apartments and finding out the best place to settle down till I found Montrose. Shout out to Valeria Ollarvez she helped me throughout the whole process, gave me the best and easiest experience of being welcomed in a new state. This type of move across state is a hassle and Valeria answered any questions I had through the phone being well spoken and understanding or anything I was missing she would notify me ina heartbeat. The new management at Parc 85 are terrible and a joke. I have a cat that loves to escape, so whenever they need to access my apartment for an inspection, I ask for a certain day for them to come, so that I can be present and that has not been a problem in the past till now. They didn’t want to help me anymore and I even called to see when they would come to my building and Dana assured me they would come the next day, so I took off work. They didn’t follow through with that promise, so now, I need to take another day off of work or pay $100.
The noise and disturbances at the pool is an issue. There are people constantly at the pool past the time it should be vacant having parties and playing loud music. They also bring their pets on the pool grounds, use the mailbox area as parking and smoke weed in public areas and I’ve also experienced people revving their engines and racing their muscle cars in the parking lot late at night on numerous occasions and neighbors yelling and screaming late at night.
They also let residents park their commercial vehicles and trailers, taking up a lot of parking spots and do nothing about it. They let a resident park a large U Haul for over 5 days that was taking up 5 spots and did nothing about it even though it was brought to their attention multiple times

But, I do want to make a point that the maintenance guy Nacho is fantastic! He is always quick to help whenever you have an issue and always makes sure to do a fantastic job. That is the only positive of living here

I am also one of the residents who had their credit impacted by the change in ownership. I have been calling since June and nothing has been resolved. When I moved out a year ago all balances were paid in full yet I have a collection on my credit report that is inaccurate. No one returns phone calls, messages or any communications. I am beyond frustrated with this issue. I guess the next stop will be contacting the Better Business Bureau.

If I could put zero stars I would , no effort on trying to sell their apartments , was asking questions and she kept making me feel stupid by asking them , asking me to rephrase , also the apartments has a million dollar renovation and there was no renovation shown. She was not trying at all in our short conversation, she took longer writing down the apartment information then talking to me into deciding to choose them. Do better , hired to sell a product and it wasn't at all done.
I've been living at this property for nearly five years, and I must say, the new management has done a tremendous job compared to what it was before. I can imagine it hasn't been easy, but believe me, your hard work is noticed and very much appreciated. The office staff always welcomes my family and me with a smile, and the maintenance team is efficient and on top of everything. This is why I will be renewing my lease again. I moved in here with my girlfriend in February and our experience has been ok. The interior is nice and roomy, and the grounds are well-kept. Big shoutout to the maintenance team who always responds within a day to pretty much every problem we've found with the apartment. I only give it 3 stars because of the other tenants. Some of them make a lot of noise late into the night and the neighborhood always smells like marijuana.

My family and I have lived here for several years. This used to be a nice place to rent from before it got bought out by another company. Now, I can’t wait to move out. 1) management is unprofessional. Email? No response. Call? No response. They will only do something if you go up to the front office (and that’s after waiting for someone to attend to you for 10+ minutes). 2) maintenance sucks. They take forever to come by and do repairs. No sense of urgency either. Urgent repairs are treated the same way as every other repairs. For ex, they won’t show up to your place faster because your A/C is broken or your stove broke and you can’t cook. When they do show up, most of the time, the repairs are done inadequately. And if that’s not bad enough, sometimes, they’ll even delete your uncompleted repair requests from the website without letting you know. 3) if you decide to rent the ground floor, make sure you prepare dinner often for your distant arthropod relatives b/c they’ll visit you often. Mainly b/c this place charges you $7/month for pest control and never do anything about the pests. 4) when certain appliances break and can longer be repaired, don’t expect them to bring you new ones. Most likely will bring something that looks like it came from a dumpster.

Overall, this place isn’t a good option for anything long term. Maybe 1 or 2 years max (if that).
Where do I begin? Should I begin with the balance they are saying I owe from a whole year ago? Or should I start with the money orders that I provided to them way back on May 15th that they supposedly 'lost" when in reality they were just holding the payments and refusing to apply them to my account because of this supposed balance from last year! I had to get the police involved to get my money orders from them because they kept on lying saying they didn't know where they were, I work too hard for my money. Property management PARKTOWN LIVING should be ashamed of themselves!! I hope there is a class action lawsuit against them and they are thoroughly investigated!! I am sooooo fed up with this place, I am getting an attorney involved asap. This property management company is doing illegal activity when it comes to tenant payments, look at all the other tenant reviews. You can not refuse payment from a tenant because of a previous balance owed especially if you have continuously accepted payment from them after the fact!!! This goes for LATE AND/OR partial also if notice has not even been provided!!! That is ILLEGAL! Please do yourself a favor and save yourself stress. GO LIVE SOMEWHERE ELSE. BEWARE. They will hide payments and act like they never received them. This place is horrid and in my opinion is going out of business and switching property management companies again for the 50th time that is why they are trying to swindle everyone with paying balances that magically have appeared from before! PARKTOWN LIVING IS AN UNPROFESSIONAL COMPANY, I WILL BE REPORTING THEM TO THE BBB and making sure I NEVER rent with them in the future. RUN don't walk!!!

If you plan on living here, also plan on being hot as possible throughout the summer. The AC units won’t cool your apartment past 77°, and you will have no other option than to deal with it. Management couldn’t care less and will tell you that that’s how AC units are supposed to work. We have nails coming out of the floor that we constantly are stepping on, parking is a hassle since for whatever reason commercial vehicles such as large box trucks, dump trucks and trailers are allowed to park here and take up however many spaces they want. We pay $200+ for our power bill since the AC unit can’t seem to keep an apartment even slightly cool and runs for the entire day, even when it’s set at a high temperature. Residents using the pool will park directly in front of the entrance to the complex making it very difficult to get in and out of the property. Gates are also constantly broken or people are busting through them. This place is simply not worth the high rent for all these issues.

We have been living at the complex for a month in a half now, and our experience has been good overall. The leasing office staff has been friendly and responsive since our initial tour, consistently answering phone calls and returning missed calls on the same day. The apartment complex is well-kept and clean, and it's conveniently located near many grocery stores and places to shop.

One downside we've encountered is the noise from the neighbors above us, who have been extremely loud since the day we moved in. We reported this issue to the leasing office and they promptly filed a noise complaint. The staff has been professional and courteous in handling the situation, although it appears that the noise is simply a characteristic of our neighbors upstairs.

Lastly, we are quite disappointed with the handling of our maintenance request regarding the bathroom mirrors looking damage on the edges and having black spots. During our tour, we were told that maintenance should be able to replace them when we asked. Despite reminding the leasing office to submit a work order (on move in day), and eventually having to submit not one but two work orders ourselves (5/16 than again on 5/29), there was a lack of follow-through. The maintenance guy visited and mentioned that he agreed that our main bathroom mirror should be able to be replaced due to how it looked but he made it clear he was unable to make the final decision and stated a supervisor would definitely stop by.

A recent decision was sent to our emails this week and that they would not be replaced. We were shocked because he never came to take a look yet a decision was made. Additionally, the work order was left open for two weeks without any form of communication or the supervisor stopping by. We felt coming to a decision without visiting our unit was very unfair.

Overall, despite those two issues, we appreciate the friendliness and professionalism of the leasing office staff. The amenities are great and the complex is situated in a very convenient location. We are enjoying our time here and are hopeful for a continued good experience.

I could go on for days about the terrible experience i had while living here. But, almost a year after move out I get hit with almost a 2000 bill that was sent to collections even though I moved out with my account 100% satisfied and paid. At this time I've called daily and was assured by Andrea at the front desk a manager would contact me today. No call. No one answering there. This is absolutely asinine, yet consistent with all the most recent Google reviews. Theyve changed management companies an ungodly amount of times, yet haven't found a staff worth a damn (clearly do not care about past, present, or potentially future residents). FAIR WARNING: DO NOT MOVE HERE!!!!!!!! If you do after reading this, and all other reviews, come back and let me know how that worked out after 6 months of putting up with this place. Not to mention the horrible roach infestation that building 5 has, or the ungodly amount of money in water you have to pay monthly because they allow people to have 7+ people living in one apt. I was ONE PERSON paying almost $70 a month in water bills. All I did was shower and my fill my water bottle. Barely cooked as I eat take out. LOUD neighbors and zero insulation between Apts, I could literally hear my neighbors fart and consummate. Not enjoyable or relaxing. The pool is NEVER OPEN. Fire pit, unusable. MANAGEMENT CONTACT ME IMMEDIATELY YOU HAVE MY PHONE NUMBER!!!

Edit to add: After a week, I was finally able to call and the manager answered and had no choice but to hear me out. She (Alina) admitted that this was mistake with my account, along with several others, and that their 'regional managers' will be taking care of it. This was 3 1/2 weeks ago. I have not heard anything since except a reply to my email from 6/10 saying they're working on it. My credit has been severely impacted by this and there seems to be absolutely no urgency in getting any of this fixed and I doubt the regional managers are actually doing anything about it. I've filed a dispute for the charge, along with filing a notice with BBB. This is THEIVERY! And I need to know how I'm being compensated for my drop in credit score that has impacted several areas of my life.

Update: Alina no longer works for the company as of July, shocker. The regional manager, Camilla, has yet to return my calls and emails. This is a NIGHTMARE situation and I have zero support from the leasing office (Andrea and Gio). If you move here, you're seriously throwing away your money and sanity. I will continue to update this review until this matter is resolved.
I love living here! The apartments are excellent, in good condition and very clean, the place is peaceful and quiet, I have never had any problems with any neighbors, everyone is very friendly. I moved here a few months ago and Miss Valeria was very kind and helpful, she answered each of my questions graciously, she showed me the apartments I was interested in without any rush and with a lot of professionalism. The people in the office are very helpful when you need help with something, they are happy to solve your problem. I feel calm with such responsible and kind people in charge of the administration of the place where I am living.
Recently, the guest bathroom and my room was flooded with toilet water after the pipes from my toilet exploded. Ignoring the fact that ,in the process of them clearing my things out my room they destroyed countless items by throwing my things in the bathroom and tub, they just removed the padding under the carpet and not the carpet itself. The incident happened May 13th, and as of May 30th, the stench of dried carpet that was drenched in water, has completely enveloped my room. Every time I go to sleep, which is on an air mattress on the floor because my entire bed was drenched in toilet water, the smell of mildew wafts into my nose, and it is not pleasant. The smell is horrible and it won’t be going away anytime soon because they won’t replace my carpet!

We’ve complained and complained, yet changes do not happen here! We’ve lived her for over a decade, and the treatment over these past years has been absolutely disastrous. Mind you, when we went to discuss what would happen with my carpet after it was left soaked with toilet water for three hours, it was said that “We can’t make any changes unless [property manager] is here. I wasn’t able to sleep in my room for the rest of the week and could only listen to the obnoxiously loud fans dry my floors, which toilet water had already set in.

We pay extra for everything, but can’t get anything good! I hope whoever is thinking about living her in the future sees this and rethinks their choices living in this trashy, load, and too expensive apartment complex.
This is the worse place to live. My husband and I moved full of dreams to this place that visually seemed perfect to us. It was a nightmare living there. The people who work in the office are not friendly and two of them are racist. Our vehicle was stolen from the residents' parking lot and we did not receive any cooperation from the building staff. The window of our second car was also broken inside the residents' parking lot. We had issues with the trash.

We’ve lived here a year and have meet gracious people worthy of calling here home.

The staff are all kind, supportive and go the extra mile. The Property Manager, Sheila is receptive to our feedback and does a great job in offering many activities for everyone to enjoy. It’s a great place to live.
If we have a question or suggestion, it is welcomed and we see the adjustments made in a timely matter. We see all the staff as family. We are thankful for Melissa and her diligence to give time to answer any question and make sure you understand your
lease. Cody is a calm presence here. He is a great listener and has impeccable manners.
Sandy is a great addition to the team. She has a lively personality and is committed to making sure everyone is healthy and happy.
Raul, Eli and Nubi ensures that everything is runs as smoothly as possible.
Even when things are not operable for a few days, we are always notified by email. We all know things go wrong; that’s a part of life.

Everleigh Duluth is just perfect for me. Maintenance goes over and above to keep things running smoothly. Jaleesa has gone beyond her duties as an assistant manager while our manager is out. Kristine has coordinated daily activities so we, the residents, have every opportunity to meet and greet residents. Abby is the best rental agent. My move from another State was flawless because she helped arrange everything from getting utilities in my name to maps to show me the best way for groceries and activities in my new neighborhood.

The neighborhood is nice, however others are inconsiderate. There are too many cars per one apartment, leading others in the building to park several buildings away from where they live. Some neighbors seem to think the entire space of the building is theirs to enjoy. Not sure why there is an entitlement to all shared spaces, but it’ll be nice if there was enforcement of neighborly consideration of others.
The apartments are decent, but need updating- air filter changes, windows, painting done, etc. A home is what you make it, so it’s okay to live in. The apartments are spacious, room to decorate and just live.
There are no pest problems so long as your neighbors are not a cause of a pest problem. Once a few people moved out, the pest didn’t come around as often, then not at all. So, it’s just up to if your neighbors are clean and considerate of others.
The leasing office has nice, prompt staff. There isn’t much of a need to visit the office often. They do keep you informed of the neighborhood. The maintenance is also prompt and courteous, however it’s just based on your personal experience.
It’s a gated community, but the neighbors break the gate often. It’s unexpected when the gate does close, so it’s somewhat understandable the neighbors without gate clickers drive through it.
Other than that, most days it’s quiet in the morning and afternoon. The trees help close off the neighborhood, gives a peaceful home feel to it.
Had a tour with Anna. She was very informative and kind. She made sure to answer any questions I had. The apartment complex as a whole is beautiful. Loved the community and tour experience!
I have lived in this condominium for 4 years. I am always very well attended to by the administration and the entire maintenance team. The cleaning of the condominium is very good. The downside is that despite being a closed condominium, the gates are always open.

I do wish that there were trash cans by the main entrances of the buildings or more pet waste receptacles around the property to help elevate pet waste on the ground. Outside of that, I recommend the community to others
Would NOT recommend this place and if I could give them zero stars, I would! They are definitely prejudice against Black men and will find any small reason as to why they will deny you! I read Yelp reviews that said the same thing but I was trying to give them the benefit of the doubt which was my worst mistake. Teresa was very condescending when asked how and why I was denied, she gave a different reason than what I was initially told and didn’t have a further explanation. There was a lack of professionalism and my overall application experience was terrible which is very telling about the community I ALMOST chose to live in.

The old management was better. I’ve come to the new management regarding issues but i feel like they get ignored. Loud neighbors, people not picking up their dog poop, quiet hours being completely disrespected, cars blocking my garage, compactor always full, and the elevator stinks! Valet trash sometimes doesn’t come on their scheduled days and it causes the hallway to reek. My neighbors upstairs are very loud. I understand it’s an apartment, but I shouldn’t hear your entire conversation and you shouldn’t have music blasting super loud, ESPECIALLY AT 12 AM??? Of course it’s not the managements fault that the trash is overflowing or that my neighbors are loud, but none of these issues are being resolved or enforced when I bring it up! Don’t bother coming to them with your concerns because they won’t help. None of this was tolerated with the previous management. I love my unit and the community. The amenities are gorgeous and I have a nice view of the amazing pool. I wish I could take my exact unit and go elsewhere.

I truly enjoy living here. Marci and Katrin are amazing in the office. They go above and beyond for the residents needs!! Great customer service, very friendly. However I have to take stars off for one employee named Anna... she's extremely rude and disrespectful absolutely zero customer service skills. Always has an attitude when approached with anything whether it be on the phone or in person. She chooses not to deliver a message when asked. Unfortunately that one employee will continue to cause a low star ratings. As no one wants to be disrespected and mistreated in a place we call home!

This property has drastically gone down since moving here. The parking is horrendous as there is little to no parking for residents unless you pay for reserved parking, which does not guarantee your paid for space will not be taken by others. Management has no way of protecting what you pay for (parking spaces) as there are no penalties in place for violators. The gate is constantly broken allowing anyone from off the streets to just drive in and have access to the residents. Management is horrible!!! They do nothing to remedy these problems! For this to be a 55+ community, it feels like conventional living as weed smoke is now permeating in the hallways. If you love your safety and the safety of your loved ones, DO NOT move here or put them here. Save your money and look elsewhere!!!

As of January 10, 2024, a resident’s vehicle was vandalized overnight. Law enforcement is here now collecting evidence. Again, if you value your safety and the safety of your loved ones, DO NOT move here! Point proven!

Been such a lovely experience. I moved in December 1st 2023. Great neighborhoods, small neighborhood, always close parking available. Close to so much food and shopping. Amazing staff! No bug issues either. Really no complaints!
This property is beautiful, I love their aesthetic and how conveniently close it is to Downtown Duluth. There’s so many good restaurants around. The staff is very welcoming, especially Anna. She was very informative and professional during my tour. I love how clean the property is and they have a great selection of floor plans! I enjoyed touring, this property is definitely on my top options to live!

i appplied 11/28/2023, called to make sure they had my app. the woman told me to brimg in social and id which was fine but i live in another state. so she proceeded to tell me they needed the documents to be brung in the same day . wednesday .. i told her i could make ir by fridday. she then told me they couldnt hold the apartment for 2 days and that my application would have to be canceled and that i would have to reapply whenever im able to bring in documents which is very unreasonald after i already paid my $60 app fee that i did not have to just give away.

Don't move here, I just moved here 1 month ago, the gate of the entrance hit my husbands truck and the staff told us (after a week of the incident and multiple follow ups) that they will not do anything. So you can't even trust that the gate will work properly in your own apartment. Never had a bad experience like this before. Save your money. Also the building door is always open because is not working.

I came in this evening to get information about the apartment. Might I add, I’m searching in the area because my company is relocating me here. I find that they have 4 star rating so I assume it’s a good place. Wrong, if the apartments are anything like the customer service then use your time wisely and avoid. I stood in the office waiting, waiting, waiting. The consultant today didn’t even bother to say hello or anything. She was speaking to someone else, which is fine, that’s expected. But no acknowledgment at all. She I was within 8 feet of her with nothing impeding our views of one another. I said hello to her, she quickly says “hello we’ll be with you in just a moment” with a quick glance at me and continued to speak with the other lady. I have the lowest rating because good customer service is really easy if you just say hello, welcome or something. I’m standing there, she offers no acknowledgment of a guest and dismissive when I try to get her attention. I’ll be sure to let my company know to remove this place from there list.

Internet provider consistently goes down. Staff told me I can use another service. I got a new better and cheaper provide and now they will not let me cancel Everleigh provider. Is costing me $500 dollars And they don't care. I'm on my 3rd year here and will NOT renew.

What a horrible place to be if you are respectful and affluent senor citizens! Stay away!!

My wife and I did not know why this 55+ community has many vacancies until we attended one of their community events and we are glad we attended one event before we sign up for the top unit lease.

Similar as other resident complaint, they did not have the sufficient food for the event to begin with and the horrible event coordinator behaved like you are in line for the welfare food stamps begging for the food even though we were invited respectful guests.

Worse yet, the community manger's response to our legitimate complaints was as if she is the queen of the castle, and, therefore, you will be serving her if you want to become residents here even though her job suppose to be looking out for residents's well beings of this respectful 55+ community.

We are fortunate to discover this kind of problems of this 55+ community before we sign up for the lease. In our opinion based on our experience, if you are respectful and affluent senior citizens, STAY AWAY!
Update 7/28/24 I would and will NEVER suggest anyone move here. It is 3:38am the tenants inside apartment 2704 are rude as ever. Blasting their music like it's their personal house. I went downstairs at 10pm the night prior and asked them kindly to turn it down some. Gates continue to remain open with no communication or update as to when they will be fixed. I will certainly be breaking my lease.

Too many cars per apartment. Vehicles on the property that have never moved. The only thing this property cares about is collecting money.

A/C is not working. 85 degrees outside. 77 degrees inside. Submitted a ticket at 12:05pm. Currently 3:04pm and no response. Under no circumstances should you move here. Take your chances and live in your car.

I moved to this property because of the location, great school district for my son, cleanliness of the property, and gated community. I’ve lived here for 2 months now and I have not seen the visitors gate closed. Yet it is advertised as a gated community. Having a residence only gate is pointless. The maintenance crew does a poor job of cleaning up behind themselves and could do a better job of leaving maintenance forms when they do enter your home to perform work. I came home to find kitchen cabinets open and my refrigerator pulled out of its proper location. Vehicle violations are important but not the most pressing issue at hand. Trash violations are the more pressing issue. Numerous tenants are leaving their trash directly on the ground with trash containers provided but not being used. This not only stains the concrete but also creates a pest control issue. See attached pictures of the HVAC door stains after AC unit was replaced. Pictures of trash directly on the ground without a trash container. Pictures of refrigerator pulled out without me having any reason as to why it was left like this.

Worst Experience!! I booked an appointment for 10Am nearly 10 days back and now the officer said she can't fit me in!! She is very very rude. I DONT EVEN RECCOMOND THIS ONE FOR TOUR. You can pay some extra 100$ and be at a healthy environment but not this one!!!!

I was a resident here for 3 years. Not a pleasant experience, wouldn’t recommend renting here. It’s hazardous. We had over 10+ leaks in our unit often times ruining our furniture and having our carpet torn apart each time to dry it, and rotting baseboards and wood from sitting water. The leaks took sooo long to fix claiming they didn’t know where they were coming from and nothing else they could do and making a lack of effort to find it, in the meantime we were stuck w/ fans and equipment running up power bill we had to pay extra for and water soaked carpets and mold. 2nd was electrical issues.the maintenance came in a connected the wires wrong on our outlets and then leaving, the complex had another electrical company come out and see and said the wires we’re connected completely wrong and would have caused a fire! These types of things are not where I felt comfortable to have my family! Not worth the cheap rent.

my lease just recently ended and i decided not renew because i am tired of requesting maintenance services for things (sink disposal, sparks flying from my stove and my bathroom faucet leaking) that never completely fixed. they are only fixed for 1-2 weeks. the rent is low but it is not worth the issues that come with the complex. and do not get me started on the roaches.
I've enjoyed living here for almost 10 years now and am sad to leave, but due to a lifestyle change, I have to part ways from here. Between kind nextdoor neighbors and the helpful office staff, it's been a great place to call home. I wish them all the best!

This is my third experience at an over 55 community and it is THE BEST. I have found the residents to be both caring and friendly. Grounds are well maintained and the response to maintenance requests are prompt and performed by professional men. Their activity calendar is full, varied and I am learning new skills with thanks to Rosetta. All of my questions have been patiently answered and thoroughly explained by either Precious, Jaleeza, Abby or Angel. Although I enjoy breakfast in my apartment, on the occasions when I have visited the continental breakfast amenity, there were nice choices from which to chose and the area is kept very clean by the attendant. The pool is gorgeous and relaxing on my balcony which overlooks it has been complete enjoyment for me. The only downside is the lack of choices for TV, computer and phone services. Other than that it is a very nice place to live.

Renters Beware!! Do your research! 55+ luxury rental..not!
We signed a lease before the complex was built. Amenities that were advertised and included have not been delivered, heated pool, hot tub, putting green. No future plans for these.
Events are not executed as promised. Continuously run out of food, utensils, bingo cards, etc. Also, events on calendar have been cancelled with no prior notice.
Unfortunately, Community Manager is unwilling to address the concerns and needs of the residents, even after several meetings and suggestions submitted multiple times by residents. Cold burgers and warm beer are the standard of excellence here. Lack of willingness to do better at such a beautiful facility concerns me. The other staff members are great, but are bound by decisions made by CM.
Disappointed by rent renewal increase, well above inflation rates. It saddens me to see this happen to residents on a fixed income.

My girlfriend and I moved to District at Duluth this past weekend. I just want to thanks Anthony for all that he has done over the past 2 months. If it wasn't for him we wouldn't have been able to move in. He even had our move in date changed to better accommodate us!

As far as the apartment complex goes, this is the most luxurious apartment complex I have toured. 24hr clubhouse, 24hr gym. Awesome pool with grills and a fire pit. Just overall a great environment. I've noticed that this complex is very quiet, and that is something that we love. I recommend trying to get one of the bottom floor units with the "Vaulted Ceilings" it really makes the unit feel much bigger.

Update: After our first lease we upgraded to the B2 floorplan, the entire transferring process was a breeze. Thank you to everyone at district for making this transition seamless.
