Visited the apartment without management. This is a true wasteland- saw animal fecal matter in the hallway, obvious urine on a different floor, trash everywhere- you can't even tell what the color of the steps are supposed to be. Everything is covered in dirt and grime, there was an active water leak on the 2nd to 3rd floor stairs. The list just goes on; this place is not inhabitable. Do not come here. Everyone who pays to live there should call 311 daily.

Mice freely come out of the walls, new management is nonexistent so there's no way of getting anything fixed, water pressure is so low that sometimes you can't even take a shower, no in-unit washer and dryer, no dishwasher, sometimes people smoke in the units, units next to the washer and dryers often have them running at all hours of the night, sound between apartments transfer very well, and the new owners are making things worse with higher rates and nondisclosure agreements. Unless you get this place cheap, there are better options in the area.

I liked this neighborhood it's closed to the basics that Tina price needs Blair chelsey Williams Mom.
This place is a nightmare. It was recently bought by Chasen Companies and every move has been to line corporate pockets with complete disregard for current tenants. Residents have been locked out of their buildings, workers have barged into occupied units without notice, and maintenance requests go unanswered. All they’ve done is slap some up some wallpaper that is already falling down and replace the complex sign with a garish one proclaiming the units to be “luxury.” Absolute garbage. Don’t move here.
Stay away. Bought by Chasen Companies and changed the name to wyman hills. Crooked is an understatement. Just look up their BBB rating. Also the luxury apartments part is the biggest joke I've ever seen. Do yourself a favor and run far away
I would give zero star if possible. You get what you paid for, and the actual landlord is some big corporate. I almost got carjacked in their open parking lot back in December 2022. There have been robberies a few blocks away. They changed access to smart lock which occasionally malfunction and lock people out. I had packages ripped and stolen twice. The interior is old; the vent cover on my bedroom ceiling was already close to falling off when I moved in so I had to tape and secure it in place such that it doesn’t fall on my face during sleep. I forgot to call to terminate utility after lease end and they never paid the two months of utility back to me which was charged after the lease ended. Do yourself a favor, the low rent is not worth it.

Wyman Court has new management (Chasen Companies) as of August 2023. I moved in around the same time- the AC has been broken since I moved in and no one has bothered to fix it despite multiple emergency maintenance requests. Pretty unacceptable considering the heat in Baltimore. To top it off, my oven broke as well which of course hasn't been fixed. Go read reviews of Chasen Companies before you consider renting an apartment here
I had a good time and amazing experience living in Moravia part apartment for 5 years , the apartment is comfortable and spacious, the management is always in their best to ensure that my needs to be comfortable are met,the manager (sabrina) is the best, the maintenance team are always on time , responding to issues and renders quality services without complaints and always patient.May God bless you all.

I lived here years ago, and my biggest complaint would be the rent goes up, but the houses never get an upgrade. I was literally born here and lived here on and off all my life in different houses, and the townhomes have not changed. I like that the rental office did not bother me because when I lived in the apartments, they contacted me and got on my nerves. With the mess that happens in this community, you would think that they would have more to worry about than innocent little Ole me😝 I moved out and hopefully will never go back.
I must say I lived in townhouse for almost 5 years. The only issue I had was mice after getting a cat that problem disappeared. I had a townhome on the county side. Overall I did enjoy my townhome. I had to downgrade due to family dynamic changes. I can’t really say anything bad when things break they did take their time sometimes. When I showed up in person they came. Overall I can’t really say anything bad!! I took in to consideration on the area, but yeah that’s it!! Thank you Gardenvillage for being my home for 5 years
EDIT OCTOBER 2023
New company took over and it’s horrible
They dont respond to tenants. We had a key fob system installed by old management just before they were taken over. now this new place has a code system. they told us the code to our building, and the code to the laundry room itself. but they didnt give us the code for the building with the laundry room

my apartments heating system doesnt work and i havent heard back from them in a week about this

People have had maintenance requests ignored but theyre focusing on putting these locks in and putting up this terrible dark blue wallpaper and dark blue paint in the hallways. theres no natural light in the hallways so its so dark in some spots its hrd to see. the wallpaper paste they used was so suffocating because theres no air flow. they didnt even give notice. they had hallways painted without telling us or having signs out up so now i have paint on some if my clothes from where the railing was painted.

and i know this part is more the contractors theyre hiring since this part is third party. but why are they pointing at renovating the building into some tacky version of “luxury” and things that dont need to be fixed instead of actual problems tenants are having
Theyre spending so much time and resources having the guts ripped out of apartments that they didnt renew releases for (which at this point i dont think heyde renewing anyones leases so they can get tenants out and flip the apartments) that people are without heating, people cant access the laundry rooms theyre supposed to have access to. they replaced the lock system because they never replaced peoples fobs
so many tenants were locked out and the other tenants in the building had to help them

the new management doesn’t care about tenants. they want us out so they can make more money by turning the building into a cheap version of luxury.
but at the end of the day yall still have semi basement apartments and mice in your walls

****************************************

Lived here for a while. While it can take time to get things done, the manager has a lot on her plate and does end up getting to everything.

Old maintenance guy was kind of a jerk. He looked at a burst water tank let and just drain over the weekend.. right into the hallway and our apartment. The manager handled it super well though, getting in professionals to take up the carpet and gave us fans to help with the humidity

The apartments are good for the price considering the convenience of the location
Ive lived on the bottom floor and the third floor. Bottom floor can be quite dark as its kind of half underground. Top floor is so nice, a lot of light and a little balcony
No dishwasher can be a bit inconvenient though.
But overall, again the convenience of being so close to 36th street makes the price more than fair
Sinclair Gates Apartments has a new management team that is careless and Obviously has no plans to improve the apartment homes and certainly could care less about the residents or the community!! The newly hired staff is unprofessional, RUDE!! AND HAS A LOW QUALITY ATTITUDE!! POSITIVITY IS CERTAINLY NOT THERE AIM!!...ANOTHER MANAGEMENT TEAM THAT IS A SCAM!! AND ONLY INTERESTED IN COLLECTING RENT!!

I have lived here for over a year and have just moved to my second apartment within the building. Both apartments have great wood floors, working appliances, and lots of sunlight. The building has been super quiet and I rarely hear anything above/below my apartment since the ceilings are so tall. The laundry room is fine, I usually have to run the dryer twice. The location is great, safe, lots of nature, and walking distance to tons of restaurants and shops. Maintenance is timely and I have only seen one cockroach which was quickly removed and the area treated. The apartments are older but with beautiful character.
If I could give this place no starts I would if you love yourself and family don't even move here ,worst place to live in baltimore city and that's being kind just call this place dead land don't even vist
Too many roaches
I applied here… and baby the ghetto is real. I called to check the status of my application and the lady hung up on me twice lol… it was un-real.

I then received a letter saying I was denied.
1 I make more than enough and two I was approved by not one but 2 other properties after applying at this complex.

I’m happy I didn’t move in I found a beautiful place.

Furthermore; I should’ve known something was off with this complex when they gave me the wrong copy of a document and I had to call them just for them to tell me they made a mistake and I should bring the pink copy back to them so they can process my application.

Save yourself the trip!!! And go elsewhere
Gates to Hell
I am VERY upset, the rats that are obviously attracted by garbage outside CRAWLED INSIDE OF THE HOOD OF MY CAR AND CHEWED MY WIRES! This is very expensive to fix and I am not pleased with these rodents especially since the leasing office sent out a notice stating “They were doing something about them”. Now look, my car won’t work properly because of these rodents… The apartment building door is never locked ( very unsafe) so there’s no used to having a buzzer, I’ve complained about my sockets being loose several times and they’re STILL LOOSE no one came to fix it properly, the washer and dryer in the units need to be fixed ! The laundry room is filthy and sometimes it’s a ton of cars parked in the parking lot and half of the people don’t even stay here… I am more than upset about the rats chewing my car wires up, this is insane and I really need to speak to a director or something because that rat problem was supposed to be taken care of especially for this price that us resident are Paying (expensive) I’m satisfied with the apartment space but the other things that’s coming along with this and I am not satisfied

I have lived here going on three (3) yrs. . I have absolutely no complaints. Maintenance is quick and efficient. Management staff is responsive. The price is reasonable. The neighborhood is quiet and safe. The building is a secure building. True...it is not "modern", but personally, I prefer the old hardwood floors and despite the age of the building ; the overall aforementioned "charms", of the building more than make up for any shortcomings + it's bug and rodent free !
Wear heavy duty body armor because it could be a sudden battle field or war zone.
4400 bottom floor, rats in the parking lot will run right past you jump in a whole, rodents in your home. The only good thing is the space. 1167 yeah right if I was ever able to pay my ret it would of went into escrow anyway. I wake up to dead mouse on my kitchen floor they took one from under stove and dishwasher last week so rotten my kitchen still reeks. Don't do it
Whitehouse Manor apartments is a lovely community. I've resided there for 4 years. The services are excellence. The property manager and maintenance team are great. The property is well kept with open communication. I had a problem one weekend, they came immediately to resolve the issue. This is a great, safe and convenient place to live.
I read these reviews and I can’t express how far from the truth they are… The office does their job and is polite about it. Maintenance does enter your place when need to but you get a 24 hour notice before entering and it’s to fix things or install things so I don’t see a problem. The walls are nice with newly coated paint and it’s spacious. I love my time here as a tenant and we always get compliments from company when they arrive. Neighbors are polite and speak in passing. When ever I need anything it’s done in a decent time.
The new management has made nice updates to the complex. They communicate well. I like the location. Quiet for the most part. Clean area. The zone Elementary/middle school is really good (if you have children)
I just want to take the time to express how amazing it is to be a tenant at Whitehouse Manor Apartments. The apartment I have is cozy and has everything I need. What makes this complex extra special is the Management and Maintenance team. The level of professionalism and attention to detail is exceptional. The Property Manager is outstanding. Her addresement to my concerns is greatly appreciated. I would highly recommend any prospective renters to consider this as thier next home.
Death zone
I was leary of getting an apartment in Baltimore city(but who isn't?)but the location of this complex is perfect! The new management team is always here doing maintenance, updating the units, and constantly keeping the landscaping grounds looking great! They have definitely turned this apartment complex around!
I have lived here for 1.5 years and have had a great living experience. The building is old and requires quite a bit of work, but the maintenance staff are great about making sure that everything is done promptly. The building does seem to be marketing itself more to Hopkins students which has just made the hallways louder and things like the garbage and recycling a complete mess. This is more a reflection of the new tenants than the management.
Terrible place to live or visit
Does this place even really exist? Is it a front for something? Emails, phone calls, applications, etc all lead to nothing. Voicemail box full. It’s been weeks of either myself or my roommate trying to reach this place. We even went to the leasing office during operating hours - door locked, lights off. We tried to call the number the property manager left on a previous review… nothing. I ask again…. Is this even a real complex?! Do people live here?!
my search for an apartment in Maryland has been more than a challenge moving from atlanta was the easy part, but i must say i came across the white house manor page and said let me give them a call. Thank god i did was able to speak with the office manager and she was very pleasant and knowledgeable. I really enjoyed our conversation and i have an appointment in july for a tour fingers cross i get it !
I’ve been living here 1 1/2 year and I can’t wait until my leech is up the noise is too much they don’t handle complaints at all I’ve called so many time to people blasting music to people jumping over my head I just can’t do it any longer
Maintenance is sorry. About to put my money in escrow and take them to court. Have not been here 6 months yet and it's a mess.
I've had a very positive experience living at Wyman Park the past 1.5 years. Staff are responsive to requests for assistance and keep the facility in good condition. The grounds are lovely, and the neighborhood is both safe and friendly. Due to its excellent proximity to Johns Hopkins University, Hampden, and Roland Park, this is a great option for graduate students, single professionals, young families, and others.

I’ve lived in this apartment building for many years. It’s an absolutely wonderful place to live. The staff are responsive, very helpful, and friendly. The apartments have nice wood floors and spacious, comfortable rooms. The backyard is lovely and backs up to a beautiful park. And the price is very reasonable; most utilities and included as part of the rent.

Good luck communicating with the leasing office or staff. They only seem to call back when they want something from you but don't respond to emails, phone calls, or messages. Apartment is okay. Had several mice issues and water pipe issues. Windows dont shut all the way due to the fact that they are the wrong sizes. They dont enforce rules or parking at all. Recent construction crews from down the street, park in the lot because no one enforces it. Dumpsters are overfilled by the neighborhood. Overpriced water bills and laundry cost as well. Live here only if it's a last resort.

Ongoing roach problems and the walls are paper thin. Please heed this review!!!
My experience with them was wonderful.
I have lived in a lot of Apartment Communties in my life, but Moravia Park Apartments have given me the best experience! From my first phone and meeting with the staff in the rental office, it has been beyond satisfaction for me. The staff is friendly and I never waited long for maintenance repairs. Unlike some other Apartments, Moravia Park Apartments do not have the " old out dated look". The apartment are spacious and roomy and I am very satisfied with my closet space in my bedroom which was a selling point for me. I love the view from my bedroom and living room! The trees are so beautiful in the fall. The location is convenient for me by bus or car for me to get to work or pick up groceries. It is also quiet and peaceful here. Moravia Park Apartments is a great place to live!!!

I absolutely loved my apartment at moravia park. My original plan was to stay here 2 to 3yrs until i was ready to buy a house. The apartment is spacious and the staff is lovely. However new neighbors moved in above me and its been hell ever since. The floors and walls are super thin. They fuss and fight all day, let the kid run wild all times of the day and night. no matter how many emails i sent or phone calls i made, it didn't make a difference. I work from home now because of covid and the noise is worst. so i decided not to renew my lease. I needed peace and they couldn't offer me that. I wished i could've stayed but they didn't have any other units available to transfer me to.
I'm returning with great news and even greater feelings...Whitehouse Manor Apartments has pulled a new feeling out of me! I have to start by saying Thank You to our new management company (D & I Development, LLC) for the amazing job you've come in and done. Not only with the correcting of issues within the apartment buildings or the outside grounds, but with the respect and consideration you show to your tenants. It's an awesome feeling to have attention paid and not pushed to the back burner. I can't begin to say THANK YOU enough!

I know before I didn't want anyone to come here, but this management company has me telling people who are looking for something new to call and see about availabilities. I have faith in this being a wonderful experience for many for years to come. Once again...THANK YOU! THANK YOU! THANK YOU!
I lived here for 2 years. I got a small little efficiency Studio like place it had one area for living and kitchen and another little kind of Nook for a full size bedroom area that I put a curtain in front of. You can't beat the price and it was in a great location. I never had issues with pests. One day something happened with the neighbors water heater and the carpet was wet but they brought in industrial-sized fans to dry them. It was an inconvenience but they dealt with it. You will have the opportunity to walk to all the hot spots in Hampden. And when you walk out of the door you see a bunch of green trees. It is very refreshing. 83 is close by. Parking is usually good and they give you a parking pass. If you are a budget shopper ask about their efficiency Studios. They are very affordable in my experience. Would highly recommend!
Hell on earth
It was completed the same day I requested. Tony always does a great job. The leasing office staff is nice. However, I've been living here for ten years. Rats have eaten the wires in my car twice. Costing me over 1k. Some apartments need updating. I still have the original cabinets and light fixtures.

Maintenance team is great. Moved in July and was loving it until the recent cockroach infestation at Edgehill Apartments. Looking to move ASAP.
I recently moved into Moravia Park Apartments and the experience was nothing short of great! I am very satisfied with my apartment and Christina, my rental agent was awesome. She made my move in experience very smooth and quickly. I would recommend these apartments to anyone that's looking for quality living!

I'm not sure why people have negative reviews of this building. Yes the apartments are a bit dated and the hallways could use some cleaning, but the monthly rent fees reflect this. If you want to live relatively cheaply in Hampden, then this is one of the few places you can do so. The building staff are fabulous and any issues I have are resolved within 24 hours, if not sooner.

UPDATE: I have resided in this apartment community for several years and I have watched it decline. The rental office staff has changed at least five times since I've been here. When I first moved here we had security cameras on each building now there are none. There have been car break ins in the past couple of months. Some of the parking lots are not well lit late at night. The parking is horrible. Sometimes you have to park on the opposite side of the street than your apartment complex. The walls and flooring are paper thin, it's like your neighbors are in the next room beside you. I would look around and do comparison with other apartments before signing a lease here. It is DEFINITELY NOT WORTH THE MONEY!! There are several other apartments in the surrounding area that are more affordable that offer MORE amenities than here. There is only two washers and two dryers for each building. They are small washers and dryers and not worth the money they're asking for. The windows and doors are very old and in the winter time there is a lot of cold air that will come into your apartment and they don't offer any window treatments to assist you with your heating cost. During the summer months you have to practically close all your vents to just get air conditioning in a specific room. The apartments are outdated for what they're asking for. There are mice/rats that run around in the parking lot by the dumpsters. There is always trash outside the dumpsters despite that trash gets picked up twice a week. Now they are charging the residents for water, sewer and trash pick up. I have called around to other apartments within the surrounding area and they do not charge the tenants for water/sewer and trash pick up. It's not worth the money nor the headaches.
I lived here for 1 year, only moved out because I had a baby. I think this is a good place to live. The neighborhood is clean, quiet and safe. No drug activity or illegal activity-which seems hard to find in Baltimore. The rent is fair price. No bugs or insects. There are only a few small problems with this community. This is not a place for kids. The walls are paper thin and you can hear people walking and talking under and above you. The kids have no place to play in the community and The parking situation is horrible. Other than that I would recommend this as a great place to live.
The rental office staff are the worst. They tell lies and dont know whats going on and cant take simple directions when making maintenance request. For all the money they charge for Townhome rent and security deposit. They service should be top notch and much more!

Pretty good experience overall. The lawn upfront is popular with all and is good to view out from windows when I am working from home. The book lounge on each floor is great community experience as well. Property managers and maintenance staff are helpful and responsive.

Apartments are dated but the upkeep keeps it looking prim; carpets could use refurbishing. Also, some tenants could do a better job doing their part in keeping the door-fronts clean.

Good value for money around Hopkins Homewood campus area. I am renewing my lease.

I lived at this apartment for 10 months from 2014-2015. It was a terrible experience from the first day I moved in until I received the refund of my deposit yesterday!

(1) The building and the equipment are extremely old and do not function properly. The hot water are either too hot or too cold. I finally quit bathing in my room, instead I used the Gym at Hopkins Univ.

(2) There was little heating over one week during last winter. It was freezing cold inside the room and I won't surprise the elder people would die in these cold rooms. I argued several times with the manager and they borrow me a heater.

(3) The main lift is dangerous and shaking whenever closes/opens the door. I always worried that at the end of the day it would fall in down. I only used it after doing a lot grocery.

(4) Be careful that some rooms are very dark and no sun light can come through the small window. The building was made by bricks, when it is quiet, sometimes you can hear strange sounds. For a long time, I thought there was an old man living one floor above me and hitting my ceiling using his pole.

(5) The manager refund my security deposit the last second (literally) they are allowed to. Besides, they took the money for all the reasons they can think of even though we did the cleaning for several days before moving out.

I have to say the only good thing I can think of is there are no bad bugs in this apartment.

I really really DO NOT recommend this place to anyone! If the reason listed above did not convince you, I believe you would make your own reasons after living there even for a very short period!!
