My first apartment and gotta say I am very pleased with everything

I recently moved into 787 the alameda and honestly me and my family couldn’t be happier. Not just because of the great location, but the management and staff makes it a great place to live. I couldn’t thank enough Alyssa and Jean for being so dedicated and going above and beyond for any concern that we have and always being available for any questions. They made the move in experience so smooth.
Also, the apartment complex is dog friendly which is great for our little furry ones definitely a GREAT place to live!

Had lived here for over a year and half. I hate to say after the new leadership took over the service declined drastically. We were paying luxury prices for subpar services. When leadership took over we were all made to believe it would be great we could apply for cheaper rent and things. But I can post multiple screen shots the original email they sent encouraging current residents to apply for rent reduction they never included the forms to apply. Myself and my husband emailed so many times with zero response. We work during the actual office hours of the leasing office and the few times I could get away early nobody was there. I know they did get the emails because after I sent or move out notice I got responses in a timely manner. The complex before the change in leadership use to have great community activities like taco parties and a breakfast mixer party. Since new leadership we don’t have anything. They just had everyone sign up for an app that hardly anyone uses to have people make up their own activities. We were charged way to much money for a tiny one bedroom apartment that someone will eventually pay reasonable prices for. When you report issues it’s also hard to get any response. A few months before we moved our keypad on our front door died after I got home. So I let my husband in and we called the office to report it. Since we’d need to get it fixed asap since we’d be locked out if we leave. Someone on the phone took our information and said they’d let us know when maintenance could hopefully assist us that day or early in the morning. Maintenance never showed. Come to find out they were on vacation. Which is perfectly fine. But notification for us would’ve been nice on the leasing offices side of things. We ended up replacing the batteries ourselves. I will add though Josh is the one saving grace. The best maintenance man ever. He’s been there since the last leadership. Always works to get things done asap and overall kind individual.
Oh and moving out of say be cautious I updated my forwarding address. But usps still dropped the ball and delivered a package to the complex. I got notification it was in a parcel locker. So I contact leasing asking if they could retrieve it…. It’s already missing sadly. Second package I’ve had going missing here. During the holidays I’d recommend picking up packages the second you get a notification. If they are left on a counter instead of a locker especially.
I will give credit to Alyssa who was kind when we had asked for accommodations due to having ESAs. They were changing some of the bathroom features and we were given a broad time when maintenance would be in. She tried to see if they could come while I was home. But it didn’t work out that way. So she personally made sure to go into the apartment once maintenance left. To double check the cats were okay and doors were shut. Because one cat was having health issues so I didn’t want her in the bathroom getting into anything. So that was kind
Overall I recommend anyone choosing a different apartment complex. It’s a shame how the old tenants are being treated. Over charged while others get to pay fair pricing. Had a 15 month lease, great area to live, felt super safe as I did lived alone. My dog loved it , close to the park . Fast response with the office in what ever I had questions about and also they were friendly, felt welcome during my visits. Only reason I moved was due to just rent being out of my budget.

Alyssa and Jean are incredibly HONEST and DEDICATED, going above and beyond to help me secure housing. I'm also impressed since they only took over this place a few months before I moved in.
I was in a real time crunch, needing to find a place quickly due to a new job in a new city. Alyssa and Jean kept me updated frequently throughout the application process, which really helped ease my anxiety.
As landlords, I’ve had no issues with them at all. Everything has been amazing so far. One month into my move, they even renovated our toilets with new flush systems, taps, and shower heads – a gesture I greatly appreciated as it helps save more water for us residents!

I recently moved into Cannery Park, and my experience has been amazing! One of the main reasons I chose Cannery Park was because of their leasing office. They answered all of my questions and have been very responsive to requests both before and after my move-in. I interacted with Brenda, Melissa, and Anjelica, all of whom were very helpful.

Update: No resolution was provided, and no proper invoices (other than an in-house handwritten summary) was provided. They used a couple of small nail holes as an excuse to paint the entire apartment at my expense. Goes on to show the dishonesty of this management.

I recently moved out, and due to FPI's billing issues, they overcharged me for the last month's rent. I recently took a tour of the Cannery Park apartments and off the bat I was welcomed with a smile by a group of girls at the front desk. Melissa was our tour guide. She was kind and helpful with answering all of my questions! She truly is a fountain of knowledge! Out of all the apartments we have been touring this complex has been welcoming and friendly! Thank you Melissa for your time and being flexible with my schedule. I really appreciate it!

I have been apartment hunting for a few months now and this is definitely one of my favorites so far. I have been searching for a place in the Bay Area that is in close proximity to a good nightlife and the ladies in the office assured me there is plenty of things to in the area. They even recommended some good restaurants and bars just minutes away. I have horrible experience in the past with property management but after reading so many good reviews and my experience alone this is definitely one of my top contenders!!!!

I recently moved into Cannery Park by Windsor, and my experience has been nothing short of exceptional, thanks to Brenda and Melissa. They made the move-in process incredibly fast and comfortable, handling everything with remarkable efficiency. I had a fantastic experience touring the community! Brenda and Melissa were amazing, making the visit enjoyable and memorable! Update May 13, 2024: I have not received an updated move-out disposition. I am still waiting for my refund from the "carpet wear-and-tear allowance".
I would not recommend signing a lease with the current FPI management that has taken over. There are more considerate building managements worth getting to know in the neighborhood.

This isn’t a place to call home.
Dog urine is everywhere. Dog feces in the hallway pile up on the carpet, because Cannery doesn’t do biweekly cleaning. At this point, I think they do once a year vacuuming of the hallways LOL
When they do try to “clean” the hallways, a bunch of dust globs are scattered all over the carpet across the entire apartment from the 1st to the 4th floor. Do they not own a vacuum?
Water on the south side is too hard and creates calcium build up VERY fast. It ruins my clothes when I put them in the washer.
Water on the north side is shut off too often, so there is either no water at all, or no hot water for more than half a day to 2 or 3 days.
Management doesn’t care about your comfort and just gives you the excuse of “well it’s not in the leasing agreement” when you notify them about possibly increasing security amongst other necessary improvements. Either that, or the other excuse is “we’re waiting for the elevator/garage parts to come.” Hmm… but does it really take more than half a year to fix it?
The only time they placed a camera in the garage is because someone kept breaking the 10th St. garage door. So, really, it tells you that they only care about the loss of money they have to fork out.
When you read management’s responses to the reviews, you’ll always see “let’s set up a meeting so we can talk about it” instead of just fixing the issues and sending out a mass email that they fixed it.
I’d rather let people know through this review that this place has such bad management, it feels like hell on earth living here. I cannot wait to move out once my lease is over. AND I’d rather not get gaslighted from the “meeting.”

The neighbors are a mix of young professionals and families, with features like assigned parking and really bright motion-sense lighting at night enhancing our security and convenience. The complex is not just pet-friendly, but all the pets I've met are incredibly friendly too. Regular visits from gardening and cleaning staff keep our common areas pristine, and the second-floor work-from-home space is a bonus for all residents. With a trash chute at the end of each hall and a laundry room on almost every floor, daily chores are a breeze, especially for those without in-unit laundry. The high ceilings and beautiful concrete accent walls within the apartments not only add an aesthetic touch but also serve as amazing noise cancelers. Plus, its location is unbeatable – just a couple of blocks from downtown San Jose, Japantown, the police department, parks, and the light rail station. And to top this all off, for the past 6 months, we’ve had a wonderful apartment manager, Mittra.
Mittra has truly transformed our living experience here at Vendome. Her approach is all about making everyone feel at home and fostering a sense of community among us. The holiday decorations in the lobby and the community events she organizes have been fantastic. From Friendsgiving to door decorating contests and breakfast socials, she’s brought us together in ways that turn neighbors into friends.

Having lived at Miro for the past 9 months, I can say that the experience here is exceptional, from outstanding customer service to luxurious amenities.
I want to shout out to the staff, particularly Shaun and Kiarra. From the moment I moved in, Shaun's helpfulness and enthusiasm about his job were evident, including remembering residents' names, which made me feel welcomed and valued as a resident. Kiarra, another team member, is highly responsive, ensuring that all queries and concerns are addressed promptly.

I love the glass window design of this apartment. You can get a luxurious view of SJ downtown, especially at sunrise and sunset. The concierge team is super friendly and makes me feel at home when I talk to them. Shout out to team member Rhonda who has been an amazing friend that always makes my day with her passion and positive energy for the job.

I wish I could give 0 stars. I have been living here for just 6 months and elevators are down atleast 10 times in last 6 months. And i am not even exaggerating. Every time elevator is down it takes more than a week to fix it. Very bad maintenance and no one is on site to look after the maintenance. You have to call customer care to call for any maintenance issue (oh don’t even ask about there customer care service or wait times)

Renato's expertise was commendable; he provided precise answers to every question, even delving into the specific materials used in various aspects of the apartments, including details about the windows' glass. This wealth of information proved invaluable in making an informed decision.
Moreover, I want to highlight again the welcoming attitude of Renato. From my personal experience, not all tour guides genuinely take care of you. The decision to move-in often depends on how you feel during the tour. Similar to my current residency, where I felt genuinely welcomed and decided to move in, my experience at Miro was no different. I am consistently impressed with the exceptional service provided by Melissa and Vanessa at Pavona. Every visit is met with a warm welcome, and their professionalism is evident in the well-maintained office environment. This apartment building feels like the perfect blend of luxuriousness, stylish charm, and well rounded amenities. The gym, pool, movie theater, and commons areas is impressive and adds such a perk no matter your schedule.
Never once had a complaint when it came to the rare times of needing maintenance at all — not to mention very friendly staff members on site!

Very disappointing move out experience. This is my first google review so I hope you can understand my frustration.
I lived there for 2 years. It was a 3-4 star experience overall, with a few packages being stolen (you can see self installed cameras all over the place) and frequent elevator out-of-service(especially during the weekends).
BUT, the move out experience is really disappointing. As I mentioned I used to like the experience so I plan to move another Essex property. I started searching for new places casually and I saw another Essex property I like. So I asked the staff from the new place can I do a transfer since I live in an Essex property now. He said yes but I need to pay a $500 transfer fee. To be safe I double checked with Marquis VIA EMAIL and confirmed that I need to pay the transfer fee with 30-days notice. I even asked them do I need to pay the rent for the entire month if I leave at the middle of a month, they said I will be charged a “prorated” amount. So I emailed them on Nov 16 and request to move out on Dec 18.
I received another payment request called “Accelerated Rent” that is the rent from Dec 18 to Dec 29. The explanation is my lease was set to expire on Dec 29. This is extremely unprofessional because this term was never brought up by anyone before, if I know I will be paying for the remainder of the month I will adjust the move out date accordingly. Also what is the point of the 30 days notice if there is an accelerated rent anyway? I’m covering for the period for all the maintenance and cleaning which does not make sense to me.

Never rent this place, you have to wait for elevator at least 10 minutes, and they are charging very high amount utilities fee. All the equipment in the apartment is old and disgusting.

Some of the best things about living here are the interiors and views. I love the floor to ceiling windows and my apartment (which faces south) gets a lot of natural light making it enjoyable to work from home.
I’ve been to the new restaurant downstairs, Rollati (Italian) and it has a really great happy hour and a cool vibe.
The dog park is super convenient - it’s always clean and best of all, doesn’t smell!! Also all of the dogs that I’ve run into are friendly.
The real winner for me, though, is the staff. I looked at all of the buildings in the downtown area and Miro hands down won my heart. Everyone working here is so kind and have gone above and beyond to make my experience living here truly outstanding.

I don’t recommend people moving here because:
-place is UNSAFE. HOMELESS PEOPLE GET INSIDE THE BUILDING and in the garage, but security does not do anything about it, so if something bad happens to you, your car or belongings you they are not going to help you.
-SOME RESIDENTS ARE IRRESPONSIBLE. They don’t bring their keys so they wait outside until someone comes in or out to open the door. This is one way how homeless people get inside.
-SECURITY LOOKS UNPROFESSIONAL. I have seen the security guy sitting on red table of the entrance several times.
-HOMELESS PEOPLE PEE IN THE ELEVATOR AND IN THE GARAGE. Also, some residents who have pets let their PETS PEE IN THE ELEVATOR and they don’t clean it. The smell of the elevator is very disgusting when this happens (every week). PEOPLE ALSO SPILL THEIR DRINKS AND FOOD IN THE ELEVATOR
-RESIDENTS THROW THEIR GARBAGE IN THE ELEVATORS AND ON THE HALLWAYS when there are trash rooms provided and dumpster at the garage.

Their mail room is insecure--I had multiple packages stolen living here for the past year. I wanted to file a police report and contacted Megan and Stephen, employees at the complex, to set up an appointment with SJPD so the police could review the security footage. They have a policy that doesn't allow residents to review CCTV for some reason.
Marquis got back to me after a month informing me that CCTV footage for the mailroom is cycled out after 3 weeks and they lost the only chance I had at recovering my items. Get your packages delivered to pickup points if you want to live here.

I've been hesitating writing this..as I've given management chance after chance to prove they're something other than money-driven and actually care about their tenants but I was wrong. Pros: great location, nice units, feel somewhat secure. Maintenance has been quick to respond to my (albeit many) issues with the apartment. Cons: parking garage has been broken several times already. Elevators break often too. expect to pay hefty HVAC fees (talking $200+/month for a 1br apartment on top of water, garbage, sewer, trash, internet, cable, and PGE). Yet nobody can seem to share the formula or usage for how this is calculated. Biggest problem I've run into twice in the past 3 weeks: someone parking in my parking spot. Mind you...i pay $225/month to park in my EV spot. Twice now someone has parked in my spot and used my charger and I've been inconvenienced by the time it took to get them out. Neither of them were towed as said they would be. There is a parking gate with on site security...for what?...I don't know. I didn't say anything to management the first time. Just last night it happened again. Finally emailed management. Their response? "We can't control what other people do, Here is a $15 credit for 2 days parking since you were inconvenienced twice." They say they care about the tenant. But just care about the money. If they had offered me a month or even half a month as a show of good faith this review would not have been written.

Front office management is awesome! Vanessa Castro made our move in and exit super easy. Any questions or concerns she helped us understand. Very grateful for the stay here at Pavona Apartments!

I live here, it's a nice place. The maids/cleaning lady(s) are real good, the management is good also. The maintenance man or the one that takes care of the 4th. floor could use some help in my opinion, (I live on that one), and have had bad luck with him making repairs in my apartment. Other than that, this is a nice place to live and conveniently located not to mention stores, bar, post office, smoke shop, restraunts etc., right in the building, 1st floor. If you're thinking about it, check it out, you might be interested.

Cons: for those who can’t bear noise, you might wanna think twice, it’s located right on top of some bars (well to me it’s a pro). Elevators sometimes can be out of order, and the Wi-FI was sketchy too. Most of the time either had to use Ethernet or Xfinity.
Overall, I enjoyed my stay, and would highly recommend to especially those who are doing their summer internships in the nearby companies!

Perfect location for those who want to enjoy the city! Almost everything you need is within walking distance. The apartments are above the restaurants and bars in San Pedro Square so it can get a little noisy during weekends however with the windows closed you can't hear much. The wifi isn't always great. The apartment has all the amenities you need and Ryan is always on top of communication and easy to reach. He was an excellent host! Clean and convenient! Great for long term or short terms stays.

Just know, they will take your whole security deposit regardless of how much you clean. What they charged me for is not even legal in most states.

The maintenance team at Marquis has always been fantastic. They respond very timely and very quickly to any requests I make. They go above and beyond. The other day because I'm incredibly forgetful, I left my keys in one of the public spaces and Jason from maintenance and Katelynn from the office found them, were able to connect them back to me, and contacted me to get them back into my possession. They are truly wonderful!

I toured Marquis Apartments with my boyfriend and we had a great experience with Arnulfo! We decided to rent elsewhere due to cost, but we wanted to make sure Arnulfo’s work was recognized.

Absolutely loved the apartment tour! And Melissa, the leasing consultant was exceptionally helpful and informative. She really made the experience special, and the space itself is very cozy and well-designed, the natural light is a major plus.

I had an unfortunate experience with the management at Centerra. In my opinion, there seemed to be some issues with their professionalism. I encountered challenges with the elevators being frequently out of service. Additionally, some of the temporary leasing staff had a unique style that might not resonate with everyone. On the positive side, I found other apartment options like One South Market or Miro to be worth considering.

Great experience living here for the past two years!! The ladies in the leasing office were always so helpful and attentive to the few problems we had. And the main maintenance guy, Manuel, was great and always responded to our questions and talked us through what he was fixing!

We had an excellent stay of 3 months this summer. Great location, great amenities, and great communication with the hosts. Affordable price for an amazing stay.

I rented an apartment studio here for the entire summer. Great locality, affordable rent considering amenities were included. The management team was considerate and quick to respond to all of my requests. Definitely recommend but if you like quiet, this place is in a very happening area and can get a little noisy in evenings.

I'm a new grad moving into the area to start my first job. I haven't moved in yet, but have talked a lot with the leasing staff. Firstly, the staff here has been attentive and overall very kind throughout our conversations. However, it has been hard navigating their computerized system that deals with income. If you are starting your first job and want to move here, you must wait until the day after you start your job to move in because their system does not accept offer letters. This has been a big inconvenience and we are trying to find hotels to fill the gaps. But again, the staff have tried their best to work with us around their strict system.

The building issues are true from previous reviews. Unfortunately Centerra always has issues with the elevator & water. Garage door sometimes was funky too.
For that reason, I have to give it 4/5 stars because rent was expensive & residents shouldn't have to worry about elevators or hot water.

Lived here for 4 years, if I could give these scammers a -100 review I would. DO NOT LIVE HERE. All they do is lie and steal your money. Dare you all to reply and lie on the internet. Remember, your calls are recorded and twice now you have lied on tape.

My son moved here about a year ago from out of state. Krista helped to expedite the rental process and got us approved quickly. She kept us informed about our move-in date, answered all our leasing questions, and was flexible and courteous throughout the process. From the moment we came in inquiring about a unit until the actual moving in she was upbeat and positive about solving all the issues that came up. Everything was resolved in a timely fashion. Thank you Krista; we are grateful for your hard work and diligence.

This place has been a good home for me the past year. From the first day I was greeted by Krista, who is always smiling and made the move-in experience seamless for me. Even a year later today, she is super friendly, always professional, and quick to respond when I have any issues (or if I just stop by the leasing office to chat!). 5 stars for exceptional service and great amenities. My friends are jealous of my living space and location.

High rent and shady management. Roach infestation and dirty common areas. They also prohibit you from putting anything on the balcony so you basically don't have a balcony. Only live here if you can't afford any other apartments downtown.

It’s an amazing apartment complex my favorite I’ve ever lived at! The amenities and the people who live here are great. Everyone is super pet friendly and lots of little fur cuties. It’s in a safe neighborhood to walk and the ending block of what starts downtown with tons of things to do almost every weekend during the summer.
But every month there’s a fire alarm at least 2-4x, all false alarms. Such an inconvenience for anywhere from 20 minutes to an hour.

I stayed here for about 4 months. The service and quick responses made this stay a top one! Loved the location, you can go walking to the church, the gym, the grocery stores and you have a lot of restaurants in the area! Ryan was very helpful, everything I needed he responded and resolved quickly. If I ever come back, I would stay here again!

I moved into Centerra in early 2023 and it has been a fantastic experience. From the lobby to the amenities, lounges and pools, the building has a luxurious feel to it. It has great proximity to all the great places in Downtown San Jose / SAP center. The maintenance staff is top notch and friendly, and comes around promptly to resolve any issues. The concierge (Jose and Matt in particular) are always available, helpful and friendly.
The apartments themselves are really well laid out and spacious. The window soundproofing is really good so you can’t hear the highway traffic / airport noise, even though both are super close.
This is the best place I have lived by far.
The only con: elevators can be a little slow, but in the grand scheme of things, I will 12/10 chose to live here again.

Aria has been truly one of the best parts of living here. When looking for apartments, I came in without an appointment and was in somewhat of a last minute situation since another lease agreement had just fallen through and I did not have a place to move in to. Aria was incredibly kind and gracious. He made time for me, heard out my requirements and promptly narrowed down the available apartments and showed me around the building. He was professional and friendly, efficient and thorough. From figuring out how to get the apartment ready as soon as possible to handing over the keys and arranging parking, Aria was on top of all of it. He took to the time to go over all of leasing documentation with me and was patient in answering all of my questions. He made what is an otherwise tedious and frustrating experience a breeze.
Aria takes care to remember the building residents and is courteous and friendly on every encounter. He always checks in to make sure everything is okay. Any time I have needed help (adding parking, reserving a lounge, picking up a package), he has made sure to help me out with minimal friction. I always have the confidence that if I approach him with any issue, it will be resolved quickly.
He clearly takes pride in his work, is incredible at it, and it is always such a joy to interact with him.

Things have gone downhill so fast since the new owners have taken over.2022/2023
Communication regarding building updates and water shut downs are non existent. You will never know when the water will shut down.
December 2023 another water shutdown with no notification.
Tony W. does a great job as a community manager but the janitors are unprofessional and unpredictable.
The janitors will shut off the water randomly without notification to tenants or managers.

Outrageous move out charges of $1000 with repaint, carpet replacement and cleaning after living there for only one year and no wear and tear. They were very responsive with maintenance requests while on property and I liked living there but the move out experience is very bad with no response on the Essex past resident email except for automated email stating high inquiries no wonder as most people must be experiencing these same issues. Please take care of your past residents like your current residents.

You pay $130 usd for application fee, they’ll ask you to upload like 3 times the same documentation (the application system is so badly/poorly design, you’ll see it), they don’t follow up in 3 days but suddenly they call you saying “you have not completed the process within 24 hrs so we had to denied your application”, honestly you’ll loose your time and money, The Pierce is not professional.
As you’ll see, for the same price you can find better options.

I lived in the Pierce Apartment for two years (in two different units), and honestly I did not have as much complaints as other might have. The fire alarms were indeed annoying, but I guess that's not the Pierce-only problem. The leasing office is friendly (thanks Karisa) and the maintenance is timely. The only actual complaint I had was the unorganized package room where I often had hard time finding my packages.
Still, one important note: The Pierce took about $580 out of $600 of the deposit, including appx $250 of cleaning and $250 of painting. I tried to keep the place as it was (I only nailed for a curtain) and I cleaned up the place when I left. For painting, I believe it only needed spot painting. Unless you have an invoice of professional cleaning service when moving out, I guess $500 will be a fixed cut. The cost itself is fine, but it would have been better if I knew it before I had to spend a couple of hours of cleaning.

Stopped by for a tour without an appointment. Araceli took me on a tour of the property even though I stopped by unannounced. She was polite, knowledgeable and truly sold me on the place. Although I’m not quite ready to move forward, thought she deserved a shout out. The home and property were new and had nice interiors. Rates were a bit high but worth every Penny. Great location close to downtown and pretty walkable to everything you need. Would recommend.

New management is running this place into the ground. Carpets are dirty. Hallways smell like trash. Gym is dirty and I don't think it has been cleaned in over a year? The old management used to close the gym weekly for an hour cleaning. This definitely doesn't happen anymore. If you touch the machines they're so greasy. It's so bad! The carpets used to be cleaned monthly. This barely happens anymore. People are constantly spilling stuff when taking the trash out. Or on a rush out the doors in the garage. They just leave it till someone says something. Stuff happens, we pay a lot to live here and there should be a cleaning crew on site talking care of this stuff to upkeep the place nice for residents. Concierge used to be great, now it's very bad. Package retrieval is a 1/10. Fend for yourself. Usps man barely delivers your mail correctly. Leaves the mail room doors wide open. He has left the mail doors unlocked on multiple occasions. Luckily neighbors are nice and will most of the time drop off any mail that was delivered wrong by the mailman or concierge. Dog park smells and if you have a unit around it, your unit will be able to smell it too:/ even the higher units. The smell travels. Unfortunately. Elevators are broken once a month. I know this is unavoidable in a place like this but it is the worst compared to any other complex I have lived at. The garage gate is also constantly broken. I have never had this issue elsewhere ? It is difficult because of the location of the building, a lot of theft happens with or without the gate working. The location of the building is nice, but beware it's very loud ! The San Pedro square / bar music goes all night long, you can't turn it off. It pounds and pounds. Even on a higher floor. You can hear it so loudly if you're on that side. Even with the windows closed, you can still hear it. Sound and smells travel like crazy in this building. ** I know this is also kinda unavoidable in apartments but it was VERY unavoidable here.

I love this apartment!
The location is great (right next to bars & restaurants), everything is there (kitchen is well equipped, washer & dryer work great), bed is high quality, and especially the quick support from Ryan (but also Edgar) are incomparable to anything. I am here for 3 months and can highly recommend the apartments for both a short and long stay.

Beautiful property, apartments relatively new, appliances are new. Very good location well secured and highly maintained. Amenities like gym, Sky terraces, the lounge and the wifi area is well thought. Love the Sky Terrace area, beautiful view. The leasing staffs are very helpful. Kudos to those who help maintain this place. The Swimming pool is cleaned every day..lovely stay here so far...

The leasing experience was great. Teodesa was friendly and gave an excellent tour. She was also quick to respond to any queries I had. The apartment complex itself has great units and nice, clean amenities. The location itself is great, with many food and transportation options nearby. The application process was also quick and painless. Great place to rent!

I’ve lived at the pierce for a little over a year and have loved it. The units and all amenities are fantastic, especially when compared to other buildings downtown that are within the same budget or more. Karissa in the leasing office is super helpful with anything I’ve ever needed and is always a pleasure to work with! Any issues that i have had has been solved in a timely and effective way. I’m most surprised with how quiet it is. in the units with the proximity to 280 and Market st. My only complaint is that I wish there were more community events as it would be nice to meet other people who live in the complex, especially because it seems like most residents are young professionals like myself.





This is the place to be if you're seeking for the ideal location to live with lovely, contemporary apartments, an outside patio with a designated grill and TV area, an inside workstation, and a gym. It is a brand-new structure with cutting-edge amenities and a modern layout in the center of San Jose, close to fantastic pubs and eateries. At Modera, everyone is cordial and accommodating. We are thrilled with our relocation and our gorgeous apartment, and we couldn't be happier. You should definitely come along with us!

I moved in on Spring 2022. The building is modern and well maintained. The facilities are also modern and very well maintained. The apartments are excellent! Great appliances and very elegant overall. Every guest I've brought to this place has been impressed. The location right next to San Pedro Square is super convenient, since you have some nightlife and a plethora of excellent bars and restaurants available. The management is very warm and friendly! In particular, Teodesa Ponce is extremely kind and accommodating and has made staying here a wonderful experience!
Now on to the bad... The building offers gated underground parking and a security guard. Yet very recently, there were multiple incidents where vehicles have been vandalized. So far, management has not increased security measures. I realize we're in a city, but if I'm paying $125 a month for gated underground parking, I expect my vehicle to be safe from vandals.
Overall, fantastic place to live. Hopefully they will increase garage security soon, though.

I have lived in two different apartments in the Pavona since 2019. I love my apartment and the gardens. The front office staff (Vanessa Castro and Johanna) are helpful and kind. We have some problems with AC this summer, but after some delays we finally had Manuel (from maintenance team), a very professional and helpful person who solved the problem. Thanks, guys.

If you are looking for a perfect place to live with beautiful modern apartments, an outdoor patio with a dedicated grill and TV area, an indoor workspace, and a gym, this is the place to be. Modera San Pedro Square apartment should be your first choice. It is a completely new building with modern design and facilities in the heart of downtown San Jose, surrounded by great bars and restaurants. Everyone at Modera is friendly and accommodating. We are extremely pleased and satisfied with our move and our lovely apartment. I strongly encourage you to join us!

* Price is extremely competitive. I have toured 10+ apartments before this one and all are more expensive.
* Utilities are all included and no hidden fees. Most other apartments that come close to the level of San Pedro Square Apartments are all 2600+ and adding other fees and bills well over 3k.

Working with the staff at the Pierce has been a nightmare. If you're looking at the building as a possible option, I would highly reconsider and add the costs of the management nickel and diming you, surprising you with hidden fees, and the time and energy required to deal with people who frankly do not care about fair business practices or treating people with respect.
My roommate and I chose the Pierce to live in as we both were working a summer internship nearby. Our conversations with the staff and the conditions of the lease were predicated upon the fact that we were in San Jose temporarily - the price was calculated based on a 3 month stay, our internship documents were sent as income verification to prove that we had enough to pay for the summer (we are grad school students with no income otherwise), and we even have asked the staff specifically about move out logistics on our lease end date. Our lease also clearly states the termination date that all parties were aware of.
Turns out they checked an optional box on the lease agreement that says we need to provide 30 days written notice so that we can actually leave without issues on our termination date. Because we didn't provide a formal written notice despite MULTIPLE instances of correspondence saying when we were leaving, they claim that we owe another month of rent and "there's nothing they can do". Apparently, they provided a paper notice early on in our lease which was primarily about renewal options and mentioned it in one sentence. Other than that, we never received any email communication about this despite all other correspondence being through email or phone, and they conveniently called us in the last week of our lease when there was already nothing we could do.
Yes, we missed a critical clause in our lease agreement but the whole situation seems more like a "gotcha" that they commonly execute rather than a genuine business practice. The staff will claim any arbitrary rules to intimidate us to pay and despite what they say, they are not trying to understand or empathize with the tenants and their experiences at all. Escalating an issue and talking to Kristina Brock, the manager, is especially difficult when she constantly interrupts you and has a patronizing tone. Is there really nothing they can do or are they trying their hardest to charge two grad school students for time that they clearly stated they would not be there?
Although the building facilities are fine/average at best, I would recommend avoiding the Pierce even if you get a good deal. Your time and mental health are also valuable, and judging from some other reviews as well, it's pretty likely that living here will take a toll on both.
Some other issues with the building:
- Package room is a mess - you'll spend a non-trivial amount of time looking for packages as the entire building's packages are thrown in one small room with bare minimum organization
- Multiple delivery people I have met seem genuinely confused about the whole process, and packages will often get lost or delayed
- Maintenance for many things is slow - the entrance closest to our apartment did not work for multiple weeks and we were only there for a few months
- Questionably safe neighborhood and the Pierce does little to provide peace of mind. Friend had his locked bike stolen from the garage of the building. He asked for the camera footage, and the building never provided it. Not sure if those cameras ever worked or they just didn't care enough
- Few people in the building and no sense of community (0 events while we've been here, common areas are constantly empty)
- Looking forward to fighting for our security deposit given what the building has told us about what they charge for and other reviews

I have lived in three different apartments in the Pavona complex since 2010. I am an obviously satisfied customer or I would have gone elsewhere by now. However, I feel safe here, it is home. the courtyard, the pool and the workout areas are a beautiful and neatly kept. There is a mail room for getting packages so they won’t be taken from your door. And the staff…whether it is to have maintenance done, questions answered, or any other concern, the response time is quick and professionally taken care of. Pavona is top-notch in my opinion. I am sure you would agree! 😉

Review of Move in Process and 1 month stay so far. Leah and Daniel including the rest of team have been nothing short of amazing. They are true professionals doing their best. Was a bit worried looking at all the negative comments posted here but honestly have had no issues and management took care of items we wanted fixed or addressed before we moved in. One month in we still love the apartment, neighbors, how walk friendly the area is and our pet dog absolutely loves interacting with everyone he meets!

I have been living here for about 8 months , I have no complaints everything is pretty well maintained , great place to live super convenient , lots of restaurants and grocery stores in the area all minutes away . Lobby and elevators and each floor level gets cleaned all the time very sanitized and we’ll organized place ! Alexis Martinez the building Manager at the moment is very helpful and Courteous never had any issues my stay has been amazing !

When my work asked me to relocate to San Jose a few months ago in the middle of a Pandemic, I was a little dubious and nervous about it all. Finding a place while living overseas is hard enough as is without the added complications of Covid. Boy was I happy to find Vendome Place !! I got in touch with Alexis, the property manager who streamlined the entire process, arranged virtual tours for me of a few different units as well as making sure any queries I had about the property were taken care of. Not to mention, the manager is Bilingual so for any native Spanish speakers like myself, there is even that extra level of attention to make you feel at home ! Come moving day I can honestly say the pictures didn't do it justice, this place is gorgeous, designed to a high standard and to put it simply the sunset views of San Jose are to die for 😍 Thanks to the management team for welcoming me to the building and helping me find my lovely new home !!

Been here for almost a year. Staff is very attentive and everything is beautiful inside and out. The units are well insulated from one another via concrete, I've never heard anyone. Neighborhood is safe, and centrally located. Would highly recommend to anyone!

Great apartments!! First off I’m strict about cleanliness and to know that the lobby and elevators are always clean is absolutely great and especially the outside the bushes and grass are always trimmed and cut to perfection. Last apartments I came from the manager didn’t maintain the building like the manager is doing in this new one I live in. The Manager is great always helps me out with my problems whenever I have one. One problem I have is always locking my self out of my building and all I gotta do is call up the manager and he’s there within 3 min, talk about taking your job serious, I love it 👍🏻

This review has been long overdue. I have been here for almost 2 years. The new change in management has been wonderful. The work orders I submit are done in a timely manner. My concerns about anything are addressed and executed from the manager. It’s a great place to live!

The management should be ashamed of themselves. The temporary leasing agent Tracy showed me a studio, and told me that it had a one month's rent off special which was valid for the next 48 hours. I asked them when exactly that period was going to end, and we asked this question to the assistant property manager together with Tracy. APM then said that the offer would be valid until the apartment is rented. I relied on their answer, and was hoping to submit an application today. I called them to confirm the special, not only did they take it away, but also denied all the conversation we had. It is such a DISGRACE!
For the future residents, beware that the parking garage door is broken and management hasn't fixed it for weeks. Just confirm it will be functional if you're looking to move. There are a lot of homeless people wandering around the property and some sleep in the paid parking garage under the building. The area is pretty loud, and there is a vast problem of gun violence, car theft and car break in problems around the building (Please do check the crime map). As you can see in other comments, this building has a bed bug problem. I was able to find an A+ community in the area with very similar rates. The Colonnade should be your last resort!

Recently moved to San Jose and I wanted a nice place in the middle of everything. Couldn't have asked for anything better! The apartments at Modera San Pedro Square are modern, well built, and right in the middle of everything. And I get a great view! Management and maintenance staff are responsive and excellent. Nice, simple place to live in downtown at a decent price. Most buildings have a balcony and sizable living room. It's also near several bars and restaurants and just two blocks from SJSU. Monica is a great landlord and is always responsive.





Leasing office staff are terrible, they do not hold their own words. The Reed Street is very loud, the highway is too close to the building. The gym is very dusty. The garbage rooms are very dirty and smell. there is a big problem to leave a car around the building. I do not recommend The Pierce. Avoid this place!

Just walked in for a tour because I saw a studio for $2000/month and I was impressed.
As the time of this writing, a ~500sqft studio goes for about ~$2050/month and ~700sqft goes for about $2450/month
Pros
- New! They opened in June 2015 so everything looks and smells new. Chances are you are the 1st or 2nd person to stay at your room.
- Tons of amenities. Gym, Community Rooms, Library, Roof Top Fireplace, many grills, Bocce ball court, pool, dog washing area, lobby where you can grab drinks
- They apparently have a facebook page so the community can interact
- Seems secure and with elevators
- The rooms looked fair for the price. Laminate flooring, crooked AC, quartz countertop, basic stacked washer/dryer.
- Sharp friendly staff. Mia gave an excellent tour with absolutely no pressure and the maintenance guys greeted us too
- FAST STAFF. Mia responds to all emails in detail. She's the type of management, an apartment needs.
Cons
- Marquis is located on a 1-way road making it a little inconvenient. If you miss it, you are going around the entire giant block to get back
- It's near Japantown but it's a few blocks away in a not so safe looking area so I wouldn't want to take walks outside the complex at night.
- There is no coffee shop or restaurant across the street. Just a a little drive to Japantown though.
- The community room costs $150 to rent out and can only be used during office hours. This is to keep it quiet for residents but also makes the community areas only useful for daytime events.

- Cannot sublease so you are committed for the term of the lease
- Be careful of the price. Your price could be for example $2500 because of the free months and the discounted rate. Once your year is up, you could be paying the usual $2800 or more.

As the time of this writing, a ~500sqft studio goes for about ~$2050/month and ~700sqft goes for about $2450/month
Pros
- New! They opened in June 2015 so everything looks and smells new. Chances are you are the 1st or 2nd person to stay at your room.
- Tons of amenities. Gym, Community Rooms, Library, Roof Top Fireplace, many grills, Bocce ball court, pool, dog washing area, lobby where you can grab drinks
- They apparently have a facebook page so the community can interact
- Seems secure and with elevators
- The rooms looked fair for the price. Laminate flooring, crooked AC, quartz countertop, basic stacked washer/dryer.
- Sharp friendly staff. Mia gave an excellent tour with absolutely no pressure and the maintenance guys greeted us too
- FAST STAFF. Mia responds to all emails in detail. She's the type of management, an apartment needs.
Cons
- Marquis is located on a 1-way road making it a little inconvenient. If you miss it, you are going around the entire giant block to get back
- It's near Japantown but it's a few blocks away in a not so safe looking area so I wouldn't want to take walks outside the complex at night.
- There is no coffee shop or restaurant across the street. Just a a little drive to Japantown though.
- The community room costs $150 to rent out and can only be used during office hours. This is to keep it quiet for residents but also makes the community areas only useful for daytime events.
Notes
- Cannot sublease so you are committed for the term of the lease
- Be careful of the price. Your price could be for example $2500 because of the free months and the discounted rate. Once your year is up, you could be paying the usual $2800 or more.

DO NOT MOVE HERE!!!
I and my boyfriend have been living here for only 3months and we hate it. The location is wonderful, and the convenience of the school across the street is awesome. Also, I must say the staff is very nice, however, very disorganized, papers have been lost/misplaced when trying to move in and random late charges that were a mistake added to our account. One of the biggest problems with this complex is the BUG INFESTATION!!! They are everywhere, and management wants to come in every 3weeks to spray your apt. NO PRIVACY! Also, they have bad pipes here and we have had 2 leaks already where maintenance has had to come in and cut holes in our wall, making a huge mess and leaving it without a word. Not only are there leaks in the apts, but the parking garage leaks from the pool above, NOT SAFE!
I would not recommend this apt for anyone.

I have lived here for about 6 months now. The apartments themselves are not bad, nothing fancy but they're very clean and a good deal for the price of rent. Management is awesome, I've had a great experience with Monica who has been very responsive with any questions or issues we've had. I would highly recommend living here if you're just looking for a nice clean, simple space to live in downtown.
