Moved from creek harbour to creek beach. If ever an apartment highlighted to slump in quality that reflects Emaar, this is it! No concrete walls in the apartment, drain in the shower permanently blocked, brown water coming from the tap, AC leaks and can’t control the temperature properly, apartment infested with bugs/flys. Tiling on the floor is cheap. May as well not have the gym, it isn’t a gym - it’s a few weights and a few machines

The lagoon is very nice, security staff are nice. No ATM, no shops of coffee shop as of Feb 24.

I have been in JLT for a while and I have to say I had the worst experience in this building. Horrible management and ridiculous procedures to do something basic. They would stop water supply unexpectedly in the name of repairs which happened too frequently. Their chiller payment system is also too complicated (they do not have empower). Overall, I would say it's in a lovely neighborhood. But for the rent being paid, this building is not worth it at all.

The worst building in the world. All their utilities are broken, their parking is dirty. What they only care about is their money and the financial level of the people living in there to make sure they are having their money on time. But they don't provide anything to you but the keys and you have to figure out what to do with all of this mess..

been living here for almost a year, very ideal place with friendly people, first gym I've been going to, and it helps me do my workouts with convenience. Situated very well within the city with many good shops around.

Very conveniently located. Lots of taxis available. Food from variety of Cuisines available. Chemist, stores, every possible requirements are conveniently located within walking distance. Jogging areas, fitness centres, play grounds and open air gym also available.

The mismanagement of Oxford Building by Sameh and Bahaa has resulted in ongoing maintenance and repair issues that are significantly impacting the living conditions of residents worth mentioning that none of these issues are fixed. Don’t ever think to shift to this building worst experience ever.

I was a tenant in Lakeshore and I can say that the management is the least helpful I have seen in Dubai. Security talks to tenants like they are trash, no one is helpful, the requirements of the building are similar as if you would live in a 5 star hotel, however, maintenance issues are always appearing (leakages, elevators not functioning). I do not recommend.

Worse building I’ve ever lived in. They will take your security deposit and claim they lost the evidence that you gave them the deposit and keep all the money.

I lived there in 2018 and 2021. 2018 was a fabulous building where it wasn’t handled by an Egyptian manager (I’m Egyptian). 2021 was below standard to say the least. Everything breaks, leaks, smells and you would need smth to calm you down when dealing with the terrible unprofessional management.

I’ve lived in several apartments, this was the worse building ever and now the standard of people has changed too. Everything is downgraded and smells like disappointment and mold.

It’s been more than a year and they still haven’t given me my deposit

I usually do not write reviews in general however I could not hold back on this one. I had been a tenant for 5 years the least, in this building. At the beginning the building was still new and the management were very responsive to my needs and I really liked my apartment. As time passed they changed the management several times each management worse than the other. I started seeing cracks on the wall of my apartment for some reason and I informed maintenance several times to cover it up and they took their time until I had an infestation issue. After hiring pest control myself they investigated the matter and we found out that the bug infestation was coming out of the cracks. After several notices to the management they finally agreed to cover it up which took over a week of work. The crack showed up again the year later however there was not infestation issue that time. Its also worth mentioning to get to the parking you need to drive on a rocky ground there is no road, been like this since the beginning. They don't clean the building from the outside by the way. In 2022 I had over 9 leaks in my personal bathroom in a 4 month period. Every time they "fix" the leak it will show up again in several days or weeks. As many times as I complain the current management seems not to care. Overall the quality of the apartment is very cheap and not well finished. Thankfully my contract was coming to an end and I immediately moved out without thinking twice. The 4.0 stars on here does not represent the current situation at all.

Be carful as there is no entrance for the parkings and i changed my tyres two times cause there is no road!!!
Everyday since 8 months the AC shut down suddenly At 1 pm and everytime they are saying that they fix it and its not !!!

A gorgeous structure and located in a nice area easy to see such a beautiful landscape

As others have said, the flats themself seem nice enough but unfortunately maintenance and upkeep is a major problem.

I have had constant leaks in my flat, have had the whole place flooded twice, pool is regularly not maintained and has been green for extended periods for no reason. The girl working in the office in the building is lovely but her hands are tied. The property has changed hands 3 times in the 2years I have lived here and no one has managed to fix any problems. The property managers (Sameh and Bahaa) are extremely rude- ignore all calls and emails. I once had the pleasure of meeting Sameh in person (unplanned and he was not wanting to do so). When I did speak to him, he was unbelievably rude despite the fact there has been leaks and unresolved maintenance in my flat for over a year. To top it all, they then have the audacity to try and put my rent up when I currently have 4 leaks, a ceiling missing in the bathroom, a leak above my car parking space meaning parking there is a gamble at best and a broken fridge freezer….
In the end I have given up, along with many others, and am moving out.

Beautiful building

I visited this place in 2018 and found it to be one of the main tourist attractions in Dubai. Now in 2022 this place has been developed a lot. Huge car parking has been added with high rise buildings adding to the beauty of the skyline of the harbor. Boat ride is available from this harbor to Dubai Festival City Mall and Metro station.

Very good for dining

One of the best semi furnished residential tower in the area. It has three levels of basement parking allotted to each residential unit. 24 hours security personnel available with CCTV monitoring round the clock. This tower is maintained neat and clean with cleaning team available full day.
Maintenance team takes care of air-conditioning and electrical and other kitchen appliances.
Swimming pool and gymnasium are available for residents. All of this is not cheap and be ready to pay for the amenities.

Really dnt like when they ask which National? There's no Nationality that's dnt have bad n good people... Am Good if u have meet bad ones is up to u... stop asking n give house to anybody. This country dnt discriminate... why Filipinos n India even Napals n Bagali.

Worst management ever, Al Beed group. I dont recommend any of their properties, they treat their tenants so badly like we are begging from them.

Good quality building to live in ! With all kitchen appliances and decent building management.

It's one of the best apartment to live here in JLT. The apartment is so spacious, neat & clean along with a nice view of the lake. There are plenty of supermarkets, pharmacy & restaurants nearby. Metro is 3 to 4 minutes walk from here only. Tram is also 5 minutes walk. Staffs are professional & polite.
I really enjoy staying here & highly recommend others to go for it.
P.S Don't take any individual owners flat because you have to pay from your pocket for any maintenance work. Always go for the flat maintained by the building management.
