Had a great experience with leasing and my move. Bria was very kind and welcoming. I am happy with the amenities offered and the professionalism of the leasing team thus far.
My two bedroom is spacious and clean. There is noise from the train but I enjoy having it so close.

My husband and I stayed at Aqua Via for 2 years. We would've stayed if we had family closer to this location. We absolutely loved this apartment and the staff made the experience even better. In particular, Bryant, who's over maintenance, made us feel at home every time we saw him. He is full of life and his service was even better! Bryant made sure any issues we had with our apartment were resolved quickly and efficiently. We highly recommend this apartment!

Fantastic building that is well kept with great views + amenities, including a clean gym and great bbq/patio space. Located near great small local businesses and breweries within walking distance. Additionally, Bria and Johnny are the most attentive and caring property managers I've ever come across. They go above and beyond to make the place feel like a community - they somehow remember everyone's names, are always responsive, and keep the place running like a clean, well-oiled machine. They even think of little personal touches, such as adding a community garden plot or updating the gym with newer equipment. Living at Aqua Via has surpassed my expectations!

Great spacious apartments in Jack London. The large windows and views are stunning. Great staff! Especially Bryant (Maintenance). He is quick to respond to all your needs. He even prevented someone from stealing my bike. People like Bryant make living here worth it.

Loved this building! We lived here for almost a year and a half on the west side of the building right along the train tracks.
Phi, Bryant, and Bria were awesome, super responsive and helpful. 5 star for service. Windows and high ceilings are highlights and unmatched with any other apartments in the area.
Great walks to go on near the water. Trains are super loud but you kinda get used to them after some time. We rarely had our windows open though, couldn’t handle the train horns with them open. I had ear plugs available for guests.

Not a great fit if you have an EV.
There are two ChargePoint chargers in the building for 100 residential units. The chargers are L2 chargers (6kW). That would have been okay, but they are configured poorly: You can charge at a reasonable rate for 4 hours, after which the price jumps 3x. I understand why they do that (they want you to move your car), but it also means it's unreasonably expensive to charge overnight. The other day, I put my car on charge and forgot - when I got back the next morning, I had been charged $50, and my car wasn't even fully charged yet. the result is that the chargers are unused most nights. The building could adjust that, but they are choosing not to.
When I first moved in I figured I could use the high-speed EVGo charger at 4th street (about 10 blocks away), but that one has been vandalized a number of times - most recently, 12 of the charger cables had been cut off, illustrating both that this is a high-crime area, and that it's important to have a safe place to charge your car.
Aqua Via is a great building with a fantastic location. I hope they can come up with a workable solution for EV owners - at the moment, I wouldn't recommend living here if you are planning to charge your EV at home regularly.
EDIT: I've been working with the building managers as they requested, but the charger's functionality is the same as before, and they are unable to consider making changes until next year.
UPDTE May 2024: still not resolved, although the Aqua Via building managers told me they would install new chargers, several times.

I’ve been meaning to post a review on Aqua Via since I moved out in November…but life shows up. I absolutely loved living there. I left because I moved back to the east coast..otherwise I’d still be living there.
The apartment was spacious..large windows everywhere with a lot a light. The building was very secure (there is camera surveillance everywhere), and super clean. The amenities are amazing (gym, outside deck). Other tenants were friendly..and I loved that it was a dog friendly community.
However the reason I loved living here was due to the staff: Phi, the community manager; Bria, the assistant manager, and Bryant, the maintenance manager. They all were attentive, and any issues I had were resolved immediately. They created a warm, inviting and friendly atmosphere.
There are a lot of choices in apartments to live in..in Jack London Square..but you get a lot of square feet/value for what you pay to live there. Yes the train is a bit annoying, but it’s a fact of life in Jack London Square. If I ever return to Oakland..I’ll be living at Aqua Via.
