Do NOT rent from them! If I could give them less than one star for this situation, I would.
I went into the office to tour an apartment before applying. While I was there, everything seemed fine, and one of the staff explained their application process to me. She said that instead of a security deposit, they had a $350 holding fee that they ask you to pay when you're offered an apartment to hold it for you until you move in. I figured it's a college town, they probably have a bunch of people skip out after accepting the apartment or something, so when I was asked to pay it, I did. I followed up immediately to ask about my apartment, that I thought I had since they made me pay the fee, and I got a one sentence email back saying that I actually didn't have an apartment there.
After that I spent two months sending them emails and calling them, only for every single email to be ignored and every call going to voicemail. I had to call a different property in the company to get that office staff member to tell me that actually the holding fee was to be put on the WAITING LIST. $350 to wait to see if maybe an apartment was available. Meanwhile, Acadia wasn't answering me at all, I found somewhere else to live. When I followed up with them to get my money back, because it said that if we didn't come to an agreement to lease I could get it back, I had to physically go into the offices again to get anyone to speak to me. They told me that, despite how I paid electronically, their corporate office needed to MAIL ME A CHECK. Fine. I confirmed my address and went on my way.
After three weeks and no check, I gave the women in the office a pass since it seemed to go above their heads and started trying to email the corporate office. I emailed both of the emails on their site, one for prospective tenants and one for current tenants. No one ever answered me at either of those addresses and I was about to lose it. I sent an email to every address at the company that I could get my hands on and said that, if they didn't give me money back like they said they would, I would sue them. I got an email back in less than two hours this time, and one week later I've gotten the check and it's cleared.
I had to threaten to SUE these people to get an email back. They just take money from unsuspecting people, college students who have already taken out the loans and won't care enough to go through months of hoops to get the $350 back. Do not trust these people.
I only wanted to rent from an Elon property because my grandfather had such a good experience renting at a different one of their properties a few years ago. I will make sure that anyone who got a positive review from him, that might make the same mistake as myself, has an updated view of the company.

The staff in the office were polite and helpful. Heather gave us a tour and was very kind and answered all of our questions.

Prompt service, always very polite. Our heater stopped working and they came to repair it the same day, after listening to it for a second they knew what the problem was and fixed it in less than a few minutes.

I live at Acadia Ct & I’m very pleased. There were some homeless people issues & management took care of the problem as quickly as they could. Maintenance issues have been few & are promptly taken care of. I love being able to plant flowers & feed the birds too.

My wife and I were extremely grateful for the entire personnel of Acadia Ct, specially for all the care and empathy that we received from Megan ,who during all our stay in the complex was continuously supportive and patient dealing with any situation that we faced at the apartment. We highly got to appreciate the apartment for the comfort it provided at such a reasonable rate. And I have to say that Lane also, even though he came into the team late last year, has been an extraordinary support to Megan and to my wife and I. Thanks Acadia for such great team.

I am finally free of this place and finally able to leave an honest review that will hopefully prevent other folks (graduate students and young professionals) from re-living my experience with this place. Let me say outright that the staff employed in the office are generally really great - I don't place ANY of this particular community's faults on them. They were friendly and responsive - occasionally disorganized, yes, ie lost paperwork and repeatedly sent me messages asking for notices I'd already filed. I chalk this up to what I assume was high pandemic turnover.
The fact of the matter is that this is a challenging neighborhood. That's kind of the reality of low-income living, which I've been doing for almost ten years, but after almost ten years in low-income neighborhoods, this place really takes the cake. My apartment was old, dirty, and dark; there was so much damage the staff didn't even bother with a formal walkthrough on my move-in day (they were surprised I even asked and behaved as if a walk through where I could document damage alongside the staff was an unreasonable request). That didn't stop them from taking most of my deposit for "damage" and "cleaning" expenses, none of which were specifically enumerated. When things did break down in the apartment - due mostly to age - maintenance was really slow to respond (there's no way of requesting maintenance yourself - you have to call the front office and hope your request gets to the right people), and they let broken appliances in my apartment (including my shower head) just stay broken for MONTHS - things I'd requested maintenance for multiple times, stuff that was noted during inspections, was STILL broken when I moved out. I assume they took my deposit money to fix things that broke through no fault of my own (most of it was working poorly when I moved in).
The overall community is a little - well. My girlfriend didn't feel safe walking around by herself at night. I spent most nights lying awake while an apartment attached to mine thumped with bass music or while the couple to our right screamed at one another into the early morning. Again, a lot of this is stuff the management company itself can't control - but if you, like me, are a graduate student who needs peace and quiet to work, or the parent of an undergraduate looking for a safe place for your kid to live, you need to avoid this place. There are better places at a comparable price point if you can just scrape together the 3x income for the application.
The bottom line here is that this is a low-income neighborhood that provides the bare minimum of livable, comfortable space to people who can't afford to live elsewhere. I don't miss having to kick my door to get it open, literally shivering through the winter, parking around engine blocks left in our parking lot (???), and avoiding creepy skinhead neighbors. I give it two stars instead of one because a lot of the unpleasantness I experienced was down to bad neighbors - as I said, the staff were generally very helpful. (Shoutout to Hunter, who was always very sweet, and who got repeatedly blamed for stuff that wasn't her fault.) Whoever owns this place needs to seriously invest in upgrading the spaces. People do not deserve to live in cold, dark holes just because they're low-income or at transient moments in their lives. If you have the money to live elsewhere, do so - the price point on these places is not worth the discomfort.
