Avoid Franklin Commons Apartments. Please save your money and go somewhere nice!
I've been dealing with unresolved maintenance issues since March. Despite multiple service requests and follow-ups, my washer is still broken, and my bathroom wall is caving in, leaking brown fluid, and infested with bugs. Management has been unresponsive and negligent. I do not recommend Franklin Commons Apartments or AION Management due to their poor treatment of tenants and failure to address serious habitability issues
Sum it up, 1970s apartments that have 40 coats of paint and bad spackle work. If you still tour one, you'll see what I mean. Cant wait to get out!

Wow where to start. We pay for a trash service we don't receive. The dumpster area is frequently overflowing with garbage. I had neighbors move out due to mice that the complex was unable to get rid of. It's currently 86 degrees in my apartment because the air conditioner sucks. Maintenance is slow to respond to issues (probably because they're stuck cleaning up the need by the dumpsters because the valet trash service THAT WE'RE PAYING FOR doesn't do their job. Rent is ridiculously expensive and I don't see it being possible to save up to move out unfortunately.
And they'll probably leave some generic response to this asking me to call and discuss my issues with someone in the office. Last time I tried to do that it took 12 calls before I got to talk to anyone and the mailbox is full and won't accept messages.

pick you poison - if you decide to live on the clubhouse side, apparently there is a rat/mice infestation. The apartments on the other side (school side), there is a cockroach infestation. i’ve lived here for four years since 2020 and each year it has gotten worse with the office staff and maintenance team being short staffed.
Don't blame the maintenance team for the long service times because they are severely understaffed and the office workers do not want to interact and make contact with tenants. This is exemplified by giving the office a call, the office never answering, and the voicemail box being full for the 4 years i’ve lived here. They have a separate line for prospect tenants because they want you to live here but once you do, they’ll thank you for the rent money and that anything else is your problem.

I've been living here for two weeks. The staff have been first rate (Fran, Candace, and Adrienne Rose in particular). I had one maintenance issue, and it was taken care of immediately and to my complete satisfaction.

The only reason I stayed as long as I did is because of the fantastic maintenance team. Otherwise, I would have been long gone. My days are numbered here. This was the best place to live in Bensalem when I moved here ten years ago, now it's becoming one of the worse. I never saw so much trash here. It's like I'm living in a landfill. Good luck following the rules. I put my trash in a white 13 gallon bag with no holes and put it in the black receptacle

Don't move here if you're handicapped. The office will provide handicapped parking for you, but anybody with a placard can park there, so you may end up walking a ways if you come home after dark. I mentioned earlier that my days are numbered. The mold is what broke the camel's back. I put in a work order online with pictures. I received an e-mail that the work order is completed. I loved this place when I first moved in. And that was despite the occasional mice infestation. Lately, however everything about the complex is becoming uncomfortable.
Try to speak with someone about your concerns at the office, it’s glazed over. Try to call, can’tget through. Leave a message, no return conversation. Send an email, no response. The customer service has truly declined.
I should not have to stress about a $250 trash fine when the trash isn’t even picked up according to the schedule. A service that is paid for in our rent that the tenants have barely gotten to utilize as of late. The courtyards are filled with piles of trash bags, which start off in the mandatory trash can, but eventually begin to pile up since the trash isn’t collected. Am I to continue to bring the trash back in nightly when there’s already a rodent problem? I shouldn’t have to. It’s almost as if I have to take pictures of my trash nightly to prove I’m compliant.
If there is a lapse in service, that should be addressed as frequently as the threat of fines. Request that tenants take the trash to the dumpster themselves and provide a discount for inconvenience. It’s simple, but that is too unrealistic.
Then, when there is communication, the tones are unfriendly and unprofessional and I see no accountability in any of the responses from the reviews. I am a good standing tenant, but may have to consider other options because this is ridiculous.

We are moving in from out of town and are only able to come into the leasing office on weekends. Today Fran was working and she drafted our move in offer, set up and sent out our lease, and got all our paperwork signed and submitted in between working with several residents and other applicants that came if with questions. We were able to get everything set so that we don’t have to take any time off work to move in.
