Don't buy a Row house here, Owners are demanding a lot of Money for such a small house.
1.70cr or more is in-hand asking price by owners for such a small sized house.
If you invested 1.80cr here, in next ten years.. it will even not become 2.50cr.
After 5 or 10 years, will anyone pay 2.50cr to buy such a small sized house?
In 2.50cr, PPL will buy a big size flat or duplex flat.
Even instead of spending 1.80cr in a row house, someone can get a brand new flat with a big carpet, and he or she will get full appreciation value in future.
Think before putting your hard earning here, you have to think about what appreciation you will get.

Gera world of Joy is a good residential society with modern amenities like swimming pools, tennis, and badminton courts for a comfortable and convenient lifestyle.
Really bad experience trying to rent row house here. Poor security, construction, stray dog menace, no streetlights in approach road to society. Owner of Row House 95, Mohit Kishor Pinjani not returning token amount of 20k, although I cancelled deal within 24 hours of giving token.
Gera is just a loot providing superb facilities superficially but real struggle starts once you let in. Gera keeping common area maintenance to itsel, just take the maintenance cost and does not provide basic services like AC in club houses. Also, the ground staff is not friendly especially the housekeeping.

Location is good.
Within the proximity of good schools, IT parks, malls ,sports academies and hospitals etc.
Nice amenities.
Low density compared to other projects in kharadi.

This is Gera world of problems
There is no stable electricity line within society so there are too many fluctuations my fridge broke because of this
Water quality is terrible attached photo and it's almost daily.
Gera has done tie up with AIRTEL so there are no other vendors allowed, if you ran into issue you won't be able get it fixed as the vendors are much more interested in new connection
There are people who took connection with other number on the same address as their issue was not getting resolved
YOU PAY THE BILL BUT YOU CANT CHOOSE THE INTERNET PROVIDER
The society filled with 40% capacity and level of water cut is 10am -5 pm
What will happen when 100% families will come
GERA PROPERTY people within the society are not at all concerned as they sold the property and now is tenant headache
Society lacks in basic NECESSITIES
