Pros:
-Convenient location to metro, Giant, and gyms.
-Nice pool with plenty of space.
Cons:
-This building is INFESTED with rodents! You will hear mice climbing and chewing through the walls. You will be more successful than maintenance/management in catching rodents. One night we caught two mice and a rat! When my roommate talked to the leasing office for the umpteenth time about the infestation they told her, "you can't stop a lion's roar."
-Total lack of security. Outside doors are consistently broken allowing anyone access. Front desk will buzz everyone in and does not question them.
-Constant smell of cigarette and marijuana smoke in your apartment and common areas.
-More crime than what I've experience in other city apartments --multiple stabbings, building lockdowns because of an active gunman, and folks experiencing mental health crisis in the common areas.
-Management does not care to do right by their tenants.
While all of these cons are by products of city living, 3003 management is not proactive and the building is wildly deteriorating. I've lived in multiple Equity buildings in multiple cities and after this horrific experience I will never rent or recommend them again. RENT AT YOUR OWN RISK!

I’m a current tenant - we have had a rodent infestation for weeks (rats + mice) and simply trying to get pest control here to do their job has been a nightmare. The building manager refuses to connect us to anyone else on the upper management team for help.
That is on top of a total lack of security (they let anyone in, just stand by the door for 5 seconds! Security guards just hang out and chat on their phones!) So many stabbings, assaults, and random men hiding in laundry rooms or stair wells that I’m afraid to use the gym or do laundry in the evening. They won’t fix the broken courtyard tiles, which are tripping hazards, and haven’t fixed a subpar AC unit in my kitchen for literal years.
And this isn’t even to mention the management company, Equity Residential, being fined by the DC attorney general for scamming residents or being named a “nuisance building” for the lack of security.
This is a perfect example of a faceless, terrible corporation ruining something that could be really good.

If you're broke and have low standards, this place rocks!
Lived here for 2 years. I couldn't have been happier with the 2 am Fire alarms, weekly police activity, and friendly mice! I mean seriously, Just when I thought this place couldn't get any better with the lovely roach infestation!
The rent is so cheap and I never thought to question "why?"... Well, now I know why lol. It's a vintage rent-controlled complex off the metro. A lot of domestic activity happens in this area so be prepared to meet a wide assortment of drug addicts, homeless people, and if you're lucky you'll walk passed guys in ski masks hotboxing the elevators (A real treat!)
There's really nothing I love more than loiterers outside 24/7, killing 3+ massive cockroaches every time it rains, and especially trying to do my laundry only to find it sopping wet on top of the washing machine only 2 minutes after It's done (such nice neighbors!).
Do you like people coming into your apartment without your consent? Equity Residential prides itself on fostering a truly open sourced community by having maintance guys come into your apartment even if you ask them over email to come at a differnet time/day. I just love surprises!
Convinced yet? well, theres more! The elevators are usually broken a few times per month which is really thoughtful of them to encourage aerobic activities like going up 10 flights of stairs carrying my groceries! Speaking of groceries, how about that super convenient Giant under the building, huh? Well, if you can get passed the multiple armed police that patrol the store due to the insanely high crime and theft in that location, along with the bums that panhandle and harrass bystanders outside the store, then it's incredible!
3003 Van Ness also must be a really difficult name to spell or remember, considering that you will likely lose a few packages. They just recently took the door knob off of the main package room, but it really was the wild west for a bit. when you get your package notification, you better run to get it before someone else does!
Sarcasm aside: The guys at the Front desk like Steve and Malachai are all super cool and chill. And the mainenance / cleaning crew are also good guys. I have nothing bad to say about any individual employee or department. It's just a product of the circumstances. It's an old decrepit building complex that has cheap rent and low quality service.
My advice to anyone who read this long is to really assess how much you can afford and try to do your research. If an apartment looks too good to be true, it likely is!

Asia responded to my work order Mon, May 6, 2024. The neighbor above was messing with my toilet over the weekend. Caused a complete breakdown. Called 4 emergency maintenance starting at 6:30 AM until 6:00 PM Sunday, May 5th. Called 4xs because no one showed up. Had to finally resort to using the concierge bathroom facility. By 9:00 AM, Monday morning, even after, going in person, to report my miserable weekend w\o use of my toilet, I was STILL - NOT receiving maintenance attention! I, also, tried, in vain, to call both concierge AND the management office, over the weekend, and Monday morning. Found out the building phone system was down. All my misery started because of the neighbor who lives above me in Apt 311. This man does not work. I dont care his reason. Therefore, he is bored! Decided to work on his apt to update it. It has now become his life work, not only to beautify it, but, to have it the most beautiful in the community. I've complained about this man before to management -- they do nothing about it

If you HAVE to move here cool! The rent is a great price and it’s very spacious! But please weigh out your options because nothing is worth the headache.

Rosezena at the leasing center was warm and helpful. She’s attentive and knowledgeable about the building and its features. Everyone in the leasing office and front office was also nice and welcoming.
The building itself is older but charming and very well maintained and staff also seem attentive and professional. I was able to do a quick self guided tour of an apartment and building amenities.
The apartment I viewed (1 bedroom) had a large balcony available that looked out to beautiful views of the landscaping in the front of the building. The size of the apartment was the best feature in my opinion. It’s the perfect for a couple, someone who likes to cook/entertain or someone who works from home. The bright wood floors throughout were also eye catching and beautiful.
I definitely recommend visiting.
