I’ve lived here for about 4 months now and it’s been a great experience. I moved here for work from the other side of the country and chose Eliot sight unseen. Leah, a member of the leasing team, was really helpful and communicative. I had tons of questions, had to change my move in date, and other things that involved updating the lease, and Leah was very understanding through the whole process.

All of the service team members have been friendly and helpful as well. I’ve had tons of packages delivered since moving here and nothing has been lost or stolen. I feel very safe living here because there’s always a concierge screening visitors. Jose, the service manager, is especially helpful. Shortly after moving in (I didn’t know any neighbors yet) I had a large furniture item delivered and Jose insisted in helping me get the package to my apartment. I really appreciated that.

I’ve had very few maintenance issues, but when I’ve had to submit a maintenance request, the issues were handled within 24 hours each time. The service technicians Damon and Chris have always been timely and respectful when entering my apartment to do maintenance. They’re always friendly when I see them around the community as well. All of the employees here go the extra mile which has made living at Eliot on 4th fantastic.

I’ve been living in Lex for just for one month, and in this time:
1. A woman was found stabbed and bleeding in a hallway
2. Elevators are constantly down. The freight elevator is down often, causing issues for people moving in and ADA/health hazards. More than thrice, all elevators have been down. One elevator has never worked. Leasing office says it’ll be fixed in Nov but no one believes it - as they said it’ll be fixed multiple times throughout this year (which never happened)
3. It took a month to get all issues in my apartment resolved (damaged floors, cabinets, etc.). I had to frequently follow up and harass management to get simple things fixed. If you are moving in, get in writing that they will fix everything prior to moving it.
4. Common areas have been dirty/unkept
5. Fire alarms go off unnecessarily and are quite disturbing
6. The leasing staff misled me regarding building safety and elevator issues - I wouldn’t trust what they say
If you are considering moving into Lex, I’d leave this as your last choice. Management claims improvements are coming, and if they do, I’d be glad to update my review. A few of concierge staff (Jada), the location, and move in discounts are the only redeeming factors of living here. Just look at other google reviews.

After being conditionally approved for an apartment, submitting all required documents, including two pay stubs, a bank statement, social security number, and drivers license number, my application was denied because they couldn’t “verify my income and identity.” The day I was denied the apartment was posted back online for an additional $450/month more than what I would have paid. If this is how they treat people who aren’t in a lease, I can’t imagine the sketchy stuff they pull once tied to a lease with them.

Valo Apts in SW is a great apt building for anyone who’s looking to relocate. And the leasing office manger are very polite. I recommend anyone who want to move Valo is a good apt building and they have state of the art appliances.
I have lived at the Lex at Waterfront Station since late 2018. At the time, Politico Magazine actually praised the Lex and Leo, calling it an "upscale" place. Since then, this apartment complex has gone downhill, especially within the last year.

The elevators are frequently inoperative -- to the point where all three elevators were completely non-functional last night (Sept 18). One elevator has been out for months (at least June, according to my emails). Management claims that the parts were on order and would take 6-8 weeks to get here (that was over three months ago). I reached a breaking point when I saw one resident have to turn away delivery of her couch because she couldn't use the freight elevator (Sept 16).

There is also significant criminal activity in the building. Not only does management seem completely unable to evict those who engage in criminal behavior and lease violations, but they also appear to be renewing their leases, knowing full well they are trouble. Case in point, one resident has been in an eviction process for well over two years now for multiple lease violations and criminal behavior. According to court documents, this man and his companions frequently attempt to forcibly enter other residents' units in the middle of the night (Bernstein Management even confirms this in emails we acquired from them!). He attempted to enter my apartment one night -- amazingly, seemingly undeterred by the fact that he was caught on camera. He then, for reasons unknown, decided to take a fire extinguisher. I've reported him to management and to the police...the guy is still here. People like him chase away decent residents. I'm actually truly baffled at how he manages to keep renewing his lease. I am an Army veteran who flew helicopters in Iraq in 2008 and I fear for my safety more here than I did in Iraq. Let that sink in.

Which brings me to my next point -- over the past few months, management has sent several emails to residents outlining what behavior will and will not be tolerated in the building. They only serve to deter law abiding citizens from enjoying themselves. Most of us know they are completely unenforceable -- e.g., the prohibition on alcoholic beverages at the rooftop pool so prominently featured on their website (which was also closed for at least two weeks this summer due to maintenance).

I can't believe there was a time when this apartment building actually laid out pastries on Sunday morning and offered water, often with lemons like you see in fancy hotels. If the housing market weren't so expensive, I'd definitely look elsewhere. If there's a bright point, it's gathering with some of the residents at the rooftop pool and bonding over stories of poor management from BMC. Nothing brings people together like shared misery!

There was also an amazing incident in which some of the residents tried to form a union to demand better service from the management. Someone put up flyers in the elevators (back when the elevators actually worked) and management promptly removed them. Gotta love BMC!

This building CONSTANTLY has hot water problems.
You can go weeks without / very little hot water.
Check the reviews on RentCafe, this is a common occurrence in this building.
I am very grateful for my 2.5+ years at Brookand land. Naz, Angela, Lawson, Ebini, Mr. Darrell, and other staff (including the cleaning staff) have felt like home. My pup has a wonderful routine of saying good morning to Naz and the cleaning crew before going for a walk or the dog park next to the building. I'm able to leave a key at the desk for authorized dog walkers, and the front desk staff is helpful with giving me my packages.

if I ever had an issue maintenance-wise, they were timely and effective. if I needed answers soon about something, I could head down to the leasing office and ask questions.

we felt at home, taking advantage of the dog park, rooftop spaces and grills, pool, yoga studio, gym, and other game rooms.

I liked the 806 building (more modern. 805 is nice- but does have a more industrial feel) and having a balcony overlooking the metro and Basilica of the National Shrine of the Immaculate Conception. we were close to a CVS, grocery store, and some chain food options if needed. not to mention the metro is right across the street. additionally, they have monthly events for residents.

make sure to read over the entire lease- but this is true of any place! it's a great neighborhood filled with city and suburban life, and not far from downtown via metro or using a capital bike share along the MBT. Thanks, Brookland press team! - love, Snacks the therapy dog and mom :)

Terrible experience applying. Was never given an update on application and had to call multiple times to get information. Ronda stopped picking up calls. Spoke to manager and she screamed at me saying tax return documents were somehow “old”. Not worth time or energy even applying.

I have been leaving at Valo for over three years. I have a beautiful unit and very much enjoy the location. Unfortunately, the condition of the building, safety and communication from the management has been declining and reached unbearable living conditions. We were considering extending the lease prior to the most recent mass shooting incident at the building.

I know the price is lower than other building in the area, and I know BMC has a good reputation in the area - please do not rent a unit in Valo as it is simply not safe.

I had enjoyed living at Valo until security concerns began arising and then a murder occurred involving 6 individuals with multiple shots fired in one of the apartments on 9/5/23. Management had been made aware of these security concerns and potential drug dealing activity multiple times but did not act on them in an expeditious manner. I no longer feel safe in my home. When the murder occurred the building did not send any alert to shelter in your apartments and to lock the doors but rather sent an email after the fact stating it was an isolated incident and the area was secured. I came home from work to find blood all over the lobby and in the stairwells. There was no transparency from management whatsoever. BMC needs to be accountable for this horrible incident. Do not move here, it is not safe.

Communication and transparency following the shooting incident in the building has been abysmal. They provided very little update to residence besides notifying us that the elevators were out of order. This was all while the building was swarmed by police and being covered in crime scene tape, with stairwells covered in blood. Management is still refusing to answer residents questions and concerns. It is clear that Bernstein cares more about sweeping this incident under the rug than their residents safety.
I had a horrible leasing experience at Lex & Leo. The agent who gave me a tour was very clearly high when he was giving me the tour. Also, the price listed on Zillow was almost a thousand dollars incorrect from the actual price. The even more frustrating part is that I called the leasing office before my tour a leasing agent confirmed to me that the price was $2475/month for a two bed / 1 bath. However, it was not until after the tour was given and I was very interested in applying that I was told that the price was actually $3200 / month. Horrible business practices to have two forms of incorrect information and then for that number to be so drastically different than either number that was previously provided. I would never live OR recommend anyone lease with them. I also never write reviews but felt the need to warn others about my experience there.
If you want new friends, come live here. I’ve been here for two years and it’s been so fun. Super friendly and comedy shows are always the best! Could we do this like more often?? Once a month?

Front desk is nice and the lobby is always spotless clean. Love living here. But wish the pool was open longer and you could have more guests at the pool.
Apartment prices are incorrectly listed on Zillow, after calling to confirm the price it went up another $700 after the tour. Def a predatory tactic to try and corner desperate prospective tenants. On top of that the leasing agent was noticeably high while we toured, not a great experience at all.

This is the worst apartment I have ever lived in. The office staff displayed extremely poor attitudes within a month of my move-in. Every time I approached them, I felt like I had done something wrong. Don't be deceived by the appearance of the apartment; many of the amenities were unusable after moving in.

Great experience with this team. They are respond in a timely and detailed manner. Moving can sometimes be a stressful experience but the stress can be alleviated when you have a detailed oriented focused support team and 10K Staff exemplifies those qualities.

My father and I visited Valo yesterday. Josue was a godsend - he was prepared with a brochure upon my arrival. We toured several apartments that I really liked and he was able to answer all of my questions. In addition to his great personality, he was kind and very patient. Thank you!!

I went for a tour and I was told the leasing agents went for break for 2 hours and they asked me to reschedule for another day .I couldn’t see any apartment from both the Leo&alex . The maintenance team is incredibly good — they have super quick turnaround times, usually fixing any issues within a day or two. Chris has been especially great to work with the past couple weeks.
Ive lived here for a year, and the maintenance is impeccable. My request is always completed within 24 hours, done well, and my apartment is left in perfect condition. I continue to be impressed every single time.
Transparent Review - I wanted to provide an honest and comprehensive review, so I've taken my time to live here for a considerable period before sharing my thoughts. So here it goes:

Living at Brookland Press has been an absolutely incredible experience. There are so many amazing aspects about this complex that I can't help but rave about.

First and foremost, the location is absolutely unbeatable. With the metro just a short walk away and a variety of chain restaurants and a grocery store in the vicinity, convenience is truly at your doorstep. Not to mention, Brookland itself is a fantastic neighborhood, offering the perfect blend of city vibrancy and suburban tranquility. It's the ideal place for those seeking to immerse themselves in city life or transition to a more suburban setting.

One of the standout features of Brookland Press is the sense of community it fosters. I was searching for a place that felt like a true home, where I could effortlessly connect with my neighbors and make lasting friendships if I desired. The staff, including the friendly and welcoming individuals like Naz, Ebony, Angela, Craig, Webster, Mr. Darrell, Mr. King, and many more, go above and beyond to ensure that living here is an absolute pleasure. Despite the large number of residents in the complex, they make it a point to know each person by name. This intentional community atmosphere creates a warm and welcoming environment that truly sets Brookland Press apart.

Additionally, the range of floor plan options at Brookland Press is impressive. With two distinct buildings to choose from, you have a wealth of opportunities to find the perfect unit that suits your preferences and needs. The flexibility and variety in floor plans truly set this place apart.

While, like any place, there may be a few aspects that are not ideal for everyone, such as the absence of guest parking and limited hours for amenities, the non updated call box, the trash shoot door, these minor inconveniences do not detract from the overall value of this complex. Brookland Press is upfront and transparent with its residents, and I appreciate that. Before moving here, I had concerns based on some reviews I read, but I quickly realized that some individuals may be prone to complaining, while others lack a sense of understanding. It's important to find the right balance and make your own decision when considering living here, as what works for one person may not work for everyone.

If I were to envision myself renting for the rest of my life, Brookland Press would undoubtedly be my top choice. Its exceptional location, sense of community, and diverse floor plan options create an unmatched living experience that is difficult to find elsewhere.

I have lived here since Summer 2022 and enjoy the building, amenities, and its great location and views (and maintenance is great). The apartment is also nice and new. While the struggle to renew my lease is the reason this is a four star review, I want to give a shoutout to Daniel C. and Leslie in the leasing office - both of them have been super attentive and helpful during the whole process. Looking forward to another year here.

Apparently if you book a tour online there is an unwritten expectation that YOU have to call THEM to confirm your own tour? And if you show up, you'll get rudely turned away. What a great management practice. STAY AWAY.
It's a great living place they have many different types of business nearby.
I've lived here for about six months and the place is solid. It could be better, but it provides value considering what you are paying. As far as luxury, you aren't balling out living here. It's not on the same tier as Illume or some of the other Navy Yard or Wharf apartments (but you also aren't paying those prices).

The biggest problem I have with the building is that the elevators are ALWAYS down. At any given time AT LEAST one of the elevators isn't working. This is compounded by the fact that when a new person is moving that they lock the freight elevator so the person moving in can use it. This often results in 1 elevator being available for this 12 story building! I'm not saying that it's wrong to provide the elevator to the person moving in, but 1 elevator for the entire building should be a once or twice a year occurrence not an occasional nuisance.

The front room staff seem like they care. So that's a plus I've always had work orders responded to with 24 hours, so things are great on that front too. On multiple occasions staff has gone out of their way to go above and beyond to help me with a number of things, so as far as people and staff go, that's a win.

We are right next to the metro, which is a blessing and a curse. The green line is a very nice line to be on as my favorite places, gallery place and u street are a straight shot. However, because of the metro, transient people like to gather near the adjacent safeway and burger spot. Transient people existing isn't a problem, but every now and again something wild like a screaming match or a dude exposing himself occurs.

The gym is serviceable, but if you are a gymrat it won't do (luckily planet fitness right of the metro at gallery place) and is like 25 bucks a month. Also for some unknown reason only one door to the gum works so if you want to run to the bathroom or get water you have to walk a bit of a longer distance. Not a big deal, but why? Seems an easy thing to sort out.

All-in-all would recommend. If you are someone who wants THEE most luxurious spot, this ain't it. Illume and other places have it beat, but you do get some value here. It's clean, great community, fun events, affordable parking, near the metro, beautiful rooftop, great staff, granite counter tops, floor-to-ceiling windows, a really solid spot.

Just signed with Valo DC aided by the wonderful, competant, and super friendly Deysi. Important to note, this building used to be managed by someone else and now is managed by Bernstein (who get great reviews across the board). We picked and moved into an apartment sight unseen, which we have never done before. The process was fast (we had to move from NYC for a job quickly) and everyone was incredibly courteous! The apartment is a fantastic size for the price and the fixtures and amenities are amazing. I will update when we have settled in for a few months but so far, I am very impressed with the building and management.

I lived here for a year, at 8th floor I initially chose the location due to proximity to the Mall and metro, allowing me to enjoy my weekends super easy without going too far. A lot of galleries and museums, so the apartment should definitely keep some tour booklets for those!! I am glad that the apartment kept its no smoking rule tight, so I had no smoke problems during my stay. Although there is a fire station nearby, I was surprised that the location was quiet and actually safe at night to walk around, even to wharf. Seems like not a lot of people use the gym, which I loved since it is never crowded. Only problem was that the amenity room was sometimes occupied by large group but last time I saw leasing manager talking about reservation requirement so I think this will be fixed (Office is aware of it) soon.

Overall, I miss the place! I lived in studio (I would say junior 1 B since sleep space was separated by wall) miss my small living room and bed area. It was hard to find a new apartment in this cost, in mid of DC. I miss my days going to gallery when I had nothing to do, I miss working on roof top swimming pool during summer. I had to leave because I was moving out from DC but if I can come back, I think i will try to come back here, exact same room i lived
I don't know about the Apartments but trying to use the website to contact the company is impossible unless you have nothing but time and love a challenge.
I was a concierge at the 301 M property for about 6 months and I have to say that although no situation is perfect, I personally witnessed management go above and beyond for tenants. My experience at the property is that although some grievances were warranted, sometimes tenants are combative, entitled and simply unreasonable. Even going as far as threatening to leave negative google reviews (some of what you may have already read) DeVon and Keisha (management staff) always remained helpful and professional no matter the situation. Hats off to you ladies and the rest of the staff!
When there is security on the property, it is a warning. There are repeated vehicle break-ins at both Brookland Ridge and The Arbor. Majority of the time the patrol personnel are watching social media on their phones, when they are on the property. Research MPD theft reports. Both properties are listed numerous times every month.

I am in complete disbelief of the way management has handled our move out. They (Brookland Press and Greystar) are essentially unresponsive; as a tenant none of our concerns were addressed, now as a former tenant we have emailed corporate and the property multiple times over the course of months and received finally received a response in regards to our move out/security deposit refund in February.

Unfortunately, our neighbors were very loud and had a dog that barked non-stop for hours at a time, day and night. We flagged this numerous times but nothing was done to rectify the situation, so we made the decision to move.

Fast-forward three months, we are battling to get our security deposit back. They are well over the 45-day deposit return window outlined in the lease. We still have not received the check BUT we did get a screenshot that the check has been cut! A check for $40. They owe us approximately $750 for the security deposit + an additional fab that was returned. We did not receive an itemized invoice or any communications that justified the $710 discrepancy in the amount owed and the check cut. Additionally, they sent the check to the wrong address. Despite me following up three times to ensure they had our correct forwarding address.

I will never live at another Greystar property and would advise you to think twice before signing a lease with them.

I have never written a review before, but my experience warrants one. Some members of the management team here are so unprofessional it is appalling. The way I have been spoken to and treated is very upsetting, and they refuse to make right situations that they have caused. For example, a few weeks ago they randomly turned off my access to my apartment for no reason, and locked me out. Instead of admitting their mistake and going immediately to fix it (which would have been totally fine by me- I understand everybody makes mistakes), I was yelled at in the lobby of the building, and told that I would have to wait almost an hour until they were done having lunch to restore my access. This is highly inappropriate, degrading, and totally violates tenant rights. It was so bad I have considered reporting it to the city, and still might. Our concierge and maintenance teams are absolutely amazing, but my experiences with the leasing office have been beyond ridiculous.
The leasing staff is very courteous and helpful. I got my application reviewed in a very short time and was approved within a week, The building is great, and the amenities look promising.

BUYER BEWARE: The apartment is great for your first lease but they will raise your rent by a TON - in my case, 29%, and raise prices during your stay for example parking (even if you sign a CONTRACT FOR 12 MONTHS FOR A SET PRICE), trash, etc making you fill out additional forms for whatever system update they decide to do. Just go down the street for cheaper and more amenities. Other reviews are true - they pay residents to write reviews.

Front desk & maintenance staff: 5/5 by far the best thing about this apartment. Richard deserves the largest salary of anyone as he keeps the place running - always nice, knows all the residents, very helpful.

Amenities: they are fine, the gym is equivalent to that of a mid-level hotel. Other apartments definitely have more. The rooftop is really nice as are the common areas on the first floor but you will have to pay money (last I checked $175/3 hrs) to rent out the rooftop with a limit of 15 people.

Management: less than responsive most of the time. I always have to email about 4 times and then follow up in person.

Other residents/general apartment: the people who live here are always really nice. I've never had an issue with noise and love the community itself. My main gripe is feeling like the apartment is overpriced for what else is out there in DC.

The building is great, and the front desk staff are lovely, but the management office leaves a lot to be desired. Upon moving in, my roommate and I were overcharged for rent multiple months in a row -- even after flagging the issue on several occasions. Later, I had a package of significant financial value lost after it was signed for by the concierge. I emailed the concierge several times, never got any response, and had to eat the loss of several hundred dollars. Finally, upon moving out, we were again overcharged for things (such as pet rent) that had already been deducted in our last month of rent. In short, they are prone to serious mistakes, and it was always a fight to get them to acknowledge it. I expected so much more for what I was paying.

Management is very unprofessional and will bill you for their mistakes/laziness and be ruthless in how they deal with residents. I have had several negative interactions with management on several accounts and cannot wait for my lease to finish.

Luxury building does NOT equal professional management unfortunately. You pay top dollar for a nice view but when it comes to quality of life, find a company that treats you like a paying customer not one that is totally apathetic to you.
The absolute worst leasing experience I've ever had! I've been trying to lease this apartment for about a month. For some reason my application is being held up in the system and it directs me to speak to the property manager. I meet all credit and income requirements. I've been calling and leaving messages and emailing the leasing department and cannot get any help- FOR A MONTH! I was told by staff, the property manager would be in Monday. Monday, I took off of work and went to appear in person. No property manager, no leasing agent. I was told by the concierge, the manager would be in Wednesday. Today is Wednesday. I call at 9am. No property manager. She isn't expected to be in all week. I was transferred to the assistant property manager and of course, she didn't answer the phone. Then I checked the website, and the apartment I've been trying to lease is no longer available. Terrible customer service. Waste of my time.

As a frequent visitor, I’ve always experienced great customer service. The front desk is always so helpful for me; I’ve yet to have a bad experience with them. One person in particular, Darrell, is always so nice and helpful in every way. He meets me with a smile every morning when I come in and has a solution to every problem. Big kudos to him.

My two star rating is, you probably guessed: parking. It is almost as if the builders built this with no visitors in mind. There is a very small roundabout in front that holds maybe 8 cars. While there is a way to pay for that parking, they are asking for $13+ for ONE HOUR. Am I parking in downtown DC or Brookland?? Either way, this place should really consider extra guest parking. The residents here use services in which the vendors of said services need to park. Cleaning, babysitters, dog walking- these are all services being used by residents that need access to parking. I myself am a babysitter and got hit with a $250 ticket for parking in this roundabout (I’ve parked here several occasions). It’s not fair but what can one do? Hopefully they can get around to eventually.

Edit: Brookland press through the best weekly event ever. Comedy show. All the comedians were so funny, I would pick this type of event over others. Drinks and some comedy. You can’t ask for better. I would love it if it was a Friday. Other than that it was amazing. I enjoyed it!

Great place. Been living since December 2021. I love this place. The new management is great, very responsive. The residents also are friendly and great. Will be staying here longer.
Perfect location (near metro, Safeway, and the Wharf where there’s lots of bars restaurants and community events year round), great amenities (rooftop pool, not the biggest gym but clean and has most everything you need, maintenance team is quick which is a big plus), and my leasing agent Kevtante’ has been great! I needed a place to stay cuz I had just moved to the east coast and he took me as a walk-in and showed me the entire property on his lunch break. I’m grateful for him and love the newness of the complex. It’s on the more expensive side compared to other DC neighborhoods but it’s on the more affordable side compared to other complexes around the Wharf. Oh and there’s a Saturday market directly next door during the summer.

Easily the worst building that I have ever lived in, I cannot wait to move out. Renters beware. "New building" that has contestant maintenance issues (elevators out for months, amenities constantly out of service/closed). Rude and lazy leasing staff. DO NOT PARK YOUR CAR HERE. Motorcycles and bikes have been stolen from the "secure" garage that you pay $250/month for, the building staff do not cooperate with police nor review their own security tapes, though they will happily issue heavy tickets if you are unloading your car for 30 minutes. They do not care for their residents. There are many other nearby buildings that I am sure are better built and managed as it cannot be worse than the Kiley.

Thank you for the opportunity to live in 10K Hill South. The amenities were of a very high standard, thank you to Chad from the leasing office who showed me the apartments and the building, Chad was very professional, he waited for me several minutes after the end of his working day during the first meeting, I appreciate it and I would recommend him as an agent. Thanks also to the whole team of concierges who did a fantastic job. 10K Staff did everything to make me feel like at home.
I have lived here for 5+ years, so clearly I love living here. The walls are very sound-proof. I never hear anyone above, below, or beside me. The rooftop pool is always well-maintained and open longer than most pools (usually April-October) which is really nice. The gym is very clean and they recently started doing yoga classes here once a month. They do some social events (doing an ugly sweater party next Tuesday evening) but regardless of that, everyone that lives here seems very friendly. Anytime you have anything wrong with your apartment, maintenance is incredibly responsive and quick about fixing what needs to be fixed.

The management discriminates against Asian applicants, simple and straightforward.

Asian applicants are subject to additional screening requirements. Specifically, non-taxable incomes are not counted as income towards satisfying the income threshold requirement. Second, money in Paypal accounts is also not counted towards satisfying the income threshold requirement. Third, even savings in bank accounts do not account towards satisfying the income threshold requirement.

If you are Asian American, you will also be repeatedly treated as a foreigner. They will repeatedly ask you for something like F-1 visa or I-20, even after you told them multiple times that you are not an international student.

Finally, when I walked in the leasing office to try to ask for information about the apartment, the lady in the leasing office kicked me out, for the reason that she insisted that I was not a prospective tenant because I did not live there yet. She is probably one of the most unwelcoming leasing agents that I have ever seen in the DMV area.

Overall, it has been an awful experience to interact with the lady in the leasing office, and the management of this apartment in general. I would suggest that you avoid it if you are Asian/Asian American. Thank you.

Applied in July, got rejected because my document didn’t arrive on time. They said they were going to give back the reservation fee in 90 business days. Okay…that’s a pretty long waiting, but at least I can get my reservation fee back. So I waited for 90 days, then 90 business days… Nothing came. There is no phone number to call for help. Sent many emails but did not get any responses. Do I actually have to be there to have my money back? Terrible service.

We worked with Chad from the leasing office to find an apartment that would best suit our needs — and he was incredible to work with. He remembered all of the details we'd mentioned, followed up promptly, was personable and professional, and was easy to get in contact with. 10K is lucky to have him in their office! What an incredible building as well: it feels luxurious throughout, and every detail of the amenities and apartments themselves are so thoughtful.

I’m leaving a review here because they will credit you $25 of rent money if you leave a review. That being said every good review on here is probably because the people wanted to get paid. Staff here isn’t the best, management doesn’t take care of the public amenities. The grills on the roof are gross and barely work the gym is worse than a hotel gym. The front desk workers are helpful though.

I've been living here for about 3 months and Im very happy w the building.

LOCATION: The building is RIGHT NEXT TO THE METRO and a Safeway, but a couple blocks away from Navy Yard so you dont get the traffic and the noise, but still walking distance.

STAFF: Never had a problem with the staff, they are super helpful and always nice, specially Richard. There's always security in the building so its also feels safe.

APT: I have a great view of Navy Yard and spacious compared to other apartments that I've seen within the same price range. Modern kitchen, bathroom, and it was all clean when I moved in. It doesnt have a pool, it does have a gym, great rooftop that you can RSVP, and also a work station that was helpful while I was getting set up.
The apartments look good but the agency can't be reached either by email or by phone. The website crashes every time you try to access the floor plans.
There is no information about what is phase I and phase II on the website.
I am really disappointed because I liked the apartments from the pictures....

False listing price on their website. Poor leasing office management. Two changes to their original quote/offer. Very hard to get into contact with their office. Poor communication.

I toured their apartments last week and it was very nice. However, after they emailed me the quote/offer (price and Special Deal clearly written) they called me while I was applying and raised monthly rent by a fair amount saying it was "a glitch in the system." I thought fine. I will continue to apply but was unable to get into contact with their office for two days to ask about the large "administration fee" on the application on top of the application fee. They finally emailed back but did not answer the question and also removed the Special Deal they originally offered me so I drove back to the apartment to talk to them in person and was unsuccessful in working anything out. The apartment and amenities seem very nice but we were unable to work with the leasing office so I do not recommend.
I love everything about living at the Rushmore and could not recommend it enough. This is mainly thanks to the amazing staff and the excellent location. The management team Sam and Keith are so dedicated to their jobs and do an exceptional job of quickly handling all problems and communicating efficiently. The building itself is brand new (built in 2020), modern, kept clean, the residents are overall quiet, and the appliances and features are new and high-quality. The penthouse lounge and rooftop are really nice. The neighborhood is safe and friendly with a lot to do and easy access to the rest of the city. The Rushmore is located within walking distance (less than 10 minutes) to grocery stores, metro stops, and amazing restaurants. Overall, The Rushmore is an amazing place to live in DC! Thank you so much Sam for everything!

If you are moving to Navy Yard I highly recommend checking out 10k. Great staff and 24/7 resident service. Amenities are a level above any competitor in the area. Leasing agents are great and really are the ones that convinced me to move in. They were available around the clock to answer any questions and were incredibly accommodating. Remy was personally my leasing agent and I highly recommend using him if you are considering moving to 10k & One Hill South.

Took a tour of One Hill South and 10 K, the tour was conducted by one of their Senior Leasing Representatives, Remington Joyce.
The tour was exceptional, Remington did an amazing job at communicating clearly and professionally what the community has to offer.
After touring several apartment building in the area, not only the attention to detail by Remington, and the quality and elegance of the space, this is by far the place to live in the Capitol Riverfront neighborhood.

Moved here in January and so far it's been great. The location is phenomenal, people are nice. The gym could be improved dramatically, especially with better quality equipment. Space is limited, but it could use more weights and strength training equipment as well. There does seem to be some turnover in Concierge staff. The ones I met the first few weeks after I moved in were incredible, very friendly. Some are still around, but others seem to have moved on. Not sure if that's a sign of management issues or just career changes. Definitely recommend living here.
The Lex is a great location, very close to metro and different activities (The Wharf, Navy Yard, soccer stadium, etc.) I enjoy my place with access to the roof, and having a concierge for packages. Maintenance has also been very responsive. Update 9/2023: the building has gone downhill with poor management, allowing unsafe residents violating leases to stay. Some new policies have been implemented which are akin to living in a dorm room, what are we, children? No alcohol in common spaces and they can’t seem to maintain the pool properly, it was closed down multiple times over the summer.
Mice infestation in first floor or basement apartments, preventative maintenance is not a priority for this property. DCRA has came to this place for years for the same problems do not move here not worth the headache

I moved into 10K after trying a few other options throughout Alexandria and DC over the past few years. 10K has been the best option by far - the amenities and staff are all top tier, as are the finishes in the apartments. The building has fun events on a regular basis and provides a great value. Walking distance to multiple waterfront locations in Navy Yard and the Wharf and easy access to capital hill are also awesome perks.
Booked a tour online and no-one was there or even cared to explain what happened. I guess they don't want to rent.

Honest review after three months.
Pros: Great location, decent gym, modern/sleek apartments.
Cons: (and there is a lot)
- The major issues are leasing and maintenance who are both lacking seriously in their jobs. There seems to be no communication all around.
- The parking situation was a nightmare, in that we share it with the building across and no communication goes on between the two buildings. My roommate and I were fined 750 dollars and were almost towed for parking in spots leasing told us to park in that belonged to someone in the other apartment complex.
- The dryer wasn't installed properly and was leaking large amounts of water, the issue here is this wasn't addressed until three weeks after my initial and multiple maintenance tickets. Your issues feel very brushed off.
- STILL no wifi in the amenity room.
- Finally the apartment is very new and still has a ton of paint dust from when the rooms were being built, if you do sign with Kiley I highly suggest you have them clean the apartment fully before signing.

Overall: Understand that it isn't a picturesque stay here and can be unnecessarily stressful at times.
My move-in experience was very simple and seamless. The community manager, Sam, was very helpful and did a great job of welcoming me. She is also always available to answer any questions or concerns and assist with any issues. Within a couple days, I was very comfortable at The Rushmore. Living here has been very comfortable as well. The building and facilities are always kept clean and all the provided amenities (packages, gym, etc.) have made life very convenient. There's no better place to live in DC than at The Rushmore!
The leasing office and community managers make up the best apartment complex team that I have had the pleasure of working with. Move-in was a breeze, and they have answered my endless amount of questions with patience and kindness. The building is nice, and I feel very safe.
My time at 1900 Lamont Apartments was great! I loved how close it was to various restaurants and retail locations as well as the zoo! Would definitely recommend to future tenants looking for a place to stay.

The best Apartment complex in DC! The property management, maintenance staff, and cleaning staff are all incredibly kind, responsive, and go above and beyond for even the smallest tasks. Anytime I have an issue or question it is resolved almost immediately and the common areas are always clean and quiet, I would highly recommend The Rushmore!

I feel very lucky to have found the Rushmore! The apartments are modern, clean, and well lit, and it is a treat to have a washer and dryer in unit. The building itself is lovely, has great amenities, and is in an excellent, walkable location.

Plus, Samantha and the rest of the property management team are a pleasure to work with and very responsive to any needs or questions! I moved from outside of DC, and Samantha made the virtual tour and application process a breeze.
i moved in in February, and since i been here, even through the application process, was professional and accommodating. The property manager and her staff, along with the cleaning and maintenance personnel have been really dope! I am happy to have made the choice to make The Rushmore my home in the city.

I can honestly say I have never had an concern or problem with the Staff.

Soon my problem will be that I will need to eventually relocate and I am dreading when that time should come.

As someone who has lived in many buildings in DC, 10K Hill South is the best building I have lived in. The amenities are unmatched, and the location is ideal, but my favorite part of living here is the concierge service. The staff (Xavier, Kiodis, Calvin, Mira, and others) always go above and beyond to make sure any needs I have are being met. Additionally, our leasing agent (Remington Joyce) has done a great job of accommodating myself and my roommate. I highly recommend checking out 10K Hill South if you are interested in a great living experience.

I've lived in many different apartment buildings in several states. This one is by far the best from the amenities, to the cleanliness and safety/security. But what my husband and I love the most is the stellar customer service the concierge provides. They anticipate your needs and are knowledgeable about the area. Management/leasing is wonderful too, specifically Chad. I have absolutely no complaints! Highly recommend!
I have lived here since June 2019 and it has been a great experience. The location is perfect: right next to Rock Creek Park and the National Zoo, and a short walk to the center of Mt. Pleasant (farmers market, restaurants, grocery store, coffee shop). The red line is less than a 20-minute walk, and the yellow/green is a 15-minute walk. Bike share and bus stations are within a few blocks. I have really appreciated the access to the hiking and running trails in Rock Creek, and it has been a great bonus to be able to adopt a dog in a dog-friendly building. Very quiet, residential location (though walk a block away and you can hear the lions roaring at the zoo sometimes!) and feels nothing like the rest of DC, though it is all close by. There is also a good amount of parking nearby for folks with cars. My unit is spacious, sunny, and rent is reasonable for the area. The DARO management have always been helpful and I have been able to meet and get to know many wonderful neighbors.
Excellent customer service. Spacious two bedroom apartments huge walk in closets. In unit washer, dryer. 1 1/2 bathroom, balcony, carpet, central air and heat. Onsite parking. I gave it four stars because water is included as one of the utilities that you must pay.
I've been a tenant since 2017. It was great until unit repairs needed to be completed. Buildings are infested with rodents. It took over 6 months for me to find the damaged areas that had been poorly covered in the walls and floor. The rats have burrowed their paths under the carpets where they have torn through the floor board to enter the apartment units. The half bath sink clogged because of a poorly tacted pipe which wasn't allowing proper drainage. There were4 holes cut in my walls and 4months later no repairs. Now mice and rats have started traveling through my unit. They don't stay because my home is clean unless they get lost from their trail. Looking forward to moving soon.
I would not recommend staying at this location. The unit was not adequately maintained, and the fiances always had a shortage or missing payments. Please research before considering this property. Appliances are old, and the apartment had rodents because the closet was not correctly sealed. Furthermore, the window leaked during intense storms. Management is aware of all the issued; however, money is what matter, not the tenants.
We love living at Lamont Apartments. The staff is very friendly and made us feel very welcome. The building is not new but has its own character. Our apartment is fabulous, hardwood floor, high ceiling and soundproof walls, which makes it a very quiet community. Neighbors are very friendly and from all over the world. Close to shopping, restaurants and public transportation. So happy living here, I recommend it!
I lived there for a year and just moved out yesterday due to my job relocating me to New York. Literally the best living experience I've ever had. Amazing service if anything goes wrong, and not even once did they charge me unnecessary fees like other apartments in dc had in the past. The building is always sparkling clean, and no bug or any other issues. Move to 1900 Lamont!
They’re attentive here for the most part. I typically prefer dealing with Bijann as she’s a lot more amicable.

One of my biggest gripes, though, is the fact that they don’t have a one-time fee, visitor parking hang tag. It makes no sense that residents pay a one-time fee for their parking stickers, but if there’s an overnight guest with a car the guest is expected to pay $10/night. There should be a flat $20 or $25 fee that residents can opt into for an overnight visitor hang tag that is useful until the resident moves out.

Fine, sometimes - the front desk support staff and maintenance staff are all great.

Most interactions with the management office, once you've signed your lease, are poor. Communication is late or non-existent.

My car's paint was damaged in the garage due to a leaking pipe, and it took the building months to identify the problem and cordon off the affected space. We were never notified of the type of liquid that leaked on to the car, so we considered it benign. Now, the building is requiring us to go through our insurance instead of correcting the problem.
Great place to live in a great, convenient location! Management is extremely helpful as well. Thank you all so much! Highly recommend 1900 Lamont if you're looking for apartments in DC
