I am moving out soon, I loved it here as I have been living here for three years. In 2023 in mid year I started seeing roaches here which is mainly the overall reason for looking for a better place. This is not family friendly at all.

The elevators continually have urine on the walls and buttons. The building does nothing to clean it or prevent it from continuing to happen. While many have asked, the building will not install cameras in the elevator.

Believe the negative reviews. This place is BAD. Avoid it.

Pros:
Nice location and lovely views from the upper floors of the building.

Cons:
-Location. Despite being well connected with buses, there is no metro access here. If you want to go downtown, you are looking at at least a 20-30 minute bus ride (one-way).

-Noise. Wisconsin Ave is loud, even with double-paned glass. You will hear construction vehicles, buses, sirens, people with obnoxiously loud cars and motorcycles at all times of the day and night.

-Noise. The walls (and floors and ceilings) in this building are THIN and your enjoyment of your home is entirely dependent on the "good neighbor lottery." Tenant turnover in this building is very high, so even if things are quiet for a while, you will eventually get an obnoxious neighbor who does not respect quiet enjoyment.

-Noise. Even without the bad neighbors and Wisconsin Ave, this building has an ambient noise problem. You will hear loud buzzing and oscillating of equipment in the building at all hours.

-Smell. Again, the walls partitioning the different units are thin. If you neighbor smokes (tobacco or weed), you WILL smell it, and that smell will linger. That's right, this is NOT a smoke-free building (hello, it's 2020)! If your apartment is near the trash chute, you will probably smell the trash down on the bottom level (I was on the 9th floor and this was still a problem).

-Neighbors. Many of the neighbors in this building are terrible and have no respect for others living in the building. College students will throw loud parties (even during a worldwide pandemic…), people will play music that is loud enough to vibrate the walls and furniture in your apartment, and if your neighbor is having guests over, you will likely hear much of their conversation. Management seems sensitive to this kind of issue, but drags its feet when it comes to actually dealing with problematic tenants (taking over 6+ months to actually take the proper measures to get offending tenants to stop).

-Neighbors. Yes, many of the neighbors do seem to be crackheads or have some mental issues. In the weeks before I moved out of this building, there were thefts in the laundry room and people were stealing clothes.

-HVAC. When I moved in, I specifically asked how the air conditioning and heating was managed in the building (winters have been getting warmer and warmer, so not having access to AC on certain days can be a real problem during a heat wave in January). At the time, I was informed that tenants have full control over their AC and heating in their unit, but this is NOT true. AC is active May - October, and heating is active during the rest of the year. If there is a heat wave in the middle of the winter, then you will NOT be able to turn on any AC to keep things temperate or dehumidify. In addition, the availability of AC and heat will depend on the outside temperature. If building management the ambient temperature outside to be "acceptable," then the HVAC will be disabled and your unit will only blow room-temperature air. If it is 87 degrees in your apartment, but 75 and humid outside, your AC will very likely not work (good luck enjoying cooking in this environment!).

-Roaches. Yes, the building has a history of roaches. When I initially moved in, I did notice a few in my apartment, but over the 2-3 years that I lived here, the problem did diminish and I did not notice any roaches in my final year there. However, the pest control company that treats each apartment is a problem. They have no consideration for your home, and will spray the roach insecticide all over your counters and floor (I presume they do this accidentally, but they do not bother to clean up after themselves). After each roach treatment, I was forced to give the entire kitchen area of my apartment a deep cleaning just to feel comfortable walking on the floor in my apartment and using my counters for food prep (I did leave the insecticide in the cabinets, where it belongs!).

I live here now and I am extremely disappointed. For the amount of money I pay to live here they have a roach infestation. I am uncomfortable in my apartment knowing I am sharing it with roaches. My son is highly allergic to roaches and he can't play with his toys without seeing them crawling on his toys. They have pest control and the guy lazily sprays the apartment. He doesn't get the solution into the corners and doesn't spray the entire apartment. The schedule for spraying was completely stupid. They sprayed from the bottom of the building up and sprayed trash chutes 1st. They took 2 months to complete the task. Since then it has gotten so much worse. If i could give a negative stars I would! This is not a 4 star building when you have roaches!
