I live in one of the properties Satsuma manages. Lately, when I have maintenance requests they’re getting answered in a pretty timely fashion!! Kaity even convinced the owner to buy us a new dryer for our apartment. Satsuma rocks!!!
Kaity is hands down the best property manager I’ve ever worked with! She’s incredibly responsive and always goes above and beyond to address any questions or concerns. No matter the time, she always had a solution, and if she didn’t, she quickly found someone who did and got back to me immediately. Her dedication and efficiency gave me complete peace of mind—I never had to wonder if my requests would be handled because she was always on top of everything.

There was even a time when we got locked out, and Kaitlin was able to find someone to help us get back in right away, without any charge. Her professionalism and willingness to help make her a tremendous asset to the property management company. I’m so grateful to have her.

This Was My Very First Experience with Setsuma Realty and I Was Fortunate To Work with Ms. Renea Berthelot. She Made The Process very Easy and Stress-free and I couldnt be appreciative. Times when I thought things were headed in a bad direction she was always on it and already handling up on it! My Unit was everything I expected and I also really appreciate how despite whatever she had going on my texts were returned and my phone calls were answered! Dean and Gary are excellent maintenance technicians, and have been able to fix my issues quickly, usually same day if I submit the request early. They are very helpful at explaining what the issue is, and have excellent communication for when they will be arriving or need to follow up on the issue. They are fast at troubleshooting problems and getting them fixed. Overall, I've only had good experiences with them.
Mr Dean came and saved the day when we had some breaker box issues! He was the best, explained everything to me and was awesome!
Moved into a property end of August with Upper Management sight unseen. Not only am I satisfied with the house, but Upper Management has gone above & beyond to solve any issues.

I filled out an online request to view an apartment, and met all of the required criteria to do so. The auto-response email stated that they would contact me "if they would like to accept." So first red flag is that they pick and choose who they will even allow to view their properties. As of today, no one has contacted me. Frustrated with this, I went online and started reading the reviews. Yikes. Never again.

I waited for almost 15 mins and no one showed up. I called the office and it kept going to an automated system that was not helpful. If they are this late for showing, imagine how their response to maintainance might be. Very disappointed.

May I just say how wonderful and real David, Jack and all of Big Easy Management are? It may come as no surprise to some that finding serious yet fun, professional help in almost any realm in the city of New Orleans, can be a frustrating and sometimes impossible challenge. My experience with Upper Management was nothing short of disappointing. I first can’t understand the pricing of these spaces, but it’s insane. Advertised as a 2 bedroom apartment, with one closet, and is $1,360.00 monthly. Ceilings are 12ft high, but I have to pay an extra $100 to have someone help me change my air vent filter?

When I moved in, I was informed that a team had been in cleaning all morning. I found a dead roach in the kitchen cabinets and black mold in our fridge. The microwave did not work. Our front door would not close completely. Our back door’s lock was so bad, they had to put a board in front of the door for extra protection. All of the windows (save the small window in the bathroom) were nailed shut, which to me seems like a fire hazard. The vinyl on the drawers in the bathroom was peeling. The blinds were disgusting. The bathroom tub faucet had a leak. I put in a work order with about 12 things listed. For the black mold, they recommended products I could purchase to clean it myself, even though they apparently had a team in cleaning. For the door, they recommended weather strips that again, I had to purchase (after fighting with them enough about it, they bought it, but made me install it). The vinyl on the drawers was never repaired. I went 1/4 of my lease with no working microwave because the owner of the house wouldn’t approve a replacement. Virtually zero cabinet or counter space in the kitchen, all my food that didn’t go in the fridge had to go in boxes on the floor. Blinds were never cleaned. They attempted to fix the leak in the tub, but gave up after the first try. This affected my water bill every month. The air conditioning doesn’t work too well, as the house is old and poorly insulated, so this GREATLY affected my power bill, making that $250-$300 per month.

Only about a month of living there, we had an inspection done on our apartment. We hadn’t yet moved in all of our furniture, as we moved 2 hrs away from where we were prior. We didn’t have but one closet to store 2 people’s worth of clothes in. We’re working people who aren’t normally home but to eat, shower, and sleep. We took off work so they could complete their untimely inspection and we got a violation! How is that fair? The window in the living room leaked really bad. So much so that there is immense water damage around the window (one can only imagine the mold under that wall). Any time it would rain, I’d get rained on IN MY LIVING ROOM. I had to have maintenance come on 3 separate occasions to fix this leak. All they did was caulk over it. Who knows how many ways water is STILL getting in.

About a week before the end of our lease, management started having people come view our home while we were still living in it. When we viewed the apartment, it was empty, and frankly very dirty. We were assured the walls would be cleaned and painted as they were covered in dirt and crayon. I assumed we’d be shown the same courtesy, but no. I had people walking through my home at 6:15pm. I had been at work all day, and instead of being able to come home and shower and eat dinner, I had to prepare my home for random strangers to walk through it, even though my rent was paid in full, and on time. When I moved out, I bought a lot of my own cleaning supplies and had a team of my own come in and deep clean for 8+ hours. Their disposition claimed I’d left my apartment “very dirty,” and charged me for paint touch ups, which I assumed was done regardless, so I’m not sure why I’m charged for that. When we called for an explanation, Tracy fought for the disposition as though we were trying to argue over HER money. She claims that her big age trumps my father’s 51 years of life on earth, and thus makes her wiser in the ways of apartment renting, as she’s been doing it all her life. I find it unfortunate for someone so advanced to be still working and renting, but everyone is entitled to flex what they wish.
I would leave negative stars if I could. This company allows squatters and doesn’t care what it does for the safety of the neighbors who have to live next to the homes. This company refuses to do anything about the damages their squatters do to other peoples homes. They are rude and refuse to actually manage what they went into business to do, actually manage properties.
Dependable, talented , professional, resourceful. They are a team of great craftsmen. We are very satisfied with our project.

Horrible!!!! Realtor Approved the apartment for rent, waited until 5 days after and also a week before move in date to go back and unapprove it before making sure it was ran through by everyone. I transferred my lights and packed up my apartment. When I told her how last minute it was and i already set up to have lights transferred.. she said "there's nothing i can tell you" RENT FROM SOMEWHERE ELSE! PLEASE
I lived in a property managed by this company for 2.5 years. My rent was paid before the due date every month by automatic draft. Their service was absolutely horrible. I have been reading the comments of other reviewer‘s and they are spot on. There was a time that my water heater went out and I called on a Friday. The lady said she would call the owner to get permission to have the water heater repaired and she left. So for 4 days I had to boil water for myself and grandchildren to take baths and wash dishes. It was absolutely ridiculous. I had to hound them for simple services. Most of the time they never responded. Some of the work simple things like putting weatherstripping on the doors. I bought the weatherstripping myself. There were storms, particularly hurricane Ida. The fence was blown down. It took over two months to have the fence replaced. As a result because of the fence being down, there were people running through my back yard at 2 o’clock in the morning doing mischief, all around my house, they were exiting and entering through the downed fence. Very dangerous for myself and the kids. This place should not be in business. At the end of it all when I finally left, I knew based on their behavior that I needed to take pictures. So you will see some of the pictures below and they refused to give me my entire deposit back. They took $435 from me citing lies like the baseboards were not clean and the ceiling fans were not clean, all of those things were not true. I cleaned everything. I called the company and spoke with the person who did the final inspection and she said that she had pictures of all of the infractions. I asked her to send them to me and she agreed. Of course, I never saw them because she did not have them. What she did not know, is I took some before I left. Also, of note, there is a high turnover rate with employees there. Which is a sign of something is just not quite right. Please, if you are reading this, do not do business with these people, you will be very disappointed!
I already thought very little of this property management company but now I can say with confidence that you need to RUN as fast as you can from this place. Currently it is 25 degrees in New Orleans and my heat has been out since yesterday. They said they're still unable to even give me a timeline for when it will be fixed. Normally you have to hassle them non stop for them to do any small task but I thought they'd be able to differentiate with emergencies. Apparently they just genuinely could care less. Cannot wait to be breaking my lease with them! If you see the name Superior - RUN. Its a slum lords paradise.
RUN AWAY. Thieves. Awful service and dishonest. Kimberly clearly told me the cleanings never expire & made me pay upfront and now 4 months later after only 2 cleanings out of 6, she says we don’t service that area anymore and cannot refund a penny.
Throughout the entire process the Vello staff has been extremely professional and courteous. They currently manage three of my properties and have made them into a robust passive income stream. Their service has far exceeded any long-term rentals that I have had in the exact same buildings. Highly recommend.
Take the reviews to heart and do not rent from a landlord using their service. Never follow up on voicemails, never answer the phone, maintenance requests take months. I even had a full gas leak in my apartment the day I moved in after they confirmed it had been fixed. Hadn’t even been looked at. Pretty much set the tone for the rest of my experience with them.
This company is the worst I have ever dealt with. When you read the reviews with 5 stars, please note that they are almost all landlords. Superior property management does not answer the phone nor return messages. You have to literally pull teeth to get them to respond to any maintained request. Eventually you give up hope and just live with all the issues in the home.

If we didn’t do research and get our owners personal cell phone, we would of left long ago. Now, we have to text him every time I call them for maintenance. This company owner should be embarrassed over how badly his employees represent him.

I contacted PMI well over a week ago on a property. No response until I get a message to set up a viewing. 30 Minutes before viewing I get a cancel. Assuming someone else was able to see the property first, even though I was first to respond. No Respect not professional. Do not recommend!

I lived in one of their apartment complexes (Royal Eden) in Slidell, LA for 1.5 years and always paid my rent on time or early. I never gave anyone any issues. My move out date was 3/20/19 and I had no problems giving my key back to Superior. I called yesterday and asked if I had to pay any rent for March and was told that I did not and that everything has been taken care of.They said the account was closed out. I even asked the lady if a week later I would be told I owe something and she said no. Today I had a feeling that didn't sound right and decided to check the portal. When I checked it said that I owed 440 dollars. The charges were for stuff that the deposit should have taken care of. Painting the walls, cleaning doors (which were dirty with hand prints all over them when I moved in), replacing a broken blind (which was broken when I moved in), etc. They even said they had to replace the AC filter which I know is bogus because I changed it a month ago.
When I called they told me that they were taking my 750 deposit and also charging me 440. They said there was 1200 dollars worth of "damage" at the apartment. I knew for a fact there was no damage. I asked for an explanation for taking my entire 750 and was told a letter would be sent out with the explanations. The charges explained in the portal were only showing charges for the 440 though. They would not tell me over the phone what all of the charges were for and said I would just have to wait for the letter. Most of the charges I was able to see on the portal were for paint and saying that my floors were not clean. I spent days cleaning the apartment and have pictures to prove what they are saying are lies.
I heard that this company doesn't give deposits back, but to charge me 440.00 after taking my 750.00 deposit is robbery. The maintenance man that was there when I first moved in literally would only come around and use duck tape on stuff! The new maintenance guy that came in a few months before I moved out had to come in and fix things that the other maintenance man did not do or did not do properly. The apartment was not even move in ready when I got there. There were marks all over the walls that we had to clean ourselves because the maintenance man at the time did nothing. We had to clean the place up before I could even move any of my furniture in.
On top of this, the original lease said there was a dishwasher in the unit. Guess what was not there when I went to move in? A dishwasher.
They rewrote the lease and didn't even put the right address on it.
I'm writing this review to warn others before they consider moving into one of these units. Many other people have had this happen where this company creates these bogus fees and charges just to get your hard earned money to satisfy their greed. I heard from two other tenants that moved out that they did the same thing to them charging 1500 when they moved out. I would not go with this agency if I were you. Find someone else. Literally anyone will be better than this place. This company is awful and I will never recommend them to anyone I know. Do yourself a big favor and stay away!

Terry Jackson has been a great property manager to date for our small 10-unit complex in Uptown New Orleans. Online payment of monthy HOA dues is very convenient. The condo developer had the owners dropping a check off into a mailbox in Treme. PMI's payment system is much more civilized!

This company is sloppy in the marketing and with business email practicing.

They pulled a large group of peoples public registration records for their airbnb management business, then proceeded to send an email out to ~100 something people without using BCC.

When this breach of privacy was pointed out, they proceeded to send out canned responses to address concerns calling it an "Unforeseen mistake"

Careful if you go with these guys. Privacy and confidentiality is not their strong suit.
I've rented from and known Bernard since 2012, and I've had nothing but excellent experiences over the course of our relationship. UMR has been extremely responsive, courteous and professional in handling any issues I have raised.

I personally cleaned these apartments, they are top quality, worth every penny you pay for them. Secured building close to DDD.
