Been here for a year and will probably stay longer because of proximity to work.

Pros:
- nice location
- nice apartments
- some of the handymen are great and treat you well.

Cons:
- no basketball court
- gym is a bit small
- no keys
everyone should sue them! It’ crazy! inhumane attitude!

everything is old. crooked floor, terrible conditions, the supervisor doesn't do his job, but his apartment is gorgeous. periodically rusty water + water heating takes a very long time, about 5 minutes. the doors don't close because everything has a million layers of paint👎🏻👎🏻👎🏻😡

My apartment has a fantastic view! The facilities are clean and well maintained. The staff is helpful and able to get issues resolved very promptly. Close to the subway.

This apartment complex is a hidden gem, stunning views and an unwavering commitment to cleanliness and maintenance. Its convenient proximity to subways saves me valuable time. The attention to detail and the genuine care for residents make Heatherwood stand out.
Dishonest and rude management. They constantly add fake fees on lease claiming “renovations” but the building hasn’t been properly renovated in ages. Water pressure is absolutely horrible and there is no adequate hot water in apartments. Mice and roach infestation common throughout the building and the building is very used to receiving 311 and 911 complaints. More than half the machines in the laundry room don’t work and basement gets flooded every time it rains. Good luck if you decide to move here! They will take your money and ignore anything you say!

The way this company treats tenants is horrible. They have no care for anyone who lives in their buildings and no respect. Stolen packages, nonexistent/missing supers, buildings infested with vermin. And they fabricate charges and bills to keep as much of their tenants' security deposits as they can. They shouldn't be allow to manage properties. Shameful.
I’d like to personally thank Jennifer Hernandez for relentlessly helping me find an apartment for my mother. Her care and kindness showed in her professionalism and communication skills. She was very consistent and timely with her responses to any issues or questions that I’ve had. Once I found the perfect apartment, she made the entire process as easy to follow as possible. She continually updated us with new listings and was flexible with viewing times, working around our schedule.

Visited our son and daughter on law. Beautiful building full of amenities! Great location and neighborhood feel!
Gym equipment has been broken for months. In the photo attached, 1/5 treadmills have been broken since the beginning of the year. Row machine screens haven’t worked, inner thigh machine has not worked for a year, and many bikes are broken. For 3/4 of my lease, this was not addressed and we were not given any other alternative, just a false hope that there would be “temporary replacement equipment” which there never was. Now they are shutting down the gym for two weeks to fix it during the last month of my lease, eliminating the most important amenity I pay for. Myself and other residents asked if we could use other Rockrose gyms or if there were any other options and we were not helped. In fact, most of my emails to management have gone ignored.

DO NOT get an apartment in the back of the building. The leasing office conveniently didn’t tell us that starting January 2023 there would be construction 6 days a week (including Saturday) starting at 7am. They claim the windows are “triple paned” but the noise sounds like it is in our bedroom. Neither management nor the leasing office cared enough to help us out. We were told if we wanted to change apartments there would be a $1500 fee. The building being built across the street will also obstruct the view on the roof.

The screening room listed in the amenities doesn’t exist by the way. The laundry room has some machines broken and the card machine doesn’t always work.

Horrible experience & a waste of (a lot of) money

The good thing about this apartment are the doormen. They are great!!!
Sven has the best staff. In the property management office, Zara, the property coordinator, was so helpful in working with us to help coordinate our move. At one point, I walked into the office nearly daily with a question. She would take the time to walk me through every step with a smile. The same goes for Sara from property management, who is always available to help when a problem arises and was very helpful when selecting our apartment this year. I cannot forget Irina, who is very detailed and patient in leasing and who took the time to show us every apartment that we were interested in, and that is why we resigned for another year.  Many more names exist, but I thought we should start from here. I work from the amenities daily, and much time is spent in the building, so my interaction is mostly daily with the staff, and it helps get through the day.

If there’s negative stars I would give negative…..Believe me, this so called luxury building is just A LIE and a piece of TRASH when you really live there. I am so glad that I finally moved out and I am here to share my awful experience to warn others: STAY AWAY!

1. We moved in when it’s still a new building and just at the beginning 1-2 weeks, we have issues of multiple equipment in our unit. Their explanation is: even new things can have problems Eh 🙄
2. On a not rainy day, our 15th floor was flooded lol. What an amazing experience 🙄
3. Even though you pay their expensive amenity fees, you still need to pay extra for pool reservation (yes their tiny poor pool needs reservations to go in) and party room reservations. And reservation fee is also expensive. What a luxury building!
4. Our elevators has issues at least twice in past one year and people got stuck inside. Very dangerous! And they never apologized!
5. They never informed us ahead of window cleaning and I was scared to death when I was in bed and saw someone outside my window! Imagine if I was naked!
6. There’s a strong odor of the refuse room in the hallway of 16th floor and they never really solve it even though we have complained about it so many times. That’s why I call the building TRASH. It just smells like it!
7. They don’t allow us to control AC and set limits for temperature. Ridiculous because units facing north and south can be very different! We are facing north and we are freezing in winter and they don’t allow us to turn the heat upper. We have to buy a heater so we won’t get cold. What a luxury building haha🙄 But they often switch AC between cold and heat frequently to save energy when there’s a small temporary change in temperature. I mean, it’s not energy efficient at all and really bothering!
8. Their washer and dryer is “energy saving “ so they are extremely time consuming and low efficient. It would take a whole day for you to watch clothes and might eventually find them wet.
9. We informed them of move out inspections and they told us that they would do it tomorrow. Then guess what? They have no response for more than one week! And now our lease has already expired, they never send us any update on our deposit and inspection result! Wow so you think you guys can ignore us as we already moved out?
10. Here’s something I heard from past residents. They have strict policies about damages can can lead to deduction of your deposit, even those normal tears and wears! They want you to return the room to the status before you live. I mean, how’s that possible to have no sign of living? And as you guys are luxury, why can’t you just repair those normal tears and wears yourself? I haven’t got my inspection report yet, will keep updated.
11. They dramatically raise your rent fee in their renew lease. They raise 700/month for our 1b for 12 month lease. I mean , don’t they suppose to get some deals for old residents? Maybe they just need quick money and don’t care about keeping their residents.
12. Another thing, they charge you $50 for lock out. They will earn 50 just by opening the door for you. I guess they are just crazy about money and want to make the building so luxury and expensive 🙄🙄

Please carefully read my review before you decide to move in. Don’t waste your money on this trash building. They offer referral bonus to residents so be careful when some current residents try to sell this building to you!
I’m sick of paying for amenities like the pool and having the be id, wear a wristband and have a security guard walking around the pool every 30min. They made it so uncomfortable and strict that is not even fun anymore. Hours keep getting more and more restricted too every year.

It’s a nice building and building employees are nice but management is running it

It's a pity that they don't care how the damaged property affects your life living there.
I moved in in January this year, but the glass of main window cracked just the second month. Yes, the kind of huge crack from top to bottom, which looks quite scary and unsafe. I reported this problem immediately but, see, it's already over half a year and they still had NOT fixed or replaced it.
To be honest, I have never lived in an apartment building with so perfunctory an attitude and irresponsible property management. I did not pay the rent for you to just pay lip service for the tenants.
If there is still no action these days, I am ready to appeal to the government department. It seems a better choice for a mighty third party to intervene in this matter.

I had initially given Heatherwood Management a 1-star review due to a lost check situation that had left me frustrated. However, I am pleased to update my review to 4 stars based on their professional and prompt handling of the issue.

Upon discovering the lost check, I was pleasantly surprised by Heatherwood Management's proactive approach. They swiftly initiated an investigation and even considered ordering security footage to aid in resolving the matter. This level of diligence and dedication to finding a solution truly impressed me.

The solution they ultimately presented left me satisfied and relieved. It's evident that they take matters like these seriously, and their commitment to resolving it swiftly was impeccable. While the initial hiccup was disappointing, their subsequent actions have restored my confidence in their management. I appreciate their efforts and willingness to go the extra mile. Kudos to Heatherwood Management for turning a negative experience into a positive one.

I had an absolutely horrendous experience living at Tower 28 in Long Island City. On my last day of living there, I entrusted the front desk with $200 to be given to the cleaners for the next day's cleaning. Little did I know, this simple task turned into a nightmare that highlighted the complete lack of security and trustworthiness of the front desk staff.

When the cleaners arrived, the front desk attendant had said they couldn't find my envelope that was supposed to be securely stored away. They called the front desk person I gave the envelope to from the previous day, and they claimed they had put it in a drawer, but this seemed more like an excuse to cover up their negligence or, worse, someone's dishonesty. The fact that someone within the building could easily pickpocket $200 from a tenant is beyond unacceptable and paints a disheartening picture of the kind of people they employ.

I immediately rushed back to Long Island City from the City to to talk to the doorman, who promised to pass on my information to management. However, it has been two long and infuriating days, and I haven't heard a single word from them. This level of disregard and indifference towards their residents' concerns is appalling.

Trusting the front desk to handle basic tasks like delivering money to the cleaners should be a normal routine, but the lack of accountability and security in this building makes it impossible to do so. If you value your peace of mind and want to ensure your security, I strongly urge you to reconsider living in this building.

My experience at Tower 28 has left me feeling violated, taken advantage of, and completely disillusioned with their management and staff. The fact that they allow such incidents to occur without taking immediate action shows a complete disregard for their residents' well-being.

In conclusion, I caution anyone considering living at Tower 28 to think twice before putting your trust and security in the hands of this establishment. Your hard-earned money and personal belongings are at risk, and it's clear that Tower 28 does not take the safety and concerns of its residents seriously. Look elsewhere for a place that values its residents and ensures their security and well-being.
The ARC has the friendliest front desk team (shout out to T, Sean and Mike!), prompt/amazing maintenance crew, unbeatable amenities - these factors were what made my stay at the ARC exceptional. Candidly though, the ARC is located is not exactly the most desirable neighborhood - it is close to 2 homeless shelters with not many food options and my partner’s car window got smashed. However, the more affordable rent relative to other luxury buildings in LIC makes the location slightly bearable.

Some hiccups with the refund of the security deposit, but I’ve provided some feedback for Management to work on going forward, and the issue has since been rectified.
This company is an absolute nightmare do not rent here. Upon my lease ending my inspection was slated to be passed as good. “ the super even stated that it looks like I didn’t live there” Now a month later I received an e-mail water bill I emailed to check because I left company with a negative balance. I now am told that I owe due to damages to floor. Intact. I have pictures of floor with scratches upon my moving in apartment. I am thankful that I have pictures and access to legal assistance.

Additionally, why do a walk through and state inspection is good then try to charge? Legally this is the purpose of a walk through. Skimming through the public reviews I see they either charging for keys that actually were turned in and or month later finding things to charge after an already passed inspection. See my God is good my God is powerful.

Lastly, as documented while living here I was discriminated against, harassed became sick. But like I said my God is good.
I bought a new car, not thinking where I'm gonna park. Heidi helped me to find a tandem spot for both of my cars, mines and family. She gave me a list and locations of a opened spaces. My garage was full. no tandem spots available. Luckily the next day one opened up. My rent was up-to-date. I gave her all documents that were needed. It was blessing to get a spot in the garage i'm currently parked in. She was understanding very kind. Have a beautiful smile, very helpful and pleasant. She returns calls. Her colleague Joseph. Updated the key Fob and correcting information. He also was very pleasant. and patient. The both of them exceeded my expectations. I want to thank the both of you. Now I can sleep at nite not worrying about the car theives. You're a Truly an asset to LeFrak City. Great work.👍
I've been living in The Washington over 20 years. We have a non existent super and the management doesn't respond. Leyden Nera and Joe Rooney don't care bout our stolen packages or how filthy the bldg is. My next stop is to the media.
Gary was great and very helpful over the phone and in person after meeting him was even better!The leasing manager gave us a great tour and me and my friend were able to lease a great 2 bedroom apartment with all their help. Highly recommended

I loved living here because of the convenience of public transportations and local businesses. Two stars for the thoughtful building designs and peacefulness. The other missing stars are strictly against the handyman Chris for always nagging about how miserable his life is working in this building and how he should be compensated. Always hinting for tips or suggesting to do something for his fees. I do not trust this person if I were to authorize entry to my apartment after losing cash while I was gone the first month I moved here. Writing this now because I no longer live here. Be aware everyone.
Love living at LINC. Been here for ~2 years now. Front door staff is incredibly kind, the gym is well-maintained and comparable to a commercial gym in terms of equipment. Maintenance staff are incredibly fast and kind. Incredibly well-run and well-maintained building.
I have lived at LINC for almost 6 years now and honestly it’s by far the best place I have ever resided in.
The proximity to transportation and how quickly I can get to the city is amazing.
The staff are all incredibly responsive and super nice. They really know how to make me feel at home.
The building is well kept and clean which speaks volumes about the building manager and the crew that work here. Although the building is a bit older than most in the area, it has held up pretty well it think. Upgrades to the appliances and cabinetry would be nice to keep up with the newer buildings in the area. Also, like most buildings, the ACs are PTAC units which are nice and powerful…but a little loud. I’d say its probably just an age issue as I can imagine the use over the course of several years, new ones would be great. The gym is fabulous and incredibly spacious, though the equipment is showing it’s age so new stuff would be great. The lounges are always clean and well organized, perfect for hanging out with a friend and they have great natural lighting.

Aside from the minor improvements I’ve mentioned, this place in fantastic and worth checking out.

I’m incredibly happy here and I look forward to continuing my tenancy for years to come.

I never post reviews on google but this place really deserves a 0. First and foremost, the leasing rep and all management staff were horrible to deal with. STAY AWAY at all costs.
My wife and I were considering moving out of our apartment in midtown in a similar building so we decided to take a look at apartments at this building, and liked a 1 bed they had available. My wife confirmed a time with the rep and when we showed up, she said that we were never confirmed when we clearly had text confirmation from her. In the end, said she’ll see us but made us wait 30 minutes. We ended up liking the apartment and submitted an application, and even paid a “refundable” $500 hold deposit to make sure that no one else can submit an application to lock the apartment up for 72 hours until we get approved. We submitted substantial tax returns and showed assets which should easily qualify us for an apartment 2 times the rent, and after constant follow up every day and getting more documentation that they requested, I had to call her at 4pm on a Friday, the end of our 72 hour to be told that we need a guarantor and instead of telling me why we were denied, she was recommending 3rd party companies to use as a guarantor. She also followed that by saying that we have 2 options: either get all guarantor information in by the end of that day, or withdraw our applicant and resubmit with all guarantor info (having to pay the $40 application fee again), and if we didn’t do either, we’d forfeit our $500 deposit which we were told all along was refunded if we didn’t get approved for any reason. Since then, I emailed and called everyday for a legitimate reason as to why we were denied and I did not hear back. I will be filing a complaint with the department of state and hope everyone STAYS AWAY.
I had a wonderful two-year stay at ARC, and I would like to express my praise for it. The facilities in this apartment were maintained excellently, and the staff, such as T, Shawn, and Mike, were not only friendly but also responsible. The layout of the apartment was spacious and comfortable, allowing for a pleasant living experience. Additionally, the elevator conveniently connected directly to the parking lot. Even my dog loved this place! All these aspects combined made my stay a truly memorable and delightful experience.

Really loved living here and the amenities were amazing! From the gym to the sauna always somewhere to go. The building always has some great events going on for different occasions. Shoutout to Christine for being very helpful and making living here a great experience.
We will be new tenants soon and highly recommend the apartment based on what we’ve seen so far. Everyone from Shaun, Harold, and Liz made the application process a breeze. Looking forward to our move in and will post updates here!
Linc is a really good apartment with professional management in NYC. The staff always made me feel at home. The leasing staff was very forthcoming about the construction at move-in, and since more of the elevators have all been up and running, I haven't really experienced any inconvenience.
I want the world to know Joseph Gilles is a great leasing agent and his office is in LEFRAK CITY, Corona Queens. He is so patient and understanding in how to relate to people who are looking for an apartment.
He will walk you through the entire process step by step. He is so passionate about what you want. He listens and is honest about things, something we need when it comes to leasing agent's.

We moved to Townhouse on the recommendation of friends who already lived there. They had a few new construction issues upon initial move in that were taken care of and they had just renewed their lease when they encouraged us to consider it. I just love living here! Big space for reasonable rent, incredible views, and the staff are all very nice and helpful! My bathroom was clogged and 2 outlets got no power, I submitted a work order and the maintenance guys came and fixed everything immediately! Big thumbs up.
The doormen and staff are the best! Really well run building with great amenities and the people working here are really genuine and good hearted folks. new gym is amazing!

Great amenities, amazing views. I love living here because of how interactive the staff are of making sure that we are happy. The location is great because it’s conveniently above 5 major subway lines, and I can get to almost anywhere I want to with just one train! Probably my best living situation i’ve ever lived in.

I also love how the building management team plans organize interactive events (mixers, paint nights, etc.) to help introduce other people into the buildings and have fun!

Not sure if other residents have experienced this issue. I got locked out from my apartment (as of today) FIVE TIMES since I moved in last year (08/2022). The card reader reads the building access card (display green lights), but the door DOES NOT OPEN. I put down several repair requests, but the problem is still not fixed. You might ask how I got in: keep tapping the card, knocking around the e-lock, and pulling the handle. You better start praying while knocking on that door, and ask God to have electronic signals start communicating with the lock.

I had the pleasure of working with Christine at Tower28 and I must say, she is an absolute gem. She made the leasing process so easy and stress-free for me. The building is located in one of the most vibrant and diverse neighborhoods in NYC, Long Island City. The apartment itself is gorgeous with top-of-the-line finishes and breathtaking views of the city. The amenities are also incredible, especially the rooftop lounge and pool. I highly recommend this building and Christine as a leasing agent!

I recently moved into Tower28 and couldn't be happier with my decision. Christine, the leasing agent, was extremely helpful throughout the entire process and made me feel at ease. The apartment itself is spacious and modern, with stunning views of the city skyline. The amenities are also top-notch. I highly recommend this building!
I’ve just recently moved into the building, and it was one of the easiest and most efficient processes I have experienced. Management was timely and responsive to all my questions. They were also extremely flexible with move-in and appointments for multiple apartment showings.

Laura, the leasing agent, was so friendly and my family loved her. We are very picky about apartments, but, unlike most agents in NYC, Laura was genuinely happy to take our feedback and went above and beyond what was required of her to find us apartments that suited our needs. We are ultimately very satisfied with the experience and our apartment - it is new, spacious, and has amazing views of Manhattan.
Absolutely obsessed with the smart windows in this building. The amount of daylight without using blinds is a game changer and definitely a reason I will be renewing my lease. It’s a unique feature to this building along with the amenities that it offers. There are private gym classes that are included with your amenity membership, the staff is so welcoming and nice. The community of people living here is so warming - it makes it so easy to make friends with their monthly resident mixers. This is the definition of a luxury building.
From social monthly resident events to rigorous and challenging group fitness classes, Sven has this “community” feel that I didn’t think was possible to find in New York City. "Safety first, last, and always" is exemplified and ensured by our front desk staff, to the highest degree; As a young, female professional who lives independently, I am fortunate to live in a building like Sven where I feel comfortable, safe, and welcome, all the time. The attached photos of my view are just the ‘cherry on top.’ So thankful I decided to live here, as I am certain this is going to be my home for a long time to come.
I have only good things to say about this building. The staff here are incredible. I have very few issues but if any arise they get taken care of very quickly. Would highly recommend!

This building has gone downhill.
Been here for several years. A pipe burst in our apartment and we had to endure a full year of paint fumes on the area they repaired. No

We had a next door neighbor who played loud bass into 3 am and management did basically nothing to stop them. Had to confront the neighbor leading to a really bad living situation.

Non-stop painting and toxic fumes. Why is there ongoing painting every day?!

Management does not communicate painting work. Beware if you have kids and pets or if fumes bother you. The apartment ventilation is non existent.

The only positive thing here is the front desk staff. That's what the one star is for.
****WARNING******* This is a long post. I am only providing this feedback because I wish someone had told my husband and I prior to us renting here and having to move again after one year.

My husband and I just moved out after living there for a year. We were attracted to the complex because of the large living area and the floor plan. This was the worst decision we could have made. We had multiple issues that caused us to live. First of all we rented the corner unit right by the main street. 4541 11th. I have never in my life lived in a townhouse that was so poorly insulated in reference to sound or energy. We could literally hear everything outside and over top of us. The windows would shake anytime someone drove by with loud music. The upstairs neighbors were the worst. Their kids would run over top of our bedroom everyday. It was unbearable. We complained to management but of course nothing happened. The windows were also very drafty. We would get monthly energy bills for over $600 and that was with us keeping the temperature at 69 degrees. We had constant water leaks in the basement from outside whenever it would rain. They stated it was due to the sewer over flowing. Finally, the Hello Package room where you receive deliveries was a mess. It is a great concept but it doesn't work. Delivery men would not leave packages in the room because they did not have the code to get into the gate. When packages were left in the room you could never find them. Packages were laid out everywhere. This was truly a lesson learned. I look and read many reviews now prior to making any huge decisions such as living quarters. I pray this helps someone else.
Living at Sven for a few month made me realize that living in a (claim to be) eco friendly/green building actually means the residents need to take risks and costs. 1. The AC control panel is a joke. It doesn’t actually adjust the room temperature. Living in the city for a few years, I never thought that I needed to invest in a cooler/heater, but it’s a MUST for this building. 2. The greenest thing in this building must be the shower water. It only takes a few time to dye your bathroom wall green. Yes, even the vapor is super green! :)

This building has so many problems.

BUT I really really like the concierge and technicians. The technicians team is super responsive. Monique and Mario they are always so helpful and friendly. They deserve five stars. I guess three stars is a even.
Lived here for a little over a year, had a great time and was super happy to call ARC home! The only paid amenity is the seasonal rooftop pool and gym. The gym is decent, if you need more commercial equipment there's a local gym across the street. The lounge area is great. Rooftop has grills and despite the building only being 10 stories you're still able to catch a decent skyline view. Jerry the resident manager/super runs a tight ship and for the most part the building is run really well which is hard to come by in any NYC building, any maintenance ticket I put in was usually resolved within a day or so. Front desk are all super personable and welcoming. Management/leasing was also pretty responsive with any issues. Free resident events every month was a big value add to the experience, one of the better events they did was a comedy show with shake shack + drinks! I would have renewed for 2 more years, but a deal too good to pass came up.

Debbie (leasing) and Mark (superintendent) were incredible! Debbie was extremely responsive and was respectful of my choice throughout the process.

And ever since I've moved, Mark has been really helpful with my move-in and been attentive to every maintenance request I've been making. Super quick and diligent.

Area is also quiet and away from any train tracks which is great. Elevators are almost never busy. Residents are all respectful too! Only rave reviews so far.
I was attracted to the apartment layouts and common backyard, but then I spoke with some tenants and held off on considering. Negative feedback included (i) time delays to complete requested repairs and (ii) rat issues driven by trash vestibules right outside each front door.
My fiancé and I have been living at the Marseilles building. Management will not care about your safety and well being. We have been harassed since January 2022 by our next door neighbor. We have provided proof of this harassment and even had to make a police report. The harassment continues til’ this day! We have made complaints to Management via calls and numerous emails. No one answers our emails. Our neighbor has grown embolden to keep up with the harassment banging on our wall and door overnight and throughout the day in addition to verbal abuse and derogatory language. We cannot live like this. We have asked for a transfer or a release of our lease but they want to hold us responsible for all fees. We are not in breach of contract we are just trying to keep ourselves protected. However, the management has failed us. There has been no consequence for our neighbor. We are now faced to leave the premises at our own cost. The neighbor has received no consequence. Please avoid this place. Do not give your money to this money hungry company. They will not protect you. We have not been at peace here. Avoid this company!!! Don’t try your luck and end up living next to a dangerous person.
ROACH INFESTATION AND I RECEIVED MY APARTMENT IN VERY BAD CONDITION BUT I HAD TO TAKE IT BECAUSE I NEVER SEEN THE UNIT BEFORE SIGNING THE LEASE . I COULDNT BELIEVE THE CONDITIONS THEY GAVE ME THE APARTMENT NOTHING WAS CLEANED AND TOOK ME 4 days to clean and bomb this apartment but roaches keeps coming back and my apartment is spotless I won’t recommend it .

Updated: After 7 AC repairs in less than one year, I have no confidence it will ever really be fixed... they just keep passing around broken ones rather than replace with new. Sort these reviews by the newest and you'll see they have been going downhill. For me, it's the parking arrangements that detract from this place. Abandoned cars in the garage, the gates to exits breakdown creating hours of traffic. No one takes accountability to solve parking issues outside of regular office hours. If you need to park while living here, understand it's not a great operation.
I was in this area for a bbq with friends. Nice complex a large back area for bbq, socializing or just basking in the sun. Nice area overall.
Been living at Kings & Queens properties for almost ten years now & I can’t really say anything positive about their management practices. A few months back my miserable 70 year old upstairs neighbor Beverly Lovell completely flooded her bathroom: she apparently plugged her bathroom sink, turned the water on & went to her bedroom and fell asleep. It was the middle of the day and I was on a conference call with my boss in my living-room when I hear water trickling in the bathroom. Since I was in the middle of an important work call I disregarded for the moment until the trickle turned into more of a steady gushing sound (which really grabbed my attention). I told my boss I would call her back and hung up the phone to go check my bathroom. As I push-open the bathroom door, my entire arm is immediately soaked in brown/yellowish water gushing down from several points in the ceiling. My first gut instinct was to grab a towel and hold it up to the water. It very quickly became apparent that this wasn’t going to work as the water did not “stop” gushing (and I couldn’t just stand there forever holding my arms up to combat the unending water leak). The ceiling was also leaking from multiple points (big bubbles forming underneath the bulging latex paint on the walls). I then grabbed a broomstick and started pounding the ceiling in the bathroom & bedroom in a desperate attempt to rouse the elderly woman upstairs from her slumber (to no avail). At this point I admittedly was starting to panic a bit. The flow of water was only increasing, and I have several valuable items in my apartment that could very well have been damaged if the leak wasn’t resolved. I decided to quickly run down to the super’s apartment to notify him & of-course he just happened NOT to be at-home. His son(?) answered the door and sent him a message so that he could go upstairs and figure-out where the leak was coming from. About 15 minutes later he came to my apartment after he was able to make contact with upstairs neighbor & kill the leak. Needless to say, my entire bathroom was covered in yellow/brown water that leaked out of the ceiling & was leaking all into my medicine cabinet & under sink storage. A total mess that I now had to resolve myself “thanks upstairs neighbor Beverly Lovell”. And NO she did not bother to compensate me for my losses (about $100 in damaged bathroom items), she didn’t even bother to simply verbally apologize. Such a nasty old woman (something I don’t say lightly as I generally have a respect for the elderly). This woman is THE nightmare neighbor from hell… So my kitchen & bathroom were both flooded (after the super stopped the leak upstairs, he came by to quickly mop the mess) - - however, the walls were SOAKED and after he left my apartment, the water was still leaking… it started to leak-out from underneath my fridge in the kitchen. I cleaned up any remaining messes myself (didn’t want to continue pestering the hapless super).
After reading all the negative reviews here I just assume Kings & Queens will blame me for the damages and try to steal my deposit money too (even though my upstairs neighbor is 110% responsible). My advice to anyone thinking about signing a lease with Kings & Queens is to SKIP IT! Renter-Be-Very-Aware!!! They constantly are trying to pass MCI costs on to their tenants (most of which the tenants aren’t even aware of until the courts deny the managements attempts to pass-on the expense > we get the subsequent letter in the mail stating that the request was DENIED). I’ve received several of these notifications in the mail > gotta give Kings & Queens credit for never missing an opportunity to squeeze their tenants for money - - what I call “Persistent Greed” 🤦🏽‍♂️.
Also - ZERO PRIVACY in their buildings (I’ve lived at both the The Citadel & The Georgetown) - - and both of these buildings you would have to endure all of your neighbor’s guitar playing, piano lessons, farting, screaming toddler, children doing gymnastics inside the apartments, big loud barking dogs, stomping feet and so-on, and so-on… *sigh

I typically do not write negative reviews but this is the first time I have experienced this just trying to inquire about an apartment for a luxury building.

I had reached out a couple of weeks ago to schedule a tour but had to cancel due to personal reasons. I tried again this week and was kindly informed there was no availability but to visit the building as soon as possible. Both experiences encouraged a visit to the building.

Recently, there was a one bedroom available so I reached out again to schedule a tour. The agent (Renee) reached out and asked for my interest (which is a one bedroom) but deferred me to studios instead. When I asked about the available 1 BR, she just told me it was available but there was a lot of interest (potential application this weekend) and I couldn’t view building amenities until an application was received.

My takeaways are:
1) I'm not encourage to apply/view even if no one has placed an application yet for the apt because I expressed interest late
2) I got dismissed for what I was looking for even though I clearly stated what I wanted
3) There is nowhere on the website where it states I can't view the building amenities without submitting an application first

I viewed high interest luxury apts in the past and was always allowed a viewing and encouraged to apply even if there are a high volume of applicants. If I could not view due to the apt being occupied, that was clearly communicated to me. It's normal to ask to view the building before considering living in it. It seems like I can't even come to tour this building without having to speak to the right agent even though I am always told to schedule a tour which has been difficult to do.

My final takeaway is I should not be applying to/inquiring about the building unless it fits the interests of the leasing agents as my own criteria do not matter.

I lived here for a year. I can say that the staff here have a very bad attitude and are racist. I'll complain about them.
There are so many great things about this apartment building that I have to mention about: Professional management, fast and careful maintenance service, friendly, enthusiastic staffs who truly care about what they do. They are the core of this building that makes the tenants’ lives, including mine, so pleasant and comfortable.

Even though the building was built in 2014, I still think the lobby looks great with sleek design and is always very well-cleaned.
Elevators are always fast. Nice roof-deck with amazing Manhattan skyline view and no reservations needed. Had such fun, relaxing time hosting BBQ parties here. Also, spacious and fully equipped gym with no amenities fee!!

I and my boyfriend moved in here after Linc just thoroughly renovated most of their units so I hardly see any aging sign. I think Linc is by no mean less competitive than other newly developed apartment buildings in LIC. We’re very satisfied having a home here.
Moved in at the end of May and everything has been amazing so far. Very nice and brand new building with amenities that couldn’t be found in other buildings in LIC. Apartments are beautifully appointed and my unit has a spectacular view. Front desk team was all star and extremely helpful. My move-in process was easy and smooth. Management team was very professional and prompt in communicating. Very glad to join the community and hope to make Sven home for the next couple of years.

She is the 1st step towards a client moving into the building. Well, it goes on to say a lot about the building itself. The staff need to have a more accommodating tone and manners.

For the most part Im really satisfied with the spaces of the house. This is somewhat different than what I used to rent before and I love living here. Neighbor’s are wonderful and the guy Isa, even though he’s the only one can take care of townhouse complains and fixation, he responds well and handles pretty good.

Toured this building in Spring, 2021. The apartment I saw seemed nice with a nest thermostat and a walk in closet, but also felt slightly small for the price. The gym is at the top of the building with great views, but they may charge an amenity fee for it at some point if they don't already. I strongly considered living here, but the building allows smoking within units (maybe you can't smell it but I wouldn't want to be trapped in a lease breathing my neighbor's smoke) and there is construction across the street (not sure if you can hear it or not, though), so it wasn't quite worth it in my case. The leasing staff was very friendly and helpful.

One of the better apartment buildings I've lived in. The front desk staff are helpful and the management office is reasonably responsive. The building is conveniently located near the Court Square subway station, which provides quick access to Manhattan, Brooklyn, and LGA/JFK airports.

Update: After 2 days, they fixed my door and it's good now, so I add one more star. I think overall the apartment let me feel comfortable and the location is pretty good. Gym and roof deck are nice and new btw. Handyman are friendly as well.

Nice apartment but their virtual system is not working. I am a new resident and some of my package could not arrive before I move in. The Amazon driver told me that no one would open the door for them, though the resident manager told me that my package could arrive one day before I move in. I called the Rockrose and they told me to ask the driver to put the packages at Hayden, but the driver told me that Hayden refused to receive the package.
After I moved in, my door key (card) was not functioned. They fixed it the next day and it was broken one day after again. I was left outside of my apartment at night for 1 hour until the handyman found someone using a key to let me in. I still cannot use the key to access my apartment the next day and I am trapped in my apartment because of this. The resident manager came to check the door this morning and promised that it would be fixed before afternoon, but it's 1:20 pm now and no one shows up.
There will be no staff in the building after midnight and I do not know what to do if this happens again after the staff has left. They do not want to give me a key instead of the card.

Hope this helps someone who considers to choose this apartment.

High-quality and quiet apartment to live, though it costs a price.
The status or lack of fixing the basement amenities is unacceptable and the fact that you are using the corona virus to limit usage of amenities unless we pay you should be illegal. As a health care expert your reasoning is false and ridiculus. We know it is a money grab to not allow guests and combined with no basement amenities what are you offering us to stay here when other building have all sorts of ameniities open with no restrictions.

I also know the building will be defensive in their response to my feedback making excuses to why the basement isnt yet fixed. It isn't our problem. They haven't offered anything in return for the lack of amenities, my rent is still the same without the same level of service. They also won't address the fact that we can't have any guest over due to "covid" unless we pay them $700 to rent the space for 50 guests. That doesn't sound like NYS covid resteiction policy to me. They have made up their own rules which have nothing to do with safety.

I was happy with the building and the staff, but the management Rose Associates are despicable. Avoid at all costs. I had to leave before my lease ended, they wouldn't let me break the lease so I kept paying. Wasted thousands of dollars on that. But that's what I signed up for, so be it. Before I left I paid professional cleaning crew to clean the place and 6 months later when my lease was finally over, they deducted $300 from my deposit for cleaning. They have no shame. I spent $15000 paying their empty apartment while they had it on the market. And they are charging me $300 for cleaning an apartment that was already cleaned by professional crew!? Outrageous.

The WATERMARK boutique apartment complex in LIC is a recently renovated 27 tower building. Situated in a trendy booming area of New York the Apts comprise a young ,fun ,Covid Safe community.

The many features: state of the art gym ,pet friendly , well maintained newly appointed units offer a Covid -tolerant lifestyle.

I recently moved there and am very happy with my unit which looks out upon a Manhattan urban skyline.
If you have to stay cooped up in quarantine do it here. There’s lots of great take out eateries in the area . It’s a fun friendly environment!!!
I recently renewed my lease. Security guys, service team and the management handling every situation very well. Neighbors are so nice and kind.

N&W train running right next to the apt which makes easier to access to Manhattan.

Amenities and the size of the unit in this apt is better than most of the apartments.

Every time I come into the lobby, it feels like I got home and everything makes me comfortable.

UPDATE (12/2018): Updating my review from 2 to 4 stars for now. A lot of maintenance issues have been worked out and the garage is now available. Only rarely do I still get cigarette smoke in my apartment; I guess some tenants must have moved out or stopped smoking (good - and hope it stays that way). Only thing that still annoys me is how long it sometimes takes for the water to get hot.

Pros: Very nice spacious and modern apartments. Great location near subway. Super-quiet. Secure. Friendly and helpful doormen.
Cons: On-site management not very responsive. Not a smoke-free community - residents do smoke IN their apartments (and the cigarette smoke as well as food odors come into the other apartments through vents). Lots of maintenance issues with water/electricity/AC (regular water shutoffs and leaks; water pressure is ridiculous). Leasing office a small room in the basement.

I currently live in this building. I moved here in May 2017. I LOVE THIS BUILDING! Yes it's pricey, but you have everything you need within walking distance. The staff here is amazing, and although the place accepts pets it NEVER smells like pets live here. Also I here nothing once I'm in my apartment. It's awesome. I love it. I'm definitely renewing my lease next year.

The terrible construction noise such as drilling in the morning starting around 7 am has been a big issue that never get solved. Before we sign the lease, we are told that the all the constructions under the 10th floor are done and the remaining work on upper floors should not a concern. Apparently, this is not the case now. There are tons of complaints and guarantees for improvement back and forth, nothing has changed by any chance! None of the residents get too much sleep since moving in.
