I don’t live here but I highly recommend this apartment! Lexi at the front office was so helpful and has went above and beyond to help my husband and I. I’m not even exaggerating when I say that this is the best apartment complex I’ve ever laid my eyes on. If you’re looking for your next home the front office is more than willing to help you out! Friendliest staff ever!!

Anaya worked quickly to get me moved into the unit I wanted and for the price that was in my budget. I couldn't be more happy! Everyone has been very friendly also. 10/10 would recommend!
Lawrence did an amazing job fixing our door because we had just moved in and the door was off the hinges. He came in worked super fast ! And very efficient !

The staff are extremely friendly and helpful. Lexi, the gorgeous leasing agent, is absolutely amazing at explaining everything you have a question for! The apartments are very nice and have a great layout. 5/5 would recommend.
Washer flooded responded immediately at 3 am and Maurice with exceptional customer service.. if you didn’t give hime a raise then he’s being taken for granted

The entire staff here deserves a sincere praise! Staff has been beyond exceptional! From initial application, moving in, and overall quality of living, it's been a great experience. Whether it's a quick question about upcoming events or any changes upcoming for the future, they always communicate this with diligence. I've had interactions with the majority of all the staff here and they've all been pleasant. Candace is the property manager here and she's the best! Very kind, informational, and transparent across the board. Likewise, the front office staff has been a great experience as well. The trio working the front office Lexi, Anaya, and Brian, are always on point with answering questions and or handling of issues of any kind. No frowns just smiles always. I also wanted to send some praise to the Maintenance Team (Greg/Pablo) as well. These guys cannot be left out! When I first moved in mid November, there were a few things I needed assistance with and they were on it! Gave the heads up about a work order prior to arriving to assist in what was needed done. These guys get things done. They don't just get things done, they're efficient at what they do and they do it with quality care. Both Greg/Pablo in passing, always a friendly hello and acknowledgement from them. Giving The Revel Ball Park Apartments and the entire staff here two thumbs up for fostering a quiet, clean, and safe place to live with the added excellent customer service feel. Thanks, guys! A+++++
Yesterday, I had an appointment booked to do a guided tour of the property at 3:15pm. I arrived a few minutes early & was greeted dully by Patrick. I was told that I would have a SELF-GUIDED tour. He walked me out the back door, told me to follow the path to the apartment with the 3 blinds open. Once I finished & returned, he gave me a paper and asked if I had any questions. I absolutely loved the apartment floor plan but I did not feel welcomed at all. I had to ask about amenities (which I was not offered to see the gym or anything) since the paper states that you are automatically charged $60. I was not told of any specials but received an email a few minutes ago that states if I applied at the time of my tour, the application & admin fee would be waived. I really wanted to love this place but yesterday's unpleasant visit left a bad feeling in my gut.
I've been a long-term resident at Stadium Walk by Windsor, and I'm consistently impressed by the outstanding maintenance team. Maurice, the head of maintenance, has truly transformed the way maintenance is handled. His leadership has elevated the level of service, and I appreciate his attentiveness and dedication. Maintenance issues are handled with efficiency, and the entire team ensures that residents' needs are met promptly. Kudos to Maurice and the maintenance crew for their excellent customer service. Grateful for the positive changes and continued great care!

After needing to have a fresh start in life I found Revel, and I am so happy I did. There is a lot to say about a place having a sense of community. The property is amazing and close to everything in Atlanta. I moved in a few months ago and have truly enjoyed it. Lexi at the front desk is delightful and knows most residents by name making her easily approachable and sold me almost right away with an amazing tour. Brian, Candace and Anaya are awesome and never to busy to help. All of the Staff are just people that you feel you want to get to know and hang out with. The maintenance guys are awesome too. One day I was just walking down the hall to throw the trash away and insisted that they would take care of it (very helpful) and some of them are really good cooks that invite ya to BBQ. Revel does a good job of having fun events to bring residents together and create a very social environment. Movie nights, Kick Ball, Chili cook-offs. I can't wait for summer here and know Revel is the place I belong.

When they say service with a smile. No one does it better than the front office staff at Revel. They made sure when I was signing up and renewing that my needs were taken care of. They walked me through the whole process and kept me up to date as to when I could move in. The leasing agents excel at delivering the home experience lead by their management team Brian and Candace. They truly provide top notch quality from amenities to making sure your dog has a treat waiting for them at the front desk..
Don’t move here… the mailboxes have been broken for a month and a half and they expect you to drive 5+ miles away to pick up your mail everyday from the post office. What they don’t tell you is that you’re only permitted to pick up your mail from that location twice during the time you live at your address without being charged for it. The management lies to your face and has smug attitudes about the inconveniences of their negligence. They finally started sending out canned corny emails in response to some complaints, but they’re only excuses for why the issues aren’t being handled. They’re more concerned with social media than their tenants comfort and security. The gates don’t work, the locks on the gyms don’t work and the weights get stolen, the pool is dark brown and full of leaves, the place smells like weed all the time, and cars get broken into. This complex is not fit to be in Cobb county or the vinings area. It is by far the most run down complex in the area due to their negligence and it wasn’t like this 3 years ago. For the price they’re currently charging for rent, you can do much better for yourself and your family. Attn Management of Residences at Vinings Mountain: Save your canned response to this review because we both know how pointless it is to call the number you’ll list. I know the number and I wouldn’t be leaving this review if it did any good to call it.
Msoo was a great guide today and really appreciated his customer service on my tour!
Maria was phenomenal! I loved each and every part of the tour. The community is located in a very accessible and convenient spot with the perfect parking (parking deck). Each amenity was accessed via a fob, and the amenities were extremely well kept and all open! Even the package room was beautiful! A bonus is that the pool is open year round and well maintenanced! I had the pleasure of touring a two-bedroom apartment and I don't even want to look elsewhere! 10/10! Tonight they are hosting a resident event and I was told they hold at least 2 events a month. Amazing!

Also, the apartment hallways have a very industrial feel to it which I loved! It barely feels like you are inside of a high-rise building!

Maurice the maintenance man was awesome ! He came out to fix my heat at 2 am! The maintenance crew really cares about the residents here!
I love it here. I love coming home. I feel like I'm in a hotel with the amenities (gym, coffee, swimming pool.) Management is on top if my needs and I feel heard and their response time is great. Gym has functional equipment and its always clean. I love their community events but I wish their was more. I am an event planner and would love to take on that role and have movie night, speed dating for Valentine's day, etc. I would love to know who I live with.

Reasons I didn't give 5 stars:
1. The gate to the parking garage has been inoperable for weeks (but we have been getting updates via email on the status)
2. The swimming pool was closed before it was supposed to due to a part that was needed
3. Allowing pets is great but the staircase is filled with their hair. I know many people don't use the stairs but I do.
I love it here. It’s quiet, the staff is friendly and approachable and the maintenance guys are polite and professional. Aside from the building structure itself being dated with seemingly no insulation, it causes for the apartment to be extremely cold in the winter which will increase your GA POWER bill. At first I thought the heating thing may have just been me not being able to tolerate cold weather but my neighbors from in the Lakes and the Peaks have said the same. Our heating bills have been nothing short of $250 for our 1 bedroom apartments. So again, aside from that I have no complaints.
During my time at Cortland, Devellan was a major help and was always there to help me solve any problem that came up. I would recommend her a 1,000 times she truly goes above and beyond! The community is really quiet to be in the heart of buckhead and is considerably safe for this area.
My leasing agent Jada has been so wonderful and patient. She took my mom and I around and was very patient with our questions. I had a lengthy time getting everything ready for my move and she was able to stay on top of things and help me get through to renting my apartment. I am super excited to move in!!!

I also wanted to acknowledge my application specialist Khole and Juliana for being SUPER patient with my approval process. It was a very stressful time for me and they both really helped me get through it all. Their response time to my emails and calls was impeccable. Again I’m happy I chose Cortland apartments and I’m glad they also chose me!
PLEASE READ - CURRENT RESIDENT OF A LITTLE OVER A YEAR

I am writing this review as a disappointed resident. I have lived at this Cortland location for a little over a year now, and I’ve encountered several things in the last few months that make me thoroughly regret re-signing my lease.

I pay roughly $2450 a month to live in this building, to preface my review.

1. Resident cleanliness/overall tidiness of the building.
I totally understand that nothing is going to be perfect, but some of the residents who live here are careless/disgusting and are not held accountable whatsoever. People let their dogs pee in any and all of the walkways around the building, and the cleaning staff is only here certain times, so most of the time you have to smell/look at the pee when you are out and around the building. In addition to the dog pee, residents CONSTANTLY leave their trash in the walkways of chutes (photos attached) for whatever reason. Is it that we pay $40 for valet trash and trash removal and they are making a point to have someone else pick it up? Or do they seriously just not care to walk it in 2 steps further and drop it in the chute? Regardless, it causes the entire hallway to smell, and it makes it difficult for other residents to get in and properly use the chute.
Another blatantly evident cleanliness/atmospheric problem that has gotten exponentially worse is the REEK of weed throughout the building. I’ve called several times about this issue but I get a “do you know what unit is smoking? It’s only helpful if you can tell us what unit the smoke is coming from” response. Not only is it just the building at this point; my bathroom cabinets have absorbed the smell and now all of my towels and stuff under my sink smells like weed. Whenever I get out of the shower I’m hit with an odor so strong it gives me a headache. I’m not against weed by any means; but I do not smoke myself and I’m pissed I pay $2450+ to live in a non-smoking building where people are clearly smoking indoors at high amounts. I can’t imagine I’m the only unit experiencing this.

2. Parking Garage/General Security
For a little over 2 months the parking garage doors sat open while the garage was undergoing “repairs”. During this time I had packages stolen from the package room, and there were several break-ins to cars while non-residents had free access to our garage. It seemed like there was zero urgency from anyone at Cortland to get this fixed. On top of the access to cars that people pay $25+ a month to keep in a gated garage, our garage elevators do not have key fobs to get back into the building. If our garage doors are open, our building is freely open to whoever wants to come in.
Something else related that Cortland does not disclose when you rent is that they participate in a short term rental/hotel-like program, which to me is a bit of a security concern. Learning this didn’t change my opinion on whether to rent here - however, I would have liked to have known up front when I leased my apartment. Seems odd that they wouldn’t mention it during a walkthrough.

3. Dog park/Dog owner etiquette
Several dogs have been attacked in our dog park. Not sure if all these individuals who owned the dogs were even residents of Cortland - however it’s hard to tell considering our dog gate in the back has been broken since I moved in and you don’t need a code to get in. I’m not sure that this would resolve the issues with owners not being able to properly handle their dogs; but the issue continues to occur. I will say that management has been good to address the dog behavior issues with Cortland residents; however if people are getting in our dog park who don’t live here, there is nothing they can do about it.
The dog park is also pretty gross; the crew that comes around with the leaf blowers blow trash and discarded food off of the patio areas on the 4th floor and the dogs get behind the bushes and eat it and get sick.

The leasing staff and on-site manager are very nice and are accommodating, however these issues seem deeper and are huge deal-breakers.
This is my third day at Phipps and overall I love the apartment, but special thank you to Maria. She has been and continues to be super helpful. I genuinely appreciate how you went above and beyond, providing remarkable customer service. Your patience during my indecisiveness deserves an award, considering that this is my first apartment the help you’ve provided really means a lot. Not only did she help me to
decide between two apartments, she also gave me helpful ideas on how to design it which was a fun experience. So thank you once again for your fantastic help. You’ve somehow made the whole moving process more enjoyable than it is a hassle.
I cannot say enough great things about the staff here. Maureen (Assistant Manager) is so hands on and professional. She made my application process a breeze and kept me informed throughout the entire process. My move in was extremely smooth.

Maintenance is TOP TIER !! Lawrence is the best. He responds extremely quickly to any requests . He is very friendly and knows what he’s doing. I cannot express how great this experience has been so far ! 10/10 RECOMMEND!

We have been living in a dump and have asked to be let out of our Lease and still nothing!!
We live next to the pool generator room and it is SO LOUD, we can’t sleep in our room, and we can hear it in our living room too!! So we haven’t been able to sleep since July!! My anxiety and insomnia is absolutely destroyed!

We had mold in our bathroom ceiling for 8 months, has a HUGE hole in our wall. And our carpet in our bedroom has mold!! Yes MOLD!! We’ve had a flood in our apartment because the lack of structure under the sink. After our flood, Stacey did NOT check on us to see if everything is okay.

I wish I could give this place a -5 review!!
In my nearly two years at Cortland North Druid Hills, I initially had a positive experience when residing in a one-bedroom unit. However, upon upgrading to a two-bedroom, various issues arose. Maintenance concerns were addressed but became an ordeal. The real turning point was our cars being broken into, prompting us to seek information about the supposed 24-hour security and cameras, which were allegedly in a bad angle.

Communication lapses among residents revealed ongoing problems, from stolen packages to a missing money order. The management's response was inconsistent, claiming initially there were no cameras and later spending hours reviewing footage without finding evidence of rent payment. When addressing our concerns, the leasing office offered little empathy, displaying attitude and eye-rolling instead.

Despite being long-term residents, the frequency of visits to the leasing office spiked in December due to escalating issues. It's disheartening to like a place yet encounter such inconsistencies and a lack of communication, especially when seeking guidance on lease termination. The community's evident effort to cover up incidents is both frustrating and unacceptable. Overall, the decline in communication, security concerns, and inadequate responses have marred what was initially a positive living experience.
If you want to live in a dumpster, you came to the right place. The ABSOLUTE WORSE PLACE TO LIVE!!
Pencil Factory Apartments are an absolute joke. The front office as no sense of urgency, they don’t care. They make 100 excuses for the manager STACY and maintenance. They feed you lies and will listen to what you say in one ear and 10 seconds later out the other ear.

Second the amenities are joke. The gym is pathetic and there is no lounge or study room so if you’re a student or a parent of a student you are signing up for the absolute wrong place.

Third our apartment has been a dump from day one. We have mold above our shower that was there for over 8 months. We live right next to the pool generator room that they can’t do anything about. So we have to put our mattress in the living room of our 1 bedroom apartment!! There is a giant hole in the hole of the bar from a pipe burst and flood due to the incompetence of the management and structure.

This place will and does NOT care about you! Please save yourself the headache and mental and physical health and stay away and don’t move in! & I wish I could leave a NEGATIVE 5 star review!!
I moved in at the end of October 2023 and as reluctant as I was - especially after reading concerning reviews - I can honestly say… so far so good!

Brittany assisted with my move in. She was so helpful, patient and reassuring even after addressing the recent reviews of this place. During the tour she asked me what I was looking for and chose the perfect apartment for me with a great view and lots of natural lighting. And again, her reassurance secured the deal. I was really hesitant and she told me to trust her and I definitely don’t regret that decision.

Of course every place has its flaws. The gyms have a lot of out dated and broken equipment. In one of the gyms none of the treadmills work and who knows when that will be replaced.

The gates just started working a week ago, and I’m going on my third month here. The key fobs also haven’t been working for access to the community areas and Amazon lockers, so it’s been really inconvenient having to go to the leasing office to ask someone to let me in every time I need to go workout or retrieve a package. They would give me key fobs to try from the office, but none of their key fobs worked either. I was told the company who fixed the gates are also supposed to fix the key fobs, but there hasn’t been any updates on when this will be fixed.

My heat hasn’t worked since I got here and when I put in a maintenance request it took about two weeks to get addressed. When they finally came, they spent all afternoon trying to figure it out and fix it for me. In my experience, there’s always only one maintenance worker who then gets frustrated and will send in other people to figure it out, prolonging the issue. So, I appreciate seeing the teamwork between the three guys that helped and spent 4 hours to finally get that issue resolved right then and there.

Other than those issues, life has been good here. It’s quiet, neighbors are friendly and I enjoy my home. I would definitely recommend at least touring the apartment that’s available for you and giving this place a chance. Don’t forget to ask for Brittany!! :)

We absolutely LOVE Cortland North Druid Hills. From the location, to the beautifully decorated (clean) exterior and interior. Our interactions with the leasing team have been nothing short of professional, warm, friendly, and efficient. Will in maintenance is amazing; Maria, our cleaning attendant, is kind and sweet. We enjoy the calm; the quiet. Of the places we've rented, we enjoy these residents the most.
I toured Revel and had an AMAZING experience specifically with Lexi! From beginning to end she was extremely nice, knowledgeable, and understanding. Every time a resident would walk by during our tour she knew them by name which showed me how much a community Revel is. Because of Lexi I will be applying to Revel and hope to call it my home soon :)
I just wanna start by saying that I do not stay on this property but have family that has recently moved it . I see that she really loves this property and that she has been kept in good hands by Dominic , one of the best maintenance workers I have seen . Dominic has shown substantial effect here and previously working for another property I’ve stayed on .

This is by far the worst property management in my time of living here. Stacy is the manager and the main one I’m referring to (the others have left)

They do not seem to care about their residents, they leave at random times, they are RUDE, and very inconsistent.
This is on top of the fact that we have different leasing staff every month, but at least some of the others were decent and helpful. They never leave their desk and barely acknowledge you.

•Packages get delivered to the leasing office (Amazon won’t deliver to your door most of the time) —they leave them out and completely unorganized for residents to pick through in the office.
It’s a mess and they have a room where they could easily and nicely place the packages.

•Valet trash is inconsistent.

•You pay for pest control every month, but they never come.

•Parking: You have to pay every single time you have a guest, otherwise they get booted.

•My roommate’s car tag was stolen and she was booted right after that because she didn’t have a tag. The staff acted as if they were annoyed by her concern and pretty much told her it had nothing to do with them—as if it’s our fault they have a booting company and no security.

•The amenities are not nice and most of the time do not work.

This place has gone downhill and the staff acts as if it’s not their job to help the residents.
I will not renew my lease here again.

I went on a tour a few weeks ago, but I've been scouting this specific complex for a couple months. Most apartments in Atlanta that charge higher rent prices constantly get bad reviews, but Cortland stood out with it's near perfect reviews.

Jada gave me an exceptional tour and she was very patient with my questions. One thing that stood out was that the leasing and maintenance team have been here for multiple years, so there is consistency (something I'm not used to from my current residence). Their application specialists, Ciara and Nicole were super helpful and in getting my application and lease processed.

The complex is beautiful and friendly. Will be a fun place to call home. Looking forward to starting my lease in early February. Can't wait!
Fist day after moving I was locked out of my apartment as I was given the wrong keys / fob...

Management team has changed 3 times in less than a month, nothing has changed. If anything we get a set of extra fees and "new account set up" charges every time we get a new management team.

Customer service is abysmal. White older lady in the front desk always has an attitude — doesn't really want to help you. They've lost my rent contract / paperwork twice now.

My car has been booted as they forgot to file / send me the paperwork for a parking permit. I'm still waiting on a reimbursement for the car booting and parking costs (looking at your RAM Partners Management Group).

RENT IS TOO HIGH for the fact that cabinets (both kitchen and bathrooms) are broken, valet trash is never picked up (leads to roaches coming into hallways and apartments), walls were painted all rushed, the hallway to the apartments need better cleaning, and doorways / gates need upkeep. The amenities are usually "out of order" or left abandoned and broken without notice.

If you have guests, be prepared to pay for their parking as they don't have guest parking, or even a proper way for you to store your moving truck as you move-in / move-out.

We’ve been living here a few months now and I can say I’ve absolutely loved it. Janesa was incredibly helpful and responsive during the entire application and move in process. Any time we’ve needed to put in a maintenance request, Lawrence always comes in the day of the request and everything is corrected in a timely manner. The units are nice, the staff is friendly and you can’t beat the location!
My wife and I were looking for an apartment that is close to everything we enjoy , trails , battery and great restaurants. Silvia was awesome at helping me with my move in process . If you are looking for an awesome place to live . Come here !!
Please avoid!!! I recommend living in a box before you live here. The new management here is extremely weird.. packages are always disappearing, the elevator has been broke for a MONTH, and lets not even discuss the valet trash situation.

The parking garage gate is always broke which leads to multiple car break ins! I live on the 3rd level and the door to my hall has been broken for months.. pretty sure they are never going to fix that. If you have guest over, be prepared to pay for their parking or else they will be booted.. which makes no sense. Maintenance will enter your unit without your permission or any notice. For example, when I got home from work, I noticed a couple of things out of place. I called management and they then notified me that maintenance entered my unit multiple times throughout the day!

They certainly do not have any nice amenities. The treadmill in the gym has been broken for about a year (there is only 2).

Do what you want with this information but I highly recommend that you look into other properties before staying here. I would hate for anyone else to experience the things that my neighbors and I have experienced at this dump. 0/10
I absolutely love everything about this property. The manger Maurice is an amazing !!! Everything he touches turns to gold !!! When ever I have ever needed something fix it’s repaired in its entirety. He’s fast he’s efficient and his service is A1. He is simply indispensable and a valuable asset to this property!!!! Thank you so much for getting my refrigerator back up and running perfectly!!!!
cortland at Phipps has a very kind and courteous staff with exceptional amenities. Very new and cool. It has a great Swimming pool, modern conference center work areas dog run, garages all very nice. Good neighborhood no crime very secure facility very posh and high-end. A+

I’ve been a resident at Cortland since 2019, and I’ve thoroughly enjoyed my stay here. One of the standout features has been the exceptional maintenance staff, especially William. He consistently goes above and beyond, even after hours, to ensure that my apartment needs are met and that everything is in tip-top shape. What truly sets William apart is not just his skills, but the kindness and politeness with which he carries out his job. It’s been a pleasure having him as part of the team here.
I’ve lived here a full year and just renewed my second lease. I enjoy my home, feel safe and enjoy the reliable services I receive from the maintenance team whenever there is an issue. Will is always helpful, kind, courteous and very professional. He is always willing to go above and beyond for the my household and other neighbors to ensure we have a good living experience here. We are like a close knit family here at CND. I appreciate all the staff, the cleanliness and care that goes into the property.
My experience staying at Cortland North Druid Hills has been great. The apartments are spacious and all of the kitchen and bathroom appliances are new. Brittany W. was exceptionally pleasant to work with from start to finish. She was very attentive and made sure to answer all of my questions in depth and in a timely manner. I was not sure what to expect moving at the last minute but Ms. Wilson made sure that my experience was nothing short of amazing.
Cockroaches and bugs everywhere. Walls are thin and marajuana smoke so bad it's affecting health. The front office has been notified about this for a year plus and hasn't done anything.
We've lived here since 2019 and I have to say that the maintenance team is A-1!! We've had small issues in the past that were promptly take care of COMPLETELY, but today was major for us. Our oven stopped working. And that's our money maker!! I put a request in this morning and within the hour Lawrence was at our door handling business. As usual, he went above and beyond and we are truly grateful!! I cant sing the maintenance teams praises enough. Very nice, personable guys that deserve way more credit than given.
This review is for maintenance manager Maurice. We recently had issues with our dishwasher and he was able to coordinate quickly to have it repaired. He also took the time to assist me to fix other small things that were outside of the work order that was initially submitted. I appreciate his professionalism and willingness to help when issues arise.

Nice interior but I have permeant red stains in the marble I guess from the workers .missing locks on door knobs . Sooooo many bugs . Everywhere . They are all over the apartments when the lights are turned off . Have you scared to walk in the dark . They don’t have cameras in their package room so my package was stolen . I only been here for a week . I don’t even know how to feel at this moment
I have lived here almost a year now and I truly don’t see myself living anywhere else u til I decide to buy a home. This place is safe, convenient, and elegant. Not only is this apartment complex all of those things, but the people who run this complex are top tier. It is one of the main reasons I don’t see myself ever leaving. Graysen was my leasing agent and went above and beyond for me during the process and even to this day that I live here. She makes you feel comfortable and important during the process and even after! It never feels like they are just trying to get you to sign a lease like some complexes do! It really and truly feels like you are apart of the community and welcomed at all times. Over 10/10. I recommend everyone to live here not only because of the atmosphere, but also because of the amazing people who are behind it all!
This apartment is not like any other I’ve lived at. The amenities are great and the building is very nice, but the staff makes all the difference. It’s easy to like something if u have never had any issue, but I judge by how something goes when there are problems. The women in the office are some of the most professional and kind people period. They all seem to actually care about the residents and building. You can also tell they all get along and like working together. Knowing when mess hits the fan, Jeneen is going to do what’s in her power to fix it definitely makes it easy to renew each year. The new tech Anthony is such a nice guy. You can tell they take care when they hire! It’s always nice to stop by the office and see the snacks Cyndi has put out. I love calling the Reserve my home.

I've lived at The Reserve at The Ballpark for over a year now, and it's been nothing short of amazing. The management team, Jeneen, Megan, Cyndi, & Kylie go above and beyond to make sure residents are comfortable and happy. The apartment itself is gorgeous, with high-quality finishes and plenty of natural light. Maintenance staff Craig, Anthony, and Ricardo, are great with a quick turn around time. The convenience of having shops, restaurants, and entertainment options within walking distance is a huge plus. Truist Park is right across the street so I can walk to Braves games. I love that there is easy access to to major highways 285, 75, & 400. If you're looking for a place to live that combines luxury, convenience, and community, this is it!
I absolutely LOVE living here (here since July 2021)! It's quiet, very clean, safe and quick/easy access to I-85. Especially quiet for those of us who have non-traditional work hours & sleep during the mornings/early afternoons everyday. The events are always so cute & nice. I look forward to the resident activities or acknowledgments like a free flower/bouquet bar for Mother's Day (build your own bouquet for your mom) or food truck Wednesdays. They also gave out Valentine's day cards last year from the team which was nice! These things make it enjoyable too!

Whenever I have a maintenance request, it's always answered in a timely manner (many times before the day is up). The staff is SO genuinely professional (I do really miss Q though. She's the one who won me over when I was looking for a professional quiet community, initially. Heard she went to corporate, so well-deserved Q!). From the front office staff to the maintenance team and cleaning lady, everyone does seem very kind, diligent and very professional.

**Shout-out to William and Curtis who recently went above & beyond regarding my A/C unit problem. It was resolved quickly and Curtis made time to check back up to make sure it was still cool in the apt. It got very hot in my top floor apt and was resolved through diligent work which I appreciated.
William also gave me a brand new garbage disposal when the previous one had a small leak. He seemed very diligent & quick.

Regarding the front office, there ARE new staff members I've noticed, and we didn't get any notice of who the new team was so that's kinda weird to not recognize them at all. They changed team members & didn't notify residents.

I have lived here for close to 1 year. I can confidently say this is the best experience I have had living in an apartment. I love it here and feel like it is my home. The leasing office staff are always welcoming and friendly. They speak to everyone they see around the complex. They also make a point to show love to all the pets in the complex too. The maintenance staff are always helpful and timely with maintenance requests. Lawrence did an excellent job replacing my kitchen lights. My favorite thing about this complex is it feels like a community. They have community events that are great opportunities to meet people in the complex!
Lately the grounds have been well maintained and the building is always clean. The maintenance team is really on top of things. Especially Jay, he’s super professional!
This is my experience with the Residences at Vinings Mountain. This is the Peak side. I have emailed, called and left voicemails no response. They show you a unit and then this is what you get. Cockroach infested apartments. Leasing office does not care about you or your family. HORRIBLE HORRIBLE HORRIBLE

No one ever contacted me regarding my concerns as promised. No one answers the phone. No one responds to emails. Called RPM living directly and no one returned my call as promised. Water has been off at the location for residents for last few days as well. I never officially moved in because no one addressed any concern at all.

I moved into Cortland Gateway Park in Denver, Colorado in January. We were told about the heated resort style pool and spa, fitness classes, beer fridge, community events for families and kids.

Since Justine, the residential experience manager left a few months ago it has completely gone down hill here. Staff doesn't answer emails, they don't answer the phone, and they don't answer social media. They aren't letting us post to the community wall. They stopped answering service requests.

The pool has only been open for one month the entire year. The hot tub is now cemented over. The cabanas are gone. The grills outside don't work. The gate hasn't worked since I moved here in January. (Okay, to be fair, it worked for 6 hours ONCE). They no longer have fitness classes, and they no longer have community events.

The final straw, is that there is now trash all over the complex from the dumpster. When you drive in, it ACTUALLY smells like a landfill. The apartment staff won't pick it up. It is filling out onto the street, and into the parking lots, and they PUSH it back up against the dumpsters.

It's not the waste company. I have family that WORK for the company that services this complex. It's the staff responsibility. Regardless, even if it WASNT their responsibility, it IS. Because the Tennant protection laws of colorado say we have a right to clean common areas.

I have reached out via email, phone, social media, and have even tried going up to the office (most of the time there's a sign on the door). I finally got someone on the phone yesterday. She would NOT take a message for the manager, David, told me he would not want to speak with me, and "oh well", and there was nothing she could say - before hanging up on me.
So far my experience hasn’t been that great. The biggest issue here is the roaches. They have pest control true enough but it has never worked. The trash people always find a reason not to pick up trash. They hardly ever pickup on time. Trash is always sitting in the hallways for days which further escalates their pest problem. The stairs are disgusting, I’m not sure why they haven’t paid anyone to pressure wash the stairs. They have someone come to just blow trash and dead bugs away every Thursday. The walls are thin so you can hear every move the person above you makes. Being resident here, you hardly ever have a place to park. My refrigerator is broken and still isn’t fixed. My food has spoiled and my ice maker doesn’t work. I was told it would be fixed by monday or Tuesday. The only good thing here is the maintenance guy. He does a great job and the leasing office people are nice but that doesn’t change the fact that they really need to invest in cleaning this place up especially the stairs and hallways.

I have been here for two years going on three, and have not felt more at home. The leasing agents Kylie and Megan, the Assistant Property Manager, Cyndi and the Property Manager, Jeneen all make you feel like family and so welcomed. Everything you want in a perfect cool and calm home experience they will provide you. They make sure all of your concerns are addressed and never make you feel a nuisance. They also throw amazing events that all can enjoy.
The maintenance team, Craig, Anthony and Ricardo is just as amazing. All the request I have submitted have been handled in a timely manner and quickly. Let’s not forgot about Craig’s jokes! My 2 year old finds joy just walking through the office. They are all wonderful and it only gets better.

Do not move here. The management is terrible.
I moved in in January 2023 in a 1x1

For starters the gym has been closed to residents since February. It is now September. The initial emailed stated they were hoping to be done in 1 month. This has been the longest one month of my entire life. Called in for an update around April they said 2 more weeks. Called again and now all of a sudden it’s out of their control.

2nd. In July I inquired about transferring to a 2x2. Alex, the assistant manager, was the worst help during that process. We weren’t able to look at our unit until the day before moving in. We applied for the transfer on July 10th. They told us the application process would take 2-3 days. Due to the fact that my roommate’s lease was about to end at another property we needed confirmation about approval as soon as possible. We didn’t hear back about our approval until 5 mins before closing time on July 19th (9 days later) At the time of applying for the transfer Alex mentioned another unit that we could apply for but it never became available so I called and he said someone else had already taken it (which contradicted what he had told me a day prior).
JULY 3rd - alex said it would become available tomorrow
July4th - nothing showed for the unit all day, the office was closed as well so I couldn’t speak with anyone
JULY 5 - I called right at open time and alex said someone had already taken it on July 1st.

At that point I was confused. So, another unit became available the night of July 10th and we applied before someone else takes that one too. On July 11th Alex states he wishes we would have told him before we applied. At this point I realized how untrustworthy he was because if I already showed interest in transferring why do I need to inform you about me applying. Almost made me believe this unit might’ve been “promised” to someone else.

Last thing. On the second month under the new lease we noticed a fee that wasn’t added the month prior. (Technology fee=$40) Once again, I called. Alex states this fee is here because we have ceiling fans and LED lights. We weren’t charged for this in the previous month so therefore this fee was added without notice. No where on the lease agreement is this fee mentioned nor was it mentioned by WOM at the time of signing. Since when do apartments charge $40 extra for ceiling fans and lights ??? Per my lease agree electricity is paid separately by each resident.

Haha after emailing back and forth all day, they took it off and claimed it as an “incorrect charge.” I feel so bad for people who 1. have their rent on auto pay and/or 2. People on fixed incomes and/or 3. Don’t pay attention to their accounts like I do to notice the bogus fees the management staff will add to your accounts.

Im soooooo sick and tired of this management. It really sucks because the apartments are nice, and the complex is centrally located. I would hate to have to renew my lease under this management staff.

Besides them, the maintenance team is AWESOME! The management should take notes.

There are a lot of great things to say about living here but unfortunately there are some shortcomings that are not acceptable given the caliber of property this is supposed to be.

When you come to take a tour be sure to request to see the following:

The parking garage – to be honest, it is gross. For reasons unclear, people get in or out of their cars and literally leave some form of trash on the floors. There’s a variety of cups, cans, bottles, food bags and sometimes actual bags of trash. Clearly the garage is not being maintained by anyone because you will see the same trash sitting in the same spot for an extremely long time.

The parking garage is very stained and needs to be pressure washed

The parking garage lighting needs improvement. Some portions are rather dark

The gates have been open for at least 6 months. They recently fixed the gates to one floor but the other one is still wide open. We’ll see how long the other one remains operational

Security doors – All doors leading into the parking garage elevator lobby, stairwells and resident floors are supposed to be locked and only accessible by fob however, this is not the case for all. So, basically someone can come through the open gate and go up the stairwell and on to a resident floor in some instances. This is not meeting resident expectations of living in a secured building.

On the main level, the handle on the door leading into the garage elevator is actually broken and has been broken for well over six months. I have observed employees open this door on multiple occasions so no one can claim to be unaware. And speaking of this particular area, it has an awful smell which I assume is coming from the dumpster where the trash chute empties. There has to be a way to keep this area up in a way to where it doesn’t stink.

Stairwells – The stairwells are almost as gross as the parking garage and need to be thoroughly cleaned.

So be sure to ask to see these areas. If they refuse to show you, more than likely you can check it out yourself given the multiple deficiencies in security.

Maintenance responds quickly. Usually within 24 hours

The main building is beautiful

The main building is consistently cleaned every day

The amenities are great

Great walking trail

I love my apartment. It's spacious, the kitchen has great counter and cabinet space, the sinks are great, the appliances are stainless steel. Great closet space, great tubs.

I have had no issues with neighbors or noise.

If Vinings Lofts & Apts would simply address these simple deficiencies, it will be top notch!

I am coming up on a year of being here and I can say that I love being a resident here. It's pretty quiet in the community and I rarely hear any neighbors. Concerns are addressed efficiently and in a timely manner. Shout out to everyone here at cortland for being amazing. Big shout out to Jeremy on the maintenance team. He's always personable when I run into him in the community. He came out after hours to fix a big leak I was experiencing with my AC unit. He was very professional, quick and knew exactly what the problem was. Hopefully I get to spend another year here!

This has been the best moving experience. From my tour, application, to collecting my keys and moving in the staff at Cortland Farmers Market have been absolutely amazing. I especially appreciate Genesis. She was so easy to contact and followed up with me to confirm my payment and application were received when I applied over the 4th of July holiday. She also is a friendly face in the leasing office and is great at what she does. I’ve experienced former leasing office professionals that do not return your calls or have very unpleasant attitudes when interacting with residents and that has never been my experience here. I am so glad I chose this apartment.
This apartment community is hands down the best place to live in Atlanta, renting or owning. The best team in baseball is literally one block away. Restaurants and shopping for days.

What other apartment community has over 40k people come to its location 80+ times a year?

The Cortland staff is great to interact with and are incredibly kind to our family. They reply quickly to anything and the maintenance team is quick and efficient in the rare times we have a request.

The resident events are so fun and have a huge turnout. Much better than donuts that our previous home provided rarely.

If you’re a Braves fan or a fan of city life this is the place to be in Atlanta. It is safe, fun, and worth it.

I just moved in here to kissimmee to the Cortland apartment over all amazing staff and management moving process was very smoothly and fast no extra work or stress. Been here for a week and I just feel the happiest I ever been living here in this environment
I have been living at the Metro Apartments for a little over a month now, and I have loved my experience so far! My apartment is quiet, clean, and in a great location of Smyrna with some great walking trails & the Battery within walking distance.

Alex at the leasing office specifically has been so helpful, both during my leasing/move-in process and while I have been a resident! He has gone above and beyond to make sure any minor issues I've had are resolved immediately.
I moved to Pencil Factory from Midtown a few months ago and have enjoyed this transition. The office staff are incredibly busy, yet they are always friendly and have great energy. The package delivery system is a bit outdated though. Having larger mail items delivered to an in-house locker system, instead of relying on someone to be in the office, would be great! Also, due to many owners having pets, the area (garage, near the office) can smell at times. Overall, great experience .
When you are faced with the facade of a well put together and safe place to live, but then you find out after signing your lease that you have been deceived , it makes you sick to the stomach. The gates continue to be inoperable which means safety is not a priority. The questionable clientele that have recently moved in; the after hours pool parties which are being hosted by teenagers of this community whose parents obviously don’t know what they’re doing, well after the pool hours and with the smell of weed perpetuating the air, with loud and vulgar music; and the continued inoperative gates, sort of make you wonder whether the front office personnel are trying to sabotage the reputation RPM Properties. There is a need for the property owners of RPM to take heed of what’s going on and, do right by their residents, by conducting an unannounced walk through. Most properties have a courtesy officer who is either an law enforcement officer or has a law enforcement background, and they would typically live on the premises, but at Residences at Vinings Mountains it remains to be seen. If there was one, they would be more proactive in making sure the pool parties mentioned, ceased. Furthermore, for the property to be located in an affluent area with so much competition by newer properties, one would think that they would want to do better to attract future residents.

To those considering a move into the Residences at Vinings Mountains, please do not take what is said to or seen by you during your tour as bond. Since the property gates continue to be inoperable come back thereafter your tour and prior to making a decision to check for yourself. You will not be surprised to find out that what is being said in the reviews are true, and also what you were told and shown throughout your tour was false. Best of Luck!!
*4 month update *

Since I moved in there have been a lot of transitions . However , things are getting better . With the new management staff . Jorge and Daniel . Patrick (my review below) has now been promoted however, Jamayia is great as well she is very helpful ! The were understaffed but seems to have a full staff in the office now.
I recently had an issue with heavy rains and my roof put in my request late night next morning Tony the maintenance man came to inspect the issue . I was promptly informed that they will be getting in touch with a roofer. The issue was resolved it fixed within three days . Much quicker than my experiences when I first moved in. With the recent staff changes things are changing. I also like to pop into the office if I do have a concern or issue. Keep in mind kindness goes a long way ! Even if you are frustrated the front staff can only do so much the rest is up to the maintenance team.

. They send out many informative emails and have monthly community events which were pretty neat .

Tony, our maintenance hero, gets a solid five-star rating. He's efficient, reliable, and always ensures the job is done right, not just with my roofing issue, but with every maintenance request. Lakeside is lucky to have him.

All three gyms need some improvements machines not working and the area down by the lake could use a uplift , trash taken out regularly ,need seating as most is broken at the gazebo. The gates haven’t worked since I’ve been here , and cameras are supposed to be placed in the mailrooms . Because of transitions I’m hopeful things will start to get fixed and security is improved!
Over all it’s pretty quiet over at lakeside . Just found out we also have a community garden! Lots of neighbors walk through the community as there is a lot of nature and animals .

I had a great experience with Patrick the leasing manager at Residences at Vinings Mountain. Despite being new to the Residences he was incredibly helpful and attentive and responsive throughout my experience. He went out of his way to make my move happen. While they just switched to new management and being In the middle of the transition. I have seen the progress and changes that are taking place with In the past month . While it wasn’t entirely stress-free, Patrick’s assistance and support made a significant difference. He genuinely cares about his residents and demonstrated his passion for the job by being there for me, even on some of his off days. With out him I wouldn’t be able to call this place my new home. Patrick is a valuable asset to the team, and I highly recommend him when you come up to Residences at Vinings Mountain. Ask for Patrick !

I have been here for close to 2 weeks and I must admit this has been a great transition to Atlanta. Jordan and Joseph were amazing with keeping communication and making sure I get the best view for the best price..they go far and beyond for sure. It is clean, quiet and I feel safe. I love the location close to some good food spots, entertainment, and transit. The only thing that needs improvement is the delivery system away from that no complaints. I feel like I'll be here for quite some time.

Had to update my review since Jordan and Joseph left this place has been terrible. Feel like i should be paying half the price..getting a roof and a view thats it. For one the elevator has been broken for over a month try lugging groceries or water up flights of stairs. Packages are mysteriously getting lost and a hassle to get system is very disorganized. People at the front desk are very weird and unprofessional. Alarms are constantly going off and on. Trash is hardly picked up halway smells will remind you also the trash fee remains on rent. Maintenance requests are just requests things will never be fixed.

Staff is great (Susan, Marcos, Gio, Brandon) and actual unit is great. Changing rating due to being told amenities would be complete by May. I understand construction delays and material challenges but we are 6 months into our lease with no pool, no fitness center, no working gate, no remote work conference rooms. Looking back it seemed we were promised timelines that were not even close to reality to get us to sign quickly so they could fill the buildings that were complete. Also, the construction is very messy, multiple flat tires in parking lot and on street.

Hoping our renewal does not increase as that would make the decision easy. There are comparable apartments within 5 miles that have the same rent or cheaper with all the functioning amenities.

Hoping Cortland makes this right as I can see the potential but there are many unhappy residents.

Awesome amenity, very convenient to walk to the Ballpark, easy access to both I-75 and I-285, bunch of stores and restaurants nearby (and the mall). Beautiful flooring in the apartment. Gated community and requires keyfob entry to the building so great safety there.
It's in great school district also - Wheeler High School, East Cobb Middle School, Brumby Elementary.
From the time of the touring, Kylie has been very open and positive, fun to interact with, and love honest personality which along with the beautiful amenities and all helped put the stamp on deciding to live here. All of the office staffs:
Megan, Kylie, Cindy, Jeneen are fun people and quick to respond and very helpful! They give parties to the residents and arrange food trucks - I wanna say every week!
The maintenance crew: Ricardo, Craig, Anthony are all so hardworking and always working around the apartments to keep the place functioning and tidy. We got spoiled coming from owning homes last few moves to just putting in maintenance request to have anything done (even changing light bulbs) swiftly. I've lived in apartments in the past... so I know how quickly (or slowly) maintenance respond... these guys are quick!!
Our kids love going downstairs and seeing the friendly staff and reaching in the candy jars! The complimentary beverage (especially fresh ground coffee every cup!! 🤩) and sweets they have is such a plus and adds to luxury!

The best apartment complex I've lived in. The amenities are great and so is the staff. I've never met such amazing people who really care about the tenants. The property managers- Jeneen, Cyndi, Megan and Kylie are so nice and they all love my dog Casper. They make it a point to make sure every time he comes around to give him a treat. The maintenance staff is amazing as well. Anytime I put in a request it is answered the same day or within 24 hours. Craig, Anthony, and Ricardo are the best. They do a great job of making sure the property is clean at all times as well. If you want a place that is DOG friendly, has an amazing staff, and is walking distance to the battery, this is the place!!
I'm on my second lease at Reserve at the Ballpark because I find this complex and neighborhood to be the best in the city! The complex is clean and hosts great events. The leasing staff is great at communication and trustworthy - every interaction with Jeneen, Kylie, Cyndy and Megan has been positive. Craig in maintenance is also very timely in addressing requests.

I also feel safe in the neighborhood itself; I've never had an issue with crime. The location is great as it is in walking distance to Truist Park/the Battery.

I highly recommend Reserve at the Ballpark for its living experience and location!
Reserve at the Ballpark is a great place to live! We have been here for almost 3 years and couldn't be happier. Jeneen, Cyndi, Megan, and Kylie are the best! They are so friendly and always make sure to give our dog lots of love and treats when we visit the office. I love that they are so dog friendly here.
The maintenance team, Ricardo, Craig, and Anthony are also great! If there is anything that needs to be fixed, they are there within a few hours. We are very happy we chose to live here.
I have stayed here for over 5 years and couldn't name a better location for the price. Walking distance to Truist is top tier. The new management has been so helpful and very friendly. I will always recommend Metro Apartments!!

I am switching out from house to this apartment, the place is clean and cozy, specially resort like pool. Summer time is bbq time, check out this place, is very close to downtown and GSU. They got some awesome sushi place called Budi's Sushi up front, if you craving for good sushi and fried rice.

I have been living in the Metro apartments for 6 months now and I am enjoying the experience. The manager and the staff are very professional and supportive. The property is maintained well and is a great and affordable apartments in this part of town.
The property is situated closer to shopping, freeways and walking trails is a great advantage.
Great staff and neighbors. Waiting for the new gym to open up :)

We lived at the Battery for almost 4 years. If I had one word to describe this place it would be AWESOME. Nothing beats walking to games and then walking home. Even in the off-season there is always something to do. The amenities at Cortland are top-notch and if you live in 2nd base you have access to two different gyms and pools. Service issues are resolved quickly and painlessly by staff and the leasing office staff are always happy to help with packages. The property is very dog-friendly too and we love walking our dog around the Battery fitness loop. The apartments themselves are beautiful and well-maintained. If you are a Braves fan, new to the area, or simply want to live where there's always something to do: I highly recommend living at Cortland!

When I first walked in I immediately had a good energy about Metro Apartments! Alex really held it down and out of all the other apartments that I viewed I could tell that he genuinely cared about his job and also the residents. He helped answer any questions that I had and was very patient as well (His personality is wonderful! ). The maintenance team at Winthrop West is the best I've interacted with in a while, bar none. From their supervisor down to his subordinates, their professionalism, attention to detail, attentiveness, and above all courtesy and listening skills are so impressive that it's priceless in our world today. I inquired about possibly renting an apartment at this property location, and I wanted to make a point to specifically mention a very professional, and friendly staff member of the Cortland leasing team, who helped me to make the best decision for my situation. Shayla Zak was very helpful when I came to tour an apartment. She was well-versed on the property amenities, offered multiple options, is very well spoken. I was very impressed with her person, and how genuine, and kind she was. It wasn't just about making a sale, it was about helping another person. I appreciate that!
I just want to say Shayla has made my time at Cortland absolutely amazing. From showing me apartments to making sure I had everything I needed for move-in. She is always fast acting with any issues I have. Thank you for the great customer service.
Now Cortland at the Battery itself, I love living here! The location is great, the amenities are amazing (I absolutely love the events, especially the pool parties. Yes I said pool parties!) and they keep them clean every day.
I have been living in Cortland at the Battery for over a year now. I must say that I am really happy that I chose to renew my lease here. I am a huge Brave fan, so being by the stadium and being able to watch the game from my balcony is truly a blessing. I am also a fan of the variety of restaurants and bars that are walking distance. It makes it so easy to entertain visiting friends and family. I would recommend this apartment for anyone who is looking for a bit balance in their lives.
Tour + New Resident Review!

Tour: Definitely some of the best leasing staff I've encountered! Jalinne M. has been nothing but exceptional from the moment I walked in the door. She has an amazing energy and extremely personable. While touring she answered all of my gazillion questions, offered great suggestions, and really was the best guide anyone could ask for. I even encountered Devlin, and she also was great to work with. I love how they take the extra step to remember your name and greet you as soon as you walk in! Additionally, the property is well kept, seems very quiet, staff is nice, and seems pretty safe. This is an older building but again very well maintained.

New Resident: SO of course, guess who lives here now?!!? ME lol. I've been here for officially 10 days, and everything has been great! The application process went pretty smoothly. Jalinne was again on top of everything and very responsive during the entire process. She got me an even better unit than the one I initially applied for. Once everything was finalized, she walked the unit with me, and we documented everything in the unit. Love the kitchen, Juliette balcony, hardwood floors, and the really deep tub/bathroom. I have the smallest 1-bedroom available, and it has so much space for storage + it's open floor plan so I can really play around with it. SO now day 10-- the community is pretty peaceful. Honestly, it's rare I even hear someone when I'm walking through the buildings. The few people I've encounter have been so kind. I was struggling to bring my furniture in, and people stopped randomly and helped me. The unit above me I've heard very minimal noise. I've never heard my neighbors beside me. I like how when I go out to the halls it smells nice. I literally hear them vacuuming the floors in the hallway as I'm making this review lol. The resident lounge has been clean every time I've gone in there. Love how the parking decks are very secure. The leasing office even provided breakfast yesterday morning and yoga class in the evening. SO far for now I'll give it a 10/10. If anything changes, I'll update my review. But happy so far and fingers crossed it stays this way! :)

I have lived here at the Cortland Arrowhead Summit Apartments for a few years now and love it. It is rare that something goes wrong with my apartment, but when it does the maintenance crew has it taken care of almost immediately. It is obvious that they care about taking care of us here at Cortland Summit, and I appreciate that. Not only are they good at their jobs but they are very nice to me, I am almost 70 and I believe they go that extra mile to see if there's anything I need. David has dropped what he is doing more once to assist and Felipe always makes sure that my air filter is in good shape. The office staff are always nice to me, and make sure whatever I need is taken care of. So, thank you Cortland Summit Apartments.. here's to another few years!

I relocated to Atlanta and I have been living in one of their communities for 3 months. I paid $300 extra to live here due to the positive word of mouth reviews of Cortland however it has been the worst mistake and not worth the extra money. There has been construction near the entrance since I moved in that has caused for my tire to be punctured due to driving over construction materials everyday. I have to boil water to take a bath because the water does not get hot. (Do you know how much water I wasted figuring this out) also, there are palmetto bugs everywhere in my home and outside of it. The water clogs consistently, the paint is chipping off of the tub.

JUST TODAY, my heat makes a ZAPPING sound when I turn it on, the hot water will not work AT ALL and the stove will not work. So I have to wait until maintenance comes to cook or take a hot shower. Also, There are spider webs everywhere around the complex. Then I’m paying over $200 extra a month for “fees” on an already high rent. I’m paying double than what I paid for a House back home. I just went online and the rent is now cheaper than when I moved in, I feel taken advantage of and have literally left all of my things packed because I KNOW as soon as the lease is up, I’ll be moving. I have expressed my concerns to the management office however I get excuses everytime.
That goes to show you, do your own research when moving somewhere. I listened to other people because I am new to Atlanta and was told Cortland was the best but I should have looked for something myself. It doesn’t feel like the “Cortland” people said it would be.
I've been living at The District at Windy Hill for quite some time now. I've seen a lot of changes as it relates to the admin team. However, Maureen is an amazing spirit. She loves what she does and it shows in her work ethic. Jonathan is another genuine spirit who displays professionalism, patience, and is easy to talk too. I'm grateful to have them as the Manager and Assistant Manger of The District.

Now, the Maintenance Team....They are all in a class of there own. They have been nothing but professional, respectful, courteous and always on time when something is needed in my unit. I appreciate each and every one of them my living experience at The District at Windy Hill has been nothing but amazing. Thank you ALL for your hard work and dedication you bring to our community it's greatly appreciated
I’ve lived here at cortland at the battery for a year and just renewed my lease! Being from out of state I wanted a safe place to live with my frenchie and boyfriend! We Absolutely love it here!!! The people that live here are awesome. i work from home so it’s so nice to be able to walk outside and see people whenever I want. The staff is incredible specifically Greyson she’s been so so great for us but all staff know you by name. Totally recommend you living here. I never want to leave lol
My experience at Cortland at The Battery has been nothing short of amazing.

Shayla toured us (Pics of a model unit attached), patiently answered every question and even came in on her day off to ensure our approval process went smoothly.

Communication has always been timely and efficient.

In addition to Shayla, the entire leasing/management staff Graysen, Chelsie, LeeAnn, Tim & now Rachel have consistently gone above and beyond to meet our needs.  You are always warmly greeted when you go to the office & they are always ready to help.

In addition to the huge asset of this building complex being at The Battery , the staff's pleasant demeanor & competence was paramount in our decision to go with this building vs. others in the area.

Maintenance requests are answered in a very timely manner.  The package and delivery services are very secure. I have received 100% of my packages without issue and the staff goes above and beyond to ensure so...And I've had...let's just say...an ABUNDANCE of packages lol not one has gone missing or been stolen.

I feel safe and very welcome here.  The neighbors are friendly and The Battery Atlanta experience is an amenity in and of itself ( Pics attached).  It's so easy to get food or explore new venues/events.  You also get discounts at select stores by being a Cortland resident. #Boss

Outside of game day excitement, it is peaceful and quiet at night and you feel extra protection from the security presence within The Battery Atlanta.  The cleaning staff manages the grounds daily. There are also events organized for you to meet your neighbors.  Would highly recommend & very happy to call this place home *Chef's Smooch* 5 Stars.
Vinings Loft and Apartments, I was so excited to move here, closer to the city, the apartment was beautiful, the staff was friendly and all the amenities were great.
But after living here for only 6 months, My beautiful luxury apartment has turned into nightmare from Elm street.

For starter, to sign the lease was a nightmare, my paper work wasn't ready, they kept saying I would receive an email and all I would have to do is read, sign and come get the keys. Will of course that email never came and no phone call was ever returned.
So on moving day with moving trucks in tow, I was signing the lease and they were gathering my keys to give. My first day there, the Trash was over flowing out of the trash chutes and needless to say, 6 months later the trash still over flows, smelling up the hallways of this Luxury apartment.

The fire alarms go off at least every other month and that's just being kind. I have been here for 6 months and have stood outside in the middle of the night 6 times. I'm Thankful that the alarms work, but my goodness.

The hallways either smell like Marijuana or trash, take your pick.
They have a cute dog park area that is always filled with poop. I don't understand why people don't pick up after their dogs. You know you have a dog, clean up their mess. I don't even have a dog and I have cleaned up poop in the hallways and have stepped in dog pee in the elevator. Thank goodness they have a cleaning crew that comes in 2 times a week or we would be living in a more disastrous situation. But the Cleaning crew shouldn't have to clean up after your pet.

I'm not going to complain about the music, because people are living in their homes, but lets just say, the walls are thin. I play my music too and not even loud and I can hear it in the hallway. I can also here every foot step the person upstairs from me makes.

We just had a gas problem, that took almost a month to fix, so we couldn't use our stove and oven for 3 weeks. For some, longer then that. For those of us who work from home during this Covid world, we couldn't cook, so unnecessary money was being spent. And we just received an email saying Thank you for your understanding.

I had high hope for this Luxury apartment and I still do, because I really hate moving. But big changes need to be made. Just like you want our Rent on time, we want what we are paying for. A building can't just look good, it has to produce good living.

Lets make this a better place to live.
RUN. Do not walk away from this bait and switch property.

We just moved out and bought a house, because we couldn’t deal with another month at this place.

It was decent when it was under Modera, but this new management company has completely ruined the reputation of this property. Also, this is not Covid-19 related, it is due to pure laziness.

I’ll start with the positives:

1. It has great amenities (gym, grills, saltwater pool, etc.).
2. It is really close to Midtown and Downtown Atlanta (15 min Uber ride).

Now the negatives:

1. Noise. The walls are paper thin. You can hear everything from your neighbors and the hallway. You will have Cobb County Police Department on speed dial from the 3AM Tuesday night raves.
2. The hallways reek of weed. If that is your thing, great. However, it shouldn’t be so bad that you have to open windows in your unit.
3. If you get catfished into living here, DO NOT live on the side with the freight elevator, especially if you have dogs. You will never get to use the elevator. Also, you will get woken up by Waste Management and Advanced Disposal every morning around 4:00-5:00AM.
4. There is no “cyber cafe” that is advertised.
5. The mailbox system is a joke, and companies just leave packages in the mailroom unattended.
6. The front office staff is completely incompetent. Shaunelle is the saving grace, but even this week trying to get a move out statement has taken over a month.
7. I had to clean the loading dock just to move. It was full of garbage, maggots, dirty diapers, etc. Also, we were an hour and a half delayed just getting the loading dock (this is after being told we could move out Saturday morning and it was reserved, which was another lie).

If you need advice or have further questions about the incompetence of this property, feel free to reach out. I have multiple emails from the many different staff members that have transitioned through this place. I would suggest Walton Riverwood nearby. We would have picked them if they had availability at the time.
Friendly staff and residents. But the walls are very thin and you can hear everything your neighbor above you is doing. Cheaply built, but they do look nice and the common areas are cool to hang out at.
This is a really nice place to live! The whole team made a community where you feel yourself very comfortable and with lovely atmosphere. It has everything you need with a high quality. And the great team which supports you 24 hours every day! I would choose this apartment again and again.
