The apartment itself is fine but the staff is some of the least helpful and unresponsive people I've ever dealt with. Applying late fees despite the check arriving on time, no response to email attempts, calling the office and being ignored on the phone. I've even reached out a few times to the management company and had zero success in contacting them, almost like they ignore their phones when they ring.

I would like to say, that this review is far overdue. I have been a tenant at Prince George's Apartments since January of 2024. An it has been nothing less than an awesome experience. Due to the amazing professionalism, courteous, an expeditiousness of making sure that I was an AM, taken care of to move in this awesome complex. All my accolades go to Dakari Wooten. He had a very 'Can Do!" and "Get it done!" attitude from day one. He made sure that each and every question I asked, was answered in a timely manner. He made me feel comfortable that this place was THEE spot to be a part of. His description of the property and all it's amenities, along with services nearby (i.e. public transportation) was nothing less than great! Since moving in, every , if I had any problems, (which have been very few). Have been attended to and taken care of in a very timely manner as well. Dakari is a great and awesome asset to the Prince George's Apartment Community. As well as the Leasing office. He should be recognized for the great work he's doing to build an even better quality of life for tenants here. Kudos Dakari. And thank you for your hard work.

The complex is very quiet most times. You can have pets, which is amazing! And all service calls are handled quickly. There are no bugs or pests in my building. There is ample parking. Best part is it is away from busy roads. There is also a pool which is very nice! I feel very safe and comfy here.

Very loyal Towing company work for this apartment with apartment's security camera. If you park in front for more than a minute, they will tow your vehicle within 2-3 minutes very quietly(saying they took pictures, just not toward the entrance). $175 + uber ride + wasted time. I was buzzing the door when they towed my vehicle...(3-4 min max)

I went to this community last week sometime and the girl at the front desk (yoselyn I believe) was super helpful. She showed me one of the apartments and answered all my questions and even walked me through the next steps of applying. Great customer service!

The Agent and Plaza Tower was awesome experience. Jupiter (Leasing women we met) answered all our questions, gave us an amazing tour, and overall was great person to talk to about getting our First apartment.

Amazon Flex Drivers Do Not Deliver Here. Let's force them to get a designated outside locker. The person that works in the leasing office was rude and I absolutely believe she alerted the tow truck driver to tow my car when I came in to deliver a package. I've delivered 1000's of packages at apartment buildings with roundabouts and have never been towed. I will never ever again deliver a package to this building.

The apartment complex maintenance lack of people to help with the needs of a paying renter ! I have had multiple tickets made that have been dismissed and removed without being check. Everyone I’ve seen has been lazy and really don’t care about their job. The only person who I’ve seen help & honestly the only one who actually cares if someone’s living in a dump is this gentleman Marcos. He’s help & actually comes and does his job ! I have never seen the other fellas who work with him come and do maintenance maybe once’s or twice.

This is not a great place to call home-I strongly suggest avoiding it.
1. They’re outright lying about the amenities you’ll be paying for, for example, the hot tub (which is shared with a hotel) isn’t working and hasn’t for a year with no plans to repair it. It’s false advertising, no way around it.
2. The management is extremely rude and unworkable-they charged me 100.00 for a few cents off on a monthly direct withdrawal. There’s many examples similar.
3. The security will enter your residence without consent. They’re rude and don’t understand their role and purpose is to take care of the residents.
4. They’re awful with pets. They will assert that, if you do care for an animal , they can tell you were to take him/her to urinate…outside…on public street.

This review is based off a tour. I flew in for a day to look at apartments and was a bit nervous but Jay and the Palette at Arts District team made me feel at ease! You can tell they care about their community. Jay has amazing costumer service and truly made my tour of the community personable. All of my questions were answered and he did an amazing job finding the perfect apartment for me.

I lived in unit J203. The apartment was large, and the windows bordered Hamilton Street, so I had good light and a nice view of the park. I had to move because of mice and GIANT roaches. My apartment was large and had lots of closet space; however, the pest issues made me move.
If you decide to check it out, talk to the neighbors in the building of interest and look at the laundry room.
If you have any issues, file a complaint with the PG County code inspector and know your rights. You can file a complaint for rent escrow.

I had a great experience in my 2nd time renting an apartment at Palette. The apartment was great from day 1. I had no significant issues and the staff was helpful when anything small came up! Shaundria was excellent! Was always there when I needed her! I highly recommend The Palette, especially if you work in DC. Was very convenient to my job downtown!

My apartment shopping experience was a lot less stressful thanks to the friendly and professional demeanor of Jay in the leasing office. I had a ton of questions and he was very patient and thorough from the time I called and throughout my walkthrough. The units are clean and the neighbors seem happy. However every tenant may have a different experience but my overall experience especially with the management staff and building Engineers have been pleasant. The new property management company Asset Living and their on-site management staff are unprofessional and lack effective communication skills. They shut off water for 2-4hours at least 1-3 times a month without providing residents notice via email, text, or paper notice then will lie and say that they didn’t notify residents because their system is down. As a result, I keep gallons of water prepared in case I need to wash my dishes and hands. They do not communicate effectively with their maintenance team so if you submit a ticket, expect to wait days before getting someone to come resolve an issue unless you speak to the maintenance team directly who are great (they were on the property prior to Asset Livings arrival in January 2023). On-site management staff are rarely in the office during the intended business hours, and will sometimes leave for hours on end. They got rid of the emergency text service and hotline so if you have an emergency outside of business hours, you’re screwed. For example, I once spent an entire weekend with a clogged sink and broken toilet. The residents constantly leave trash in the buildings, liter on the property, and fix cars without consequences so there are always huge rats in the parking lots and around the complex. The valet trash sometimes pick up your trash and sometimes wont. You pay an additional $20-25 for water & sewage, $20-25 for valet trash, and $4 for pest control on top of your rent, but is not worth it with the constant water shut offs, filth, and rodents around the property. Save yourself the trouble and live elsewhere.

As a 10 year veteran of the Top of the Park Community via Southern Management, I want to shout out Mrs. Kia and the rest of property management staff for their excellent customer service. Throughout my stay at Top of the Park, I’ve always been able to count on her Team for efficient repair service, quality discourse around rental agreements and so much more. They even drop off birthday cards. COVID was a tough time for most but as a Top of the Park resident, I took comfort in knowing that attention to details and empathy for others remained a top priority. Thank you Mrs. Kia & her Team for making my residence here at Top of the Park a true home for me and my daughter.

I lived there approximately 10 years ago. My parents in law were looking for a place to move after a horrible experience renting in DC (lived there because of proximity to work). A few months back, they asked me for a good place to rent and of course I recommended Top of the park to them. I visited the place with them and I was so impressed to see the nothing has changed it. It is a clean, quite and nice place to call home. After renting in differente parts of Maryland and Dc, I can tell you there are not many people dedicated to their work as Top of the park management team.

I have lived at Mosaic for about 2 years now & am so sad to be moving out - I would 100% be staying if my school/work circumstances hadn't changed. I moved here from the west coast for graduate studies & was so concerned about finding my 2nd home out east, & this place has been so good to me! The leasing office is so responsive, friendly, & does their absolute best to respond to concerns whether huge or minor - Craig and Shea are the best in there. And Abdul & the whole maintenance team are the greatest, they have fixed anything I've submitted within a day, they are so friendly and respectful, and I have a service dog & they would always politely call before entering to make sure it would be ok/safe to enter & not disturb him. Above & beyond service that really gave me peace of mind the whole time I lived here. Most notably was when our heat went out & maintenance came late after hours to try & fix it, & got us a bunch of space heaters & extra blankets so that we wouldn't be too uncomfortable while a solution was found. Great place if you have a service animal or pets as well, and a pretty good deal for this area considering we live quite literally right next to the metro (I'm talking a 3 min walk type of close).

I am a vendor and I felt the need to add a review. I did not call to inquire about an apartment, I called for a sales opportunity. I had the most wonderful conversation with the Property Manager Kia Murray. She is a remarkable human being. In our conversation, she verbally demonstrated how much she cared about her residents and how personal the job is to her. She takes ownership of her property and she cares for the safety of her residents. She almost had me move in for a second but I had to remember the reason for my call lol. But, I highly recommend moving to a property that has a manager who cares as much as Ms. Kia does. Thank you Ms. Kia for being one of the few property managers who are setting the example and putting their residents first.

We were here for ~1.5 years and would have stayed for longer had our circumstances not changed. I'm very familiar with the "modern" apartment complexes that surround PG Plaza and firmly believe Mosaic to be the best bang-for-your-buck option.
After renting for 10 years, I can confidently say that the staff here is the most capable/willing to help of them all. In particular, Craig and Cassie; the two staff members I had the most contact with. Obviously, some things are out of the front office's control, but they have a strong track record of doing what they can. For the first time ever, I truly felt like the front office had our best interests at heart instead of just being kind for the sake of appearances.
Appliances and interior finishes are noticeably older than other luxury-branded rentals in the area, and that shouldn't be a surprise. At just over a decade old, the complex can hardly be considered dated. Maintenance has consistently been speedy and performs quality fixes instead of band-aid jobs that you may be used to. Equity Residential clearly has the long game in mind.
Suggestions to management (or corporate, really) for QOL improvements:
1. Simplify the labeling of the reserved parking spaces. Garage spaces have painted numbers (101, 102, etc...), but "reserved" spaces have a sign with a completely different 3-digit number. Get rid of the numbered signs and just use a generic "reserved" sign. If a resident wants to reserve a space, it becomes as easy as saying "I want to reserve Space XXX". Maintenance puts a sign up. Boom, done.
2. Install a security camera/fob-entry to the trash chute areas, which get clogged by careless use and become a dumping ground far too frequently. The email reminders to not clog the chute, less you incur a $50 fee, are useless when everyone can see that there's no way for management to enforce it.

Maintenance is great. Location is great. However the amount of vehicle break-ins/theft in the last year are ridiculous. Nothing is being done about it. Comments are being deleted to hide this major problem. Vehicles are parked in a secured garage but somehow still get broken into even in broad daylight.

The leasing team member that I worked with - Tasha was AWESOME! For some context, my family and I are moving from NYC to Maryland and needed to get a sense of the community at Top Of The Park before we got there. The process from start to finish has been easy, efficient, and friendly. From the first call, I was met with a friendly voice on the other end that took the time to answer all my questions, and believe me I had A LOT OF QUESTIONS. Once I completed the application and submitting all the required documents, Tasha kept me informed along the way. Within a week, I received that long awaited call that we were approved for the apartment. Stay tuned for the move in process, I'm super EXCITED!

This is a moderately great place to live for reasonable price. I have been living here for 2 years since 2021. Apart from many amenities being around, the management of the apartment is responsive, friendly and helpful. Most maintenance requests are addressed within a day to two. The apartment complex is clean and regularly maintained. The balconies are specious. There's no in-house washer-dryer, but there's a unit at the ground floor of each building.

I have lived at plaza towers for about 3 years and love the community. The office staff is respectful, easy to get along with, and extremely helpful. They're continuing to do improvements to the community inside and outside. Our cleaning service takes care of our building every day to remove trash and keep the community cleanly. Maintenance team is super fun and easy going, completing tickets extremely fast and precise. Very convenient location! Concierge is respectful and organized with package services.

I really do not recommend this properly they make you pay for some one to take trash every day and they come when they want if you go to the rental office they never take care of your apartment feeds it could pass months with nothing fix there are big rats in the parking area and a lot mice and cockroaches that have to be take care out of resident expenses also they must have a deal with the towing company to take cars that they know owners gonna take care right away. This place is the worse in the area, even headquarters do not help have to find info. About Asset living on line with no central office in this region. Rental office with out operation hours

So far, the experience has been good. The buildings are in a nice location. Jay was pleasant and did his best to answer all of my questions. After the tour, I was very excited to put in my application for one of the apartments. I haven't moved in yet, but I'm still looking forward to it. Make sure you understand everything you are being charged for before you sign your lease. It all adds up!
Update: Initially I rated the Palette a 4. As you can see from the other reviews, Jay's service gets the ratings. He means well and tries to be helpful. As you can also see, the latest ratings come from people who have simply toured the property. Well, I signed the lease and am slowly trying to move in. Unfortunately, the living standards are subpar which caused me to drop my rating down to a 2. I haven't fully moved in and I am seeing roaches in the apartment. My apartment is practically empty. I haven't even cooked here or had a meal in the apartment yet. My furniture is brand new.
I have spoken to five different residents and four of them shared that they've had a problem with roach infestation. One resident shared that the garage elevator was down due to there being a mouse problem in the elevator chute. YIKES! I can't say I witnessed any mice, but I can say the roach probably is out of hand, especially because I'm afraid of roaches and can't live with them.
Another problem has to do with the garage. The trash is constantly piling up in the garage on every level. For some reason, the trash doesn't go into the rubbish chute. Also, the garage gate is always open. For $60 a month, the garage isn't very secure.
I have emailed my concern to staff regarding the roaches and they are trying to figure out what to do. So far the apartment was treated twice to no avail. I will update once there is a lasting solution because the chemicals used to treat the apartment are very odorous and ineffective.

Jay and Shaun in Leasing are amazing!!! Both are so friendly and welcoming. From the moment I spoke with Jay on the phone to inquire about the building and available apartments I was very impressed with his professionalism and how attentive he was to my questions. When I came in person to do a tour Shaun was so polite and went above and beyond to make my tour experience nice! It was busy at the time but she did an excellent job making sure we all were taken care of. She answered all of my questions and was very helpful. When I toured the amenities and model apartment it felt cozy and homey. I will definitely be submitting an application and look forward to making Palette at Arts District my new home.

I have been on the hunt for an apartment for several months now and was able to have the pleasure of working with Shea. I had seen the property but had not seen this particular apartment. It was my first virtual tour and I wan not sure what to expect. Shea was awesome, she took me through each room and she addressed all of my questions with additional helpful information about the property and community that was value added to me. She provided OUTSTANDING customer service and really represented Mosaic at Metro Center well!!! I will be following up with an application.

DO NOT move here! This property is absolutely horribly managed. I have continuously tried to contact the corporate management group in Florida and always get the run around. It’s infested with mice and cockroaches. We keep our unit extremely clean specifically to reduce the amount of mice and roaches that come wandering into ours. Office never answers and if they answer they are extremely RUDE. Maintenance they NEVER FIX YOUR STUFF until you finally physically go in and get verbally aggressive with the office staff. Supposedly they open at 9:00 am but no they don’t turn the phone system on until 11-11:30. Then around 12:30 they “go to lunch” come back at 2:00 pm. “CLOSING TIME” 6:00pm. They’re long GONE by 4-5pm. A year and a half, we have NEVER been late or not paid rent, so no reasonable explanation. Our mailbox door broke, it took them 3 months and lost half our mail in the meantime..

It's great living at Landon Court. I love the big rooms, large private balcony with a storage room, beautiful landscaping, and a swimming pool. The location is excellent as you can walk to many stores, parks, and the metro. The office and maintenance staff are professional and caring. I enjoy my apartment!

I’ve lived in two units at the Mosaic for several years, and couldn’t speak more highly of the staff and my experience here. Maintenance responds to requests within a day and the building staff does an exceptional job of maintaining the property. Craig by far is the best leasing agent I’ve ever had the pleasure of working with, and I’ll surely miss our interactions.

I have lived here for nine years and overall it has been a great experience. The staff is excellent - Cassie, Craig, Perry, Sheldon always take the time to make sure my apartment is in good condition and that I am happy. One thing about Equity Residential is they hire the best people. It is a nice place to live, right next to metro and shopping amenities in walking distance.

I was just calling about a transfer from another Southern Management community and Kia answered and she was SO sweet and friendly. I don’t think i’ve ever spoken to a leasing agent as warm and inviting as her.... she also provided a lot of details about the community without me even having to ask. Great customer service and very knowledgeable. I hope I’ll get to live here when my other lease is up.

Thank you Gates and hudson for Hyattsville house new assistant manager Rosa, in the 6 years I have been at HH, Rosa is the first office assistant manager that I consider, professional, warm and easy to speak to, she offers great options and suggestions, as a tenant I respect her and I certainly hope Rosa stays on site for a long time. I wish I could give this place a minus NO stars!! This place is the WORST!! Sewage back up floods that allows maintenance to steal and contaminate your belongings!!! The property manager responded however we STILL do not have our belongings!!! My child and I are forced to live in an empty apartment while our things are STILL with "management". This oppression cloaked in the disguise of "professionalism" is what one can expect while living here!!

Each time I've made a visit. Staff has been accommodating. A pleasant atmosphere in a safe quiet environment. Adequate parking with upkeeping of grounds.

Management is really accomodating and helpful, I recently moved out but I enjoyed the time I lived there, neighbors were friendly and inviting. I really enjoyed the little building get togethers we would have in the picnic area felt like a community. Although I had to relocate for work I would have stayed if not for that reason. The surrounding neighborhood is peaceful and family oriented plus it's walking distance from the metro and shopping mall which was a big plus.

Here they charge you 20$ because they say some company pick up your trash and look no one can pick up nothing If you contact the rental office they do not do nothing about it if you try to contact the regional manager nothing happend. Im going to put videos in youtube under this particular aparments. If you are thinking in rent here whach them firts, here there not parking space for resident but they have 8 space empty for visitor while their residents have to park on the street most of the time getting parking tickets, here you have a lot of mikes living with you the good thing is you do not have to pay for them even if you have more than 10mices or roaches you only pay if you have cat or dog, and the playground in the pictures is hyattsvile play ground no from this propery. As soon as I can find another place I'm moving. They don't care about your neighbor complaints, no one works in the office anymore, but if you call the voice mail and you will always get the voice mail, will give you their business hours, but it's a lie. I have to email management when I need maintenance to fix something, because sending him a note doesn't work. If you can afford a real apartment, do it, don't move here.

Best management team I have ever seen with fair pricing .
They do routine maintenance checks.
They actually fix things that break.
They work very hard to cater to the residents.
The apartments aren't fancy but they are clean and offer everything you will need.

Great place to live! The rates is affordable, close proximity to the metro and it is safe. Great diversity among the residence, so if you are in college you can live here or if you old and need a quite comfortable place North Pointe provides that for you.
