I’m very satisfied with the work that Carlos and Hector did today in my apartment. I needed the Floors fixed and they came 123 and did it. They were very professional very polite and they have a very positive sense of humor as well. And just to add on they were nice enough to even give me a lil paint kit with a brush so that I can touch up the walls anytime I want too

5 stars to the most wonderful, friendly, efficient concierge - Wilkins is a true gem and has been throughout our years at Avalon. Always greets us in a genuine way, chats with the kids, and goes above and beyond so often.
(side note: I do not really love that the public building reviews need to be used for sharing our appreciation to the staff, but I'm willing to set my reservations aside for Wilkins because he deserves a shoutout.)
About the building itself...we love our apartment, the location is wonderful and the views incredible. Bedrooms are larger than those in most buildings nearby. Soundproofing is good, noise is mostly heard from the hallway only.
Concierges (though the turnover has increased in the past years - making special people like Wilkins even more appreciated) and maintenance (special mention for Carlos) are great.
Amenities were renovated since we moved in 2014 but often need improvements (pool cleanliness, barbecues not functioning). Elevators have gone really wrong in the past 2 years with frequent outages causing long wait times.
The main downside are the rent increases, not making tenants feel valued as community members, but just cash cows.
My "living here" rating would be 3 stars due to the above.

Bernard came to fix our dryer and he was so nice that found time to look at other things at the same time. He fixed also my garbage disposal and helped me clean it out. Really high quality service provided. His expertise make him a valuable asset to anyone in need home repair services.

Hector was extremely friendly and helpful when I moved to this building! He helped me move my furniture out of my car and also did a great job assisting with a maintence request when my sink was leaking. Quick and A+ service! He is an asset to this building and does a great job representing the Avalon brand. Thank you Hector!

This is the first apartment I have ever moved into and had ZERO issues. The office staff is amazing, and extremely friendly and welcoming. Isabella made the leasing/application process easy and seamless, and Sabrina made the move-in process stress free. I couldn’t ask for a better place to live!

I had a tour with Olivia she was able to answer all my questions and showed me around the property and the model home. She was very kind, polite and professional during the entire tour and made the experience very pleasant!

The property was very beautiful. When we came into the office we were greeted immediately. Olivia sat with us offered refreshments and took us see the pool , spa and office area . Took us to see the homes told us about all the fees very detailed very nice .

I am so blessed to have been able to move here to Rosemeade Townhomes! I have experienced nothing but the best through whole process of searching, applying, and moving in. I had gone to see many apartments in the Carrollton, Richardson, and Addison area, and I knew Rosemeade were the ones. Reyanna has been kind and professional with great communication and I appreciate that so much, she is so helpful. The manager has also been good to us, as well as the maintenance man who came by on his way out just to check on us. This place is clean and well organized, and I love the privacy fence we have on patio however our neighbors are all nice. Nonetheless, this has been a great experience and I am so relieved we went with Rosemeade Townhomes.

I recently had the pleasure of having maintenance work done in my apartment, specifically bathroom and floor replacement, and I must say that Carlos Lozano did a fantastic job. Not only was the workmanship top-notch, but Carlos also completed the task much quicker than I anticipated, without compromising on quality. His professionalism, skill, and efficiency deserve recognition. I highly recommend Carlos for any maintenance needs. His commitment to quality work and customer satisfaction is truly commendable. I've lived in Torino Lakes for 3 months and I really enjoy the property... My neighbors are quiet and it's a safe place to live. The property managers do wonderful job; if I have a problem, maintenance is quick to fix it. You can't beat that.

This apartment complex has something extremely fishy going on. They force their residents to move or be evicted, on the basis that they want to remodel the unit. This has happened to a number of people, who have lived in the apartments from 3 to 20+ years. The complex insists that residents move at their own expense. My advice is do NOT move here unless you are ok with your life being uprooted at any given time because they want to remodel

I lived here for about a year and it was not a great experience. I had countless maintenance issues. They took a long time to respond to everything. They ignored my requests about my cockroach issue for a long time until I kept escalating it. I had flooding from the ceiling and they did not fix it until the third time it happened. The front desk was really nice but other than that, the apartment had tons of issues. The closet was micro and they placed the space heater right in the middle so I had no space to put my things. I also had an outdoor closet that did not lock so my things never felt safe. They also just did the landlord special over everything and made it look dingy. These apartments are on the cheaper side but in my opinion, over priced due to how many problems I had with this place. I never knew a moment of peace when I lived here.

I was excited to tour this place until they told us that we HAD to get a 3 bedroom bc we had 5 even though 2 were sharing a room as they have for 5 for years. Anything to make more money I guess. Of all the apartments we’ve toured trying to find our new home this is the first one that told us we HAD to go into a 3 bedroom. Just crazy.

Wonderful apartment staff and maintenance! Couldn’t imagine living anywhere else! Mrs. Holley and her administrative team are always friendly and helpful. Maintenance keeps the grounds looking wonderful and are always prompt to fix something even when we haven’t put a service request in.

We are so happy with our experience at Rosemeade Townhomes. Having lived here for six years, we have enjoyed the consistently great service that the manager Katie and her staff provide. They respond quickly and efficiently to any needs and are always careful to go above and beyond in answering all requests. Daniel has recently responded to two different maintenance needs we had, and both times was so professional and courteous while expertly taking care of the issues. I visit my friend that lives here from time to time! Every time I come here the trash containers that they have are Are ridiculously always overpack! I don't understand why they can't get their trash under control and divid it evenly Into each containers the way they should! This is almost every week as i can see. This is ridiculous.. Man I feel sorry for the waste management company that has to service them.

Many problems with this place, but probably the craziest thing that happened was the property notifying us that our locks would be changed because they didn’t have a copy of our unit’s key. We were out of state at the time, so we had to take time out of our vacation to ensure we wouldn’t be locked out of our apartment due to their failure to have a backup key.
Since we were returning Saturday night, their office wouldn’t be open until Monday morning. When we told them to wait to change our locks until we got back, they insisted it was a mandatory security concern and needed to be resolved immediately. They suggested putting the new key under our mat so that we would be able to reenter our apartment, but that contradicts the point of changing the locks; leaving our key under our mat creates a new security concern. It’s laughable how silly of a response this was.
We agreed to have someone pick up the key and hold onto it until we arrived. We requested 2 copies, since there were 2 of us here. They advised the key would be ready Tuesday afternoon for pickup. Our contact arrived, but was turned away because it wasn’t ready. After returning at the end of the day, the key still wasn’t ready. We had to resend our contact the following day for Wood Trail to finally have the key ready. Not only was our vacation interrupted, but they inconvenienced our contact, who had to travel back and forth across town only to get turned away twice.
At the end of it all, we only received one copy of the key, and our new lock was difficult to both lock and unlock. Horrible experience. Do not deal with this property.

Lived here since 2020, pretty nice place. Apartments are clean, safe neighborhood, somewhat affordable, the office holds events which is nice, and it's in a great area with a lot of stuff around.
Only complaint is the walls are paper thin. If you have a disrespectful neighborhood who plays loud music or a dog barking at all hours you are going to hear it nice and clearly. If you happen to WFH its not ideal.

Rosemeade townhomes is the absolute best! The staff and maintenance are always prompt and pleasant. It's clean, it's peaceful and just an overall fantastic place to reside. I want to give a special thanks to Katie in the office for always being dependable with our needs throughout our residency. You guys rock!

Honestly, the whole experience from initial contact to move-in was quick, it was effortless, and it was amazing! Although with every apartment you move in to you’ll find the little itty bitty things but front desk said management would be by to take care of everything! So far i’m loving the experience here it’s been great!

I would not advise anyone to live here. My sister is currently renting here, she was suppose to be moved in by the end of April, but they pushed her move in date back until June 9th, stated they were “fixing & updating” things. Anywho, here it is October. She was late for September rent which they filed an eviction for. However they told her that if she brought in $1785, total fees including the eviction fee that it would be dismissed which she did. When she goes to take them the money they tell her that she has to pay October rent as well, all together, which was not told in the beginning but they still kept the check & are saying that she still has to go through with the eviction which is not right. She was filed an eviction for the month of September only & why keep the money if she had to pay both months. These people are scammers and not to mention, they don’t even fix anything. We are currently working on getting an investigation done through Fair Housing Authorities.

The neighbors we have, have become like family. The office staff are the same people as when we moved here which is a HUGE plus. We love Katie and Gina and we are so happy to be here! Also- we never lost power during the winter storm of 2021. #hugewin

I have lived in this community for 3+ years and my wife and I agree that it’s the best neighborhood we’ve ever been apart of. Maintenance is handled in an expeditious manner. Having a package room inside the office to keep potential porch pirates at bay is my favorite amenity. Nice pool area, theatre room and super nice gym available 24:7. Neighbors are respectful and it’s very quiet. Lawn care is done professionally every week and I can’t say enough good things about this place. Highly recommend to anyone looking for a great place to live.

DO NOT MOVE HERE!! Two sets of Maintance came and quit the same day. They have roach infestations here, we had mold in our apartment for a little and nothing was done so we moved. They have new property management constantly because regional sucks and from what I heard when I first moved here was that they treat people very poorly. These are pictures of our apartment when we moved in. They didn’t fix anything and we were told constantly that someone would come and fix it but no one ever came. Seriously don’t even bother with these apartments. We didn’t have new carpet and they were stained and was lifting, cabinets reeked of dead animal, roaches all in the kitchen, etc

I've been renting here since January 2023, previous management took care of me, any problems we had they will be solved within the week. New management came in around April... Since May 25, 2023 I do not have a working AC, that is at the time of writing this 2 months and 3 days without my working AC. Somewhere at the beginning of July we were given a window ac unit, and during the third week of July a portable AC unit to take around the house because the window ac unit is just not enough. For the past 2 months we have opened maintenance requests relating to the AC issue and most of them get marked as "completed" without someone actually coming to our unit to fix the AC. We can't withhold rent, or find a HVAC guy to fix the AC and deduct those expenses from our next month's rent. To top it out, at the beginning of July someone came to check on the AC fan beerings that make a grinding noise when turned on (main AC issue) and removed the ceiling on top of the laundry area, left the ceiling hanging and the dryer disconnected. It's been about 21 days without a dryer either. We have to dry our clothes on the balcony's floor where animals such as roaches, birds, ants, and others get on. Be cautious of renting here, I'm trapped until the end of the year.
Edit 08/01/23 the temporary portable AC was removed because someone else's AC went bad, now I'm down to a tiny window AC, no central unit AC, and a tiny window AC that has struggles cooling down 1 bedroom
Edit 08/01/23 the temporary portable AC was removed because someone else's AC went bad, now I'm down to a tiny window AC, no central unit AC, and a tiny window AC that has struggles cooling down 1 bedroom

I stayed at the property in the early 2010s for about five years, in two different apartments. The location is unbeatable. Jeff, the then manager, took great care of the property.

Update 11/20/2023: The elevators were mostly fixed for a few weeks, but now we're back down to 2 working elevators. If you need to step outside, expect a 15 minute round trip. I would move in a heartbeat if it weren't for my lease. (Building staff--thank you for trying to make the best of this terrible situation).
Update 9/5/2023: No progress on the elevators. Management promised weekly elevator updates via e-mail to all residents, but we haven't received one in 3 weeks now.
Update 8/3/2023: Still only two working elevators for tenants. Sometimes three are available for tenants, but often it is only two (like right now, a Thursday rush-hour; just had a 15-minute wait).
Update 7/24/2023: Another elevator has broken, leaving just 2 for all 500 units. It's not a livable situation. Do not consider leasing here.
The individuals working at this building are great, and I feel bad that they are also affected by the ongoing elevator outages which Avalon is unable or unwilling to resolve.
Unfortunately, the other recent reviews of the elevators are accurate. The average wait is 3 minutes. 30% of my elevator trips are ~5 minutes, and 10% are over 10 minutes. It's not just rush hour; the elevator wait is unpredictable, and worse when one of the elevators is being used for building service or a move. So your wait could be 10 minutes at 3:00pm... you just never know.

WORST EXPERIENCE OF MY LIFE
This place is infested with roaches and mold. I've never see or experienced anything like this. Any other apartment that I've lived in has been "make ready"painted the entire apartment, replaced flooring, thoroughly cleaned and ready to go.
Instead this place only does spot paint if even that, the carpet is filthy, and the apartment isn't make ready or cleaned at all. All Ive received is on promise after the other with no follow through. I have never had roaches crawling on my countertops on the floor and in the bathroom. I picked up my yeti to take a drink and a roach crawled across my hand. When my lease is up I'm moving to another apartment thats clean and pest free!

Great location with parking. Felt safe living here for two years and thoroughly enjoyed it. Maintenance is very kind and helpful. Leasing manager (Andrea) is very sweet and easy to get ahold of. Apartments are spacious and no issues. Would recommend.

Beautiful apartments, conveniently located near everything! The maintenance crew is highly responsive and effective. The complex, overall, feels clean and safe. The exercise and theatre rooms are impressive and the office team hosts multiple, fun events throughout the year.

This was an awesome apartment complex to be at for my first year in Kentucky. The apartments themselves are nice units, well set up with decent appliances, everything was very clean when I moved in. The facilities are kept clean and tidy. The staff is very responsive to any repair requests you might have. The management team knows what they're doing. And they made the entire leasing process as well as my time here super easy on me. They're very well organized and there was never a time when I felt confused or blindsided. I stayed here for a year, and if it wasn't for changing life circumstances I think I'd sign another lease and stay another year.

Poorly managed. The property manager agreed on waiving an extra fee just to get us to apply and make us happy. So we apply and they run our credit and we get approved but when we go to sign the lease and want the waived fee in writing they say they can’t do it anymore. Not how you do business at all and not ethical!

Very nice apartments, good amenities, young crowd. Lots of jogging and walking opportunities. Nice lake. A bit isolated so you'll end up driving to nicer stores and restaurants. Parking can be challenging some evenings.

Ugh I was sooo looking forward to moving in here for the location - quiet but not too far from central dallas (25ish minutes) but unfortunately, this has been anything but a smooth experience. Let me start off saying the front office staff is AMAZING, it’s more so the property manager that’s been the issue.
When we moved in back in August, our AC broke (our unit was brand new and never been lived in), so we filed a maintenance request and had it fixed. A little over a month later, our downstairs neighbor complained that they had water leaking into their apartment. The maintenance staff blamed us for it and were sure we used our washer or dishwasher incorrectly (🙃) until they got into our hot water heater room (which always remains locked so we had no way of knowing) and realized the condenser cap was left off when the ac was fixed and causing the whole thing to flood. The guy who left it off did own up to his mistake. After having weird symptoms for a month (nausea, gastrointestinal issues, coughing (yes we tested negative for covid) and sinus issues, we, and the maintenance staff, realized there was black mold all over our closet behind our clothes due to the guy leaving the cap off causing it to flood (still need to get them dry cleaned to remove the rest of the mold after washing them 3 times) and the black mold had spread to the whole front part of the apt. We had our walls cut open to remove the mold and we’re hoping*** (hoping is a key word) that the maintenance staff did a good job removing all of it. I may have a 3rd party out when I have the money to get it checked over again.
And then a couple weeks after this, my car got broken into. The person who attempted to steal my car/car parts totaled my car by damaging my radiator, battery and condenser and my insurance won’t cover the damage because the apartment complex refuses to put cameras in the parking garage even though we pay extra for “safety”. I have now been left without a car for 3 weeks and can’t afford to get a new one being the holidays are right around the corner and covid has wrecked us financially. When I asked the complex about the camera situation in the garage, they said they’ve sent in a request to management to have them put in 3+ times to no avail :/ again, the front office staff is great, no problems with them because they have no control over these issues. Small side note; The doors never work here with our fobs, as well. They are constantly broken. Then, a few weeks later, our neighbors car got broken into. I then spoke to our other neighbors who moved in last fall and they told me that the car next to theirs in the garage had all the windows busted out and everything stolen.
Anyway, I know it’s a rant but we have had zero compensation for the issues we’ve had here since moving in. No discount on a month of rent, no covering the costs of the damage to my car, no coverage of the medical bills we had to pay when we were sick from the mold, nothing. I’m so frustrated that I didn’t know any of this about the complex before moving in- I definitely should’ve asked some harder questions.
Also- when the police officer came out to file a report when my car got broken into, he filled me in and told me this is a HOT spot for cars to be stolen/car parts/just general break ins. So why the apartment won’t put in cameras to the garage?? No idea. I understand they don’t want to be liable, but again, they should not be making us pay for extra “safety” if they don’t actually offer it. Again, if I had known all of this, I would have saved myself from moving into this place. Maybe down the road the complex will improve, but I must say I regret moving in here and we are only 3 months into our lease. Here’s to hoping nothing else happens because I know absolutely nothing will get done by property management about it 🙃

Where is zero. Awful. It took them over 5 months to process an application. They lie about income requirements . They make you jump through hoops. They say your over income and add about 5 thousand more than you make. Then deny you . Also I was promised an apartment then they turn around and deny it. I’m reporting them to the b.b.b. And fair housing .

I love living at Cave Mill! The access to I-65 makes traveling easy, as well as the close proximity to most of Bowling Green in less than a 15 minute drive. The apartments are clean, well, kept, and maintenance responds very promptly. Small detail, but I love the wall color- neutral but warm and inviting. Added bonus is a very large closet in the bedroom, an outdoor storage closet, and a laundry area furnished with washer and dryer. Perfect place to live with very helpful staff.

My wife & I moved in last year and we couldn't have picked a better property. The apartment is spacious, well equipped and very affordable. The staff here is fantastic. The girls in the front office are always helpful and friendly and the maintenance guys have always come through with anything I have requested.
My wife passed away in August and neighbors that I had never even met asked if I needed anything and checked in on me occasionally. One even went and got dog food that I needed that very night.
Quiet, safe, affordable, great staff, friendly neighbors, perfect location.
Couldn't ask for more.

We moved here in order to attend graduate school and couldn't be happier. The office staff has always been very helpful and personable. Grounds are extremely clean, safe, and anemities are excellent. We have enjoyed using the pool and gym on several occasions and are looking forward to using the theater room when time allows. Overall a great place for students, families with children, and anyone looking for apartments that are safe, clean, and comfortable.

I have lived at Cave Mill Apartments since April and could not be happier. ALL of the staff are wonderful. They are friendly and attentive. Take care of any problems immediately. I feel completely safe. It is quiet, clean and my neighbors are kind and easy to get along with. Zaida, Trinity, Enrique and Craig are absolutely the best. I am extending a warm welcome to anyone thinking of moving here.

I visited my friend at the 200 East Avenue Apartments for dinner. It's a gated community and my friend let me in to park inside of the apartment complex. There wasn't a signage at the parking lot indicating whether it's for resident parking or visitor parking. So I just parked in front of my friends' townhouse. Then the management company directly towed my car. I found that my car was gone around 9:45pm and called the management company to ask where to get my car. The guy who answered the phone was really rude and condescending. He didn't answer my question on where my car was but instead giving me a 15 minutes lecture on how I violated their residents' rights. I tried to stop his "lecture" but he just kept on going. Also, he added that "you'd better to get your car quick. It's $250 per day." At the time he finally let us know where the towing company is, it was already past 10pm. Guess what? The towing company closes at 10pm! It was an infuriating experience.
Update: My friend and I visited the leasing office to inquire about the parking rules. Michelle couldn't explain the rules consistently. When we asked for more information on parking, she accused of us "harassing" her. Also, the management seems very poor and inconsistent. My friend was initially assigned to the parking spot #18. Then the leasing office assigned #18 to another resident without any notice."

Horrible horrible horrible experience. My daughter applied for apartment, gave a deposit, was denied, and now they are giving her the run around. No one has $611 to just give your company. The receptionist does not know her job well. Common sense tells anyone that until approved for the apartment you should not fill out the money order. You guys just gave her back the money order with your company's name on it. How is she going to cash that? Very unprofessional and this is supposed to be a state program
