I'm happy with the current management and office staff. Always great about explaining things and answering questions. It's refreshing to have professional service.
The people skills far surpass some previous office personnel. The maintainable staff have always been polite and courteous. Happy New Year !!

Great neighborhood!

Maintenance is reliable, efficient, and fast. Our dishwasher wasn't working and we placed a maintenance request through the app. Less than 24 hours later, we came home to a new, functional dishwasher.

Very friendly staff. However, my apartment completely flooded 2 times from the ceiling, with 2 additional leaks after the initial repairs during the 12 months I lived here. Most of my furniture was damaged, and the apartment was unusable for nearly two weeks due to the industrial drying fans. I was left to clean up the mess myself. The property also retains a lot of standing water in the parking lots and between the buildings whenever it rains.

I been living here about 7 months and I noticed they don’t like to fix anything but they want you to pay your rent on time. I have a washing machine that been out a month now maintenance been here many times and told the rent office it can’t be fixed nothing they can do instead of them ordering a new one the prolong the issue and nobody
Communicates with you to let you knew anything so you pay a good amount of money and get piss poor service around here people in the office don’t care and not professional about anything can’t wait for my lease to be up.

I have been extremely happy with the complex. I am especially happy with Shannon the property manager. She always tends to any needs or issues we may have. The property is kept clean and I am very happy with the accommodations and friendly atmosphere.

I have had a couple instances where I needed to put in a service request. I have been very happy with the professionalism and prompt response to fix any issues in my unit. I have had a great experience talking and dealing with Devon, Clark, Brian & Eddie. Each one of them have been very kind and willing to discuss the issue at had. Additionally, they have been very respectful and always leave the place clean when job is complete. Thanks guys! I appreciate the work you do!

We recently had the pleasure of working with Maria while searching for a new apartment for our son, and I cannot praise her enough. From our first conversation, it was clear that Maria was incredibly knowledgeable about the properties and genuinely invested in helping me find the perfect home. Also she speaks SPANISH!
Maria was exceptionally helpful and responsive, answering all my questions and providing detailed information about each property. She made the entire application process seamless and stress-free, guiding me through the paperwork with ease and ensuring I understood every step.
Thanks to Maria, we found and secured the perfect apartment without any hassle. I highly recommend her to anyone looking for a new home—she truly goes above and beyond to make the experience enjoyable and efficient. Five stars all the way!

We have lived at Harbor Station Townhomes for over 2 years and love it here! We have had a great experience with management and Shannon is amazing!! The maintenance team is reliable and efficient! My kids love playing on the playground and volleyball court

Ive lived in quite a few apartments around DFW and this is the best. Cleanest, best up keep inside and out! , Ashley made the acceptance and move in process so easy! Shes always there if I need her!

All staff are so nice and friendly.
Gracie, Ashley, Blake and Hunter are really nice.
Gracie and Ashley were very helpful when I was looking for apartment, they were trying to help me better.
Blake and Hunter are always quick to fix when I have any problem in the unit - my unit was very humid and when need to replace the air filter.
And environment is very comfortable and clean.
I highly recommend this apartment.

I increased my stars from a 1 to a 3 on September 19, 2024. Relocating to Erie Harbor Apartments has been a major disappointment, making Station 55 seem remarkably superior. I reserved judgment until my recent weekend trip, which left me returning exhausted and overheated, only to be greeted by incessantly beeping fire alarms due to low batteries—batteries that should have been replaced prior to my move-in just a week ago. To make matters worse, there was no running water after enduring a grueling 13-hour medical shift.
I was initially led to believe, through an error on their online portal, that I had applied for a three-story townhome. In reality, it was for a unit within a larger complex, contrary to my desire for a standalone townhome. Although I eventually secured a two-story townhome with the assistance of a leasing agent, the move-in experience has been nothing short of disappointing.
Upon arrival, the kitchen was in a deplorable state, forcing me to spend an hour cleaning years of accumulated grime above the cabinets. Despite my resilience as a dedicated medical professional accustomed to challenging circumstances, this situation is simply unacceptable.
The maintenance team's competence is inconsistent; while some members are courteous, others lack professionalism. Numerous outlets were improperly secured, and it took multiple complaints before the dysfunctional tub and shower were finally replaced. Additionally, the microwave is in a visibly deteriorated condition.
In summary, despite my efforts to remain patient and optimistic, Erie Harbor Apartments has proven to be a near-disaster. Given these numerous issues, I cannot, in good conscience, recommend this place to any friend or colleague.
Additionally, someone changed out a gas water heater this week, likely the reason for not having water, with no notification that it would be done. Hence, the photo below of a gas water hook up in the trash shortly after not having water, and no one on staff seeming to know why.
I’ll keep readers abreast, if the experience gets better or worse. I’m hopeful.
Since the above initial post, I have had the microwave replaced with a new one, the bath and tub have been fixed. Overall, it's a decent place to live.

The place is a nice place to be overall but Maintenance walks in whenever they want knocking one time when they do wanna come in . Also my cat has gotten out because of them her name is Pheeby she returned back to my apartment a week later, I called and asked to speak with Pam the ghetto property manager who I believe has people come steal packages for her PATHETIC……Pam the ghetto property manager.
The maintenance guys are very non chalant and don’t know how to fix anything (how did they get the job ) go figure smh . I’ve been there aciting doing something and don’t those are just some men claimed they had background and experience and only have a GED no maintenance experience what'so ever. I can go on and talk for days because I lived in Erie Harbor for 7 years

I have lived here for almost a year and I liked it a lot. The neighborhood is really nice with a pond close by, for fishing or walking/biking around it. The indoors are well maintained by the staff. Gracie has always been very helpful from the day I moved in and Ashley is a great addition to the staff here. Ashley has helped us in more than one occasion. Since the staff live here on premise all the minor maintenance requests are handled almost on the same day or the next day.

I love the complex overall, everything is always spotless and the entire staff treats you with kindness and class. Marlene is the absolute nicest person I've run into on the premises. Aside from being diligent and doing a great job she is a pleasure to be around and always brightens my day with a positive attitude and smile.

Dead mice behind the washer for more than four months. Found it when the weather is warm and it raises terrible smell. Reported since February, finally solved during April. Pamela Nowlin the lease office manager never respond fast. Normally a week with useless email feedback and nothing is changed.
Moved out in June 22nd and still paid the whole month rent. Thousand dollars personal belongings was lost and only coat I got back is damaged.( I called the police officer to assist me and that is probably the only reason why I can still get my coat back.)
Terrible management, random people can just rend the apartment without noticing the office.

we are new residents at the Crosby and we have had such a great experience with the community and staff here so far! i had the pleasure to work with ashley and gracie & they took such amazing care of us. the community is beautiful and peaceful, it’s always kept clean and that speaks for itself but the quality of care and urgency that the leasing team brings adds the cherry on top. every concern or question that i bring up gets addressed or resolved in a timely manner, i don’t feel like im having to pester for solutions and the team makes me feel safe and empowered to reach out for any concerns that i may have. we feel so blessed to have found the most perfect unit here and we’re excited to see what the Crosby holds for the future! thank you to the lovely ladies at the leasing office, love my girls because they take care of me! reviews don’t lie!

It's been a long time comming. An apartment that is. And I wanna thank each one in the office that made that happen. There is a good bunch in the office that hear what u have to say and help u with what you want. I'm thankful and happy to be part of the neighborhood.

The staff is absolutely amazing! They are so welcoming and you can tell they really care about their residents. It’s such a quiet community and conveniently located near everything you need!

So I recently moved into this stellar apartment. My initial move was a little uneasy but the management and rep that helped me (Gracie) quickly turned that around. They have gone above and beyond, the call of duty. To see that I have everything that I need. My work orders get immediate attention and I just love the respect from the maintenance guys. They are super amazing!!!
This Victorian style on the outside, super modern on the inside apartment is the best!!!! If you are looking for a place to call home, ask me. My outdoor activities have increased lol, I take walks, and jog on occasion because of the beautiful serenity. I can now say this is my safe haven!!!!

Worst experience ever. Changed units 3 times before we even moved in. Then a week in the unit flooded due to a water line disconnecting. Ceiling fell in while family was there. They were very cold hearted about the situation as well. Acted like it was a problem they needed to get us a hotel for one night. Much better options out there.

When in for a tour the manager had her head down on her desk all the lights off and had no memory of our scheduled tour. Then when we went to apply the Office staff never got back to me.

I have been living in the complex for a little over one year now. My go to person is Ms. Juanita. From day one she has always made sure anything I needed assistance with was resolved immediately. Ms. Juanita is ALWAYS beyond pleasant, professional and attends to tenants needs. In my book it is always a pleasure when you deal with someone who Loves what they do. I cannot thank her enough for making my stay more suitable.

Hi
I’m one of the newer tenants here at Three Chopt and my experience has been pleasant. I felt with Assistant Property manager Juanita Parker. Juanita answered any questions I had regarding my new lease.Very nice lady. So far so good.. enjoying the amenities so far.

Interesting

Between guns and crime and mold it's not s place to be or any family in my opinion.

Giving it one star because I can't give it a 0. I have never encountered anything so ridiculous. Before the end of my tenancy, the property used my unit being flooded as an excuse to enter my unit half a month beforehand, throw away my personal belongings and refurbish it for the next tenant. When I tried to contact the leasing office and claim my damages. Ms. Pamela Nowlin, kept changing the subject and would not give me a straight answer as to why she entered my unit and discarded my personal belongings as garbage while I was still paying rent. I was never contacted during this one process! To this day, the property continues to maintain a negative attitude towards my contact. They think that I, as an international student, am a vulnerable person who can be bullied at will. They only smile at you when they collect money and I will never, ever recommend erie harbor for any student at our school.

Called this place today to see about an 3 bedroom apartment they hung up in my face called back they sent me to voicemail definitely not off to a good start especially when your renting out and your on the rent apps telling ppl to call if u have questions these the type of ppl that don't answer the phone for you but want their rent on time

Holding into my townhouse. Great price

Two Stars for Value and Safety
My wife and I moved into an Erie Harbor 3-bedroom in December of 2018 and vacated in February 2023. We were initially attracted by the view, its central location, and its price relative to other options in the area. However, there are things you learn only after living in a place over a period of time. Our four-year experience:
Pros:
1. Management and maintenance were very accommodating and routinely responded in an efficient and friendly manner.
2. It’s conveniently located to a variety restaurants and services in the area.
3. The view is indeed attractive and its location on the Genesee River trail is very convenient for those looking for exercise or a leisurely walk.
Cons:
1. The heating/cooling unit in our 3-bedroom unit was undersized and not up to the task. The upper floor “office” space was neither cooled during the summer nor heated during the winter requiring a blanket/comforter during the cool seasons and the opening of windows and doors to maintain a level of comfort in warmer seasons.
2. Erie Harbor on Mt. Hope Ave. is located near multiple hospitals. Ambulance and fire engine sirens are a frequent and extremely noisy daily interruption to the environment. The street fronting Erie Harbor is frequented by speeding traffic and, during nice weather, by motorcyclists and ATVs (not street legal) often running in packs of 20-30 and stunt riding - running in the same direction on both sides of a two-way street and racing around the block on both sides of the river. Police have shown no interest in addressing the situation. This makes Con #1, above, an even more unpleasant option.
3. Although not presenting itself as a problem in the first several years of our tenure, in the last two years property crime has exploded. My wife’s car window was shattered by someone looking for something of value in an empty shopping tote. This past year several cars have been stolen from the parking lot in front of the building – the last one during broad daylight at 9:00am. There have been reports of multiple more car thefts beyond these in the last several years. In January of this year one of my license plates was stolen. I was made aware that a witness identified the perpetrator, but in reporting this to the police they responded that it didn’t matter as the state of New York no longer investigated or prosecuted license plate thefts as the number of plate and car thefts had become epidemic. In effect, our parking lot had become a “shopping lot”. I’ve also witnessed and reported Individuals entering unlocked vehicles late at night and stealing items. This is in addition to domestic disturbances occurring in the parking lot and on the grounds of the river walkway park on the back side of our building.
4. The “red flag” moment for us occurred when we received our lease renewal letter for the year beginning 31 March of 2023. We were notified that our rent would increase 20% for the following year for a monthly rental of $2964.00 a month. This prompted an immediate move to a new location which we happily occupied this February. I no longer go to bed wondering if my car will be vandalized or even be there by the next morning.
In summary, these “luxury” apartments come with some baggage. Although an area’s price per square foot is a common metric for setting rental prices, it seems self-evident that a property’s “baggage” should also be a factor in the rental price. Oddly, after vacating we noted online that our old apartment was being offered at the 2022 price without the 20% increase. One has no reason to trust an owner that is willing to raise rent in 20% increments and then retract the increase in order to fill the space.

I have lived here for 2 years. The apartments are outdated. I did have a roach problem at one point but maintenance was called and pest control came out a ton until it was resolved. The office always resolved issues relatively quickly. My biggest complaint is the A/C and heating. Both are not on at the same time. When it starts getting warm in the spring they turn the heat off and A/C on. And then when it cools down in the fall the A/C gets turned offed and the heat turns on. But we live in Virginia where the weather changes constantly. So it's November and 80 degrees out. Even though my heat is not blowing the units do still produce heat. So having the windows open and fans on is the best option to stay relatively cool. And it's still miserable at times. Especially in the spring when there is a ton of pollen a long with the heat. I wish it was something residents had a voice in when you make the switch versus the office making the switch. And they never give residents a heads up when they switch. So if it's a switch from A/C to heat. I always think my A/C is broken so I submit a ticket just for them to close it and put in notes. Would be nice if they acknowledged the community of the change before it's done. This year nothing was posted in the community board or signs in the building until after everything was switched.

The parking situation at this neighborhood is ridiculous. First there’s not enough parking in the lots to accommodate the residents, so we are forced to park on the streets. Now they’ve come up with the idea to paint a very large portion of the curbs yellow throughout a large portion of the complex. This forces you to find someplace to park probably far away from your residence where you can’t keep even somewhat of an eye on your vehicle. We’ve already had numerous car breakins. Every curve is now painted yellow and even extends long into even the straight portions of the roadway. It makes zero sense. Instead of restricting parking even more they should maybe try posting more signage for speed limits. They think they are preventing cars hitting parked cars, which has never actually happened. Likely the people making these decisions are ones who never need to park on the street.

SLUM LORDS!
On the seventh day of being in my apartment (not even two weeks) my AC wall unit caught on fire due to Three Chopt West’s faulty mechanical unit. The fire department had to come to put the flames out. When I expressed feeling unsafe in the unit and wanting to terminate my lease I was told by the leasing department that I would still be responsible for the rent until they could find someone to lease the unit.
I was told that a replacement unit would be provided once the office reopened during the week. However, I had to track down the maintenance team and the leasing department to get a timeframe of when the new unit would be installed. I am still waiting on the installation because now it’s a matter of parts.
I was provided a portable AC unit only for the living room but the portable unit’s air does not reach into the bedroom. This means I feel like I am suffocating while sleeping in the summer heat. (The site has still not offered to move me to a new unit since they will not terminate my lease.)
The inventory list that I turned in within five days of moving into the apartment, has still not had any of the issues looked at besides the urgent issues I had to put service requests in for due to the lack of urgency from the leasing office. Pest control is not provided before moving into the apartment, so expect to at least 6 to 10 roaches before even cooking your first meal or buying any groceries.
As an individual who has only lived here for 10 days I highly recommend moving to a trailer park, the projects, anywhere else instead.

My husband and I are retired and moved to Rochester to be near family here. We have lived at Erie Harbor for a year in a beautiful apartment overlooking greenspace and the Genesee River. Our apartment is light and bright and we love, love, love it here!
Pam and Andrea in the office are first class managers. Everything here is taken care of promptly and responses from them are very quick, clear, and complete. We truly appreciate the care and pride they take in the property and the professionalism they show!
I also need to mention the maintenance staff who are every bit as responsive and professional as the management staff. We have had very few issues here, but if we needed anything, they were right there for us.
I would highly recommend Erie Harbor as a great place to live in Rochester NY!

A nice little community.

If you’re looking for property managers and maintenance people who actually care just look elsewhere

This place does not care about its tenants.

Moved in November 2021 to a 1br for 1260.00 a month. Roaches in kitchen on counters floors, hiding between gaps of cabinets and walls, roaches hiding inside the cabinet flooring as its peeling up from the inside and I've seen roaches hide underneath. I haven't even brought food into my apartment since I moved in and cook nothing here. Office staff is very nice but they just continue to send pest control once bi weekly. Giant gap next to refrigerator and wall patched by some wooden piece and just a big hole. Under sink gaps and peeling flooring and constantly find roaches...cabinets are so old and must be infested with roaches. I see roaches crawling underneath of the counter tops and under the cabinets I have seen them scurry and hide beneath the peeling flooring of the cabinets. For over 1260.00 for a 1br apartment,... stay away...its worth 800.00 with roaches at best:) Note the roach "bait trap" stuck to the wall. It would be nice if they would go into my neighbors apartment and see what it looks like in their kitchen because I don't even keep food in mine.

Great News!!! LOOK NO FURTHER, The Crosby at the Brickyard is the place to live. I have lived here since 2021 experienced management and personnel changes through it all the staff is responsive and maintenance quick to help. The surrounding area is great for walking and very pet friendly. Did I say it's a great place to live? Indeed, it is a great place to live. Join me!!

We love this neighborhood. We have a supportive community of neighbors who say hi and help each other. It's a very kid friendly complex. It feels like living in a park! The only drawback is no garages but hey, most of the time they collect junk. If you are buying, just make sure to get water and sewer line insurance. Many have had to fix theirs and the insurance is very helpful for covering the expense.

Looking to purchase a home.....buyer beware. Inside tip of major foundation issues:((((

The landlord, Mark, is extremely helpful and responsive. I've never had an issue that wasn't resolved in 24 hours or sooner. As a first time renter I could not have asked for a better experience. Rent is reasonable, the apartments are sunny and spacious, the property is beautifully maintained and Mark is an absolute pleasure to work with. I lived here for about 3 years between two different apartments and I truly cannot say enough positive things about this place.

I do a lot of handyman service in this complex it's old

The apartments are nice, but the external appearance has been lacking for years the complex looks a mess from the outside. Destroyed pavement, and blacktop.... Be careful with your car.

People living there leave their dog out and it barks all day, and is a public nuisance.

Take a look st the household items placed in the dumpster in lot 11. Won"t be picked up now for two weeks. Renters are the worse! Totally disrespectful to homeowners.

The best Landlord I have had.....and I have had many.

Living at the Village .. Like having your own house amid 230 other houses..it's quiet with friendly neighbors. Everyone keeps their place neat. Wonderful place to live.

Don't get me started on this place. I feel bad for any body that rents from them. Anyone of there places. Dont know if it was owners or office ppl. Put i hope it gets fixed.

Sucks

drove by this are I would love to live here one day

Renters Beware! The home association runs this place like a retirement home. It's not uncommon for the HA president to show up at your door with threats of fines for such things as entertaining guests on your balcony or talking on your cell phone in common areas. And you can forget having guests at the pool as that privilege is limited to home owners.

A hidden gem near the Georgetown Waterfront!

Ok place to live.

Amazing quality, beautifully constructed, and tastefully designed! The most attractive new construction in Wilmington, and priced reasonably! One of the best values in Wilmington for new construction, and a big bonus is the view of the course!

Beautiful Community and very quality construction! You really don't feel like you're in a townhome once you're inside!
