roaches EVERYWHERE. do not move into this place unless you want roaches for roommates. the office people are known for lying too to get more money out of you. if you do move in, DOCUMENT EVERYTHING so they don’t try anything on you.

place is absolutely not worth the money. Long story short, I put my Notice to Vacate in 6 months ahead of my lease end, and have never once been put in a position I where I would have reconsidered it for any reason. If you would like the long story, please pull up a chair.

In the span of living here over 1 year, I went through:

-A (former) property manager, Ana Solis, who was beyond unsympathetic with maintenance issues, and even went so far as to falsify service tickets, which left me with an inoperable climate control system (heating AND A/C) for 6 MONTHS and no attempts to make amends. Attempts to remedy the situation were met with gaslighting, apathy, reminding tenants why it's better not to rent, and the classic "Well I'm sorry you feel that way 😊"

-Consistent lackluster performance by grounds maintenance and under planning on garbage, which leads to breezeways consistently full of refuse, and a lovely island of trash at the top of the parking lot (if you drive by the NON FUNCTIONAL entrance on Babcock, you can probably see it!) on a daily basis. Add on the "nature area" dog waste receptacles overflowing with feces bags, the dispensers so neglected that even the birds that nested within them have grown up and left, and you are left with a lovely aroma of feces mixed with hot garbage.

-Extremely inconsistent towing policies, where my car was towed for expired registration, but cars with tarps over them can sit unmolested for two months without issue. It is at the whim of what management decides to enforce on the day, and is zero warning what they want to do then. If you are left without a vehicle, they fall back to the previously or future unenforced "rules" calmly.

-A absolutely silly front gate, which does not follow a logical system of opening, and will probably be inoperable half the time. This seems small, but when it's part of your day to day experience, it becomes both obnoxious and a security hazard.

-A consistent slew of people who overextended themselves moving in here. Evictions seem to be as commonplace as move ins, and walking around someone's entire apartment in the breezeway and doing the "nod" with a police officer serving MULTIPLE EVICTIONS IN A SINGLE BUILDING will become as commonplace as the aforementioned gate nonsense. Additionally, when someone knows they're getting kicked out in a month, do you think they'll be respectful of the communal living spaces?

-Stack all of this with a master bath shower that doesn't even get hot enough to make steam (it is a consistent problem in EVERY LAYOUT), and you have one of the worst living situations possible for way above average market value.

I have made all of my discomfort and displeasure blatantly known behind closed doors with multiple members of staff before bringing all of these issues to a review (both Benton and Shippy), and nothing has been done in order to try to make things right, let alone enjoyable.

Please learn from my experiences, and mark this place off of your list of future places to call home, because you'll have a another H word you will be calling it in two month's time, I promise.

PS: Before I receive a half hearted comment saying "We're sorry to hear about your experience, please call us!" from the property manager, It is absolutely pathetic to put the responsibility on me to reach out to you to make things right after our relationship has ended. The Shippy has already sailed and made e a Quantum Leap (puns are fun) on what I have to say unless you would like to initiate the conversation and actually do something to make things right.

I’m angry that after 5 PM, it’s impossible to find parking. I suggest expanding the parking a bit. It’s unreasonable that I have an apartment but don’t have a parking spot.

Moved in last year and it was great at first with the original property management and staff. Then they changed property management and started letting anyone live here. Since it's become a "second chance" property, this place has had police presence every day for the past few months. Car break ins, property damage, and Lord knows where the "security" is. Previous property management used to ensure pest control would spray the property twice month to prevent fleas, ticks, ants, spiders, etc... Now, we get nothing, but we pay for it monthly. The cost of these apartments is ridiculous for the size of them. Maintenance used to be pretty good until the Lead Maintenance quit. Now, good luck getting anything fixed. Bottom line... they messed up changing property management!

If you’re looking for even a remotely decent place to live, I’d advise to keep looking.
The buildings are unmaintained, fences falling apart to the ground with nails pointing up, car break ins, and your SAFETY is NOT guaranteed by the complex as it is stated in the lease… according to management.
By safety I’m referring to preventative measures. Such as cameras (that work), fully functional gates, even just removing broken glass in the parking lots. This complex offers none of it.

After the series of car break ins, we had a very frustrating response from management when discussing safety of residents and what they can do about it.

Management comes off as straight up money hungry… let me elaborate.
After my 1st rent payment, which I had paid on the 1st as it is DUE on the 1st, Serena came to our door, didn’t even ring the doorbell and put an eviction notice on our door for non-payment.
Despite rent having already been paid.
Her explanation was that their system hadn’t updated yet… to prevent this from becoming a regular occurrence, I began paying rent two days before the 1st. During the following two days I’d receive 3+ notifications from the Benton telling me to pay my rent despite it already being paid…

They will not hesitate to charge you for anything and everything while offering absolutely nothing to show for it.

I’ve recently moved from here and understand they have new management in the front office but unfortunately the corporate company is still the same when confronting corporate about break ins and general security concerns I got told by a lady from corporate office in Austin “I wish people would read the leases then they would know we aren’t responsible to provide security” I was absolutely astonished by this comment from corporate (Quantum leap) formerly know as shippy properties. If you do you research the shippy properties ceo said David Shippy writes “that class b and c property deals have always delivered well over double digit returns” and goes on to say “households that are living in class b and c properties typically can’t afford to own a house or live in a class a property. So you have a captive audience” The ceo of shippy properties also more recently known as quantum leap property management. I WOULD NOT MOVE HERE OR RENT WITH QUANTUM LEAP PROPERTY MANAGEMENT.
RUN! If you are looking for a decent place to live I would not recommend the Benton I would keep looking there are much nicer and cheaper places you can find here. We signed a 6 month lease thank goodness but the time being there was like living in the bad place constant car break ins just sketchy people in general wondering around it just doesn’t feel safe at all the fence has constant holes where people can come in. The “resort style pool” is painted the way it is so you can’t tell they don’t take the time to properly clean it. This management cuts corners every way possible. The corporate makes it impossible for this place to be an apartment complex this is just a business for them they will they want to provide thier best customer service but that is far from the truth. Don’t believe me sign a lease and you will see. There is garbage constantly around the property constantly having maintenance issue’s, the place is just falling apart because of the terrible management. This place is filled with potential lawsuits! RENTERS BEWARE!!

BEWARE!! These apartments deserve a ZERO STAR! Please don’t move in here. It’s not upscale and it’s not up to date! CARS GET BROKEN INTO AND STOLEN ALMOST DAILY!! There is so much damage and the complex does nothing about it. They want you to pay to park and you pay the price of your vehicle getting stolen or broken into. Photos below just happened last night ONE NIGHT and there are more cars on the other side of the parking not shown that got broken into and 4 vehicles were stolen!
