Such a great place. Great location, wonderful staff and competitive price!

I lived here for two years. The apartments were priced well for the area and had lots of space. Had no major issues while there-- management was responsive (special kudos to Mark) and only had small maintenance requests come up that were addressed quickly. Some cons were that some parts of the building aren't very well-maintained (one of the elevators in the back of the building has been offline for over a year, front door often unlocked, etc.).

Applying for this apartment has been a pain in my neck. The only thing that matters to them is for you to pay for the application fee for each applicant. I took my time to fill all the paper work they asked me to . I was told to come back the next day to see the apartment available for me. Here I am unable to see any apartment. The only thing they keep asking me is to pay for the additional application fee. I am really disappointed…. I don’t think I will continue this application….

I'll never forget the day I was seeking apartments in the area and arrived at Seventy 1Hundred Capitol Yards. Carmella showed me the apartment Floorplan, guest lounge, the theater, and the penthouse pool. It really "felt" good to me that day, and a couple of months later I was signing the lease and received my keys from Carmella. Since moving in, it's been terrific being here; from interacting with my neighbors to the 5-Star concierge services. It's a great place to call HOME. I highly recommend it if you want a good location in the city with rapid access to the metro system, shopping, dining and banking. 70 Capitol Yards is home to good people and great services.

Matthew on the maintenance team has been phenomenally helpful since we’ve moved in!

My boyfriend and I loved our Service Tech, David! He is always friendly and kind and goes out of his way to help us.

Mark in the leasing office is amazing! Having been a resident since 2015, he is always nice and demonstrates professionalism. He is always willing to go the extra mile to accommodate requests in a timely manner. He is very knowledgeable about 70 Capitol yards and should be promoted to Management.

I went to use the laundry room which CLEARLY SAYS OPEN UNTIL 8PM (which I will clearly take a picture of as soon as they open up) just to return at 6:55pm (the same time I called their emergency line) and the room is locked with a gate behind the door. As I called and explained that I don’t have any clothes for my 1yr old daughter, 4yr old son, and 5 month pregnant girlfriend, I was told someone would be there to open up the room. I waited 35 minutes just to call back and be told that “I was told by the property manager that that’s not an emergency and that the laundry room closes at 5pm.” No where does it say they close at 5pm, when were you going to let me know no one was coming?, and as a community with no other laundromat in the Area except EDDIES you would think they would understand and empathize. I say this with absolution…this is a bad complex with a worse leasing office w/ no communication or care for residents.

Cons: No concierge or security or maintenance or any kind of staff onsite at night. They wait for things to get really bad (not just people screaming or fighting or blasting their music or breaking down people’s doors, but like people shooting and killing each other in the hallway) and then temporarily hire people to patrol the building at night and/or watch the front door. They gave us a number to call for security and i called several times when people were screaming in the hallway and throwing bottles and fighting and no one ever showed up. You’d wake up the next morning and see broken glass and wine or blood splatter, along with chunks of hair that people had torn out. One of my neighbors consistently blasted his music from midnight until 4am, 2-3x a week. Another neighbor twice had his door broken down to the point that it wouldn’t lock or shut and the building still refused to hire any actual security. Someone was shot and killed right outside my apartment in the hallway and the police were asking residents to borrow their fobs because they couldn’t use the elevators or get through locked doors in the building because there was no one from bldg management onsite to assist them for several hours after the murder.
The people in the building were awful, too - multiple times I saw them trying to steal from the wiseguys pizza across the street or the Subway and getting caught and thrown out. The leasing office and management could not care less about residents’ safety. It feels like you’re living in a prison block with nicer amenities, but you can’t enjoy the pool or common areas because people are always acting crazy. Lots of unsupervised kids running around through the hallways banging on people’s doors, throwing rocks off the roof at people and their cars and harrassing other residents in the elevators.
Lots of people who don’t pay rent also use the building as a shelter - you would regularly see people sleeping in the lobby at night, in the gym, or in the restrooms. People would be waiting at the entrance of the building regularly to follow you in and follow you onto the elevators.
On top of all that, the unit I was in was on the top floor and the bedroom shared a far-too-thin wall with the women’s restroom for the gym and rooftop amenities - people would be in the bathroom screaming, arguing, fighting, having sex, smoking at all hours of the night and I could hear it all in my bedroom. It took a while to figure that out because the bathroom is around the corner past the elevators in the hallway and seems far away, but the restroom has a window that you can see from the bedroom window in that unit. Someone decided it would be funny to mess with the plumbing in there so they flooded that restroom, which flooded the gym and my bedroom, too because of the concrete slab underneath that floor of the building.
That concrete slab also carried all kinds of sounds from the gym into my apartment so every time someone dropped the weights it rattled the walls of my apartment. I could hear every footstep from my bed when someone was running on the treadmill - despite making the building mgmt aware of these issues, it took them 6 months to put up any kind of sign in the gym asking people not to drop the weights. The gym was open 24 hours and kids were frequently hanging out in there just throwing the weights on the ground for the fun of it at all hours of the night.
Living there was fine at first but became a nightmare.
Edited to add: the elevators often had urine all over the floor. When I moved out, someone had thrown a beer bottle on the floor of the elevator so I couldn’t set anything down and just had to carry it all. I don’t miss that place at all.

Seventy Capitol yards has been a great living experience, the staff here is very polite and diligent workers. The community is great & welcoming.
I had the privilege of being assisted with the move in/application process from Salaam. Incredible guy. I would recommend living here to anyone looking for a luxury and convenience here in DC.

My move in experience with Seventy Capitol Yards was great. Carmella took the time to explain everything to me and answer any questions that I had. I was shown multiple units and given a very thorough tour of the property. My move in experience has been smooth and easy. The building is always pretty quiet when I come to the leasing office and Carmella has made herself available to me above and beyond. I look forward to my new home and living in the neighborhood.

DO NOT MOVE HERE ......lived here for 7 years , they don't care about their tenants, you will have water leaks that cost your bill to go up, they don't do regular maintenance keep up. they don't change carpet , they don't fix anything . they don't answer the phone . i have callED DOH , HOUSING EVEN THE MAYOR ON THIS COMPLEX ...YOUR BETTER OFF LIVING IN SHELTER THEN THIS PLACE ..THEY KEEP CHANGING MANAGEMENT SO THAT NO ONE IS HELD ACCOUNTABLE AND THEY WON'T TELL YOU WHEN THEY CHANGE MANAGEMENT. As new residents to Arris, we are impressed by the timely and friendly responses to maintenance requests by the Service Manager, Aaron and his team. Quick, pragmatic decisions are made to remedy any issues and he is always nearby to check in on customer satisfaction.

Do not live here. You will get stuck. Management stinks and no one ever knows the answer to a question. They give you the run around even when trying to move out, they still don’t know answers.
I asked to set up a move out walk through per our lease and they told me it wasn’t needed. When I said I wanted one per our lease I got attitude and an eye roll and was told to call maintenance. People are being sent to collections when they move out because management doesn’t do their job.
Elevators are broken constantly and so are the garage doors and front door locks.

The service team is truly amazing, they are all so lovely and so willing to help! Special shout out to david on the service tech team, he seriously knows his stuff and is the sweetest guy ever!

Talaya was absolutely amazing, she was patient and kind, she never rushed me and not once did I feel pressured. Most of all she helped me move into an apartment that made me feel safe and that was my number one priority. 10/10 would highly recommend Ms. Talaya ❤️

Mrs Brown did an excellent job of giving us a tour. Her personality is perfect for her role. She made us feel at home and covered all bases regarding the building and unit in question.

Moved here about a month ago and things have been going great! The management is super friendly, and I love the concierges. People in the building are also kind, very quiet, and overall great vibes. The location is great vis a vis the metro. I unfortunately had to wait 1 month to get my mailbox key, but once we figured it out everything was smooth.

I’ve lived here for three years. I’ve had a great experience with zero noise from neighbors. The staff is fantastic, and the maintenance team deserves a special shout out (especially David and Kadus).

Management turnover is extremely high. For example, there have been at least three property managers this year. There is also insufficient staffing at every level. As a result, seemingly small issues take too long to correct and major issues are either poorly, or never addressed. Our bathroom ceiling began leaking in January and was patched up once and 'repaired' twice. It is now August, and the ceiling continues to leak in even more places than it did in January. Renovations to a neighboring apartment and water issues have resulted in the need for major pest control. After repeated (5) treatments since May, the issue has still not been resolved. Noxious smells are also an issue. Communication regarding changes in the time frame in which service requests will be addressed needs improvement.

We are now in year 5, going into year 6 of living in these buildings and whenever we take a peek at newer builds, nothing ever compares to these spacious apartments. The pools on the roof (two!) are wonderful amenities. The other tenants are super high functioning ambitious professionals and fun. The staff and the maintenance teams are top notch. We love it here.

David is the MVP on the maintenance team! He is always going above and beyond for me and the other residents. He is so kind and always has a smile on his face when I see him.

We lived in Arris for a year during our short time in DC. It was the absolute best experience. The front desk staff is wonderful and always kind and helpful. Maintenance has always been prompt and helpful. The quality and layout of the apartments themselves were great. We always felt safe and at home. We have since moved out of DC and still think about how much we enjoyed our experience at Arris. Thank you guys!

My refrigerator had begun to leak water, it has been in my unit for 13 years, I put in a service request to Mrs. Thomas, she said she would put in a service request for Calvin to assess the issue, he came and 2 weeks later, I was surprised with a new refrigerator! Calvin has been a great maintenance man, He has always been polite, respectful and on time to do what ever is needed, Overall Park Vista has a great staff! Shout out to Anthony for his service as well! You all are highly appreciated by me and my family as well! Keep up the good service!

This property is really nice and in such a great location. It's right on the water which makes it a little more quiet and every space was immaculate. We worked with the most wonderful leasing agent, Jennifer Dennie. If you meet her, you will love her! She did such a fantastic job of showing us the beautiful building, ammenities, and of course the apartment.
Update- as great as Jennifer was, unfortunately leasing management does not stand behind what their agents tell the potential residents. We did not wind up leasing with Arris and would caution others to tread carefully.

I had a schedule appointment for 3pm on June 26, 2024. I got there at 2:00 p.m. Upon me entering the building a strong aroma of urine treated me. The leasing agent Carmela came out of the office and she let me know that I was there early. She also let me know that she was the only one there and that she had other things to do and my tour time was at 3:00 p.m. I sat and waited patiently for Ms Carmella that returned to me 3:20. I was interested in a 1 bedroom, the first unit smelled of paint it was strong the bedroom had plexiglass as the window. This was not a window that I could open or see outside because on the other side was the kitchen. The second unit was not clean. I ask Ms. Carmella was maintenance aware of her doing a tour as she stood by the front door. She then came around to see what I was speaking about then let me know "Well the people just moved out. I completed the tour to sit in the leasing office to hear one of the residents complaining about them not having any air condition for 6 days that the contractor came and had been missing for 5 hours they contacted a maintenance worker and he came in and let the resident know that the contractor will be back tomorrow morning. I feel like they should be professional with customers service. Unfortunately for me the experience was not good. I decided not to do an application.

I am currently shopping around for relocation to the Washington DC area and I came across 7th flats. The employee there, by the name of Tia, showed me a studio apartment, and while doing so, provided me with AMAZING customer service. She was knowledgeable, patient, and answered all of my questions. I truly appreciated the kindness.

Alex and the 425 Mass Apartment team has been so helpful and responsive with maintenance already. They were friendly and will follow up after completing the request.

I can’t say enough about how incredible my experience has been living at Arris for the past 6 months. From the beginning, Jennifer in the leasing office was so personable, responsive and helped me find the apartment that fit all of my needs. The concierge staff know every resident by name and take their job very seriously. The maintenance team has completed every work order of mine within 1 hr of it being placed. The property’s cleaning team always has the building spotless and smelling nice. And the manager, Kayla, is constantly looking for ways to improve resident experience such as hosting community events, doing special things for the furry residents (like pet of the month) and taking all resident suggestions and concerns seriously. I see myself living in Arris for a very long time!

When I first moved in I was a bit nervous about these reviews, but the 7th Flats is under new management and Betty in leasing has got it covered! Additionally, the concierge are all wonderful and make coming and going from my apartment a true pleasure! Also, under the new management the building is undergoing some serious facelifts so excited for more good change to come.

Been living here almost a year and have had a great experience. The staff is wonderful! Concierge, maintenance, and custodial all do a great job and are pleasant to be around. The apartments are soundly made. I rarely hear neighbors through the walls/ceilings. If you submit a maintenance request it WILL get taken care of. Only reason it's not a 5 stars is because it is a corporate land lord and they will nickel and dime you every chance they get - they are currently under investigation from the DC attorney general for price collusion. But that comes with the territory. At the end of the day they are solid apartments in a great neighborhood.

I will say, I moved in August and was extremely disappointed at the level of professionalism and attention the property manager gave to the residents…

I love the knowledge and the genuine respect caliber of my Collections Manager Mrs. Renee Mercer she cares alot for her tenants and give them the know how to fix any financial and monetary problems alot of people are facing like myself been living here for almost 19 years at Manor Village Apartments and I love where I stay as well!!! The Arris team is super nice and helpful. The apartments are clean and located in a great area near the baseball stadium. Highly recommend it!

I have been scouring the Navy Yard area looking for an apartment to rent. I came across this property and decided to do my research. The pictures make the property more valuable than it is. On Thursday May 23, 2024 I pulled up to 70 I street at 7:30am just to see the traffic and if residents going in or out looked content. By the time 8:15am came, people were outside the front door smoking weed. Nothing worse than having to walk through a cloud of smoke early in the morning. That didn’t deter me. I sat and waited for leasing to open so that I could apply. By the time 9 rolled around, traffic had picked up and I started reading the reviews. Lord I wish I hadn’t.
As an author, I don’t believe everything that I read so I decided to get out the car and ask the tenants how they felt about living there. Everyone says that management is garbage, the elevators are always broken, and it takes maintenance forever to get to your work order. That was all the information I thought that I needed. As a victim of domestic violence, I gave up a three story house to move to an apartment with concierge and security. Safety is and will always be my number one priority. Neither one was there yesterday. I walked in the first door shortly before it closed, and then the second door. A young man was to the left of me fixing a cup of Joe and I said to myself, “might as well have a cup myself”. I don’t drink coffee but I lingered around for 7 minutes just to prove to my client engagement specialist that concierge wasn’t there and neither was security. I popped my head in the leasing office window and no one was there. This was well after 9:30am.
I paced back and forth and in that moment I could relate to the tenants complaints. If you check the cameras, you’ll see me in a bright orange hoodie and flip flops on, looking confused as to how I made it this far in the building. Now I see how the homeless people get in and prance around.

I just did a virtual tour of Arris Apartments, and I’m really impressed! The place looks beautiful, with high-end finishes and super clean facilities. The rooftop has amazing city views—I can see it being my favorite hangout spot. The leasing office agent was really friendly and helpful during the tour, making everything easy to understand. The location is awesome too, with lots of great restaurants and bars nearby, Nats Park is close by and the area is Metro accessible.

This property is the worst 👎 they put no value into the community. Ebony the property manager is very rude. And OMG mice and I can't even let my kids outside. You never get a quick response smh it's sad!! Read the reviews and run

Please don't move to Henson Ridge. They've got new management. They don't send out any correspondence for changes. I've been here for over ten years. My water got turned off with no warning. Never have to cover water in my lease. Still without water for two week. Management says I'm responsible for back pay and I'm not even on the water bill account to discuss with dc water. Which by law the owner of the property is responsible to pay the water bill. Don't waste your time. Leasing do not take the tenants serious. They look down on you and discriminate.

The management’s solution to these problems usually involves "emergency" shut-offs that happen daily/weekly. These shut-offs are late, poorly communicated and rarely resolved in a timely manner.
The root of these issues appears to be poor upkeep and a lack of proper maintenance on the building. It feels like upper management are allowing the building to fall apart, and management is either incapable or unwilling to address the fundamental problems. When any tenant tries to reach out for updates, any concession for the astronomical water bills or any solutions, the concerns are met by management with excuses and delays rather than real fixes.
If you are even considering 7th Flats Apartments, I strongly urge you to look elsewhere. The stress, anxiety, and inconvenience of these ongoing issues are simply not worth it. After living at the 2400 M apartments for 2 years I can say it definitely has some ups and downs but I can confidently say that the best part of living here is how helpful all of the staff is. The front desk staff and maintenance staff, especially. When I got hip surgery they were so helpful and kind. Sullay and Antwon are so great whenever anything needs to be fixed. I’d say my experience from building staff has been a 5/5 and my experience in the building itself has been more of a 3/5 due to noise levels and other tenants etc which cannot always be controlled.

The concierge team here is wonderful, especially Veronica. They always go out of their way to help the residents and are so kind and welcoming.

I Love the leasing team especially Jennifer! The apartments were nice and clean. The hallways of each floor I toured were clean. They treat you with respect and patience and they do return phone calls. You won't regret the experience

I just want to give Shay 100 percent my visit with her was very pleasant I recommend her to deal with people because she has that gift to deal with people I love working with her

Maintainance team is great - especially Antoine and Sullay. They’ve always been consistent and have a great attitude. Also the cleaners are very dedicated, warm and friendly- they keep the space clean and smelling great. Wish they took weekends off though!

Sullay is amazing both as a person and at fixing problems around the apartment. He is incredibly friendly and always gets the job done. Truly a great person.

Living at 7th Flats has been a constant source of disappointment and frustration.
Once you enter the lobby and you’ll see a fan running 24/7 behind the front desk (a major red flag) because the building AC had not worked for all of 2024 and will probably never work again. They literally don’t even care about their own employees or they would’ve made an effort to fix the AC.
Instead, everyone just pretends like it doesn’t exist. The elevator smells like absolute garbage. I am not exaggerating, it smells exactly like the dumpster in the loading dock.
The plumbing issues in this building are not a minor inconvenience—they're a major disruption that significantly impacts our daily lives. The most recent 'emergency' water shut-off left multiple units without hot water for 4 days, making it impossible for some of us to take proper showers. Despite this, the property manager was nowhere to be found, taking the weekend off. The building's frequent flooding is another issue—all the hallways smell earthy and moldy. This, coupled with the high monthly water bills over $90, is a constant reminder of the poor living conditions here.
Gates Hudson's refusal to provide rent reductions when repairs are delayed is a clear indication of their disregard for our living conditions. We are often left with no choice but to involve the DC Department of Buildings and the Office of the Attorney General to push the company into action. This is likely because the owners of the building, Broadcast Residential Partners, are very stingy with money and refuse to provide a reasonable budget for repairs (they need to be investigated).
Despite paying my total rent on time each month, they still attempted to charge me a 5% late rent fee twice, which is over $100 considering the high prices we pay to live here. TLDR; Harlow gets in its own way and has severely declined in safety the last few years. Security and any type of building interference with bad resident behavior is nonexistent which has now resulted in a death on the tenth floor.

And residents were asked to call the police on them instead of the concierge or building security intervening)
- Neighbor next to us got his door kicked in by someone
- Woman attacked one of her own guests in the lobby and there was blood everywhere. This woman also attacked another tenant yet it took 6 months to evict her
- A car being stolen and other cars broken into in the garage and management refusing to take any responsibility (and also not having any video footage of the garage)
- Fire alarms going off because tenants smoke in their units and in the stairwell
- Multiple instances of things like leftover alcohol containers, broken glass, dog pee and one time blood in the elevator
I know for a fact that there have been multiple residents that threatened other residents, but instead of the aggressor being evicted, the victim(s) are the ones who leave because the building refuses to intervene. The security line that is supposed to patrol the building and answer emergency calls is unreachable and I have never seen a security person patrolling any part of the building. When the shooting happened on Saturday night, police had to be let in by residents as management and the security line could not be reached. When emergency responders can’t even access the building, it really emphasizes that the safety of everyone in there is compromised.
The excuse given to us previously for not having 24/7 concierge is apparently the building does not want to pay for it? But a 24/7 concierge or an actual security guard could have likely prevented this incident and many others. Instead, bad residents have free roam of the building, especially at night. Hopefully, the developer will take a hit from residents moving out and future people not wanting to sign here and actually invest in safety measures. This building already has a bad reputation in Navy Yard and it’s only getting worse with increased scrutiny with this murder happening. I’m glad that we moved out but fear for my neighbors who still reside here.

Management claims they are hiring a night security guard - for 10 days after his "start date", no guard to be found. I sent timestamped pictures of the empty guard desk to management for days in a row, they tell me "he was probably in the bathroom." Every night? At random times? Sure.
This is the real kicker - on Sunday morning, a homicide shooting occurred inside the hallway of the 10th floor. Outside roof/club house common areas. Management is closed for holiday, takes 9 hours to notify residents, while there is blood in hallway and bullet holes in walls. And - get this - the police had to borrow fobs from residents to access elevators because the SECURITY LINE WENT STRAIGHT TO VOICEMAIL. Writing a second review because I genuinely do not believe it is safe for ANYONE to reside in Harlow.

However, they failed to ever fix their “security” phone number, and never established an on site security guard as we were promised. Additionally, the company made several claims that they could not address the safety issues because they were “community wide” - despite them being directly linked to residents and occurring on property.
Myself and my roommates got into several arguments with Shaniqua, the property manager, who verbatim told us that they could not guarantee our safety in the building (see below). We were eventually released from our release because of the ongoing violence with our neighbors.
During Easter weekend, a homicide took place INSIDE of the building, on the 10th floor, directly next to the gym, clubhouse, and roof access. Police were unable to enter the building for some time because the building security line did NOT work (an ongoing issue we had with them while we were residents). The police needed to borrow fobs from residents to get into the building spaces because the security line did not answer the phone. I just experienced the worst visit I could today. I came to see a friend that lives in that building and the man that works the front desk is very unprofessional & flat out rude. I signed in and he was talking to me like I was trash..he needs to be fired or something he needs more training on how to deal with the public gracefully. He gave me the feeling like I was signing into a shelter or prison or something he kept threatening me like he wanted to put me out. When I came I was in a great mood but when I left was all messed up in my mental state. That was a crazy experience for nothing. I think my WHITE Chinese look made him act like that and I’m a woman. I don’t understand why I was treated like that.

I can’t say enough positive about the leasing process here. Both Dan and Arielle were exceptionally accommodating to my individual housing needs - finding ways to make moving here easy. Their warmth, honesty, and professionalism really put me at ease while making the big decision of where to live for the next year.

I love living at West End Residences! The front desk staff are super friendly and helpful. Our maintenance guys are also great, especially Elmer. All the work orders are completely quickly and issues are fixed perfectly. The building itself is super quiet and all my neighbors are friendly. I cannot recommend living here enough!

Now the cons -- I've experienced in-building shootings/public disputes, a homicide that the building did nothing to address, (human and animal) feces in the hallways and elevators, some interesting personalities coming in and out, and cars being stolen from the garage. We got 24 hour security after the homicide, but it still lacks with random “visitors” at all hours and people following residents into the elevator to get fobbed upstairs. There is no 24/7 concierge, unlike every other building in Navy Yard. I pay over $2300 a month for my 1bd/ba, which is a lot for the stress of all of that. Management has changed more than 4x in my last year and half of living here — I’ve lost count. The pool is green (yes, GREEN) and out of service or packed with unattended children frequently. Equipment has been stolen from the gym, the leasing office staff disappears for hours at a time without notice (even the security and daytime concierge staff have no clue where they go). Doggy bags are missing from the park, the dog park has structural damage that has caused a severe dip in the turf and is dangerous to walk on. The water fountain at the dog park doesn’t work, either. Did I mention that the fire extinguishers are all out of compliance in the building and haven’t been checked since 2022 even though they’re supposed to be checked every year? Very on brand for the Harlow. It’s truly the one of the worst buildings in Navy Yard. Ultimately, I plan to move out but figure it’s worth sharing so no one else gets lured into renting here. If you’re thinking about living here, don’t. And if you don’t trust this review, go on a tour and ask any resident you see how they really feel about the building. You’re guaranteed to get the same response.

Did I mention that the fire extinguishers are all out of compliance in the building and haven’t been checked since 2022 even though they’re supposed to be checked every year? Very on brand for the Harlow. It’s truly the one of the worst buildings in Navy Yard. Ultimately, I plan to move out but figure it’s worth sharing so no one else gets lured into renting here. If you’re thinking about living here, don’t. And if you don’t trust this review, go on a tour and ask any resident you see how they really feel about the building. You’re guaranteed to get the same response.

Our Front Desk Rue is a wonderful representative of the building. She always smiles and makes us tenants appreciate when we arrive home. She makes sure the building is safe and is always available when needed. I have visited different buildings throughout the city and Rue is probably the most professional person that represents her position. If you get a chance to see her and speak to her you will appreciate it because it's not too many professional people, such as her.

I love living in Arris! I've lived in DC for 8 years and Arris is the best home I've had in the city. The building is great and the neighborhood is really awesome, but even more important are the incredible people who make Arris a home. Aaron and Bob oversee building maintenance and service and they are fantastic. They're so quick to help, incredibly nice people, and my dog (Vince) loves them both... and he's hard to win over! I've just renewed my lease for another 16-months and cannot imagine moving anywhere else.

This building has been a home away from home. The location is very strategic and a walking distance from all the hotspots in the city. Nobody gets in or out without a key fob, and guests’ arrival and departure are taken note of for safety measures. The staff are very hospitable and resolve maintenance requests so smoothly! Happy to say I’ll be extending my stay here😁

Highly recommend the West End Residences! The front office management Kyle and Princetta are very helpful and supportive. If there are any issues then things get fixed fast. The neighbours are very friendly and will always greet warmly. The location is very convenient in terms of accessing buses or the metro. We hope this apartment and the community continue to be this great always :)

Came here with my wife, had a horrible experience with the concierge (I believe his name is Henry). He refused to answer questions regarding leasing, kept repeating how we had to leave the building regardless of our interest, and insinuated that my wife was too poorly dressed to be a resident of this building. Unbelievable treatment by the person who should be greeting and welcoming those who enter.

While the apartments themselves are nice, the doorman, Henry, is extremely disrespectful to me and several other tenants who pay thousands in rent every month to live there. He has absolutely no business working in the service industry as he is rude and condescending. Additionally, despite working here for years, he knows very little about the building, and rarely can answer any questions I have regarding the rules and functions of the facility.

Great location (close to everything but a side street so very quiet), building is very well kept, but the best part is management. When we came for a tour Kyle helped us find the ideal apartment for us. He was always available, willing to help and he truly cares for his tenants! From move in, through living here to moving out - we always felt he was there for us.
He knows everyone (and their dog) by the name, door always open and any issue is handled super fast. We had to move as our family grew but I can say we tried everything we could to stay in a building that is run by Berenstain / Kyle. THANK YOU KYLE!!!!

Made an appointment to view apartments at 4:30, but no one was at the office when I arrived. That part is understandable, as I made the appointment the day of and just three hours before the appointment (although I would still expect someone to be there during open hours). The worse part was that the concierge was extremely rude and not helpful, basically ignoring the fact that I was there and had questions (wouldn’t help set up an appointment for the next day). Needless to say, this interaction has guaranteed that I will not be living there.

I walked in to apply for one of their houses, just for them to keep my money order never showed me a tour of the house they also told me five different stories to stories out of five they told me they had house waiting for me. And maintenance have to fix it up. Remind you I have a voucher. And then they told me I was on a waiting list. just for it to turn out to be a lie, they never answer the phone or emails. They also never told me if I was approved or not I really don’t think my application was put in . The district need to be called on them. Because that is very unprofessional. And stealing is a crime.

The Ethel has 100 PEP-V units that contain residents who were homeless at the McPherson Square encampment. These people have mental issues, substance abuse issues and ex-felons. The starting rent is above $2000 a month. Apparently there is a loophole regarding housing vouchers because none of them can afford the rent, even with SSi. Research before choosing this property.

after inquiring about having a damaged blind and window screen replaced in my unit. She informed me that if I wanted the damaged blinds replaced that I would have to pay - bring a money order to the office for repairs. I asked why do I have to pay when two other tenants in my culvasac recently had their blinds replaced and didn't have to pay? She asked for their names, which I refused to reveal. I also informed her that my request was over 3 months ago and that I was on disability with a fixed income and a tight budget with limited funds. $35 to $50 is a lot for me to pay for replacing a blind and window screen. Bottom line, she said, "Unfortunately, I am unable to assist you." As a senior citizen and disabled individual, I think this is so inconsiderate and unfair when other tenants have been given the privilege of not paying for damaged items in their units and I have to pay. Nevertheless, after 5 years, I still love my place and am very grateful for the comfort and convenience of living here. I just want 1 blind and 1 window screen replaced to keep up the beauty of Henson Ridge Townhomes.

I've lived at the 425 Mass Ave Apartments for the last three years and it has been an absolutely wonderful experience! One of the highlights of my time here has been the concierge team, in particular Brianna and Yolanda, who I interact with almost everyday and are always professional, courteous, and ready to assist. The wonderful management team and maintenance staff are always on point with keeping everything running and addressing issues as soon as they come up. Combining all of that professional service with all of the building's amenities (and special events for residents) while having DC at your doorstep make 425 Mass Ave a wonderful place to live. I'm truly grateful to live here and I look forward to many more years here in the heart of DC!

I've lived here now 3 years and I've had no issues...Like everyone in the reveiws Ms. Thomas is absolutely amazing, she's honest and very transparent. This is my second time leasing from William C. Smith and I have to say it's been great. BTW my apartment is great too....Just because it's in SE doesn't mean it's bad, the upkeep of my property is amazing.

My grandmother has lived around here for 18yrs she needed new renovation in her home it was wayyyyyyyy past due she almost fell down her steps three time because of the wear a tear of her carpet they came and only did her steps the bastment steps and the kitchen floor no basement carpet or livingroom carpet mind you everything in my grandmothers home as far as the carpets and cabinets are 18yrs old nothing gets done right in this complex

I love living here! The building is always super clean and the staff is very friendly and helpful. It is in a great neighborhood and the units are very well-priced. The building management also responds to maintenance requests very quickly. I would definitely recommend this building to anyone!

I been living in Henson Ridge since May 2017. It's by far the worst place I ever lived at. It seem like every year they change management team n they get worst n more unprofessional. They barley answer the phone. They don't fix nothing in my place. My dryer, refrigerator, garbage disposal, my light switch don't work. Every time I call to get these fix they say that's a maintenance issue and they can't help me. So they say I take your phone number and we will call you back but they never do. I been looking to move since I got here. I would never recommend this place to no one. I don't know who be hiring these people because they not putting the right people in these jobs. I pay the full amount for rent and every month on time but it seem like I still can't get no answer. And when I ask for a higher up management they don't know the phone number. They can be very rude or the phone when you trying to get answer on why things are not getting done. They say because of Covid and when I say most of my out standing tickets are before Covid they don't have nothing to say. PLEASE STAY AWAY FROM HENSON RIDGE TOWNHOMES.

I've lived at the West End Residences for almost four years in two separate units and have nothing but positive things to say about the experience. The units are very well-priced, particularly for the neighborhood, and the management company is top-notch. The building staff has been responsive to all concerns, fixing everything from a faulty dishwasher to a leaking A/C unit promptly and comprehensively. On a more qualitative note - it's impeccably kept. I can't say that I've seen a bug in my apartment the entire time I've lived here. If you're looking for a quality, quiet apartment complex near downtown DC - look no further.

I’ve lived here since January, and I absolutely love it! There are great amenities- coffee machine, gym, printer, BBQ area, etc. The building management is very responsive and quick to handle any maintenance requests. The area is very safe and the building is great for students, families, and singles alike. I would recommend this building to anyone looking for an elegant and lovely place to live.

Shelly Griffith the community manager is by far the worst manager of all, extremely rude aggressive and trashy, no class at all, very judgemental towards residents, lacks management knowledge and skills, just lazy and disappointing! If you can move elsewhere please do so, they share your business with other residents, maintenance is a joke almost non existing!

I have been at Legacy for the past 10 months and have absolutely loved it. While close to GW, it is not overwhelmed with students and so I like that it is not rowdy and instead everyone keeps it professorial. Great concierge service--Shina is absolutely great and love coming home everyday and having him great me by name! Cleaning and maintenance staff always so nice and smiling too!

Moving into Legacy this past year was a very good decision. The apartment itself is very nice, while the building has a ton of great amenities. The location is perfect for GU or GW students, its close to the lively Dupont Circle area, and two metro stops. The staff is wonderful, expect to be greeted by a smile whenever you walk in by Shina or Mrs. Gail, and the leasing office is always happy to assist. If needed, the maintenance crew is very kind and quickly amend any issues you may have. I definitely recommend coming to check it out!

I live here , and I'm very grateful to finally have a place of my own! The units have a lot of space; they do a great job keeping the grounds clean, and it's convenient to grocery stores, shops, subway, bus, and the highway. Parking needs to be addressed more thoroughly because some residents allow their family and friends to park their cars here for months - leaving little to no parking spaces for people who live here! Most of the cars have out of state tags! Other than this issue, it's fine.

I really do enjoy living here. I have lived here for the past 5 years and I don't really have any complaints. There have only been 2 leasing managers since I've been a resident, and both of them were/are excellent! I love the convenience of paying my rent online and enjoy how diligent they are when you do encounter an issue (which does not happen often). The apartments are well maintained and moderately priced, especially for the DC metro area.

TL;DR: The Harlow suffers from poor management and should be avoided, despite other redeeming qualities.
The Harlow is in a great location within walking distance of two grocery stores (Whole Foods & Harris Teeter), great restaurants (Chloe, Shilling, etc.), the Navy Yard Metro Station, parks (Yards & Canal), coffee shops, the ballpark, and more. Capitol Bike Share stations are also within easy walking distance.
The concierge staff are among the best assets of the building. Everyone from the concierge, maintenance, and cleaning staff are friendly and always willing to help. The Harlow is a brand-new building. The units are well designed and have great views, the west side of the building overlooks Canal Park. The living room/kitchen flooring is vinyl, which can be uneven. The units lack humidity control, which is a problem in the summer. Doors transmit sound, but the walls are quiet. There’s little street noise, except during nearby construction. Kitchen appliances are all new and work great. Counter space is limited but kitchen islands supplement. In-unit washer & dryer are also great. Water pressure and temperature are great. Closet space is plentiful. The building's recycling process requires you to carry everything to the loading dock; the recycling in the trash rooms has not been fixed.
The common areas, including the rooftop pool and grilling areas are very nice. The gym is great; it has a lifting rack, bar & plates; dumbbells & benches; cable machine; rowing machine; treadmills; and a variety of accessories. Dog owners are specially catered to by the building which has a washing station and dog run. Building parking is limited, but street parking is plentiful. Mail service is great and it’s a new building so you never have to worry about getting other people’s mail.
We eventually ended our lease at the Harlow because of poor property management. The building has suffered a very public decline in reputation because of problems with tenant-tenant and tenant-management issues.

My New Home was just meant for me! I was sold once I met Marquita which gave me Customer Satisfaction from Day 1. I wasn't treated any different beings though I'm a WCSmith Employee. Everything was just Amazing! The unit was ready on time and I was very pleased with the turn around time for me to move in. I'm just very Happy with deciding to move to Park Vista and the community is kept so clean and its very quiet. I actually sleep very peaceful at night! Last but not least, Calvin did an amazing job in handling a maintenance concern I had it was completed successfully. So this is by far a 5 star Community!

Very Convenient area for metro riders and close to grocery stores, etc. Marquita is very professional and handles her residents with care. My experience with Park Vista Apartments has been exceptional. Since before I even applied Marquita has made herself available to address any and all of my questions/concerns promptly. Also, though I haven’t had any major issues, every time that I have requested maintenance, they have been very responsive. They are usually at my unit within 24 hours to address my issues.

Michael Solomon is best at what it does and make my leasing process very easy. He was very helpful and very approachable at any hours, day or night to answers any questions I had during the application process. Building is beautiful and management team are awesome. If you are looking for a place in DC, this is the best spot. It’s very close to DuPont circle. All the amazing restaurants are within walking distances which makes this spot even better. Totally recommend Legacy west end and Michael Solomon.

Wonderful place to live!! Convenient, quite, spacious, and affordable. I must admit i was a little nervous about moving to southeast but im glad i did. Staff cares about you and they always communicate. Best decision i made! The property manager definitely went above and beyond to assist me from our first conversation up to present day. So much so that i referred a couple of friends.
