Incompetence and Neglected management
As a tenant of Cityscape Management, I am deeply disappointed by their gross mishandling of a critical situation involving my apartment's damage. Over one and a half months ago, my apartment suffered damage, rendering it uninhabitable. Despite numerous attempts to seek assistance, Cityscape Management has failed to provide any meaningful progress or support.
The financial burden incurred due to the damage has been substantial, amounting to $4500 in hotel expenses alone. Despite this, Cityscape Management has shown a complete lack of empathy or urgency in addressing the issue. Instead of offering practical solutions or assistance, they have only provided temporary accommodation, which falls short of meeting my needs. They’re deducting my rent of $1500 every month and recently I’ve been slapped with a bill of $350 from Enmax as I’m not even staying in the apartment.
Furthermore, the lack of communication from Cityscape Management is deeply concerning. Despite my persistent efforts to reach out via email, they have consistently ignored my inquiries, leaving me feeling neglected and disregarded.
I urge Cityscape Management to rectify this situation immediately by providing timely updates, offering appropriate assistance, and compensating for the financial and emotional distress caused by their negligence. As a tenant, I deserve better treatment and accountability from the management company entrusted.

It gets 1 star for neighborhood convenience. I moved in shortly before Minto sold the buildings and thought it was awesome. Once Avenue Living took over it all went to hell. When the maintenance guy has to come back 3 times to fix a bathroom sink only to replace it after, not worth the time. The units are outdated and in desperate need of improvements if they want upwards of $1600 for a STUDIO. Not even a studio more like a single bed hotel room with a regular kitchen, you could find better at a dingy roadside motel. Plus the lack of lighting on the south side of the parking lot, try having to leave in the morning when it's pitch black outside and there's someone lunging at cars trying to leave, no working street lights and no lights on the building either, dangerous parking lot to be at night. Not to mention the ridiculous office hours. Most people leave for work before that office opens and don't get back until the office is closed, good luck trying to get ahold of anyone especially once they moved to the office in a completely different complex. What's the point of advertising a leasing office and on-site management if there's no one there. Avenue Living is a joke. For a company that owns buildings in most of the province they sure do wanna scalp people for rent.




Incredible opportunity to live in a place so close to everything, with beautiful views and a welcoming atmosphere. Apartments are beautiful and practical. I highly recommend it.

I would not in good conscience recommend living at the Hat to a friend or family. Here is our review, the pros and cons, based on 2.5 years there and having recently moved out. I’ll start with the pros as it’s much shorter of a list.
The location is wonderful. East Village is vibrant, exciting, well-lit, and accessible by foot for most of your basic necessaries. The Hat itself has a wonderful cleaning crew who do a great job maintaining the lobby and communal areas and they are all friendly women. The maintenance team (Barry, specifically) is the best and he was always so happy to help and always a pleasure to chat with.
The cons:
As mentioned in previous reviews the heat does not hold up well when temperatures drop below 25 and you need it the most. We were luckily provided a space heater by Barry which helped but it is still alarming and uncomfortable. The garbage room is constantly disgusting and overfilled. They need more pickups, period. We have seen mice and maggots down there. There are water shutoffs frequently - and I mean almost every week at times. Often an elevator is down and there are issues with packages being stolen from the lobby. I don’t understand why they can’t have cameras up there.
Now for the biggest con of all and the reason for my low star review: the move out inspection was criminal. We can’t find any other word for it. We lived there for 2.5 years and have a toddler and dog. The Hat markets itself to be family friendly and during the move in we were told to please make ourselves at home - to hang artwork, to get cozy and make it our space. To be fair we dealt with a woman named Janice back then who was SO lovely and she shortly quit after we moved in.
If we would have known just how nasty they were with dinging you for move-out then we would have done a WAY more thorough move-in. We would have documented every single paint chip and deficiency because you can bet you will be dinged for it. When we moved in all of the cord blinds were in a knotted mess - I’m talking a clump of knot that we spent 1.5-2 hours untangling each one. When we moved out we were charged $300 for a new cord blind in the primary bedroom. I know for a fact we hardly touched it after we moved in because we put up suctioned blackout blinds for our then newborn and never used the blinds in years. Just horrible. That is one of the many things we were dinged for.
I can understand a cleaning fee upon moving out, as I even mentioned to front staff we left in haste on moving day since we were moving cities. So I agree with the $300 cleaning fee (though $100 an hour for cleaning is still in my opinion unreasonable)

It’s one thing to be like this at the end of the lease, but if you’re going to be like this at least be like this from the beginning so we knew either to not move in or to not really make yourself at home.
Overall we were dinged $1100 of a $2300 damage deposit. Never in our lives have we been charged anything on move out from other buildings and we treated this placed with the same high level of respect and care. We are clean and respectful working young professionals and we do not agree with the practices of the Hat. I’m not about to go name names, but I feel it necessary to add in that it is not pleasant to deal with some of the staff on the front end.
It’s a sad end to our couple years here, and we won’t be looking back with fond memories.

One of the best places I’ve ever lived! Friendly and helpful staff, very secure and safe building, close to just about everything you could need, festivals and events within walking distance and in the park below, beautiful sunrise views from my balcony and overlooking the mighty Bow. What more could you ask for?

I enjoyed a positive experience at this apartment and had rated it 5 stars. However, my recent experience has been deeply disappointing. I found myself trapped in the lift for 1 hour 10 mins, with no assistance received despite my attempts to contact the management. This lack of support during a distressing situation has completely changed my perception of this apartment. I'm left feeling frustrated and concerned about the level of care provided to residents. I urge the management to prioritize resident safety and improve their response protocols. I hope for swift action and better communication in the future.

Living in The HAT EAST VILLAGE apartments has been such a joy!
The staff are friendly and helpful, always ready to lend a hand. The building is clean and well-maintained, making it a comfortable place to call home. The location is convenient too, with grocery stores, coffee shop across and, quick access to the Riverfront nearby.
I highly recommend this place to anyone looking for a cozy and welcoming place to live.

The black bitter man who is the property manager was being extremely disrespectful and was late to our appointment. Lied about the building being non-pet friendly. His disrespectful behaviour started once he saw my mother who wore a hijab. Stay away from places like this. Absolutely horrid.

Literally bad service i have ever seen. We are going to move from Edmonton to calgary so we went there for viewing the apartment which they said is available and the manager said you can send the documents for lease and we emailed all the documents but they never replied till next day . When we called them they said they already booked by someone..


Booked an appointment with the leasing office to lease . Unfortunately no one was at the office and no one answered my calls since yesterday. I took a day off For this appointment and no one is at office. After reading all the comments about the property manager ,i am not going to lease here.

I have been living in The Hat since 2022 and I am very happy with the rental management team. Cathy and the team are always responsive and helpful whenever I need anything. Barry is courteous, efficient, and professional when he handles maintenance issues in the apartment. They are an excellent team and I appreciate their great work to making The Hat a great place to live.

I have never seen a worst property manager Godwin Odior in my life. He is a racist guy. Calling tenants and do harassment calls. Worst experience with this person. Reported to police and higher management about his behaviour, harassment calls and his unfair actions.

Worst property management. Property manager named - Godwin. Is doing racism with the tenants, harasses them and cause trouble for no reason.
Looks like the head management don’t care what there community local property managers is doing.

I have lived here for 17 years and it's a beautiful place to live. Everything is close by like Glenmore park,shopping and bus routes, dog parks.

If you are moving into this apartment expect the following .
There are some amenities like the gym and everything else is ok .
Elevators are slow and one of them will always be under maintenance at-least 1 day every week .
Extremely high rent put a plaster or sheets on all the walls, as even one finger smudge mark during move out is considers as a 150$ per wall painting ! They literally expect you to not touch the walls under any circumstances.
Any regular wear and tear ins not considered they want the apartment to be returned as “Brand New” you read right , they really mean brand new !
Most of the times the management is rude ,
If you are standing in from of the office 1 minute before or 1 minute after their office time , they will yell at you that you came early or late and will never be polite .
When moving out they give you a list of things why want professionally cleaned .
They will take out gloves like the house is contaminated and inspect everything that is not on that list.
We professionally cleaned the place but they said they would still take 5-6 hours of cleaning with lame excuses , and they charge 100$ per hour for cleaning .
The high rent with expectations of no consideration of regular wear and tear and they want to retain as much as your deposit and give you as less as possible .
Because the rental market is horrible they just pry on customers to make a lot of money by inflating the price for the apartments . And I am not sure if the government or any agency would be able to control or regulate the rental market. And they will still continue doing this to new people and mark me as a disgruntled customer .
Also they will only reply tom5star review and potential new customers
If you did not get this place congratulations!

Every month, someone is moving in/out. But even then, there are fees. So the company doesn't lose money. They are smart.
This is a 20 year old building with old appliances and old carpet/cupboards/showers/toilets, etc. It has constant water leaks/shut downs. Occasional bed bug / carpet bug problem. Management does their best, but it's part of living in an old building.
As much as I respect the management and staff here. I do not recommend living here. The rent hike is too much. I don't believe it's up to management. It's a large american business.
It's a quiet, peaceful neighborhood with little crime. But there are a lot of homeless. More than other parts of the city because we are the "end of the line" for public transit.
So when they get kicked off the train at night, they are wandering here, sneaking into our parkade and garbage building. (So, don't leave valuables in the open, or in your car)
Management will likely read this. They are efficient that way. I'm sorry this review is negative. But I hope you understand that I'm being truthful. This is an old building which should be desirable for low income families. It hurts seeing my neighbors suffer. (single mothers, elderly, fixed income.)
Plus, I feel I was tricked too. I never would have moved in if I knew the yearly rent renewal cost was so unreasonable. People deserve to know before choosing to live here.

When they are not constantly bombarding you with paper all over your door , they harass you that , thry need to enter your apartment for work. Why can you people give people like a week notice ? Notice of entrance should be 24 hours before. ... u gave people 6 to 8 hours before. Stop breaking the law.

I’m not sure what’s worst the building or the staff that never do their jobs, reply to phone calls or reply to emails. Their emergency line is only when they think it should be a good time to start answering a phone call. People stealing things, breaking lights, signs, doors. Kids stealing bikes and running and playing in the building. Kids knocking in doors and running away. When presented proof the building manager can care less. Stay far away from this company and this building. At the end of the day it’s a waste of money to live here.

If I could I would rate this place 0 stars I would. This is the worst rental property I have ever lived in. The leasing agent never answers the phone/email. Forget having something repaired in your unit because it will never happen. Garbage is left all over the building especially on the weekends and dirty garbage spills all over the carpets that never get cleaned. The kids who live there are constantly playing in the parking lot, my car was damaged due to a kid running their bike into it. I broke my lease early due to personal circumstances and I was offered the lease break fee to be waived. When I received my LATE damage deposit 14 days later there was no refund of the lease break fee. Horrible place to live and I will tell all my friends/family to stay far away from CityVibe developments.

We had an amazing experience living at this apartment.
The maintenance staff is really nice and helpful and everything is located nearby including and not limited to grocery, banks, restaurants and CTrain.
Definitely would recommend this to anyone.

Great move-in experience and awesome Boardwalk staff that made it all happen!

Very nice apartments at reasonable price at excellent location. Train station, stores and library is near by. Manager and maintenance staff are wonderful. Courteous, helpful and all maintenance requests are addressed on time.

It's a nice place to live. The location is very good and the rent is very reasonable. Ctrain station, Walmart, school, library are very convenient nearby. The management and staff are great and I really like it here.

If i could give zero stars i would. Do not live here!!!!!!! Avenue living does not take care of the property or its residents. If things are broken be prepared to ask to have it fixed for 6-12 months before they do anything. When it snows they can not be bothered to shovel there is no matts at the front door allowing slush to build up in the winter causing serious saftey issues. The dryers dont work and need to be run 3 times before things are half dry. There is only 2 washer and dryers for an entire building of people. I was told over the phone by an employee that if the building was on fire they would address the issue a few days later. The plumping is always backed up and there is no cold water to give your dogs for drinking. These places are worth no more then 800 a month and they are expecting 1500. The parking lot has no lights and is very dangerous after the sun goes down. Avenue living clearly doesnt care about its residents and only cares about their bank account.

Jitin was super helpful to us in terms of finding the new place in Calgary! Did the virtual tour while we were in Vancouver as well as live tour upon visit. Answered all the questions with patience and great attitude. Suggested other places to compare as well! Guided us through the whole process of renting with killamreit! Would definitely recommend his services!!

Living here was the worst experience in my life. I thought dealing with minto was bad until I just got a 45 % increase in my 2 bedroom. From 1140- 1700! This is my 3rd rent increase. Maybe avenue living should renovate or do something that warrants such an increase. But first you would have to hire maintenance workers that care and actually do it properly these places are outdated and dusty hot garbage.

It was great to work with a manager named Kristina. She explained everything, helped, pleasant in communication and very friendly. And I also want to mention Mark as very positive and always ready to help. This is our first home in Canada, and I am very glad that my experience started with Lakeview Mews. Thank you so much.

I love the place so much.Miss Annie is very approachable.She make sure, that clients like us are happy to move in during our possession date.The apartment is so close to all amenities , thats why we love it.The staffs like maintenance are approachable too.Looking forward for many years to stay here''where I call this Apartment , my home away from Home''

The new owners are borderline tyrannical. They came with a new pet policy and a 45% rent increase. Not surprising from them considering I tried moving to one of their locations before and they would not rent to two males. It was my first time experiencing discrimination and red flags were flying when I heard they were buying my building.

I lived @ Somerset Pointe homes for 2 years, and it was a great experience. If I had an issue, it was resolved immediately. Annie and Tomas were so great and always helpful. Highly recommend this as a place to call home.

Had a Viewing for 11:30 ; no one there. Never received email or phone confirmation, called 4 different numbers to be hung up on. Showed up, just to have no one in the office. What kind of place are you running? 0 stars for wasting my time and entire day. What is wrong with you people.

There is so many superlatively positive things to say about this property and the people that manage it. The one I would like to highlight is their responsiveness to requests. My experience is that it’s been too-notch! It takes them just a few minutes to respond and find ways of solving issues. They are always willing to help. They seem to value and respect people. They are the best!



During repairs, Mark knew just what to do, had tools and replacements ready to go. Helped me through added issues brought up during repairs. Mark is on top of things!

I am Calgarian but lived in China for 15 years before moving back to Canada. I moved my Chinese wife and young daughter who had never been to Canada and it was such a pleasure starting them at the Mews. Excellent building, great management and service, perfect location for getting kid to school, getting food and recreation all walking distance. Just wish we could have bought there!

This is a clean and quiet building. All maintenance requests have been completed quickly and efficiently. Snow removal and landscaping is attended to. Maintenance and management are professional and approachable.

I've had an amazing experience with Annie!!! I was looking for an apartment in Calgary while living in Edmonton. Annie took my case and was lightning fast with her
responses. We filled out all appropriate paper work and everything was quickly set up for our move. Upon arrival, our move in was smooth and everything went as expected.

I moved into Woodlands Manor with my late wife in the spring of 2011, and we were always very pleased to be here.
We could not have been happier with the level of service we received from the Minto folks with whom we interacted, and it's why we kept renewing our lease.

Trying to get ahold of management is impossible.
I call and call and leave voicemail, I've sent emails and gone right to the office (pre-covid), in the afternoon. Just to find it empty and lights off. I work early am to late pm. And have explained this to them, they don't care at all. And advertising wood burning fireplaces in units, and told I'm not aloud to use it. Because some one complained about the smell.

We really like living here. The amount we pay for rent we think is a good deal. The only thing is some of the finishes around the apartment and minor repairs were done with minimal effort. Just enough to get the job done. So some of those don't look the greatest.

Good luck trying to plug in your car in the winter. Despite having plugins for vehicles they either turn them off in the winter or they simply don't work. Its hard to tell because this company is very hard to get a hold of. Its hard to believe a company that manages $2.9 billion in assets could miss something like this. So either they are incompetent or simply do not care. I guess the people living here being able to plug in their cars at -25 isn't worth the additional cost for Minto. Its great to know that my rent goes to increasing value for shareholders rather than the maintenance and operation of the building.

I would give minto a -5. They are absolutely the worst place to rent an apartment from. My friend told minto she was going yo be 3 days late with her rent and the day before she went to pay yhe rent. Minto got the cops to remove her. She was told she has 30 days to move her stuff and minto is only giving her a few days a week and nothing on the weekend so she can rent a truck. She works monday to friday.

I’ve been a resident of Lakeview Mews for 5 years. I can say with confidence and conviction that the building manager and maintenance manager are the best I’ve dealt with in my history of renting, here’s how good they are:
• Response to issues and repairs are dealt with immediately and they always provide follow up.
• They have an open-door policy and are the most considerate, kind, and helpful people to discuss matters.
• They have initiated work order submissions on my behalf without me going through the trouble.
• They promote building community spirit and invite residents to building Christmas parties, Halloween parties, thanks giving parties with food.
• They have responded and acted on complaints I’ve had and resolved them professionally.
• Both Kristy and Mark have a great sense of humour and make living here enjoyable.
The list of things these two people do for the residents could go on to fill this page. Good luck trying to get a hold of anyone if you need anything. Management doesn't care weather you were hit and run in the parking lot, If you can never do your laundry cause the machines are always broken and if your try to call anyone in management good luck on getting a response.
After hours security had to get called last night as someone was trying to break into a mailbox in building 5. However when speaking with them they just told me that my location doesn't have security. And that was it, Case closed in their eyes.

Lakeview Mews is an excellent apartment complex. The management staff are exceptional and our neighbours are fantastic! My only complaint is that in the past year I've had more and more issues with the laundry room and Sparkle Solutions who has the machines in the laundry room have turned out not to be good to deal with so I've lost money in addition to having damaged laundry. When I looked into Sparkle I found terrible reviews for them all over the internet including a D- BBB rating, so I would say Sparkle is definitely a company to avoid doing business with. For ONLY that reason I would recommend not renting in the Lakeview Mews building with the shared laundry room. Instead I highly recommend renting in the Lakeview Mews building with in-suite laundry which is in the same complex. Then you'll have a fantastic, peaceful, home with no issues at all.

Great location! Close to C-train, grocery stores, banks, Public library, YMCA, etc. Pet friendly building is a plus! Clean and well maintained apartments. Friendly staff and they get things sorted out as quick as possible. Annie, the building manager was very helpful and easy to talk to which makes renting a pleasure. Very happy with the services provided by the team.

This place takes a long time to fix anything. I didn't have heat and had two floods in my place plus no water many times. The hallways smell like garbage if your near the garbage chutes and management could care less. The more you complain the worst it gets.

Pretty lovely place to live, especially as a student. Don’t hear any noise from the road, which I was concerned about!

Evil corporation (Avenue Living) bought the old company (minto) over and upped the rent by double in 1 year. I've lived here for 8 years and It's always been as good as its neighbors (currently a lot of people litter cigarette butts.)

I love this place!

We have lived here for almost a year and plan to stay. We have never had an issue with our windows as they have been replaced before we moved in. Our apartment was fully renovated just prior to our move in. All new carpets in the bedrooms, easy to take care of laminate flooring in the rest of the suite, new appliances, wood burning fireplace and fresh paint. The rent is reasonable, the damage deposit was minimal, the building manager, office staff and maintenance people are all excellent. The parking lots and green areas are well maintained and they accept pets, which was a huge plus in my opinion.

I'm leaving 5 stars because this place deserves better than the current "1.2". I lived in the central building. In the year 2015-2016, Minto seemed to be working hard on the quality of their service. Some older reviews complain that their service was lacking, so if that was once true they have certainly improved since then. Nothing seemed sub-par when I lived here. The unit I lived in was very soundproof. It has close proximity to Fish Creek and beautiful fields. The current maintenance staff are always courteous and efficient. The parking lot was very well maintained; they filled in some large potholes over the last year. I get the impression they pay attention to the things that need attention. At any rate, they operate as proper landlords, and I can't think of any complaints. I think you'd have a good time renting here.

Minto's investment firm sucked in German investors to buy this place. Building is over 45 years old and is rotten - not maintained. Sewer pipes have broken under concrete and major excavations took place in 2013; you can't get rid of the stench. Roll a pencil in the 'dining' area and watch it roll away. The brick building has 'cracked' in half and floors are slanted. Humps in the concrete floor throw off your balance. 3 story wooden buildings are not sound proof at all; be prepared to be woken up - a lot! Police hold stakeouts in the parking lot and arrest drug dealers - 10 undercover cops haul thugs out by your bedroom window. Leasing staff are nice, but managers have been obnoxious; there are no straight answers, and as a renter you ARE the enemy to them. They pledge undying allegiance to Minto and squeeze you while providing no service. If your windows leak cold air in the winter - too bad. If your patio door has ice on it and you can't even open it in the winter - too bad. Apparently the windows and doors are so old they cannot get 'parts', including insulation strips to stop the cold air from leaking in. The water pipes cannot provide enough heat, you will be cold - guaranteed. Minto bought new stainless steel fridges and took out the rotting carpets and put in some kind of cheap vinyl wood look flooring - this is called "luxury". This only masks what is a tiny tiny kitchen with a small sink. If you walk to any of the many outside doors and jerk very hard on the handle they fly open. There is no security - Minto will not replace the locks and they are so old they cannot find parts to fix them. Anyone can just walk into a 'secure' building. Heck, during the day the cleaning staff that vacuum the carpets leave the main doors wide open so anyone at all can just stroll in without any problem. As for nightime, be prepared to have your buzzer sound off to wake you up. You will find some drunk that forgot their keys buzzing everyone to have someone let them into the building. Nice neighbours eh? Woodlands Manor is like a cheap floozie (male or female) with lots of makeup. Looks good in the distance but don't get too close. Oh yeah, if you absolutely have to move in, be aware that after your 1 year lease expires they increase the rent by $300 for month to month. SURPRISE! IMO, the rents of the 1 bedrooms are overpriced by $300, the 2 bedrooms by $450, the townhouses are overpriced by about $600. If you have to live in the slums, this is the place for you!
