The new management team is great. Neli is super kind & sweet & is always ready to help! Always goes out of her way to make sure everyone’s needs and concerns are looked at & resolved!

One of the managers told us they wouldn’t return our deposit. I will ensure I get every penny back because I have done no damage to this unit, and there was no move-in inspection. On what basis are they withholding it?
We received this unit "as is." We got the keys and moved in. I made sure to use only renter-friendly double-sided tape—no holes or damage from me, and no tape residue. When we moved in, the unit was a mess with poorly patched holes in the walls and everything fixed with quick, temporary solutions. I did my best not to add to the mess. Now, they want to blame me for holes in the walls and broken items in the unit. Absolutely not—I will fight tooth and nail to get every penny back. Do yourself a favour and don’t move here; there are better apartments with cheaper rent and W/D in the unit. Don’t go by the ratings on their websites, google reviews are real and not bought by avenue living.

All the five-star reviews you see are from before Avenue Living took over and were for Genmore Heights. All the one-star reviews are for Avenue Living. Do not be fooled by the ratings on their website. These apartments are a mess, disgusting, and infested with bugs. The heaters are on while it’s 35°C outside, and no one has responded to our complaints. When we reported a bedbug infestation, we were told it's not in their budget to address it. There are bugs crawling everywhere. I have young children who are suffering from the bed bug infestation! If you want to keep your sanity, do not move into these apartments or any owned by Avenue Living!

Wish I could also leave a zero-star review. My apartment has gone in up rent by $500/mo. There is absolutely nothing worth the rate they want for my apartment. I have had three "general inspections" in six months without anyone answering me as to why or what is being inspected. The first "general inspection" came two days after I had a leasing agent call me to tell me he was showing my apartment the next day to a prospective renter - without me even giving my notice to vacate. You can understand why further inspections feel suspicious when no one seems to be able to give me a reason why, but since rent is so artificially high, it's likely they would prefer I leave. The water often takes 5 minutes of running to get hot. Cold water has never been colder than room temperature. The circuit breakers regularly trip from things like microwaves because kitchen wall plugs are on the same circuit as the refrigerator. The window and balcony door seals are often broken resulting in frigid temperatures in the winter that the heating system cannot overcome. It averages 14C in my unit during cold months. The window design means that little to no air flows through them when it is hot, and there are ducts in the walls that travel throughout the living and bedroom that are hot to the touch all summer long, making temperatures in my unit 30+C on a regular basis, even after it is cool outside, with often a 10+ degree difference from outside to inside. Both elevators in my building have had broken lights for months, flickering and flashing wildly. One was down for maintenance for four months due to a "part not available". The laundry rooms in the basement are constantly going up in price, and now it costs more to wash clothes than it does to dry them. The maintenance is so poorly done on those machines that they often stain clothes or stop in mid-cycle with errors. No painting in hallways or outside of units has been done in at least 5 years. The only things that changed were new signs when Avenue Living came into effect. Yet for some reason, this property management company seems to think these aged units are worth the price of a new Beltline apartment with modern amenities and climate control. The problem is that everyone is overinflated on price and asking too much. Avenue Living seems to be here just to rake in money for no return back to tenants and will likely just try and sell again for a profit to another faceless property management corporation trying to make fortunes off of people just trying to have a small home.

Building manager (I think his name is Denis?) gave very creepy vibes. I will not be renting here.

Winnie was fantastic in helping me get all my information and documents to get a wonderful apartment here at royal view. She worked really really hard and her skills to figure out ways to help me achieve this she went up and beyond. She truly knows her job and couldn’t ask for better help.

Not only is their office conveniently located in the building, but the property is also impeccably maintained, efficiently managed, and situated near transit and major supermarkets. The spacious suites are a huge bonus, particularly for those who, like me, prefer ample living space, and the in-suite laundry is a delightful convenience.

Winnie is really nice and helpful. She helps us to get a great deal of the apartment. When we emailed her, we got a quick response from her. It was fantastic experience we had in Quadreal.

Was renting a unit and I kept being accused of smoking weed inside the unit. When I went to view the unit prior to moving in the hall way reeked like weed during the viewing and the lady said it’s a Jamaican couple living on the same floor. I needed a place a moved in not knowing this would become my nightmare. They called the cops on me thinking it’s me smoking but I let the cops view my unit and nothing was wrong but they kept calling them over and over even when I was out of town for weeks on in. I eventually got tired of the harassment with them know it wasn’t me so everyone they called the cops on me knowing it was the guy next door I started calling the cops for harassment.
Take my advice don’t rent these they are low quality and badly ran by terrible management. Buy a house and pay the mortgage it’s the same as renting these low quality units.

I have been a resident for over 2 years and the maintenance team has been great and honestly one of the reasons to stay. Shoutout to Roderick from Maintenance, who has always been fantastic since day one! He is always quick to help with any problems that come up, and seems happy to help even if its a small issue. Management, take note you've got a great team here ☺️ Keep up the good work.

The building maintenence were amazing. They were to my place extremely quick. Roderick and Jairo made short work of my issue, and paired with their amazing attitude and diligence, I couldn't be happier :)

My relative has been living here for 2 years - Executive 2 bedrooms suite, 9xx sq ft, with in-suite washer & dryer, kids and pets are allowed. Current rent is $22xx, including heat & water. it's perfectly located, 6 -12 min. walking distance to 3 supermarkets: Walmart (closest & cheapest), Superstore, & Save on Food. Also less than 10 min. walking to Canadian Tire, Dollarama, Dollar Trees and Delta Hotel.
4 to 8 min. walking to Ctrain (Southland) & bus stops: 81, 95, 99, 106, 125, 126, child care center, high school, tutoring center, adult schools, dentists, Alberta Health Services. 5 to 10 min. walking to over 10 restaurants/fast food like McDonald's, KFC, A&W, Jollibee...also cozy Indian, Korean, Chinese, Japanese & Italian restaurants, RBC, Bank of Montreal, Scotiabank, TD Bank, CIBC & Canada Post.
Heated & underground parking is available, but my relative prefers to take 16 min Ctrain everyday instead of driving to Bow Valley College in downtown. Has free social, cooking, BBQ and gym rooms on the ground floor, & free visitor parking. It's a good deal, in terms of $ per sq ft, and quieter & safer than downtown apartments.

Quadreal coordinates very well with the handymen to fix details in the apartments, they are very efficient, friendly people and the service is fast, Mr. Jairo and Mr. Roderik always have an excellent disposition to deal with problems in the units of the building. They are great for the community.

I used to live here 2.5 years ago management used to be terrible at responding, respect, and urgency. Ramirr and the new management has fully changed my whole perspective. Any problems are fixed with in a hour thanks to the new cleaners and handyman Doug. We had a tough time and Ramirr helped us with the application. Also amazing for night life or students being so close to the train station walmart… and liqour store 😂. If you are reading the negative reviews from my past experience living here it has gotten so much better and Ramirr is definitely a person who wants to fight for the tenants.

Ignore the bad reviews give it a shot if you like the location and unit layout 😄

I lived in the H block of Lakeview Apartments for a little over 2 years. It was a very pleasant experience; friendly and considerate neighbours, clean common areas and best of all a very helpful, friendly and efficient Management team. The team, especially Pam, were always on hand. Requests for maintenance jobs would be responded to almost immediately with the date and time to expect maintenance workers to come in.. which was usually within a day of the request being made. I would highly recommend living in Lakeview Apartments.

Absolutely horrible experience since avenue living have taken over our building. With our time living here while Morguard still ran the place, living here was quite enjoyable, we had 24/7 security, every weekday service from the office with our building manager being here most days, and reasonable maintenance response. Since Avenue Living has taken over, all qualities of life here have severely plummeted. Around a month ago, my girlfriend and I woke up to the smell of fire, checked outside only to find a bum hanging out in the corner starting a fire with mulch. Ended up going down the stairs beside our room to the entire stairwell absolutely covered in smoke, barely able to see a foot in front of me. Not only that but the fire alarms weren’t even set off, and whenever they actually work, it’s around 4 in the morning and don’t turn off for an hour. Another instance of their lacking security was around a week before this, when a couple clearly homeless guys came rolling down the driveway in a shopping cart for entertainment and came about a foot from running into my car. This is already a sketchy area with three bottle depots in the vicinity, liquor stores, two train stations and multiple thrift stores like goodwill and value village and now without security it’s hard to even feel comfortable walking your dog after sundown. More recently, we had a plumber come look at our washing machine hose that was leaking all over the place, only for his management telling him to get off the clock and that’ it’s not urgent. It then took them 3 days to come and fix it. Their office hours are only three days a week (one for bookings only) which they are on break for half of their hours, and it’s never consistently. they take breaks whenever they please which makes it impossible to go down and talk to them in person. Overall horrible experience without even diving in to the amount of run around we have been given when they were transferring our payments over from Morguard and getting out of our lease. Would give 0 stars if possible.

This place was fine when Morgaurd managed it. Now that it’s Avenue living it’s garbage. We have lived here for almost 2 years and just got notice our rent is increasing $800. A MONTH. On top of the ridiculous rent increase, which is purely just greed on Avenue Livings part, maintenance and customer service have tanked. We are down to one elevator for a 30+ floor building. We have three, they have just neglected to fix the one that has been broken for months and the other one is alway in use from people moving out of this place, rightfully so. It takes 10-15 minutes to get an elevator and by the time it gets to you it’s usually so full you can’t get on it anyways. Water goes down for a full day at least once a month. The gym has 6 cardio machines, 5 of which don’t work. They only have office hours 3 days a week here, and for limited hours. It’s impossible to get ahold of anyone the day of. Usually you have to wait 3-4 days to get an email response. And the homeless people hanging around here since Avenue living has only gotten worse. They don’t have security on the premises like Morgaurd did so they just hang out around the top and get into the building. My boyfriend almost had his car smashed into with a shopping cart that was thrown by one of them when we were trying to get into the parkade.
This place is not worth over $2200. Not for the services Avenue living provides. If they are going to increase rent that much, you’d think they’d put that money back into the building. They definitely do NOT. Save yourself the issues of living here. Avenue living SUCKS. If I could give it 0 stars I would.

We were told this would be no issue, just to bring a notice down and that would be all they would need. Now all of a sudden they are claiming we need to pay for the last month of rent if the unit doesn’t get rented, which it won’t because they have a bunch of empty units already anyways. So now we have to pay here (which they are going to charge us the market price of 2250, $800 more than what our lease was signed for??) and our new place. When previously we were told there would be no consequences to break the lease. I saw another review that had this same issue. Avenue Living is ran by scam artists who put the tenants last. It might seem great when you are just moving in but it doesn’t last long. Don't rent with them.

The building itself is ok - the units are big and bright which is nice when you’re on the south side. However - they also get VERY HOT and there is no a/c. Appliances are very old, windows are very old and rattle very loud when it’s windy. The walls are very thin so if you have loud neighbours like I do, good luck. Location is nice being near the reservoir and good walking trails. However, now that it’s being run by avenue living, I’m packing my bags and leaving as soon as my lease is done. There is absolutely no way this building is worth even close to 2k per month - especially considering there is no in suite laundry. Their rent gouging is actually quite comical. They never listen to any feedback or communicate when issues arise. Problems with heating, shutting off water with no notice, they don’t have bad reviews for nothing.

It is imperative that Avenue Living's upper management takes responsibility for their actions and implements meaningful changes to rectify the harm inflicted upon the community of Glenmore Heights.

We live on 7th floor and the the unit above us has kids who run and stomp continuously from one room to another and dog too. The running is worse on Weekends compared to weekdays, only because we sometimes stay whole day on weekends to do chores and want to relax but it's not possible due to the nuisance. We told parents and management but there is no difference, still running and stomping never stopped, now we can hear yelling and throwing things on the floor.
We informed management that we have decided to move out of the apartment only because of this reason. Unfortunately due to high rental prices it's not easy to find something reasonable. We also think management should also make sure the parents with kids or anyone else re-remind them about all the rules they include in the contract before and after moving in and also implement consequences if not followed.

Avenue Living took over Glenmore Heights a few months ago. I am beyond disappointed & saddened for so many in this building who are being forced to move out & many who don’t know where to go & are worried of having to live in their car due to the ridiculous rate hike this company is placing on everyone once their lease is up. Average of $500-$1000 increase per month! There’s elderly residents who have been here for decades who now have to leave. Throughout several company takeovers, they still had the heart to not force such steep increases on longterm residents.

There were bulletin posts in the elevator of events and updates, they also had an app with community events, contests, easy account management, etc. not with Avenue Living. There were two managers in 8 hours a day, 5.5 days per week & who cared and advocated for the residents in the building. Now there’s 3 staff members that work 4 hours a day. They stated the reasoning for the short hours is because they are bouncing around other new buildings who have recently been taken over by Avenue Living (who I’m sure are experiencing the same anger towards this takeover). I feel bad for the Avenue Living staff here who have to deal with all the backlash and anger from residents, while their bosses call the shots in their glass office down the street. Went for multiple apartment viewings here & at the sister building 15Fifteen. Sean Gillies was extremely professional and helpful, she saw ahead of time I had viewings scheduled for next week for the sister building and offered to take me through it all in one day right away. Great experience with the building management!

Terrible Staff, Terrible Management..... They treat things like everything is fine and dandy , when in fact its not, ever! There is over 400+ people who live here, and the other day the building had 2 of the 3 elevators down. Yet they decided it was ok to lock off the 3rd one for someone to move!? so a 28 floor building with 0 working elevators...what if a sick or elderly person who lives on the top floor needs to come down for health reasons.... they simply cannot. Management just shrugged that off . ! absolute joke.

We have lived here for 3 yrs, it was the most amazing time with quadreal management. We felt taken care of and at ease. But Now with the new management Avenue living, it made our lives a living hell. We have been sending them complaints for the past few months and they haven’t done a single thing to fix it. Also, our rental fee went up by $500 which is too much. I feel like the new management doesn’t care about the people living in this apartment anymore. They just want the money and don’t do anything about the tenants concern. It’s sad!! We will be moving asap, I do not recommend this place to anyone find somewhere else better!

It's alright to live there until you bump into a serious issue with your apartment, which is quite possible considering the age of their buildings. So... if it happens, do not hope you can rely on the management team. They will ghost you and pretent that you and your problem do not exist.

I was BULLIED and HARASSED into paying an extra $3000 that I was LIED TO about.
Most of the positive reviews on here are regarding the move-in process (which I agree was fine), but there are hardly any regarding the move-OUT process. In short, I was bullied, lied to, and I felt like it was just another case of greedy landlords taking advantage of vulnerable tenants. Before you decide to move here, I would highly recommend you have at least an extra $6000 - $10,000 ready in cash at all times if you do not want to be threatened financially and legally. Here’s why:
After living there for nearly 3 years, I had a personal emergency in which I needed to move out before my lease was over. After carefully reviewing my lease agreement that I signed, I saw that I had to pay a $500 penalty fee which is totally fair. I discussed this with the landlord after giving a 1-month notice, and they sent me move-out documents and requested I pay the $500 penalty fee. THAT’S IT. Or so I thought.
THEN a month later - AFTER I HAD ALREADY MOVED OUT – they suddenly decided that I had to pay a few months’ extra rent. After I said they never told me this, they LIED to me and said that they told me about it (I have all email correspondence saved, and that is a complete lie). I said it’s not in the lease agreement, and they basically said there is a generic sentence which allows them to charge any amount of extra rent that they want until the end of the lease. So theoretically by this same logic, if you still have 10 months left on your lease, they could ask for $2600/month x 10 months = $26,000 extra pay. If that doesn’t scream SCAM, I don’t know what does.
But don’t worry, because they will then send DEBT COLLECTORS after you to harass and threaten you financially and legally for this extra money. All because of greedy landlords who lied to you about telling you they wanted extra money. And when I tried to get in contact with the landlord multiple times after (3 people x 4 times each = 12 times), they repeatedly ignored me. This is a DISGUSTING way to treat your tenants. On top of that, they then increased the rent on my unit for up to 185.5%, so they were already making more profit from the next person than me anyways, but yet they still wanted more money.
Protect yourself. I am reporting my experience so that the next person won’t get scammed like I did. They will NOT be honest with you. I am warning that IF you decide to move here, please PREPARE yourself! I would recommend not planning on having any emergency (which is ridiculous because nobody can plan for an emergency) or having an extra $6000 - $10,000 MINIMUM ready in cash at all times in order to protect yourself.

Major problems. No one answers you when you need them too. I had no heat for 60% of the winter and they gave me a space heater instead of calling someone. Chalked it up to boiler problems. Water damage, horrible neighbours who attempt to steal from you. All around very poor place to live. Would not rent from Mainstreet.

Moved in to this building about 2 months ago and really enjoying it! Love being downtown having the grocery store just right across the street. We really enjoy Eman our landlord !! He has made moving in easy always helping us out in anyway needed.

I would give ZERO stars if possible. QuadReal left this complex with so many issues.....I requested to have my balcony replaced in August of this year (now November) as it is rotting to the point where I had mushrooms growing out of the plywood. When it's really cold, my apartment doesn't get above 16-17 degrees in the winter...QuadReal's solution; space heater. If you need a shower @ 7 am, better get up at 6 am to give your water enough time to heat up. While showering, pray someone doesn't flush a toilet, as you will either get scalded by hot water, or enjoy an early morning ice plunge. Avenue Living has VERY small shoes to fill.....let's see how they do.....my time as a renter will soon be over, and I can't wait, but anyone looking for future rental properties, stay away from ANYTHING managed by QuadReal.

Amenities are nice and units are nice enough but the weekly fire alarms (with no explanation) from fall thru spring have gotten old very fast. Also people will let their animals pee and poop in the hallways and by the front door and most will leave it for staff to clean up. (Anonymous account as previous management was known for singling out particular tenants… hoping the new management team is different.)

O my god, Eman the lease agent is an absolute treasure and has helped me and my wife so much with finding and renting this apartment and still continues to help us and ask us how we are doing every time we see him. He goes far above and beyond and I am eternally grateful to him.

The location, the amenities and the state of the apartment itself are all top notch. I am extremely happy here and don't see myself moving any time soon.

I had a great experience with the new property managers recently. The building is nice too. I was able to get approved with ease and have been enjoying the amenities of the building. I’m excited to see when they will be doing events for the tenants!

The ladies in the leasing office are great and quick to address issues. The maintenance crew also provides great customer service and fix issues promptly!

EDIT: Their response to this review is made by an AI. This review is our honest experience within the 3 years we lived there; even on the met resident Facebook group everyone's been complaining about the new management so implying that I'm being inaccurate is just pure malice on your part. The facilities are okay and are maintained by the maintenance staff who are the best part of this building. They're very friendly and willing to help. Some of the office staff are really nice too and also the security guard.
However, everyone absolutely hated the way they sent us emails because they tend to be rude and almost all emails sounded like they hated all the tenants.
The parkade keeps getting broken into and cars and items have been stolen and the response was basically nothing. No additional security measures were taken, we were just told it's how it is downtown because other buildings are experiencing it too. We pay close to $200 a month for parking and they can't even keep it secure.
It also gets loud in the summer because of the festivals happening at shaw millennium park, and the sound of the mobile bar that passes by every weekend will drive you nuts. It's fairly quiet in the winter though.
Everyone we know in the building has moved out because of the changes being made which are not for the good of the tenants.

They're so good at taking your money but when it comes to giving back your deposit they're terrible. I love living at Glenmore Gardens. The residents are friendly and have developed a nice community. The staff are nice and professional and are quick to attend to my service calls. The pool and gym are great and being near the reservoir means lots of hiking, biking and kayaking.

The maintenance staff are the best I have ever dealt with. Always courteous to tenants. Answer maintenance requests very quickly.

I viewed the Masonettes at this property and absolutely loved them. My situation at the moment doesn't allow for me to take the suite I was shown from a space perspective, however I'm definitely going to consider living here in the future. Emily was an absolute delight to work with and acts as an excellent ambassador for the company. Thank you for your time and I'm sure I'll be back.

We traveled from Edmonton to Calgary in search of a place to rent, where we met Edgar in Glenmore Gardens to check the options to rent. He was very responsive, kind and he went above and beyond when we requested him walk us through the available suites and was incredibly patient & helpful when we wanted to sign up the forms.
Emily was similarly excellent, helpful and customer oriented when we moved in. They both are your star employees. Our experience has been excellent and you guys surely deserve 5 stars.

I loved living here. If I didn’t need to more to a bigger place, I’d still be here. Surprisingly quiet building, aside from outside downtown noise, and the best property managers that felt like family in the best way. I felt safe and my car was safe too in the parking lot. A hidden gem of a building.

You honestly had me thinking boardwalk was good & today im really disappointed .. how do you increase rent by $100 annually, oldest apt in the building, old flooring/carpet, old stove, old bathroom sink, very limited space, poor heating, can hear the people upstairs all day/night. nothing has been changed, you have to keep increasing rent by this much, with no reno. Don't worry boardwalk you succeeded, I'll move.

I'm so happy here. The staff are fantastic, the manager is wonderful. The building is kept clean and the maintenance is excellent. Whenever I have a request, it's seen to immediately. I'm very impressed with how the building is run. I also love the area. Close to everything you need.

Most poorly-managed building I’ve ever seen. They don’t vet their tenants properly, people frequently trash the common areas, have parties, and make excessive noise all hours of the night. Careless dog owners let their pets urinate in the elevators and don’t clean up after their pets. Hallways frequently smell of weed even in a so-called “non-smoking” building and ventilation system in hallways will blow 2nd hand smoke right into your unit. Gym is always full and too small given the size of the building. Management does ZERO enforcement of any of the rules and tenants pretty much get away with whatever they want. Let’s just say I’ve been in quieter frat houses…Parking situation is a mess with tenants using visitor parking stalls to avoid paying for a stall, so having visitors over is a challenge. Again, management say they’ll tow but realistically nothing ever ends up happening. Electricity is billed through a third party US company (mandatory) with mysterious surcharges. Location is very convenient but frankly it’s not worth the chaos and noise, consider renting elsewhere in Beltline.

I’m a single mom with three children and I have been living here for eight years. I requested to Pam and the manager multiple times to have the carpet changed to laminated flooring as I’m allergic to the dust and my youngest daughter has recently gotten a skin infection due to the carpet. I even brought two notes from the doctor to explain my issue but I was ignored multiple times. It’s a beautiful area and there are good people who live here but the people at the boardwalk office ignore your needs.

And stood but a little more than a few feet away from the window. Might I suggest a small fence to Boardwalk to combat this? Changing my 5-star(under QuadReal) review to 1-star. If you sort the reviews by time, you'll see that every single review since Avenue Living took over, in December 2023, is a 1-star review. I would have given them 0 or negative stars, if possible.
Since Avenue Living took over, here's what they have done in just 2 months:
Jacked up the rent by $600.
Virtually stopped any sort of maintenance. For any tiny issue, the maintenance takes months to fix and when they fix, it's always a poor job.
If a pipe bursts in the building, no one from Avenue Living is reachable. If you get hold of them after trying for an hour, they reach the building another 2 hours later, and then they do nothing.
Reduced cleaning budget and the interior of the building is now filthy.
No communication to residents on anything. They cut water for a whole day with zero prior notice.
Avenue Living does not care about anything other than extracting money from its tenants. It's sad that Avenue Living managed to ruin a great apartment in such a short time.

If a pipe bursts in the building, no one from Avenue Living is reachable. If you get hold of them after trying for an hour, they reach the building another 2 hours later, and then they do nothing.
Reduced cleaning budget and the interior of the building is now filthy.
No communication to residents on anything. They cut water for a whole day with zero prior notice.
Avenue Living does not care about anything other than extracting money from its tenants. It's sad that Avenue Living managed to ruin a great apartment in such a short time.

Short and simple review: Don’t think I would rent with boardwalk again due to reasons. The only thing that was pleasant was Sonia, Lisa & some staff. Maintenance guys were awesome.

We viewed a couple units in this place. Let's start with the good things. The manager was very nice and friendly. The building is clean and the residents we came across seem to be elderly quite people. However, the day we were there one of the two elevators was not working and the second one we were in was malfunctioning. The door didn't close and we had to walk down a couple floors. The building is old, and it looks old inside. I don't think they ever renovated anything in there. The units we viewed had kitchens from the 80s, the dishwashers were probably 30 years old at least. Countertops were as old as the kitchen. Except for one unit the carpets looked like they hadn't been replaced in 20 years. When I view apartments I always ask everyone to be quiet for a moment to check if we can hear mechanical noises. There was a distinct humming sound in all the units we were shown. It may not be loud during the day, but mechanical noise in old building is very common and can be very annoying at night. In those conditions I think it is outrages to charge $1,500 for a 2-bed room apartment and not even include underground parking. Also we were told that rent will increase $25 per year.

I viewed the two bedroom and two one bedroom with a den apartment in this 80'sbuilding. the guy from the management building was friendly but he said he is doing three people job as the assistant quit and another lady is on the sick leave. I will imagine they lack of labour in the management team. The photos are really nice on the rentfast. However, the elevators were malfunction when I were there and the two bedrooms and one bedroom with den are completely different from the photos. the kitchen appliances are from 80's and they are super old and the carpets are old and dirty in the one bedroom apartment. I dont mind the kitchen but they charge $1500 + 100 (parking) for two bedroom. Once the lease ends, the guy said they will increase the rent $25 dollars every year to cover the cost of the building. This place is not worthy that money. if they charge less, it will be ok for me.

Lived in the older apartments, awful experience the whole time i was there. Ripped off continuously through the management and through enmax and my downstairs neighbours made threats to us for “stomping” even if it was walking to the bathroom. Not to mention the hallways smell awful and all the tenants smoke in their apartments. We had a couple of crackheads in our building as well. Never going back to boardwalk

I currently reside at an apartment in this building, and I can say without any hesitation that this is the best property management company I've ever had dealings with. The building is well maintained, the apartment itself is fantastic (lots of light and plenty of space) and the service (if it's needed) is prompt and courteous.
Most importantly, you truly feel as though you have an equal, working relationship with the building management, which is something I cannot say for any other property management company I've dealt with in the past (even with ones who technically did provide good service, it always felt more one-sided).
In all, I would highly recommend both this company and this building. If nothing else, I would recommend checking it out if you are in the market for a new place. The building manager will give you a friendly and honest overview of what they have to offer. It's well worth a look!

Have lived in the met for a couple of months now. I couldn't be happier. From the amenities to the amazing staff I cant say enough good things. Their leasing staff is very willing to help out and their maintenance team is incredibly quick to fix anything that is asked of them.

Great place to live! The building managers, Mihaela and Catalin are very responsive, helpful and friendly people that were a pleasure to talk to. Apartments are clean and updated and no problems whatsoever.

I have lived at the Met for about 3 months now and I'm in love with the building and staff. I bought everything when I moved in and that meant a lot of cardboard and the maintenance guy took care of all of it. I needed to get curtains put up and a tv on my wall in the bedroom and they were happy to get it all done for me at no cost. I love that you can pay your rent on line with a credit card (even better if your doing it for points). The staff from the beginning when was showed my option to the leasing and everything in between was just amazing. Great amenities as I have a charge port in my parking stall for my car and so many more amenities. I'm hopping to stay there for at lease 2 years since everything is all walking distance. You dont have to leave a 2 block radius to get all the amenities you need.
You wont be disappointed by the building, certainly not the staff and the amenities will blow you away. This is what i was able to turn my cute two bedroom two bathroom into.

The Rudest Property Manager I have EVER met, does not know how to talk with people in an adult manner!!!

At a time in Calgary of uncertainty, the most comfort and security I know is living at Evergreen Estates. Every person I meet is a gem. I am happily and gratefully renewing yet another year. The staff and professionalism would keep me here. The amenities are icing.

Really great location. Bright and modern unit. The building is very well kept and quiet. The managers are great, very friendly, always helpful and available. It is clear the care about the building and take pride in what they do. I will miss living here and would recommend to anyone.

The new property managers are a very lovely couple who are almost always available. I have had a few minor issues that have happened outside of office hours and they are more than open to a quick text message, and are usually able to stop by to help me out. They always have a smile and a greeting for any tenants who pass by and are usually found chatting with various tenants or working on the general upkeep of the building.

Haworth is approximately a 15 minute walk to the TD Core shopping mall, Sunterra grocery is roughly a 10 minute walk away but they also offer in-home delivery, and Victoria Park/Stampede station is also a few minutes walk away.
All in all it is a very pleasant place to live and I would highly recommend it to any young professionals looking for a rural feel just within the downtown core.

I rent an unit at the other Hollyburn apartment in Calgary. I am so disgusted by the property manager. If you have other options, I strongly advise you not to rent from Hollyburn.
The manager does not LISTEN. When I try to resolve any issue I have or had with him, all he saying was NO, NO, NO...by bragging him as a professional, he refused to listen and kept saying he knew what he was doing. And during every conversation I had with him, he showed no respect to me.
At the beginning of my stay, my friend took me to the management office to transfer the lease. Another office staff got the contract out, had me signed and collected my safety deposit and everything. But after I moved in, the manager told us that the lease cannot be transferred and asked me to move out immediately!!!??? Luckily, after I agreed to pay additional every month, he allowed me to stay on a month-to-month lease.
And later something else happened. I got really worried because he kept threatening me and saying what I did was illegal!!!??? When I consulted with Alberta's Landlord and Tenant Board, the staff there told me that what I have done was not illegal at all, and the building manager could not act further before a ruling come from court. But when I told him that, he YELLED "I don't care" and kept threatening me that he would call the police, and go to the court, By the way, he has been threatening that for countless times...
He is not there trying to create a better living experience. He is just there trying to make commissions by getting new tenants in and kicking them out so he can get to the next one.
I am moving out from that horrible place as soon as I can, and I suggest you thinking twice and really talking to the building manager before your decide to move in.
