This apartment complex would have gotten 4 stars if it wasn’t for the failed management/security. The fact that they have a tenants son that is not on the lease constantly harassing my nephew, screaming and knocking on his door.. Loud music always playing in front of his door.. my nephew has notified management and the police several times who said they can’t do anything about it. He follows my nephew to the car calling him expletives. I’ve never seen anything like this. My nephew is now seeking therapy due to the harassment. The non-tenant has even poured juice on my nephews car. And other neighbors have complained that I’ve personally talked to when I visited my nephew. Management does nothing

I cannot in good conscience recommend Tides on Twain to anyone considering living here. The lack of security and management's inability to address serious issues is alarming. I have faced constant harassment and racial slurs from a neighbor who is not even on the lease, leading to a hostile living environment. This individual has gone as far as vandalizing my property and attempting to intimidate me. The fact that management has allowed this behavior to persist is completely unacceptable. Additionally, there are concerns about unauthorized individuals loitering around the premises and creating a disturbance. It's clear that the safety and well-being of tenants are not a priority at Tides on Twain. Save yourself the trouble and find a more reputable and secure place to call home.

I came from out of state to see this......dirty trash cans with half patios 🤨 a younger lady didn't know the property and continually asked her manager questions that i asked about the property🤔🫣🤒. I was annoyed and disgusted🙄🤮. No AMENITIES NO WASHER AND DRYER.

I regret to say that my experience with moving to another unit at your apartment complex has been disappointing. Despite my efforts to initiate the process, I have encountered obstacles and a lack of assistance from the management team. Lesley tried everything to support me for moving but the people on higher do not seems to care about at all . I have never seen an apartment take a month to approve an application. I have been stressing about it since 4 weeks now .My lease expires on 26th of April and I don’t know what I have to do yet . They have been saying same thing since the day I applied that they gonna write an email and will get back to me .

Leslie was amazing she was my tour guide! She literally took me around the whole complex showing me 3 apartments and took me to see all the amenities that the High Line has to offer! Her customer service was 10/10! Super friendly and made me feel comfortable while touring with her! Thank you Leslie ☺️

Kameron was very helpful and friendly! The tour was done in a timely manner and all the information regarding the apartment was shared in an honest, transparent way which is highly appreciated! Definitely recommend!

Highline at Hughes Center has it's ups and downs. Definitely don't live on the second floor, as someone climbed my balcony and stole my bike. It is a shame there isn't 24/7 security anymore. The gym is beautiful, the employees try their best. No place is perfect, this place is far from perfect. But if you go in with an open mind, are willing to accept amenities will regularly not work, but accept it for the great view of the Sphere and proximity to the strip, it will work out well for you.

We LOVE living here. The pool is amazing, the gym area is beautiful and I love it’s all open 24/7. Also, the whole move in process was very easy and transparent. Ebony was very helpful through the whole thing and continues to be helpful whenever I have any questions or lost packages. It’s been about 9 months since I lived here and I have no complaints. Whenever something requires fixing, in the apartment and around the whole complex, the maintenance crew fixes it within a day a. I love the indoor parking, there is plenty of parking spots for our two cars and guests when they visit. The area is beautifully landscaped with great views of the strip and the MSG Sphere.
I do recommend getting a top floor for the views and sometimes you can hear the upstairs neighbors walking around their apartment. Other than that, we are definitely renewing.

Copper Creek is a Silverado Ranch GEM!! I was assisted by Tina, she was very helpful from start to finish with my application thru move in! This was the most stress free and happiest move I’ve experienced in a long time! Tina’s Manager went above and beyond to get my paperwork checked and approved which allowed me to get a sooner move in date! The apartment is spacious, clean, & very homey! I couldn’t ask for a better place this far! Thank you to the whole Copper Creek team!

I moved in Twain Estates apartments August 2020, always paid rent on time...(and I still have every receipt from the time I moved in until the time I moved out) In December 2022 I told them I would not be renewing my lease which was due to be renewed February 2023 due to the fact that I lost wages at my job but that I would do a month to month lease And I asked what was the process of that , I was told by one of the ladies in the office (Phoebe or Veronica ) that I would have to give a 30 day notice on a month to month lease to move, I gave a notice March 11 2023 stating that I would be moving by or before May 11 2023...I paid $1300 rent for March and April 2023 (which was the month to month price ) and I moved April 25th 2023, emailed them pictures of the apartment and brought them all their keys back...I never received any paperwork or email stating that anything was wrong with the apartment....I recently applied for an apartment and found out I was put in the credit bureau for a broken month to month lease , damaged carpet ( which was only dirty in the walk way areas and considered wear and tear and holes in the walls , which was from pictures that I hung up and that was patched up before I moved....But I am truly looking into taking them to court because I definitely have my pictures and videos from the date that I moved out...they must've used pictures from another apartment....,Do not rent from them , and plus they automatically renew your yearly lease from 10 months to 11, and then 12 months without even asking if that's what you wannna do

I have lived at this community since June and seem to have had nothing but problems. The pool was always closed during the summer, the kids splash pad never worked, grill areas always dirty. The property fees are outrageous for stuff that doesn’t even work. Our ceiling fan has been leaking water inside our apartment for months. Said to be fixed once after 3 months only to leak again. They have yet to fix it after it leaked in December for the second time. I had a friend visiting and her suitcase was stolen right in the doorway of the apartment. Just not worth it!!

Expect to need to go to small claims upon move out if you want to see any of your money back. Your move in condition report, photos and other documentation will be useless. Management will force you to go the legal route.
I had clearly called out damages in the condition report when I had moved in. Their management conveniently filled out a "perfect" condition report on my behalf when I moved in, thankfully I did not sign it, and documented damages instead.
They still billed me for the exact damages that I had called out in the move in condition report, and have now taken months to resolve the issue.
Pathetic. Do better.

The yellow parking tag they use leaves an unsightly mark that persists despite multiple carwashes. My car was towed once, and the markings left behind are proving stubborn to remove.
The recent change in the computer room to accommodate three Peloton bikes, explained by Ryan, the only commendable person in management, seemed promising. However, on a Sunday visit, I was abruptly interrupted during a guided workout by a staff member who claimed the room was closed after office hours, contrary to what I had been told.
This inconsistency in facility access, coupled with a rigid attitude, feels like dictatorship rather than tenant convenience. Kody Sanders is the best employee here! I visited my little sister who lives here and when he came to fix a problem she had he was so nice and courteous! Very knowledgeable as well! Definitely the best employee I met here during my stay!

Don't move here unless you want extra fees added to your account every month! 6 months into my lease, they started charging me $25/m for their renter's insurance. Even when I showed proof that I have my own policy. They charge $25/m extra to have a digital "smart" key pad on your door. There is no option to have a regular door lock. $50/m extra for a key fob for gate entry or access to the pool/fitness center. And now they charged me $1250 for "early termination of lease", when I gave them my 30 day notice! I didn't even end my lease early!!! DO NOT MOVE HERE... THERE IS A REASON THEY HAVE A NEW LEASING OFFICE.. TENANTS ARE CHARGED FOR EVERYTHING EXTRA!

I will not reveal who I am because they will harass me like they’ve done other tenants and even go as far as creating a bogus eviction. As of December 3rd, 2023 I have obtained a lawyer for basic apt needs and I encourage the rest of you to do so as well.
Both of them are out sick every other week so good luck to any future residents.

The location is great, the buildings are basically brand new. Very nice amenities. Overall it seems like a great place at a good location. But even better than all that was the leasing agent, Ms. Leslie Donavan went above and beyond to ensure I was well informed on anything and everything about the apartments. She is a true professional, I would recommend her to anyone. She is very professional, knowledgeable, and patient!!!

I’ve lived here for awhile and seen many of the maintenance workers come and go. By far the best worker has been Cody! I’m pretty sure he’s the supervisor, he fixed my problem super quick! He was so professional and so kind. I will only be requesting him for any maintenance request I have in the future!

Just since April 2024:
- Packages being stolen: See image / says it all
- Disgusting: continued trash issues months after initial review. BTW: they charge you for a trash fee of over $25 monthly as well
- Vagrants: Unsheltered/homeless people dig through trash and leave mess (continued challenge)
- Unsafe + High Theft Probability: People continuously getting into building through unlocked doors; a bike was stolen off of a 2nd floor balcony recently (can you imagine someone climbing onto your deck and stealing things - or worse?)
- Short-term rentals (which they will try to dispute): Seems to be popping up again where there is limited checks and balances on this in the building and you can witness the non-residents at the pool at all hours and people walking the halls that don't look like they belong.
And as for the Community Manager response: She, and others in the office, continuously ignored resident concerns. The front desk person mentioned she was fired (which probably shouldn't have been shared). The whole thing is a fiasco.

If you’re thinking about moving here! Dont do it! Apartment is completely INFESTED with roaches and carpet beetles for starters! We put sticky traps under the stove and fridge, and left them for a week, we moved them just to see and it was HUNDREDS of roaches all over them it was soo disgusting 😢 Pest control comes and sprays every Tuesday and the spraying didn’t work at all. They’re like spraying water !😂 The air was broke down in the summer & they took forever to send someone out to have it fixed. Maintenance NEVER fully completed work orders. I had to call in every week to get an update on my work orders & someone always answered the phone and would say what is my work order? Asking me to repeat my work orders to them that they couldn’t find it that I’ve already had put in for over a month! When they did come in to fix things, they wouldnt fix it right, or start fixing on things and then never come back to fix it.theres always diff people coming in that clearly didnt seem like that knew what they were doing lol. The Pool was never open in the summer and it always look nasty and green-ish anyway. My biggest thing is They are towing cars also! I spoke directly to office management who reassured me my car wouldn’t get towed and didn’t know why the tow company put a green sticker on my car . So I disregarded it. Came out one morning , car was towed and had to pay 288$ just to get my car out! I was in my correct parking spot & had a current moving permit in my window. My thing is, they are having cars towed but neglected they’re priorities with fixing things tenants have been complaining about the last thing they should be worried about are peoples cars 🤣….. ended up having to break the lease because of all the problems I was having there. I literally hated there and couldn’t stand the thought of staying there any longer . ALSO they have homeless/random people staying in some of the vacant units and aren’t doing anything about it. Honestly I have nothing good to say about the apartment beside the fact it was a spacious 3 bedroom filled with bugs! 😃 we had to throw everything away when we left out out of fear of taking roaches , knew it was too good to be true when I applied to live here right before they closed the office for the day. & they contacted me the next morning soon as they opened to let me know I was approved lol , like they didn’t verify anything they just wanted the money lol. 🤣 JUST DONT LIVE HERE ! Just YUCKY. Also goodluck gettting them to answer the phones , I was too busy working to be going to the office during business hours and they literally would NEVER answer the phone ALL WEEK! There’s NO WAY your THAT BUSY! So one day I went into the office and watched the lady sit right there on her phone texting , happy as ever ignoring the phone, so I pulled out my phone to calll the office and watched her as she just ignored it just to realize that that’s what they do on a regular!. Lol lazy as hell. She needs to be fired as well! So glad to be gone from here. 😊

If I could give 0 stars i would appliances do not work or are broken. I have submitted several requests to get the appliances fixed it has been over two week when you call the office all they say is they are short staff they have over 200 work orders allow more time. If you are looking for a place to stay with working amenities and we’ll maintain staff this is not the place they welcome you with open arms and make you feel good about moving in once you do all concern will go unoted.

DO NOT MOVE TO THIS PLACE!!! Let's start by saying they give you a monthly rent amount and by the time you get the contract its going to be about $600 more then the price they gave with all the hidden fees they have. WE NEVER SIGNED THE CONTRACT OR MOVED TO THE PLACE because it ended up being a lot more then they said at the beginning. Then I got an email, charging me $335.20, this was back in June, I sent an email asking why if I never signed or moved in, they said to disregard that bill. Today, 5 months later I get a call from collections, that amount is still owed, they had the audacity to send me to collections when we didn't even had a contract signed or ever moved to the place. This blows my mind....unbelievable. I never do reviews but things like this needs to be known to avoid others going trough the same.

Best apartment building we have ever lived. Very clean, nice facilities, and great location. Maintenance is handled quickly and done the same day most times. Office staff is also great and always available. I want to point out that Evelyn is wonderful. She took her time answering all our questions before moving, showed us around the facilities without rush, and is always available to assist. We suggest asking for her when inquiring about an apartment here if you want to have an exceptional experience.

The best management staff ever. The ladies at the front office are each professional and attentive to everyone walking through the front door, as well as the tenants. If there was another star, I would give them my six.

When I first moved in, it was great but it’s just slowly going down hill. The front desk GIRLS are so RUDE. Women, professional WOMEN don’t act the way these girls do. They watch people walk around the whole building and don’t let them inside even though the doors open at 9am and it’s 8:55am , god forbid they do some work before 9am. Can’t even let the Amazon person in to deliver our packages. I was told I’d have a credit for referring someone and no one answered my emails for weeks. Just unprofessional and RUDE. If you plan on moving here just be prepared , they’re great at putting up a front to get you sold but once you get the keys they forget about you and ignore your emails. 👎🏽

Honestly, it started out as a great price for $800. It then suddenly jumped up to $1,000 after two years of living there. Only a few apts had washer/dryer. Thin windows, so I could hear the traffic and the random screeching meth user every damn night. And then when I was late with my rent, ONCE, the assistant told me: “not my problem.”

I’ve been at Copper Creek for almost 2 years now, and I’ve been very impressed with the increase in community activities as of late. From bingo to pool parties to trivia and yoga, there are plenty of opportunities to mingle with other residents and have fun. The amenities are pretty updated and the apartments are clean. They make sure to maintain up-keep, with re-painting the buildings which I appreciate. The parking is not the best, as you only get 1 parking pass (under covered parking) per unit, regardless of how many cars there are, but if you work out a schedule, it’s not too bad. Overall, my experience has been great living here.

I toured for this place today, I liked how it looked on the outside, even the interior was appealing. The guy who did the tour was nice, but when I went into the bathroom? Dead roaches in the toilet. My mom and sister saw dead roaches on the counter. Looked on the paper at the office and they do $20 pest control fee, and they come every week. Disappointing! Read the reviews and saw horrible videos about the roaches too.

Did a tour with the lovely assistant manager, love the apartment she showed me. And also this complex is close to the strip and it’s close to the stores it’s very convenient for me. The rest of the staff was welcoming I love how they treated me people are kinda nasty most days but these ladies were a delight. Very helpful and it was nice and easy throughout the process of getting everything I needed to be a resident here. Thank you again for your kindness ladies.

I have lived here for at least 12 years. Gus and the maintenance staff are awesome. Any issues they fix right away. They are so friendly and caring. They do their best to make this a safe environment. They also do a great job on the grounds. Thank you guys and staff!

Copper Creek has been my safe haven from a past corrupt management company at my last apartment complex. The team here at Copper Copper is so transparent, supportive and fast to react with any of my needs or requests. The property is clean and well kept, I have yet to have any complaints or problems with neighbors or staff. I love the gyms and pools we have available here . I also just got my notice to resign my lease, and I am pleased and excited to continue and live at Copper Creek ♡ oh and I just love how spacious our balconies are :)

I just signed my lease today. I had the pleasure of working with Themese and Mary Ann. To say that our Credit was a challenge would be an understatement. But everyone has a backstory. They treated us with the MOST respect and Professionalism. I would recommend this property to anyone. Sometimes all people really need is a second chance at life and Themese and Mary Ann gave us that today! We are beyond grateful.

I've only been living in this community for 7 months and from the beginning I've only had problems, doors and drawers in very poor condition, several days with the AC broken, several days bathing with cold water because the water heater broke, and for about 3 months I've had a plague of cockroaches in the apartment, but outside it's also plagued with cockroaches, the funny thing is that my bill has a monthly pest control charge, I've spoken multiple times with the people in the office And although they have been very attentive and kind, even after so long I still have the same problem, I am tied to a contract that I have been trying to break for a long time because coming here has been a very bad decision and living in a place full of cockroaches is the most disgusting thing that can happen.

I had a great experience touring this apartment complex located at Jeffreys St Las Vegas. I fell in love to this place the moment I saw it, so I signed up right away! The atmosphere is homey & the unit Vietri has a great layout. The rent is more reasonable & the unit is bigger than those at Whitney Ranch, considering how nice this place is. And to top it all, their staff at the Leasing office, Desiree Thomas, the Assistant Manager & Kim Pederson, a Leasing Specialist, both are very nice, accommodating, knowledgeable & organized. They reply to my emails like a lightning, with a smiling emoji even! I can’t wait to move in to this amazing place. Good job ladies! Please keep it up!

It was a bit of a struggle when I first moved in. There were at least 3 management changes. Dawn Tolentino the current manager has been the most helpful!!! She will try her bet to get you everything that you need. The new maintenance crew is the BEST!! They actually maintain the building. There are homeless people in the are but that is the area.

Amazing community located just behind Ceasers palace on the strip. I was looking for place to call home from San Diego n by accident I’m glad I found the JADE. My first contact was with ASHLEY n from the very beginning she has been open honest n attentive to my move.
I’ve been here 2 weeks n she is polite resolved any issues n is awesome property manager.. I strongly n highly recommend calling Ashley to inquire about the Jade.

At the beginning and the end of my lease, the AC was not working and they offered some compensation, but the apt was not habitable (I lived in the 6x6 and had to move my mattress into the living room in order to get some sleep and even then, my neighbors had to use the kitchen so it was not the ideal environment). Overall, the AC was not working for 4/12 months of my lease. They installed a portable AC, but the hot air from outside melted the tape that was holding a tarp trying to keep all of the hot air from entering the room. I would get home and my thermostst would say 90 degrees!
There are homeless people camping in the garage and in front of the stores and only got worse when the 711 opened right downstairs.
The staff maintained professionalism throughout, but I didn't speak my mind like my neighbor who was having the same AC issue. Unfortunately, he signed a new lease for another year and he was talking about suing the property or getting an AC tech out there and handing the bill to management once the work was completed.
For all prospective students: If you have a car, I would suggest looking at apts in the Summerlin or Henderson area if you're okay with the commute and you want a bit of privacy.

I stayed at Copper Creek in Corporate Housing from November 2022 through May 2023. The management at Copper Creek keeps the grounds and buildings looking nice and new. They are doing constant updates, painting of buildings, landscaping upgrades, etc. While I was there they gutted the fitness center and restocked it with new modern equipment. The facility is very clean, quiet and the other residents are respectful of each other.

pros: convenient area
upon move in, the unit itself was put together nicely with new appliances and new cabinets throughout.
despite what people in the review section are saying, maintenance response to work orders was very quick; typically within 2 days. in terms of the quality of work; i’ll talk about that in the cons section.
the parking situation is great. with designated covered parking and extra spaces throughout.
The area is mostly quiet, and i feel safe here with my family.
rent increases for are minimal even with the change in management.
Cons: communication with the front office, at least via phone and email, is awful at best. most of the time you cannot get in contact with them over the phone and they typically do not respond to voicemails. For us it’s caused a lot of problems due to our work schedules. it would take days to resolve issues we had. even with the change in management. it’s been like this since we moved in.

we get constant emails about the water being shut off in other buildings. luckily our building doesn’t have issues, but i can’t imagine dealing with constant shut offs.
porting on the property ok but we are surrounded by dog feces. It seems they pick up trash daily but its strange that animal feces is an issue.
overall, my experience has not been bad, but there are significant issues that can be fixed by the management company that just hasn’t been dealt with yet. I can only really recommend someone moving to the property if they can get a good price on their unit.

Currently, my wife and kids are at home and there’s a significant chemical smell coming from another apartment or somewhere in the area. We tried to call multiple times to get in contact with someone to see what’s going on and there’s no answer. My children are 2 and 9 months old. This is the most unresponsive office i’ve ever had to deal with and now my children can be at risk because i have no idea what is going on.

Don't believe the negative ratings for Jade. I moved here in October 2021 when Jade was under a different management company. Back then, the poor ratings were justified. Then Mark-Taylor took over the building and under the management of Mercedes, all that was wrong with the property has not only been fixed but improved upon. An entirely new leasing office staff along with new maintenance and cleaning personnel have revitalized Jade and made it a place that I not only love calling home but recommend for anyone wanting to live in the heart of Vegas. The sky lounge, clubhouse, pool and gym are all in the best condition they've been in since the building opened. The events the staff puts on for the residents are fun and well thought out. Security is on point. Repairs are done correctly and quickly. And all requests and concerns are addressed in a timely and thorough manner. Mercedes, Ashley, Evelyn and Karla are hard working, professional, personable and diligent! You will not find a staff that cares more about their residents than they do. The only issue Jade has are that some of the residents don't treat the property with as much love as the staff and the majority of tenants do. When this occurs, Mercedes and crew waste no time in rectifying the matter. Jade is a safe, clean, fun, friendly and inclusive community for all ages and backgrounds. Thanks to the phenomenal staff and excellent living conditions, I happily renewed my lease for another year!

I've lived at Jade for 1.5 years and just renewed for another 12 months. It's been great here. It's surprisingly quiet for how close it is to the Vegas strip. It's safe, there is a security guard in the building every evening and through the night.
The girls in the office are all helpful and nice to be around. Mercedes was a huge help when I was moving apartments last year and has been since then. I meant to write a review about her a long time ago. Thanks Mercedes!

I’ve lived here for over a year and my experience here has been exemplary. Everyone running this place has been professional, pleasant, and competent. When something needs fixing it gets done immediately and maintenance shows up on time. The maintenance people are SO nice and respectful. I feel safe since every unit has the ring camera built in, so as far as I know there’s been no outside crime. Not to mention the location. Nothing is perfect- I wish there was a hot tub downstairs, but overall I love it here and as long as these women are running things- I don’t plan on leaving. Special thank you to Mercedes and Karla. Really appreciate you both !

I recently changed it, the first time I went to use the barbecue area it was dirty, a week later I went to use it again it was the same way, a resident who has lived there for 2 years said that they don't take care of maintenance, I complained at the office but they didn't say anything it was a disappointment.

Honestly I would not recommend that anyone even consider moving here. Only if it's your last resort. I have seen public housing projects and trailer parks that are better than this apartment complex. The leasing agents and property manager are very rude racist and unprofessional. The units are old with outdated appliances. Roaches are everywhere plumbing is terrible and prices are way to expensive for what your getting. The maintenance men are nosy and weird. This place is nasty and unsafe.

Rhonda and Bev are an awesome team. They are very friendly and professional and knowledgeable.
I have lived in places where management is lacking to say the least, its refreshing to have staff that care and take pride in their community.
I feel 100% safe here. Joe and Matt patrol the area at night and I have never had any issues or know of any. Jose and his team keep everything running smoothly and clean. The landscape is well maintained. My neighbors are great. The apartment is adorable. Set up more like a home than an apartment.
They host activities if you wish to participate in. There's bingo, crafts a shuttle bus. Monthly lunches which are very yummy!
Rhonda's homemade chili was so delicious ! And November's lunch was Thanksgiving dinner with all the fixings. They have a monthly food drive. A pool, a spa, a workout room, a billiard table and clubhouse. Everything is super clean all the time. You are in the heart of Las Vegas. Close to everything including freeway access. I'm just very happy I looked into this complex. Its a great place to call home. 😊

Overall my time at Positano was okay. Neighbors were nice and maintenance was quick to repair any issues I had with the apartment. Location is great and convenient but with that comes a lot more traffic. My biggest gripe and why I gave it 3 stars is due to parking, only because we had to deal with it everyday. Same cars would stay parked in uncovered spots for weeks, in which there were very few in my area. When they implemented “free parking”, earlier this year, I could finally park closer to my building. Only a week after that they changed it to permit parking instead of the original assigned parking. I still was able to park wherever since half the vehicles didn’t even have their permit sticker and saw no enforcement on this. If you’re choosing to lease with Positano, I’d recommend leasing in the west or north side of the complex. There is much more guest parking and walls are thin so it keeps you away from loud cars speeding by.

i don’t want to discourage anyone to not move here, but there are things that need to be addressed. First on the list is the A/C units. They are old and don’t disperse the heat well so you’re a/c is going to constantly be on if you don’t want a sauna of a home or have pets. My bill went from 80 to 250 in a matter of a MONTH. Others said they were close to 400 for an apartment. Second, they took away assigned parking to have “free parking” just to implement “permitted parking” which is literally the same thing. The only thing is it allows (1) person from each unit to do is park in other covered spots and not just one assigned spot. I don’t care about being under a covered spot, i just want to be closer to my unit and not park 3-4 buildings away, that is the reality of many others. There are several open spaces near my unit but since its permitted its a no-go. I’ve emailed and asked multiple times to explain why it made sense to give free parking and then take it away with no response. they even BLOCKED my comment on the active building app agreeing to someones post that this permitted parking is ridiculous because like me, there’s others who have to park down and around the corner. I don’t appreciate not being responded to. We will be moving out at the end of our lease. The ONLY reason i gave it 2 stars was because the maintenance men were very helpful and responded to work orders promptly.

It's been a nightmare having to deal with the unprofessional office and maintenance staff. There was a water leak from the above unit, they said one of their maintenance guys was on vacation so it will be a while. They made a huge mess (the photos show some of it) even the drywall contractor made a commentt about how poorly maintenance removed the sheetrock. Thankfully my lease was up at the end of that month, the maintenance guy called because he was at the unit AFTER I had already moved out. Now I've been trying to get an answer as to why they kept the majority of my deposit after the walk thru was completed and there were no damages caused by us. Yasmine is the office manager but can't seem to call anyone back... it's been over 2 weeks and I've called several times. Save yourself the frustration find somewhere else to rent, this wasn't the only issue we've had with the staff and other residents say the same.

Well In short don't move here. Management was constantly coming and going and by the time my lease was up the entire management office was new. I did not feel safe in the area as there are constantly homeless sleeping outside the building, in the garage, and sometimes they even got into the building. Not to mention a homeless not once but twice left feces in the garage elavator. The building itself felt rushed. The ceilings looked unfinished and still had writings from when they were still assembling it and the base boards were coming off. The paint chipped off when command strips where installed . Management does not care about you and is money hungry. They tried to raise lease to an insane amount when renewing. Please look elsewhere when looking to lease.

Summer winds helped me and my family tremendously! I drived from Louisiana with my newborn and my fiance very stressed out because I didn't have a place yet to move my family into. I had to stay in a hotel for two days trying to find somewhere to go they had a same day move in for me. I did all the paperwork through email and paid them all from my hotel I came in and signed paperwork and got my keys same day. They had electricity on under there name when I moved in so we had air and lights on same day we moved in and apartment comes with cox modem with easy set up. Apartment is beautiful with tall ceilings and the complex is beautiful with dog walking parks and doggy bags all over. Landscape is beautiful with well watered grass and first come first serve parking.

Nonstop issues from the day we moved to 6 months in now ✌🏽😂 we pay 1700.. for broken gates/open gates! appliances breaking down! ant infestation! Management super “Pr0fEsSi0nAl” talks to you like a 3rd grade teacher would to her students. Would I recommend this place? Yes, if it were priced at 800-1200.. but unfortunately it’s 1500+ over here premium price for mid service. Ovation needs to do better hiring! Potential wasted

The apartments are very nice and big. They have washer and dryer. Maintenance staff is very good and everything is fixed quickly. There isn't any community outreach. There isn't a activities director and there's no encouragement for people to meet each other or get together. I have a one bedroom apartment and pay $1150 a month. Las Vegas is expensive. I've never had any problem whatsoever with pests The area is very well maintained.

I've been living at summer winds for less than 3 weeks and already have problems, some of the issues have been fixed. which im very thank full. I had a package being deliver so i went to the office to pick it up, when i get their Leslie is at the front desk and does not looked amused that i was thier asking for the package that was delivered. she told me that the package was at the amazon hub. i asked if she could retrive it from me becasue i just moved here and didnt know how to use the hub. when i asked her that she was getting up and she rolled her eyes at me like i was a nuisance to her. So far i'm not impressed with their customer service. The leasing consulting was amazing and made our process flawless. thank you so much.BE AWARE OF HIDDEN FEES!!!!!!!!. IS NOW $45.00 DOLLARS TO PAY YOUR RENT THROUGH THEIR PORTAL OR $25.00 TO PAY IT IN PERSON!!!!!!!!

Came in for a tour of the 2bed 2 bath floor plan and was amused at how extremely annoyed the leasing consultant, Jasmine i believe her name was, looked. It was entertaining trying to watch her walk in heels as she walked to the apartment. She opened the door and said absolutely nothing else. She obviously doesn't know how to do her job professionally and properly. I hope her disgusting attitude doesn't reflect

Mediocre at Best. There are a few major problems living at Sienna 55+ apartments. First, there are many smokers who live here and they smoke a lot. That would not be so terrible, but I experienced people's smoke on my floor come into my apartment through my air filter. Secondly, the neighborhood is filled with homeless people. I know because I walked my dog 6 miles a day and walked in all different directions. Thirdly, Bev, the assistant manager, is a nervous wreck and a sourpuss. She is very difficult to deal with.

My brother just moved into this complex. His one bedroom apartment is so spacious. It is really nice. No weird smells. Lots of closet space(which is bonus). And grass outside the front door. I also want to mention the balcony(another bonus). So far... So good.

I’ve lived in a few different apartments all across the valley and this one has been one of the best so far after a couple months living here. For the price you get more square footage than nearby apartments with LOTS of storage for a one bedroom. I love the his and hers closets in the bedroom and the lovely well kept grounds. I do hear people at the pool and children playing in the afternoon but it is to be expected living in close quarters with other people and it doesn’t cause much of a bother compared to other places I’ve lived. I also love that these apartments have a washer/dryer included and although they are small it is so much better than having to go to a laundromat. Overall the staff has been pleasant and attended to my needs promptly, with one exception of an interaction my boyfriend had with one of the girls in the front (who I believe no longer works here) where she seemed a bit annoyed that he had come to give her a money order and ask about the gate opener. The only real qualms I could say would be the sliding glass door is a bit rickety and getting a replacement screen door that doesn’t have holes in it may be wishful thinking as they told me they were on backorder with no ETA. Lastly the cleaning service they use doesn’t do the best job as I had to do my own deep cleaning upon move in due to some food and splatter left in the kitchen on and in the cupboards and some pee in and around the toilet with a leftover sweeping pile with hair and a little tea candle in the corner of the bathroom. Not the hugest deal just worth mentioning so management is aware they may want to try a more thorough cleaning company. These are all fairly typical of any apartment I’ve rented so in my mind it just comes with the territory. I can say that I have not seen any ants or roaches so far and now would definitely be the time since it’s hot as hell outside so they definitely get a kudos from me there cuz everywhere I’ve lived in Vegas I have seen/had ants or roaches. Anyway if you’re looking for a solid apartment in a good location this is the spot! If all continues to go well we plan to stay here until we find a house to buy, which is hopefully after our first lease contract but if not we will be happy to stay here. Thank you for a nice place to call home! 😃

My parents currently live here and are very happy. Every time I’ve visited my parents the property has always clean and well maintained. The staff has been friendly and courteous and since the beginning of Covid-19 they have always taken the best steps for keeping residents safe yet still making it feel like a community.

I couldn’t be happier with Sienna Senior apartments! They offer so much more then just amenities. The maintenance is one of the best in the business. Issues resolved within 24 hrs.The appliances are new.The counters are a beautiful granite top.They also have a night courtesy patrol that protects the property and vehicles. The friendly and courteous staff of Ronda and Beverly is the reason for 5 stars.They have been outstanding in listening to what the tenants have to say about the property and take there ideas seriously. This property is beautiful because of the tenants ideas. The owner puts a lot of money back into this property and makes it one of the nicest place to live.

I toured the property and loved how clean the property was. I loved Beverly, one of the assistant managers there. She was really sweet and informative. She was really funny and outgoing and a pleasure to meet! The clubhouse was neat and organized and the St. Patrick decorations made it all look festive and quaint. Cant wait to move in!

Initially, I was attracted to the property due to its proximity to the Strip. I didn't drive so by bus it was just a few minutes and if you like long walks, that is doable. They have a bus that takes you to Walmart and to the grocery store, too. Also, there is a supermarket across the street. The pool was very clean and maintenance always responded to any needs for my unit. I loved the renovations, such as the Kitchen sink spray hose and counter tops. Great water pressure in the shower. I had a huge patio. Both bedroom and dining room had ceiling fans. But, my favorite features were that there were no carpets so I didn't have to vacuum and lots of storage space. I had so many built-in shelves and a huge walk-in bedroom closet. The staff all were very friendly and I never had any problems with staff or neighbors.

My boyfriend and I were looking for a furnished place to stay for 3 months and we literally searched online to find a place that fit our budget and needs for weeks. In the end, we decided that The You was the best option since they all came furnished and with an in-unit washer/dryer. We were also looking for a place that had a decent gym and as a studio or 1 bedroom. Most furnished places either did not allow short-term stays or cost an additional $450 per month, so in the end, The You was a no-brainer.
The You is also located super close to The Strip but is also conveniently located next to UNLV, meaning it is surrounded by restaurants and stores. Also, they have a large community kitchen & bbq grill on the 7th floor and an amazing 8th floor roof area with a beautiful pool.

The staff are friendly, made a seamless move in even with the unprecedented times COVID has presented, quick and easy. The facility is always clean and all the residents are very friendly. The rooftop pool, game room, and study room, along with the restaurants was the icing on the cake for me! I think they are also doing MacBook pro giveaway if you sign your lease soon, so definitely take advantage.

I moved in at the end of April. This has been my favorite apartment complex I lived at in Las Vegas. The apartments aren’t as updated as the neighboring complexes, but it is reasonably priced. Water, sewer and trash is included in rent and there is assigned covered parking. All the neighbors are friendly and keep to themselves. The maintenance staff is AMAZING! They are always out and about making sure the property is looking neat. I even see them out pickup up garbage around the dumpsters. You can easily put a work order in online and the maintenance staff has always came the following day and fixed the issue. Positano Apartments is a wonderful place to live.

My review of this complex would have been higher if our move-out had been more pleasant. Overall, the complex is reasonably maintained and pest-free. Many of the people working in the office are friendly and helpful, and I had wonderful experiences with every maintenance worker I encountered. When I asked about filling in nail holes to prepare for our move out, one of the maintenance workers even left a container of caulk on my doorstep to use! There are several friendly neighborhood cats roaming around the complex, which I found endlessly entertaining. The appliances all work well for their age, and the units are in great shape (again, considering their age). The gym is kept pretty clean and is rarely busy. Our rent went up as is customary with each new lease we signed, but it barely went up. Like, $5-$40 each time.
As a young person just starting out, this is a perfect complex to begin with. The prices are reasonable and it's nice enough that mom and dad won't complain, but not too nice that you need to worry about perfection all the time. However, I would not recommend these apartments for anyone a little more experienced or looking for a place to settle down for an extended period of time.
The pool was constantly dirty. There was often a film on top and it was filled with leaves and debris. While I understand this are was quite busy during the summer, making it difficult to keep clean, I now live in a complex with just as busy of a pool, and trees surrounding it, and it is always spotless. While the apartments themselves were generally bug-free, there were quite a few roaches and anthills around the pool. The lovely fireplace in that area was broken when we moved in, and they claimed there was no way for them to fix it. The grills were functional yet disgusting - it would be nice if everyone cleaned up after themselves, but that is not realistic in such a large complex, and the office should have at least cleaned it up once in a while.
As my husband stated in his review, they refused to fix our AC because it was technically still running, although it wouldn't go below 80 degrees in the summer - and forget about turning the stove on during that time! The office made it sound like we were being unreasonable to want our temperature set at 74°. Our electricity bill jumped to $400 and thanks to NV Energy's breakdown, we know over 90% of those bills were due to the AC. Ultimately, this was our reason for moving out.
As I said at the beginning of my review and as I have seen in the reviews of several other tenants, moving out was the most painful part of living here. We turned in our notice several months in advance because we had already known we were leaving (see AC issues). About a month before we left, our new apartment sent them some paperwork to be filled out. We were notified that Positano had not filled out the paperwork and were not returning any calls or emails from our new complex. My husband went down to the office to ask them to return the paperwork, and they claimed that they had no idea we were moving, and we were going to be charged for not notifying them. After going back and forth and arguing that we had already notified them, they found the paper staying our move-out date filed in the wrong place. We were then charged for numerous bogus cleaning costs and were not given our deposit back. However, the minute we stood up for ourselves and argued back, we magically received a check in the mail (with no explanation, apology, or reason). If you are moving out soon, my biggest recommendation is to stick to your guns and take pictures of everything before you go.
Without the move-out issues, this would have been a 3- star review. It's nice enough, especially considering age and cost, and the neighbors are friendly and polite. Many of our interactions with the office were kind, and maintenance was amazing and incredibly helpful.

I decided to write a review because my husband and I had a great experience living here! We moved out about a year ago and till this day we drive by Positiano and it brings great memories back. The ladies at the leasing office were always very attentive and nice. Our work orders were completed within that day if not the next day. Maintenance was also really sweet! The grounds were always clean and the pools were beautiful. My husband and I enjoyed living here. Unlike all the other reviews when we moved out, we turned the apartment in exactly how they gave it us CLEAN. We weren't charged anything at move out, not even a dime. So if you do leave the apartment dirty of course they are going to charge you for the damages, common sense. Positiano was a safe beautiful apartment community and if we ever had to leave our house we would definitely move back in. Thank you for a great experience!

Wanted to update review after 4 years as they still have WONDERFUL, ATTENTIVE & FAST SERVICE!! My AC went out after 5pm on a blistering Sunday and Rudy was here within 30 minutes making a quick repair. Such a cheerful, sweet attitude!They have the best people working here!

Even though the complex is older (which I love!), they keep it so well maintained, I actually cried when I saw my new place for the fist time. Everything from the kitchen counters to the carpet to the entire bathroom was NEW and I was even offered a choice in the size of fridge I wanted--how can you beat THAT? Sparkling pool, lush tropical island-style landscaping, and patios like lanai's--absolutely everything anyone could wish for. Even though it is very quiet, people are friendly, helpful and lively! Janice was truly marvelous and made the whole process easy. You can just feel the love and caring emanating from them! Come for the amenities and stay for the LOVE!

So I'd like to give them a voice and express just how disappointing this place turned out to be. I'll first say that I gave the extra star because leasing staff are quiet nice most of the time and the landscape is manicured well. The community is quiet and relatively safe; however, my parents have had things stolen from their porch. Now on to the actually units. OLD, not a modern touch of any kind, cockroaches, and the laundry units are disgusting. They go elsewhere to do their laundry. Most of the seniors smoke and it lingers in the air vents. If you're a non-smoker, this isn't the best living situation. You won't go a day without smelling it. Maintenance are good guys, but they can't keep up with old stuff that needs to be replaced. Residents have sent letters in the past but don't feel heard. What's sad is that they feel like they don't have any other choice. Prices just barely skirt by to be affordable. I chat with many of the residents on property when I visit and many feel discouraged, but also feel like they don't have a choice because they're low-income, disabled, and without the support they need.

Wonderful place!! Rhonda and Beverly were very friendly and Bev has an awesome sense of humor. Place is very clean and easy to get around. Love the Halloween decorations this month. They really care and take time to talk with you and answer all your questions. Will be a great place to retire.

I love living here because we have a great community of people here and its fun. The staff is always doing something for us to stay busy. The landscaping is very nice and "green". Janis and Lynn are great. They will help you no matter what it is.

My mom has lived in this community for 4 years and she really enjoys it. There are fun things to do at the clubhouse, they have bingo, luncheons and parties. Visitors come to talk with the seniors from medical companies to food banks. There is a shuttle to use for nearby casinos and shopping. Lynn Harrison is the assistant manager and is so helpful to all the residents. She is a great asset to the property.

This Is A Great Place To Live! I have really enjoyed living at Las Vegas Manor Senior Apartments, The location works well for all my needs, the apartments are spacious and clean, and the office staff are great, I consider both Lynn and Janice to be like old friends. Lynn has been especially helpful with any needs or repairs and the crew gets things done in a timely fashion. The grounds are always beautiful and make me proud to be a resident here, The club house is great, lots of good meals and warm holidays shared with neighbors. I have lived in Las Vegas Manor Senior Apartments for nearly 3 years and can say with certainty that the office staff goes above and beyond to ensure residents have all the help that is available. Janice and Lynn are a wealth of information.
There are so many activities for residents, that it is near impossible to participate in all that is offered. Currently, there is free food for those in need and there are free activities nearly every day, ranging from shuttle to stores, crafts, bingo with potluck, entertainment, luncheons, bible study, and Sunday fellowship, and a mobile library. There are birthday luncheons every month, and there are several speakers that come here with pertinent information for seniors. There is someone that comes to do haircuts and someone that does manicure/pedicures for a nominal cost. I love my apartment with darn near soundproof walls, as I never hear my neighbors. I have no bugs but I know that in the event I ever do, there is Pest Control available. Any other maintenance requests are usually completed within 24 hrs by our friendly maintenance crew.
Las Vegas Manor is a pet friendly community and also has a pool and hot tub which is very therapeutic. The location is very good, with stores and the bus line within a short walking distance.

I haven't been here that long. But this place is absolutely beautiful compared to everything else Las Vegas has to offer. Trust me, I looked. The management staff here and their maintenance crew are constantly working to keep this place looking nice both outside and inside. Everybody is smiling and very friendly toward you, no matter how busy they are. The community is also pretty quiet.
As far as the units themselves, they're awesome. Well insulated, you don't hear outside noises, and are pretty well maintained. I've been living in this neighborhood for quite some time now. The way I see it, I will definitely be renewing my lease when the time comes. I like it here.

Just to address previous reviews... I've lived here for nearly a year and I have never seen a cockroach or any other insect in my apartment. The landscaping crew is here weekly and they spray around the buildings. For the price, these apartments are awesome. Very spacious and mostly quiet (or maybe I just have quiet neighbors).
One con is the bathroom light is connected to the fan, so there is no point in trying to be quiet when you wake up during the night. The fan and light are a package deal, and the fan is obnoxiously loud.
Yes the smoking is frustrating, I cannot open my deck door in the evenings because the people across from us chain smoke outside all night and it wafts into our house. But, keeping the doors and windows closed prevents it from entering our apartment.
The office staff is friendly and helpful. Maintenance requests are handled promptly.
Overall I would recommend these apartments!

We moved into this nice complex in August of 2013. We especially were attracted to a fact it is all one story. No one under 55+ lived here.
Nice group activities are planned during the week, you can pick and choose which ones you'd like to attend. The lunches on Friday are particularly enjoyed. The club house is always kept in a nice manner, as is the whole property. Even though we still have a car, it is nice to know I can get to Walmart via the bus once a week if I would care to. I am an avid reader, so the in-house library is appreciated. A good selection of venders are brought in regularly.
We have always had any maintenance problems handled in a quick time period by the staff. They come in with a pleasant attitude, and are extremely tidy while they work. No leaving messes for me to have to clean up after.
We will be residents here for some time to come.
