One of the worst property agency ever. They should change their name to Improper property LLC. They have overcharged my security deposit by making false maintenance charges . The agent who was assigned to me was Wajiha, one of the worst I have encountered ever. She was having an anttitude like anything. Whenever I called her regarding something she will not ever answer as well as never reply back and will talk back with a bad attitude. Don't ever get any properties from this agency.

I recently had the displeasure of dealing with proper property especially the agent Wajiha and I must say that it was a terrible experience. I would strongly advise anyone against using their services.

I had rented a property through them and everything seemed fine until the end of my tenancy. Upon vacating the property, the agent made several unreasonable deductions from my security deposit, citing flimsy reasons. Despite my objections and attempts to reason with them, they refused to budge and ended up keeping a significant portion of my deposit.

Apart from this, their service throughout my tenancy was subpar. They were unresponsive to my queries and seemed disinterested in addressing any concerns I had. It was a complete nightmare dealing with them.

I would strongly advise anyone who is considering using their service to think twice. Their service is terrible, and they are not to be trusted with your hard-earned money.

Bad experience with several agents. Not answering messages, misleading, promising instead of acting. And after deduction from security deposit no proof or checks provided. Many issues and poor management left a bitter aftertaste.

I contacted Omnia from Kingdom Properties about a property priced at 125k AED p/a.

Initial contact was smooth but it went bad from there:

1, Omnia was not able to show up to the viewing on the day. I was not made aware of this until I contacted her to re-confirm the appointment.

2, In her place she sent a company representative whom had a basic grasp of English.

3, Upon viewing the apartment I wished to proceed and was shocked when she demanded a whopping 10k AED agent fee. I have a number of issues with this:

Firstly, there was very little value added by Omnia and her team: the contact was reactive (as opposed to pro-active) and beyond facilitation there was no other value added.

Secondly, a 10k AED agent fee on a 125k AED apartment represents an agent fee percentage of 8%. The industry standard in UAE is 3-5%

Thirdly, Omnia proceeded to claim, and I quote (evidence avaliable on request) "for agent fees check with most of tenants they will pay 10%". I cross checked this with my network of 30+ tenants and agents and this claim was quick debunked and laughed at.

Lastly, Omnia came back with a final offer of 8K AED agent fee which represents a 6.4% agent fee which was still excessively high and laughable.

By this time I had lost all trust in the agent and their ethical standards and concluded the conversation.

Customer service is horrible; current residents are always directed to the account manager, who is already unhelpful.

I turned over the property on November 4th, 2023, and have yet to receive my deposit back, and the property has not yet received the check out report either?

What role does the customer play in having your check out inspection completed? What happened to the people for a week?

What is the account manager's function in this situation?

Unprofessional. Inadequate customer service. I’ve been renting an apartment in Dubai, but I’ve never worked with an agent like Benish. I moved out from MAG property on January 31, 2023 but until now, I haven’t received my security deposit yet. I had twice set up a meeting with her, but she never showed up. I tried to get in touch with the company to assist me resolve the matter but it appears that they are supporting her actions. I’ve sent emails, reminders and calls numerous times, but they haven’t replied. They are easy to talk to at first but hold off until after you decide not to extend your contract. Very stressful and tiring to deal with them honestly. All I want is my security deposit back and you are making it very difficult for me.

Very careful with these people. I was cheated on a rental refund and fake rennovation claims. Do not pay them any upfront money. I suggest not to deal with this company at all particularly Mr. Muhammed Waqas from International City!!!

I was having a flat in nasser Lootha building new Al quasis. The flat was good and the landlord was very professional and supportive. Margaret was very helpful during renewal of the flat and also during the contract closure. Thanks Margaret for all the support

As a property owner of apartment i am quite happy and satisfied with the services of Super Seven . Their prompt service and elaborate know how of the rental services are impressive and up to the mark. As a regular patron of them i confidently recommend their services.

Oh My God!!! DO NOT USE THIS Company. This is one of the worst and unprofessional company i have come across with. WAJIHA is either illiterate or imcompetant for the job trying to teach me what am I supposed to do. I know the rules and then she is trying to bend Dubai Land Laws to tell me how the market is. I have reported them to the land department as well. They are nothing but a SCAM.

Not recommending this real estate to anyone. When you vacate the flat they charge unnecessarily and even though you are willing to fix the issues,they didn't accept it.we have done the cleaning during the checkout and they are charging even after that .Totally unprofessional and they didn't come for even any maintenance.Vacated from the flat due to this and don't take any apartment from them for renting.

Mr. Bilal was the agent for the 1 BHK apartment we rented in 2019. He was extremely helpful, open, transparent, and reliable through the whole process, he really cared about us, understood our needs from the very first and even given options. We had no doubt in taking his support when we planned to move to a 2BHK apartment this year. He was helpful in getting better deals and our move-in to new apartment was like a breeze.

Non responsive and totally unprofessional behavior from their leasing department. Would not recommend their services. Total Rip off

Stayed in their building for 6 months only as when we do the renewal they are asking for a new commission again. I did not agree with it hence we move out. We left their Building on 1st week of December(on the same condition as when we moved in) no drills, wall paints clean, we did the general cleaning before leaving the apartment) but til date we have not receive our security deposit as we are still raising a complain for it. (They have deducted 2,300AED including AC maintenance fee) they don't even bother to give a copy of maintenance report, they just want you to sign! the worst real estate we ever encounter. Been in Dubai for 14 years but this is my first time to raised a complain . We were very stressed from them. They are very racist:( If you are planning to move into their apartments, think ten thousand times.

I had a very bad experience with Mr. Bilal who had been misleading and cheating. Very cunning and unprofessional. Unfortunately clients cannot seek local law assistance for deposit related issues and people like Bilal openly and fearlessly do such misdeeds with clients. Wish if there would be a law for these ruthless and conscienceless persons - people would have peace of mind. Very regretful and annoying experience.

Appointments are not adhered to when it comes to maintenance. They show up late by two hours or don’t show up claiming the appointment was never made, despite making the appointment yourself with the maintenance supervisor. Very rude and unhelpful staff. I have been dealing with leaks in my bathroom for up to two months now and it is still not fixed due to incompetence and tardiness. Would not recommend them.

Worst ever service in International city.
Worst real estate. The guy Arslan sheikh on the real estate is the greedy and soo unprofesional who tried to take more than half of the security deposit, and gave really hard time given back to the remaining amount. All the guys on this real estate not seemed to be profesional.Dont ever do contract with this real estate they are only the headache not more than that. Writing the reviews on all social media and all international city groups for the awareness of the people to not do contract with them!
Zero star for them and they deserved it.

Dear Mr.Owner, As you said.. am not the one who signed agreement with you but am living the apartment.
You guys are asking every month 300 to 400 aed to repair something.
You guys plan and keep the bill below 500 to collect from your so called tenant.
This is not the right way.

DON’T USE this company. Very bad!!!!! Once commission cheque was given, no follow up was done on the apartment we rented. No keys handed over in time. Paint and cleaning not done. There was even an outstanding DEWA bill from previous tennant which had further delayed the move in. Really bad company and agent!!!!! Don’t use. Will report to RERA to hopefully shut them down for good.

Worst experience ever and still experiencing the worse. Vanita Jajoria who is supposed to be the manager in A-Z properties is not at all professional. I shifted to Skycourts apartment in Tower F in Jan-2017 and had multiple issues to deal with. Once I handed over the advance cheque the agency(in Dec-2016) started treating me taken for granted as now I cannot go anywhere else and started shouting at me to take a flat of their choice and not the one I selected and was agreed upon. Anyway that I had to fight for couple of days to get it resolved. Then I had my DEWA activated and shifted to the apartment and the kitchen exhaust and other electrical fittings were not working. I reported all over mail & call to the above person and till date(12-Feb-2017) only few issue are resolved(only minors like bulb etc and not the kitchen exhaust). I sent her text on her mobile, mail on her working mail ID but no response and I feel like ignored. Is there anyone from A-Z properties reading this can help me out to sort the issues in my apartment.
