If I had to rate this apartment zero stars, trust me I would. When I tried to give them a call, it’s seems like nobody is not present to take calls. I would like to speak with the owner of the apartment immediately to address this issue. I am very disappointed with their poor customer service and quality. If you care about the students who are staying at the apartment you should at least care about addressing their issue. I shouldn’t have to walk ALL the way to the office to addressed an issue. FIX THAT IMMEDIATELY.

Moved babygirl into the dorm. I didnt cry tho! Lol. Happy to start this new chapter. The neighbors seem nice and friendly.

These apartments are so ridiculous bad!! First you can never get a hold of the complex. Then they have a roach problem in building 17 & our sons stove doesn’t even work so he can’t even cook anything. We also saw broken glass everywhere and other nasty stuff thrown around.The school nor the complex cares about the students. We have been calling for 3 straight weeks so we could cancel the lease before school started and they never called us back. I would not use this place at all for your kid.

My son just arrived this AM to move in for his Sophomore year at UTSA. First problem was that his key card didn’t work so he went to the apartment office only to be told that he had to go back through the extremely long Phase 2 line for a second time. After retrying the key card for a second time, it still didn’t work. He & his roommate went back to the Phase 2 line to be told that it was the door & someone would come over. After finally gaining access into his apartment, we opened the door to find the apartment filthy!!!!!! The refrigerator was pulled out from the wall & plugged into an electric outlet that was hanging out of the wall. The bathroom tile had black mold on it. The floors hadn’t been swept. There was white paint on the carpet. Coming from a military background, I found these conditions deplorable & completely unacceptable!!!!! I immediately contacted the office & filed a complaint. I was told that I needed to go back to Phase 2 & inform them. I then asked, “Aren’t you the managing office for the complex?” She answered “yes, but we won’t be answering any calls during move-in week”. “Phase 2 will be handling any issues during move-in week”. I found this absolutely ridiculous so I asked for an email to file a complaint in writing. My son has asthma so definitely I’m going to be moving him out of this filthy environment & will NOT spend one cent more on these appalling apartments!!!!

University Oaks is an ok place to stay, you can easily find better places to stay even just across the street. It seems like it’s on the inexpensive side but once you actually live there you realize just how money-hungry the people who run the place is. The apartments are never deep cleaned and they really just paint over any imperfections; leaving paint drippings on the floor everywhere and paint crumbling off the bathtub and sink after every use or cleaning. The filters are rarely ever changed so for those with bad allergies, god bless you. Oh and they also make you pay extra for moving in early even though you’re paying for the entire month! So really where does the money even go because it’s clearly not going to upkeep, general maintenance, or accommodation for the students. I will give props to the maintenance workers, I never had any issues with them. Also I never really had any issues with noise but the internet is usually good (highly dependent on where you are). However, it could be a whole lot better, but they clearly don’t care and just want your money.

I had friends at University Oaks! You would think that's a good thing, but when it's cockroaches you would disagree. I lived at University Oaks for 2 months and Ill tell you it was one of the worst experiences of my life. When I first arrived at University Oaks it seemed good from the outside (Looks can be deceiving). Entering my apartment I was delighted with the smell of human waste (the garbage disposal was filled and never cleaned) oops! seems that when the staff at University Oaks did their (deep cleaning) they forgot that they need to actually clean the apartment before the resident arrives. After buying cleaning supplies and cleaning the apartment myself I was delighted with another surprise. The fridge had mold all over the bottom that the roaches made their second home. (#2nd home) Don't worry there is more, when in the bathroom be ready to see the black mold on the ceiling (Pictures below). University Oaks is one of the worst places to live and I wouldn't make my worst enemy live there. To be completely honest living outside would be better than living at this garbage dump.

But if you enjoy living on the edge, wondering when you're going to get sick from the mold or just like cleaning everything for yourself please enjoy Univeristy Oaks.
If I could give University Oaks a ZERO star review, I would. I am left with giving them one star. Our third child stayed here for a year and it was hands down our worst experience with college rentals. Their billing system is a nightmare- it would often take hours to pay the bill, multiple phone calls wasted time just to pay the bill. This March, they came in an replaced a blind (that was not damaged) and charge my son's account $76. We complained and they said they would refund the money. After we paid our last bill, moved our son out, and were told that we receive a refund for the blind charge, we received another bill from them- no explanation, just that we owe them $15. After multiple calls and emails, we still don't have a response from them. Other reviewer have explained the hot water issues, the lack of response from the desk staff/maintenance. Believe them, and PLEASE FIND SOMEWHERE ELSE FOR YOUR STUDENT TO LIVE.

UPDATE: I stand by my zero review. Below you will find their "we are sorry we didn't meet your expectation review". It is an automated response. They are unresponsive and unreasonable. This is my third experience renting for one of my college students. We never had problems with any other establishment. University Oaks is the worst. I strongly encourage other parent's to help their UTSA students find somewhere decent to live. This is not the place.

I only had to live here for 10 weeks for a summer program and it was the most depressing and decrepit place I have ever lived. The hot water barely works most the time, and don’t even get me started on the AC. Everything is dark and just sad, and they paint the bottom of the tub and the paint comes up and clogs the drain making it so you constantly have to clean the drain so you can shower normally. Halfway through my stay the internet stopped working, and it was never fixed for the next 4 weeks I was there. Also the fact that laundry is 1.50 for each individual thing is just straight up theft, also I just felt not safe because the gate code is widely known, people are able to go through the exit gate, and one of the pedestrian gates does not even have a lock. Overall university oaks was a horrible experience and I would not wish it on anyone.

I lived here for a year, in my experience University Oaks does the bare minimum in ALL things. This includes maintenance, Cleaning before your lease starts, furniture in the units, bug prevention, filter changes, etc. If you don't find cockroaches in your showers or crawling on the floor everyday you'd be lucky (from my experience). Some additional items of note, most corner beads are pealing off the wall or poorly installed. There are holes under and over base boards everywhere. You can tell the solution to those holes consist of putting at much caulking as possible everywhere, thus everything looks cobbled together. I had mold in the back of two of my cabinets when I initially arrived, and a broken drawer, so don't expect the units to be maintained or even cleaned before you arrive if that is any indication of their normal new move in procedure. Doors are paper thin so if you want to have a private conversation on your phone in your room, don't expect it to really be private. That being said, there pool is decent, and all conversations I have had with staff were pleasant. Do not live here if you have a choice, just my opinion.

Terrible dorm, there's no AC, it's falling apart, everything keeps breaking, the lack of water pressure (on the top floor) is unacceptable, the location isn't even good, the rooms are small (at least compared to other rooms on campus)... yeah it's bad.

OMG, this place is such a dive (just need to find a way to remove the screen from my window so I can start throwing stuff out of it 🌚). The elevators are always broken though 😞, saw someone get stuck in one the other day 🙃. The roaches also have great personalities and the guy in 7133 is like sooooo hot 🥵.

It's a living space. I've seen Navy barracks in better condition. No air conditioning in the building and it's a 95° day. We're actually paying for our kids to live like this. 🤦‍♂️

Good Hall for classes, but just a tad old. Undergoing renovation so that's nice. Also the statue of Our Lady is wonderful.
