Today I'm moving a beautiful 3 bedroom apartment home 🏠 thanks to Juanita , she has made my family comfortable and happy , Ms. Johnson helped out with our new lease , she was fast and professional.

The entire team at Park Connecticut has been great. We have especially had great service from Joseph with maintenance who helped us get our fire place up and running. Very happy so far

I had a possibility to view an apartment with Sarah, it was a great experience, as Sarah was very nice and patient, knew every answer to all of my questions, I highly recommend to meet her, if you interested in The Hepburn.

I tour a one bedroom apartment last week with Judi and had the most wonderful experience with her. She attentive, kind and super comfortable to talk to. If the one bedroom was in my budget this year I would have definitely applied. She showed me not only the apartment but different parts of the community and building. Wonderful wonderful experience. I will be stop by next year !

I’ve had a very good experience at the Park Van Ness. The location is convenient. The building is pretty and well maintained. The views of Rock Creek Park are spectacular. But like with most things, it’s the people who make you happy to live somewhere. The Park Van Ness hires unusually nice and helpful people. It’s always a pleasure to walk through the lobby and be greeted by the person at the front desk. Among the excellent staff two people have stood out for me, Margaret for always being a bright spot in my day and Esias Delwin for his professionalism and competence. I always know that if I have a problem, Esias will point me in the right direction and follow through to make sure that it’s solved. My experience at the Park Van Ness has been extremely positive and I have recommended it to a number of friends and relatives.

Very beautiful apartment. I loved everything about the building but wouldn’t move here as it’s in a very bad neighborhood. Not safe to walk to/from metro. Very heavy police presence with constant sirens.

I called to get information about a 2 bedroom apartment and a young lady named Shymeisha assisted me with the upmost polite and professional customer service. She made sure that my needs and wants were heard. She even offered to tour me in the rain although I declined. However, I am strongly considering applying at Washington View Apartments because of this great first impression.

A superb apartment complex with a friendly and professional management and staff. Kelsey and others always responsive. The best one in the Van Ness area for sure; very close to a subway station. The building and apartments are modern and clean, reception open 24/7. A fantastic rooftop with a pool open between April and October. Suitable for families, too. I would especially recommend the apartments facing the Soapstone Valley. The area may not be as crime-free as it used to be, but the building is very safe.

been living in the building since it first open in 2022 . I love my apartment honestly no complaints. They keep the building clean . The new maintenance man does a great job comes right away and actually fixes stuff .They have a dog wash in the basement my dogs enjoy . The gym is always empty and the equipment is nice . The neighbors are friendly . The building is small which i enjoy 😊 . they also just added security to the building which makes me feel safer .

I am honestly tired of seeing homeless folks sitting and having a picnic by the garage gate door. There needs to be security around the building 24/7 because that is not safe at all!! The other day a homeless person was in the garage, what if they had a weapon? Someone would have gotten hurt. Other than that the building is ok however, every now and then you’ll have people coming in smelling like weed stinking up the elevators.

Mr. Andre was very professional touring the property.and the assistant manager was very informal of the tax credit process.

Unresponsive, incompetent property management and has gotten worse with the new change. No building security, daily fighting for garage parking spaces tenants pay additional for/multiple car break ins, idle zombies loitering the area (living next door to McDonalds isn’t great), numerous unresolved issues. The only positive is the unit is nice for the price. The amenities are subpar compared to other properties in the area. This is a warning before you sign that lease.

Lived here since February 2023 and let me say the constant security issue here is alarming. The units are attractive but the constant breaking in of cars every night and the loitering late at night in front of the building should definitely concern you before deciding moving here. Building management do not take it serious and will gaslight you till you eventually give up.

I think is very strange the past 3 reviews they talk about the resident manager chaquita really good and nothing about the mice and roach infestation or how maintenance don't fix anything

I had an incredible experience at this apartment complex. The amenities are top-notch, the staff is friendly especially Ms. Juanita Caldwell, She helped me pick the perfect location and was very patient and attentive to my needs. The leasing manager Ms. Tyree was very accommodating. Thanks you ladies for assisting me with everything. You guys provided great customer service. The apartment was spacious and well-maintained. I highly recommend it for anyone looking for a great living experience.

Took a tour, beautiful building with even more beautiful layouts. Large countertops with great kitchen storage. Staff was extremely friendly and helpful. Will recommend to my friends who live in the district!

My name is keya Strong I did. an application back in June and had a hard time for some reason getting into the property to move in. Me being me I began to remain patient as I can be august came and I haven’t heard anything but my application is still pending for what reason I don’t know all my information was sent it and my deposit was paid. I then started to get frustrated and was told that there was changes made in the office a I was switched to a new leasing agent who name is Juanita Caldwell. Ms Caldwell heard my frustration and understood my frustration because I have waited 2 months for an apartment I should have been in. She told me to give her 1 day to go over my paperwork and she would get back to me. In about 2 days I received my email stating that I was approved for my apartment. The fact that it took her about 2 days to go over my paperwork and get me in told me a lot about Ms. Caldwell not only was she about what she said but she came in and let her work speaks for itself.Thank you so much Ms. Juanita you deserve everything life gives you😘😘😘😘

Bottom line: This is not a safe place to live. I would strongly recommend against leasing a unit in this building due to the issues of violence, fighting, drug use, and general lack of security in the building.

Ms. Chiquita Petit Homme is an absolute angel from the beginning and still is to this day she is such a caring spirit and ready to help last year Ms.Chiquita changed me and my babies lives for the best .love how the community gives back to the children and lends out resources for you and your family. Hopefully we can push threw another year of being a resident with you guys.

The Parkway is a sad, dark, and stressful place to live. The building is a tornado of chaos, fueled by drug dealing, violence, addiction, mental illness and many other terrible things that I can't write here. The lack of serious action from landlords is nothing short of reprehensible.

Have lived here twice because I like the building so much, and the concierge and maintenance staffs are wonderful, but management is the weak spot. I moved out over a month ago and still do not have a final accounting of what I was charged. There was no real invoice in my online account, so I overpaid intentionally to ensure that I was in good standing. (I overpaid by a month ahead from the start of my lease, so there was no issue there.) I can't get a resolution or response to my phone messages from the management team. This punctuated a year of noisy construction in the park and stream behind the house, which management downplayed. The first time I lived here, management was helpful and interested. Not so much anymore.

I just moved in this weekend and I needed something updated in the apartment. Joseph came right out on a SUNDAY evening and fixed it quickly and professionally. I so appreciate the service. From touring and leasing with Carita to Barbara and Taylor helping us with the loading dock and furniature shipments to Joseph's help after hours, the Park Connecticut team has been top notch. Thank you everyone for the warm welcome!

The management at Parkway is amazing, they really do go out of their way to make sure that residents are happy. I enjoy living at Parkway.

apartment is a MESS compared to the very quiet area, always has cop cars, ambulances, and fire trucks out front. It would be great to have some clarity as to why there are always disturbances in the building. There’s something clearly very wrong in this building that has not been fixed for months.

During a maintenance to replace out of code smoke detectors, maintenance walked into my apartment knowing I was inside (TV was on). When I went to the door I told them to not come into my apartment unannounced. Highly frustrated I asked them to leave. One individual looked at me and said “if I didn’t work here, you won’t be standing right now” spoke to management and the woman there said they needed to come into my apartment and side stepped the fact I was threatened by maintenance and said we needed to have an “adult conversation” about what to do about their OUT of CODE smoke detectors. Horrific experience and the issue of safety in my own apartment is now at issue.

Where do I start? Constant issues in this building with management that takes no accountability. First our garage parking spot has been taken numerous times over the past 2 months and the building does nothing to monitor your space. Secondly, there is never ending noise from apartment renovations the community. Also, fire alarms go off constantly and no resolution from management except for a "deal with it" type attitude. Lastly, the elevator was not working the past weeks and zero communication from management. I had to reach out numerous times to get an answer. I would highly recommend looking elsewhere...there are far better apartment communities in the area.

Please return my security deposit of $475.00 and $25.00 for a pet fee for a total of $500.00 given to you on January 8, 2023. The application was not approved and it is now February 22, 2023 and I haven't received a refund of the $500.00.
It is now March 23, 2023 and these issues are still not resolved. Joy Smith has emailed you and you have not responded. Please make an effort to respond so we may have an update. You have all the details. Thank you.

Also, these apartments are on Rhode Island Avenue, NE and the flood from last week (where 10 dogs passed away at the Doggy Daycare) shouldn't make these apartments your first choice - these people have a don't care attitude toward prospective residents and really unprofessional.

Ms. Chiquita Petit Homme was an angel on earth. She was working with me, assuring that my move was smooth; after getting back on my feet on your own for you and your daughter She was patient and took the time to explain everything to me.











I toured with and applied to the Rialto upon relocating to DC for work. This was the first complex that I saw in DC and the experience was amazing! Angel, the leasing agent, is a true gem and a reliable professional who is dedicated to building a strong community at Rialto. The units are amazing and well designed with lots of space and storage. The kitchens are absolutely gorgeous. Do consider Rialto if you are looking for a new, nicely design complex with lots of amenities and centrally located to Metro and grocery stores. Once again, Angel lives up to her name and has been a huge part of the positive and great impression Rialto has left on me. Wishing the team continued success moving forward!

There is constant construction noise from renovating all of the units that makes it impossible to work from home or enjoy peace and quiet during the day. There is also an incredibly sensitive fire alarm system that goes off very frequently. I would not recommend moving in here as these issues do not seem likely to be resolved anytime soon.

I have been living in Park Connecticut since November 2021 and I wanted to share my excellent experience with the maintenance team.
I'm very happy to say that when I put in my maintenance requests on the system, JJ G (the Chief of the maintenance team) responds immediately and fix everything in a short time.
He is friendly, kind, productive and accurate.

I visited Park Van Ness for a tour. Shortly thereafter I realized I had misplaced my very important backpack. I ran to multiple apartments in search of it, but the Park Van Ness staff went above and beyond to help me find it. Thank you!! We were able to confirm I had not brought it on my tour, and I found it at another less helpful apartment complex.
If they treat their residents as well as some random guy who lost his backpack, this has to be a great place to live.

The Hepburn is an amazing place to live, exceptional interior decor with high end finishes ,extremely clean with top notch amenities !The roof top view is the best in DC.I rented here to renovate my house, but I think i might not move back to my house. Thank you Hepburn for the life style you are providing.

Bozxuto crushes it again with the Hepburn lifestyle experience. You don’t know luxury living in the rental marketplace if you have not lived here. Five stars are not enough for the elegant, comfortable physical layout in the apartments and amenities are superb. Customer service with Bozzuto is the best I’ve come in contact with, management especially gets five stars.

I’ve only been here a week and I love it!! My overall experience with parkway has been nothing but welcoming even down to the residents. Turon our assistant property manager is always on point and is great with communicating and getting things done. So far even maintenance here are nice respectful and prompt.

Everything was great except for the leasing office. It would easily deserve 5 stars but the leasing office's behavior is not at all align with the rest of the building. Leaves me with no other choice than to write this 1-start review.
Our car was broken into in a secure garage and they could not have handled it worse.

I am a resident of Park Southern, just like all places you rent form come with problems. With the new renovations it is such a pleasure to live here. The Office staff is very Professional and very pleasant. It is near metro, and buses go to the National Harbor, which is exciting and I don’t have to drive. Looking at the changes and seeing the improvements is great. As a senior watching security walk the floors bring a safer environment. Upon the completion of the building this will no longer be an eye sorer but a beautiful place to stay like it was in the 70’s .

You don’t want to stay here I’m in my unit right now it is below 20° outside and I can’t even call maintenance and get emergency maintenance because they change the number so all you get is some machine telling you if you know the extension dial it and I’m not used to that so now me and my children are in our unit freezing cold they have not brought any heaters to my unit and I told them two weeks ago that my heat was not working I swear I cannot wait till I leave this place I lived here as a kid and it wasn’t this bad but as an adult coming back here it’s been the worst experience you can have

When I moved into a newly renovated unit this past summer I was pleasantly surprised at how nice the place seemed for the price. There's a reason the prices are low. The building is completely infested with cockroaches, despite having an exterminator service come to spray routinely. The maintenance staff is rude and incompetent. For example, it took over two months to fix and replace a broken dishwasher. Once it was finally replaced, it was installed incorrectly. When I politely informed maintenance about this I was told that I had no idea what I was talking about and belittled by someone who just didn't want to do their job properly. There are also frequent water shut offs and plumbing issues. In the summer it is scorchingly hot due to no central air, and in the winter the building is absolutely boiling. The window A/C units work ok but are extremely loud. There is no way to adjust the heat from the radiators so you have to either accept it will be 80+ degrees in your apartment or leave all the windows open to cool the place down. This is less than desirable when there is inclement weather. They are also currently renovating many units, leading to loud construction noises during the day--very inconvenient if you are working from home.
If they are running a special that makes it seem worth it to rent here, just beware that there is a reason why they are trying to fill the many vacant units. The building, while beautiful, is old and poorly maintained and managed, leading to the aforementioned problems. Avoid this complex unless you are willing to to put up with a subpar living situation and a lot of aggravation.
Update: In addition to the cockroaches, there is also a rat as well as a bed bug infestation in the building! Lovely! Rent here at your own peril.

We have lived in a handful of different apartment buildings throughout the DC area. By far, Park Van Ness has been our favorite building! The location is wonderful with easy access to Rock Creek Park. What really sets Park Van Ness apart from the other buildings, is the team that runs the day to day operations. The leasing office was very responsive making the move-in process easy and seamless. Nikia from the Concierge team is always helpful with navigating building procedures. Rasheed from the Maintenance team has gone above and beyond fixing different issues in the apartment and always follows up to make sure everything is working. Thank you Park Van Ness team for all that you do!

We have lived at PVN for 3+ years, and truly enjoyed it the entire time. The apartments are updated and comfortable. The amenities and access to the park are terrific and a perk that other complexes fall short on. We also enjoy the community, and have many friends throughout the buildings. Huge shout out to the staff that works here. Specifically, Yusef Rasheed who seems to me to be responsible for keeping the entire complex working. He is kind, thoughtful, incredibly hard working, expedient, responsive, and can fix any problem.

Do not move into this Apartment building if you are older. A lot of college students live in the building who want to have a good time but the older people make the building worse. Weekends there are parties up to 3am wich are amazing for the students.

Hi everybody, this is Giuseppe. I have been at this building since the very beginning, in 2016 and I have really enjoyed it. The proximity to rock creek park is a big plus if you like walking in the nature, running or biking.
The Park Van Ness team has always been very helpful, friendly and really cares for the residents.

The Owner nor the Property managers don’t care about the tenants. I wouldn’t recommend no one moving in this build unless you really have no other choice. You could live with rats bats, mice along with other pest. You can’t live here peacefully. It’s always something!

3333 Wisconsin looks amazing on the surface, but once you live there for a while, the issues make themselves known, often glaringly.
The building calls itself a luxury building. While it may that in the purest sense of the word, the materials used are very cheap and often require maintenance. Just one example of the fake facade of luxury: normal bathroom sinks are stainless steel, while the bathroom sinks in this building are simply dark gray metal painted silver (mine started chipping pretty soon after I moved in).
However, the two of the biggest issues are management and other residents.
UIP is an awful management copy, receiving an F with the Better Business Bureau. In my personal experience with them, they were incredibly incompetent. The red flag was when I moved in and the deals that got me to sign a lease with them took months to take effect, and I only had more financial issues from there. Their system for charging residents for water has single residents living in 1-bedroom apartments paying $50-$60 a month. To add insult to injury, UIP doesn't seem to have any control (or want to have any control) over their residents and any lease violations -- literally saying, "They just don't listen to me."
Which brings us to the main issue -- 3333 Wisconsin is a de-facto American University undergraduate dorm, with what feels like 75% of the residents being students. Students repeatedly violate their leases with loud parties, smoking (both cigarettes and pot), etc. I had a terrace on the back of the building -- right above the roof deck -- and students would weekly (sometimes daily) throw things over the railing onto my terrace: beer cans, beer tabs, cigarette butts (including one that hit me on the arm when I was out on my terrace), and the worst, a glass bottle. A glass bottle thrown from nine stories up obviously shatters EVERYWHERE. If I were outside - or my small dog was outside - it would have been a disaster. Management did ATTEMPT (key word: attempt) to address the situation -- but in a way that was a band-aid on a gunshot wound. It just kept happening.
If you're an undergraduate student away from home for the first time, this might be the building for you. However, if you're a professional, you might want to look elsewhere. 3333 Wisconsin has VERY high rents, and there are other buildings in DC with comparable rents that offer more, have better management, and are not dorms.

Their system for charging residents for water has single residents living in 1-bedroom apartments paying $50-$60 a month. To add insult to injury, UIP doesn't seem to have any control (or want to have any control) over their residents and any lease violations -- literally saying, "They just don't listen to me."
Which brings us to the main issue -- 3333 Wisconsin is a de-facto American University undergraduate dorm, with what feels like 75% of the residents being students. Students repeatedly violate their leases with loud parties, smoking (both cigarettes and pot), etc. I had a terrace on the back of the building -- right above the roof deck -- and students would weekly (sometimes daily) throw things over the railing onto my terrace: beer cans, beer tabs, cigarette butts (including one that hit me on the arm when I was out on my terrace), and the worst, a glass bottle. A glass bottle thrown from nine stories up obviously shatters EVERYWHERE. If I were outside - or my small dog was outside - it would have been a disaster. Management did ATTEMPT (key word: attempt) to address the situation -- but in a way that was a band-aid on a gunshot wound. It just kept happening.
If you're an undergraduate student away from home for the first time, this might be the building for you. However, if you're a professional, you might want to look elsewhere. 3333 Wisconsin has VERY high rents, and there are other buildings in DC with comparable rents that offer more, have better management, and are not dorms.

I lived at the Parkway in Cleveland Park for 2 years, and I was so happy with my time there. The courtyard and common spaces in the building are absolutely beautiful and everyone on the staff was always kind, friendly, and very attentive whenever I needed anything. I will miss living here and highly recommend it to anyone looking in Cleveland Park/NW!


I have been moved in here for a week, and I have nothing but good things to say about The Hepburn. I will probably update this review after a few months.
I had my eye on this place for a few months, and was finally able to move in and take advantage of a great deal they had going - first two months' rent free and amenity/concierge fee ($1000) waived.
The touring and leasing process was easy and the staff were easy to work with and very helpful. Move-in was made as easy as possible thanks to the front desk staff and coordinating with the shared loading dock. The building itself is so nice, with thoughtful touches and attention to detail everywhere, inside the units and out. Really nice appliances, countertops, cabinetry (soft close), fixtures, floors, etc. The gym is surprisingly large, the rooftop is insanely awesome, and the common spaces are like being in a 5 star hotel.
Couldn't be happier with this place, and the super nice and professional staff. You get what you pay for!
Update: A few months after moving out (left DC), definitely miss the Hepburn. The main doormen, Frank and Russell, are the best. The building was so solidly built and a great place to spend time. After a year of living there and hindsight of leaving, can reinforce my review of the place. Only caveat being - I got a screaming good COVID deal when I moved in, and the unit I had rented (studio) is now renting for ~800-1000/month more than I was paying for it. At that price it's a tough sell. Lots of very wealthy people in the building, and that will only continue as the rents go up. So it goes.

I lived in the building a year ago and ended up leaving half way through my lease. Where do I begin? The very first night I moved in, a front desk staff, who was apparently unaware that the apartment was occupied, tried to enter around 1am. As a female college student living alone for the first time I was absolutely terrified. Not only did I almost call the police but had a meeting with the management to remedy this issue. Needless to say they did not handle the issue and multiple overnight staff over the course of a MONTH tried to enter my apartment in the middle of the night. Their apology for this included free rental of the rooftop and email.
The next mishandled incident was when someone in the building had rented their apartment out on AirBnB, which I was unaware was allowed in this building prior to my move in and this incident. The AirBnB tenant ended up stalking me over the course of his month living in the apartment. Not only did the management seem to not care about my safety, they did nothing to apologize or make me feel safer.
If you value yourself, do NOT live in this building. On top of these concerns the staff is incompetent and there is a very invasive tenant association hell bent on making any college student’s life there hell.

I have been trying to get in these apartments for the past 3 years, and every time I call they tell me nothing is available until 3 to 4 years. Which is crazy because I applied to these apartments 2 years ago went over everything I needed. And never received a call back, but now they are saying they are not leasing! Very unprofessional, I am highly upset whoever I spoke to was very rude about it too, like oh well type of attitude. Reached out to cooperate.

Infested with mice and bugs filthy place to live rent is not affordable very over priced 1400 2 bed room and no utilities included still have to pay those separately as well. maintenance don’t do their job at all floods and leaks walls super thin can hear my neighbors and ppl under me. No laundry working on site. DONT MOVE HERE!!!!

They have a callous disregard for the personal safety and well being of the tenants.

The building has improved under new ownership and management. The maintenance man, Raul, is incredibly responsive. The front desk employees are very helpful. There's a strong tenant's association. The biggest challenge in the past has been a subset of AU students who are loud and boisterous.

We have been living at Park Van Ness for several years now and it has been a great experience! The location and amenities are fantastic. Our dogs absolutely love going into the park! The staff is attentive, especially Yusuff Rasheed, our head of maintenance. He is always helpful and can fix anything with a sunny attitude. He is wonderfully patient and says hi to my dogs whenever he enters the apartment.

Very pleased with this apartment building. Clean, quiet and close to literally everything. I love that I can walk to the office and to almost any place downtown. The courtyard is fabulous, I could stay there for hours reading a book or having a coffee. The apartment is well equipped and a great size. No complaints at all. Would recommend to friends and family.

I made a point to live in a Bozutto managed property and I love it. The attention they give to the residents is superior. The staff is friendly and engaging and the amenities are stellar. The facilities management team rocks and always leaves my apartment clean and tidy. Even the residents are cool! I would definitely recommend The Hepburn to anyone looking to live in the best building in the city!

*The concierge staff (Hasaun, Bryan, Russell, Frank, Noah, and Danielle) goes above and beyond to make sure you are taken care of 24 hours a day, 7 days a week. They have helped with deliveries, finding great partnerships with local businesses so residents get deals, and just ensuring that the building is clean + safe at all times.
*Love the events! Toni and the concierge group do a great job planning a variety of events. For example, they bring in local businesses (e.g. wine shops, health/wellness groups, chefs from restaurants, etc.) for us to try different products. I have never lived somewhere where I have developed so many genuine friendships with the people that live in the same building and I attribute a lot of that to these events.
*The maintenance group (Emmanuel, Jeff, and Alex) never makes you wait if any maintenance is needed and they do a wonderful job with regular upkeep.
*The Hepburn office staff (Stephanie, Sofie, Allison, Melissa) makes the rental process so easy at not only the beginning of the relationship but also throughout your stay at the Hepburn.
*The gym is top-notch - including three Pelotons! - and we have regular exercise classes throughout the week.
It has been a wonderful experience so far.

This genuinely used to be a really nice apartment to live in. But in the past 10 months, management has clearly stopped giving any thought to the quality of life of residents. And be warned, this building has in essence become a de-facto American University dorm complete with students smoking, drinking out front of the building and having loud parties that keep the working residents up until 3AM. What's worst about all of this is that management knows about these issues and has done the bare minimum to address them.
Currently the property management rights to the building are being sold. Bozzutto, the management company that attracted many residents here, decided without informing residents that they were offering up property rights for sale. Understand that Bozzutto charges a premium on rental rates for this apartment complex because their management reputation is high. They are attempting to sell the building to a company that pulled some tactics so questionable in their legality, that the tenants banded together to form a tenant's association to hire a lawyer and verify that their actions were legal.
While this sale has been going through Bozzutto has been attempting to do anything to cut costs it seems. We no longer have 24-hour concierge service, though our rental fees have remained the same. Over the winter of 2017-2018 we had a burst pipe in our above ground parking lot that took several weeks to get fixed. This burst pipe also caused flooding in various storage rooms that the building didn't tell residents about in a timely manner. At the same time, water bills for the building went up. Recently, our head of maintenance services was let go, and the building did nothing to inform residents of this or what new policies are in place should things such as plumbing go wrong.
And what's most stressful about living here is that the building has accepted what feels like at least a dozen AU students. As an alum myself, I know this is not a problem inherently, but this group have loud parties weekly and smoke and drink both inside outside. The tenant's association has complained several times, yet because these students take advantage of the referral bonus checks, they bring more students into the building (one unit has made several thousand in referral fees by inviting friends to live in the building.) These students have made numerous leasing violations that other residents are held to yet have not been asked to leave.
I would hope that all of this illustrates an issue of an apartment run by a management company that charges a premium but has displayed a significant disinterest in the satisfaction of their customers. All of this is happening while they attempt to sell the building to another, less well-reviewed, management company. We are in limbo where this building is an extension of the dorms with loud noises on weeknights and decreasing quality in management and maintenance.
Oh, I forgot to mention that the windows are old and cold air gets in through various gaps, and that one floor has water drainage issues that affect the entire floor. None of these have been fixed, and as long as the building is for sale, it seems unlikely Bozzutto will do anything to address these issues. I live at Park Southern for about 6 months now. I enjoy it, I am on the 4th floor. You can't expected to much in this location (area SE). They do a lot for the kids in the building for holidays and Summer time. I only pay $960 for my 2 bedroom ALL UTILITIES INCLUDED. I even get my own parking spot for a small fee. Leasing office is great and maintenance is good aswell.

I lived here for just over two years, and I have to say I didn't want to leave. In terms of the location, when I first moved here the Giant and restaurants across the street hadn't opened yet. As more places have opened up, though, it's really made this an ultra convenient bubble. Despite not being on the metro, the various bus routes immediately in front of the building make it a breeze to get around town The 33, 31, 30N, 30S, and 96. They connect you to both the red and orange/silver/blue lines if you truly needed to take the metro somewhere.
The amenities are great, the building is well maintained, and service requests are always responded to promptly, but what truly makes living at 3333 something special is the fantastic team behind the operation. I cannot speak highly enough of the concierge team. Everyone is phenomenal. Ashley, Sam, and Meg were always my go to people, but the rest of the team is also great.

Mice roam freely. But the price is great for DC living. The neighborhood isn't bad either. Sense of family in the staff and community. Maintence is needed often but they are prompt and thorough.

Please is horrible with horrible management. They also have double standards. Office staff is rude and they never keep up with work requests. And the roaches are horrible.
