Springbank Village

Came to visit someone and went up the ramp, you now have to pay for parking. Such a money grab, as if buildings like this aren’t making enough money on their poor residents by overcharging rent. I ended up parking at freshco and walking over. Seriously horrible idea.

Location and ease of access to essential services such as grocery stores, bus station and restaurants makes it a good place to live in.

Capreit the new owner has done a lot of work to make the building better and safer such as nob entry, security cameras, new carpets and paint of hall ways.

All the management team Natalia, Gorana, and Lisa are responsive and prompt to any concern are problem
if there is any. They are really kind and patient. Whenever we have had any concerns they have addressed
those issues with urgency and to a suitable conclusion.

My husband and I and our kids have lived here for 9 and half years. The Capreit management is terrible, the main office doesn’t pick up their phone ever. If you call the emergency line, that costs money. You can’t let your kids play in the back anymore because people let their dogs poop everywhere and don’t pick it up. The rent increased this year for over 500-600 dollars. 😳 We have had a major squirrel problem where they have had babies, laid nests and destroyed our patio furniture. We had complained and they said there wasn’t much they could do. Until I threatened to go to the bylaw office and told them that a bylaw was being broken with tenants feeding wildlife (4.1.2). The bugs(ants etc) have been really bad here, thankfully I found natural remedies to keep them away. The bug problem only started when they took over in the last two years. Trying to get things fixed is nearly impossible and it’s definitely done quick and like a band aid. The water is always off or being worked on. We usually had to wait 20 minutes for our shower to heat. All these problems occurred when Capreit took over. The only reason we’re staying here is because we are still paying decent rent, because we are grandfathered in from the previous company. When we can afford a house or something better we cannot wait to move. Save yourself the hassle and don’t move here. It’s not worth you’re money or time!

P.S Also one staff member is completely unprofessional and super ignorant. (Blonde with an accent). Also the bugs have gotten worse and are spreading to every apartment.

Great location, easy access to essential services like bus station, grocery store is across the street, lots of restaurant options, a huge plaza includes plenty of different specialized stores near by.

The dedicated office superintendent team Lisa, Natalia, & Gorana are super helpful and considerate. The new building owner Caprit holding did a great job renovating the building in such short time! They installed security cameras, new modernized lobby, renewed the carpets all floors, daily cleaning, online communication channel & many others additional features.

I've been living at Springbank Village since 2017 and plan to be living here for years to come. The managing staff at my building are excellent. They're approachable, friendly, and always helpful. From the office staff to the cleaning staff,
to the maintenance crew, they all work hard at maintaining and improving the enjoyment of living in a CAPREIT owned and managed apartment community.
Our former building manager was great, but he was under-supported and overworked. Since CAPREIT and their well trained staff have taken over, the building is a clean, safe, and enjoyable place to live. If, in the rare instance, I have an issue in my unit, the staff are quick to take care of it in a professional and competent manner.
My building is located in a safe area of town and is walking distance to grocery stores, restaurants, and medical offices, and the transit bus stops right outside the front door.
I feel fortunate to be living at Springbank Village, and I plan on staying here for a long time.

I would give 0 stars if I could. This company has made my last few months of living here hell and so stressful trying to get issues addressed and taken seriously. This company does not care for you and the building is so poorly maintained. They make it look like they’re doing work for the building by making repairs to common areas like the lobby, parking lot, and laundry room but they fail to take care of current tenants. They also focus on renovating new units to make the building look appeasing meanwhile other people living here for years get ignored and repairs aren’t completed or done properly and safely. We have mold in our bathroom ceiling and it is falling apart and they are failing to help us. They want to band aid fix everything and not address the real concerns or test for mold which is clearly visible. They make you feel incompetent and like you’re overreacting. They try to intimidate you so you won’t pursue help. They are constantly doing repairs on the water system causing us to be without water multiple days out of a month with minimal to 0 notice. They are constantly doing loud and disruptive construction around the building and it has been this way for the past 2 years they have owned our building. The building is infested with bugs and they blame you. They don’t answer their phone and the main office number for Capreit is a joke. No one helps you. Do not move here unless you want to be treated poorly, have bugs, pay a ridiculous increase in rent AND hydro when the units were previously inclusive. Stay away and invest into a nicer and better maintained building!!

Update : Been here for 1 year and 8 months and they are increasing my rent by 5.50 percent. They told me it was for the people that lived here way before me and they lied. Everyone who moves here and yes at the high expensive rent will also be forced to pay the 5.0 percent after living here for 1 year. They take it to court to increase your rent( the capital improvements) at 3.0 percent and the 2.5 percent already for the rent increase. Do not move here. They lie constantly.
Before i said this. This place is garbage. 924 Wonderland Road South. Moved in here 6 months ago and all of the sudden we have cockroaches 2 days ago. We were told there were no cockroaches in our unit when we moved in and no bed bugs as well.
We were told there wasnt any in this building. Lies from manager Natalia. Noticed someone by the name of Jeremy on here mentioning roaches and bed bugs. I don't know how we will handle bed bugs if it spreads into our unit. We will not be able to handle it. We are paying high rent already as it is. We can't keep moving.
Update: I closed all vents and sealed door with my own money $60.
Plummer opened a big hole to work on plumbing and didn't close it up right away and now we have cockroaches again for a second time around. Seriously do not move here. The damn cockroach crossed my face at midnight and I also found a huge one in the kitchen.
Update again. June 2023- As of today a year and a 3 months of living here now we have bed bugs in my unit. This building in the walls is infested with cockroaches and bed bugs. I hate this place so much! One of the staff will come with stories that bed bugs fly and came from a window etc. Bullshit they don't fly and they dont jump aswell. Start telling me it's nature and its normal etc. So many escuses and tries to contradict everthing that is said to them about these bugs. I told her bed bugs belong outside and not in my unit. I am paying high rent and I have gotten cockroaches 2 times and bedbugs now. Now all the beds in my unit are set apart and im sleeping in a reclining chair for 1 month and my kiddo sleeps on a love seat for 1 month aswell.
They will come back and spray in two weeks.
I had to wash every piece of clothing- towels and linens. Cost me $90 and of course i had to buy garbage bags to properly transport everything and when it's washed and dried into clean garbage bags.
Moving here was the worst place that I have ever moved to!!! How many times am I going to catch bed bugs in my unit and is there going to be a 3rd time or more of getting cockroaches in my unit? UPDATE: Going to be almost 2 years living here and I found a big cockroach. That's the 3rd time cockroaches.
Aswell we went for more than 1 month without hot water. Insane having cold showers in the winter. Now the hot shower is acting up again. Took a cold shower a week ago and again today. Problem continues.
They also assigned people with parking spots and the phone number we were given for the weekend and after hours the no parking enforcement of london are not working past 4pm. Get this the visitors parking spots you need a visitors pass. All of them were taken today and i had to wait 50 minutes in my car with my kiddo for the person to come out of my spot. This place has put in new rules and are not around to put them into action nor can the emergency after hours the phone number they gave us be able to do anything. Aswell there are no signs up stating our parking spots are reserved. They have enforced people who lived here for some time to pay a second parking spot. The newer people have to pay for the first and second parking spot if needed and hydro is also extra for a year now.

DO NOT MOVE HERE 924 wonderland road south (tall tower building). TRUST ME PLEASE DONT. ITS A NIGHTMARE WITH COCKROACHES AND BED BUGS AND A SHOWER THAT DOESNT PROVIDE HOT WATER CONSISTENTLY . HIGH RENT+PLUS HYDRO+ PLUS ALL PARKING PLUS BED BUGS, COCKROACHES . :,( STAY AWAY LOOK ELSEWHERE. Do not not move into Capreit rentals.

Update: I am moving! 2 months left living in this infested cockroach bedbug building!
