I love this property! It is so quiet and clean. The staff is very friendly and prompt. Susy is super nice and assists me whenever I have any questions. I really recommend this property!

Wonderful - until peak took over. Worst customer service I've ever encountered. the leasing office closes early and doesn't answer their phone or email in a timely manner. Tried to pick me into signing a lease that was significantly more expensive than they told me in previous documents. Emilee Dodd in particular has been horrible to work with.

I just signed a lease with Woodbrook Village. The most responsive management I’ve ever communicated with. They helped me figure out my lease for medical school while out of the country and unable to call or text. Helped me with monthly discounts on the utilities I wouldn’t use. To top it all off, their prices, square footage, location, and appliances are very competitive. I’m very satisfied so far, and looking forward to living there

My sister just toured with Ember & Emilee and I have to say that they are the most professional and kind people! If you are looking for an apartment, I HIGHLY recommend touring with Hillcrest Village!!!! 🤗

New management came in, changed nothing, and jacked up the rent prices quite exorbitantly. In some cases as high as 20%. Not to mention a common area utility bill that has absolutely zero purpose (half the lights are out in the hallways, parking lots are in shambles, glass shards all around dumpsters, you pay 3.50 per load of laundry to wash and dry) the management company also is disorganized and confrontational when it’s pointed out that they are disorganized.

This place is in shambles. Their hot tub that is supposedly open “year round” has a planetarium growing in the bottom of it. In september matinence had to remove a light from our kitchen leaving a huge hole in our ceiling. They said the hole would be fixed by the following monday. It is now April and we still have a hole in our ceiling and no lights in our kitchen. The matinence people don’t do anything besides smoke cigarettes all day.

Honestly just wanted to shout out to Brittany Lawson, the Assistant Manager. We have to move due to my partner's new job, but Brittany has been helpful and kind throughout the process. We found a last minute subleasor right after we turned in the form to break the lease and she was very helpful to get things in motion for us.

These apartments are almost 100 years old with all the bugs, mold, lead paint, drafty windows, lack of dishwashers, inefficient heating systems, ridiculous electrical wiring, (I could go on) that old buildings entail.
They USED to be around $750/month for a 1 bedroom (2023).
Peak Management recently bought the property and are attempting to charge premium rents for apartments filled with bugs, mold, lead paint, etc. For the prices they're asking, you're better off somewhere else.

If you can rate 0, this fourplex (the rocks, landings, village, and club) of non-code compliant and willfully negligent staff are known destructors of property and felons who claim the FHA requires them to steal from all equally if they steal from students so too bad so sad, beware they also try bait and switch with lease, so SAVE A COPY.
(Flood and fire hazard) apartment due to staff negligence are legit dangerous to rent. And they violated market rate increases for 50% YoY rate rises. Going market rate is 499/mo this year per bed! Which is already a 20%/YoY annualized increase when wages have stagnated, and they pay a fixed rate on taxes.
Built in Nov 2001 and on buildings and furnished unit belongings are beyond guaranteed conditions. So also be aware that renting here means renting inoperable and over priced objects that they are trying to recover their cost of negligence off your back because they think they don't have to negotiate, but tenants could have a unionization claim and have 30% rent rebates since they weren't supposedto raise rent unless they actually put the repairs they legally warrant they will do to ensure habitability* (not written but implicit with ANY real estate transfer). And on top who ever brings the action against EL for the felony uttering and publishing with intent to defraud is entitled to 30% of recovery.

$800/$875 is overpriced for an old apartment that is hot as hell and filled with centipedes in the summer (yes, no matter how much they spray) and freezing cold in the winter. Avoid these apartments at all costs.

I recently expressed interest online in an apartment available through DTN. By the following day, I had a representative of DTN reach out to me with lots of information about available apartments through their leasing office and Heidi Wilson, in particular, was quick to respond over email to my questions and requests for more information. Heidi and Brittany Lawson then collectively helped to schedule a tour to view the apartment I was interested in. When I arrived at the leasing office clubhouse, Heidi was incredibly helpful and provided well-informed answers to my questions all while being very personable and kind. We toured an apartment, but it wasn’t entirely what I was looking for; Heidi was quick to offer up another apartment option and provided tons of information about it that allowed me to comfortably sign the lease that day! I can’t thank Heidi enough for all of her help and accommodation, and I am so excited to move in! All in all, it was a very easy and enjoyable experience.

My roommate and I toured here for the 2024-2025 school year. Although Abbott Pointe was not a fit for us, we really enjoyed our tour with Heidi W! She was very professional and answered all of our questions while being completely transparent with us! Would recommend touring with Heidi for the best touring experience.

I have had such a great experience at Woodbrook Village in last four years. The rent is quite reasonable, the neighborhood is peaceful and friendly, and the maintenance team works diligently whenever their help is needed.
Lately, Amiya, the leasing manager, took the whole experience to another level when she gracefully offered to feed my pet fish when I was away. The little fella and I are grateful to her for her kindness. Thank you, Amiya!

Many issues with management. Lease bonuses that were never given despite being told multiple times they would be. This including a $400 gift card bonus in the spring of 2022 to renew your lease. After asking about it in emails, phone calls, and in person for over 4 months, we were told that there is nothing that can be done. This when they chose to respond to our emails (which was rarely). Overall, there’s a feeling of being conned into thinking they may actually help, but they never do nor do they seem to actually care even if they are in the wrong. Also, issues with building locks despite them saying they would fix them after the MSU shooting as they were broken for years prior. As of December 2023, they still have not fixed them. Amongst other issues, you’re better off not wasting your time and energy trying with them.

Probably the worst option for student housing in east lansing. Lived here for two years because its all i could afford and i cant even count the amount of times me and my roommates were screwed over by the ever changing leasing office management. Unwilling to fix any of their mistakes and just trying to get as much money out of you as possible. If you are looking here because its affordable, trust me, it all adds up in the end so just find a place you actually like.

BY FAR the worst living experience I have ever experienced. Allow me to list the problems with this apartment complex: unreceptive/impersonal/untrained staff, multiple unaddressed maintenance/pest problems, trash littering the grounds, consistent trash overfill, poor appliances, consistent breakages, lack of consideration of residents, slow response for all issues, and expensive (I realize this can’t be helped in this market, but ridiculous, given the quality of life offered)

I lived here as a student 2021-22. I had a good experience, staff were nice, and I thought the 4-bed unit was a good price for an apartment w/ full kitchen and on-site gym. Plus the rent includes internet, they set up a service for you to pay utilities, and the 25 and 26 bus routes go right through here, so it was very convenient.
My complaints are that the toilet didn’t work when I moved in (they took a few days to replace it) and I got nickle-and-dime’d on little things I didn’t notice when I moved out. Make sure you take pictures of everything when you move in.

I had the pleasure of working with Amiya, and I couldn't be more pleased with the experience. Her patience and flexibility made the apartment application process incredibly smooth, and she went above and beyond by accommodating to my schedule, showing a deep understanding of my needs, and patiently answering all my questions. Amiya's exceptional care & service truly made a difference in finding my new apartment. Future residents will have just as a wonderful experience with the team at Woodbrook Village :)

Terrible experience. Since the change in management two years ago, living here has become unbearable. The property manager, Wanda Weber, is exceptionally rude. You can see evidence of their defensive responses below.

just as i thought my living experience here has improved, the village at chandler crossings has made it go down the drain once again. I am owed $200 dollars in sign up bonuses that they say “will be given out soon” when it was promised at move in. I also am owed an additional $34 dollars in b.s. “waiver” fees for renters insurance i have already provided yet I am still being charged for. This month, I am being charged a “service fee” of $51 dollars for new blinds to replace the blinds that i NEVER HAD. i had no blinds upon move in and yet they’re trying to bill me for it even though it states in my past maintenance requests made on the date of move in and my move in inspection form that i did not have blinds. last month, our locks were changed without any notice nor did we ask for it to be, and we were only supplied with one key. we were told that they “didn’t have any keys” to make us 3 more and that it goes against our lease to print our own keys. the lease is already broken when you refuse to supply 4 individual leases 4 keys. 1 key per lease. all it took was an angry phone call from my mother then the keys magically appeared at our front door by the manager. i had sent my own email explaining my frustration and the illegality of their actions, yet was not met with a response. it’s annoying that they won’t listen to me, the tenant, who pays them to live here; but will listen to my mom who threatens legal action. I had also received a call from the office last week stating that they needed a copy of our key as we “changed the lock”. THAT WAS DONE BY YOUR OWN MAINTENANCE TEAM! poor communication all around, appliances were broken/filthy upon move in, hole in our balcony, missing blinds, and just so so dirty and nasty. if you are an individual who is unable to advocate for yourself DO NOT live here as everything that i have done to get my apartment and charges fixed has been done through angry phone calls and visits to the leasing office. living here is just a continuous chore as it seems i always have to do something whether it’s with my b.s. rent charges or my continuous issues with the appliances.

MTH management is definitely the worst. I thought Chandler Crossing is terrible but MTH is even worse. I signed a lease in the Cottages with Cabrio but MTH took over the property. When I had a tour of the floor plans, the manager showed me a 2nd/3rd floor unit, but the day I arrived to check in at the Cottages, they told me only a basement unit is available. The manager Rachelle told me that it is possible to switch to another unit, but she never replied my message after and another manager Wander told me there is no other unit I can be switched. (They assigned me to Room D but another roommate has already occupied D before my arrival so I ended up staying at room C, which is okay, but they never updated it on their system, which caused further troubles)
I then worked on subleasing my place because I don’t want to stay in the basement. I have someone who visited the place and wanted to sublet. He applied through leasing office I then moved out and returned my keys to Wanda.

Well . . . I think I should "throw my hat in the ring" after reading the most recent reviews on this place. Apparently this property has changed hands recently and this has caused some kind of "disconnect" that has made several tenants unhappy.
The gym and the store that are in the building are awesome and I would recommend both of those - but the actual property isn't worth renting. Just support the businesses in the building and live somewhere else.

I’ve lived in Woodbrook Village now for approximately 3 months and the management and office team has been nothing but supportive and swift working when it pertained to moving into a different apartment. Although it was a last minute move, they managed to get me into a new apartment that same week! They worked with me with all of my questions and displayed genuine patience and compassion. I will forever be grateful for the help of the office staff but most importantly I am so thankful to office staff worker Amiya! Every day I came in to do homework she greeted me with a warm smile that always helped make my day after the stress events that took place. I highly recommend looking into Woodbrook Village if you are looking for an apartment to move into!! They will show you the same care and support they showed me, making the move all that much easier and no one likes a stressful move in experience! So thank you to everyone working at Woodbrook for being supportive and there for me through this hard process. You all are amazing!

Although the staff on-site has been friendly, I am highly frustrated with the lack of organization of this apartment as a whole. I understand being in charge of so many tenants can be challenging, however, for the price, I just would expect a more structured system and less frustrations with regular aspects of apartment living. The apartments themselves are nice and modern, however, the processes in place have no structure and have been nothing short of a headache since moving in. It has almost been a month of living here, next month’s bill is already out, yet I still am missing bedroom furniture in my apartment. On top of this, I have faced frustrations with the mail system as well and receiving my packages, one of which I am still waiting to hear back on and have been trying to contact the office for information regarding this important package that was attempted to be delivered by UPS 4 days ago. I am still waiting to hear back about this very important package but even if I do, I unfortunately will have to travel an additional 2 hours just to get back to the apartment to get it when I should have received it days ago.
I am just so frustrated, every time I turn around there is another issue and there have been numerous miscommunication issues regarding electricity, which my lease stated was through Lansing board of water but is actually through consumers energy and they didn’t respond to me about it until 2 weeks of already moving in. Internet, which I was told would have a one time set-up fee and was included in the rent price every month after then but instead we have to pay an additional $85 a month on top of rent, and many other issues.

Stood for ~3 hours and saw how useless the staffs were. Despite seeing the huge line, the apathetic employees didn’t give any heed, used to give keys to a resident and took a break for 10 minutes! After 3 hours, my turn came. Poor me, they didn’t have my keys. I saw they didn’t have keys for many other residents!
And still, after 3 weeks, they haven’t provided us keys. We are living here in a unit we cannot lock! Wherever I go (university, grocery...) our unit and bedrooms are quite unlocked. An awesome place to live! As long as you're not here during student season. I've been here for nearly a year, moved in during the fall so i missed the start of school last year. But I'm not even a student and everything is falling apart here, they're losing mail (then finding it and losing it again), not answering phones, never replying to anything. People can't get into apartments they're already paying for but the office is throwing waffle breakfasts and village dinners. And don't get me started on their attitudes! Someone let themselves into my apartment after 9 pm without knocking and when I went to the office about it (this had happened twice before during office hours on two separate occasions but I'd let it go because I was home anyways)and the girl essentially told me it was my fault because I should have read an email that they never sent me. And then when I pointed out they'd never sent me the email she essentially went "we can do whatever we need to." So the fact they're legally required to give notice doesn't seem to matter. The only person who showed any kind of compassion and common sense about the situation was one of the managers but she's the last person you get to talk to.
Outside of student season they're awesome, genuinely! Quick to take care of maintenance requests (Jesus is usually who I see for those and he's great, knocks before entering, is pleasant and efficient), responds promptly, answers the phones, etc.
I'm really hoping this isn't a permanent change in their behavior/the way they run things but I also don't know how something that happens every single year can completely mess up an entire office so badly.

1.) Our AC didn’t work since we moved in and was blowing black mold into our apartment. We have complained multiple times and made multiple maintenance requests. They would blow us off or if I would call the office they wouldn’t be on the same page and lie to us. We had the city inspector come out, After they heard the city inspector was coming to our place they tried to quickly replace the AC.
2.) Maintenance came in randomly while my boyfriend was sleeping after we told them not to just walk in. The maintenance guy was in the bedroom while my boyfriend was sleeping for him to wake up to a maintenance guy next to him. They don’t respect that your apartment is your home.
3.) maintenance staff would blast music early in the morning and almost got hit multiple times by the same maintenance guy darting out of the parking lot.
4.) our dishwasher also didn’t work for majority of our time there and was leaking so much because it was put in wrong. They kept giving us an excuse on why it wasn’t fixed for 4 months. We paid extra for the upgraded kitchen that we couldn’t use or the floor would be wet and mold up.

3.) maintenance staff would blast music early in the morning and almost got hit multiple times by the same maintenance guy darting out of the parking lot.
4.) our dishwasher also didn’t work for majority of our time there and was leaking so much because it was put in wrong. They kept giving us an excuse on why it wasn’t fixed for 4 months. We paid extra for the upgraded kitchen that we couldn’t use or the floor would be wet and mold up.





This is the worst property ever, all the experience so far was horrible. I can never believe this is the apartment that costs almost 1.3k each month. First of all, they charged me late fee without giving any info of first-month rent, I swear I have never seen any payments due until 8/19, but they are still charging me late fee, saying ‘the payments are due on 8/1’. Second, I am feeling neglected all the time, I wrote four emails in their business time, and never heard any useful feedback so far, also I called them and they said would call back, they never did. Third, which is the WORST! I can not believe the first day of moving in I saw the most disgusting bathroom ever! A dirty cloth on the toilet, the toilet which keeps flushing by itself, a bathtub full of hair (who knows where it comes from), and the bathtub cannot flow any water!!!!!!! Totally clogged!!!!!! And here is the washing machine🙃full of hair. It is already 11pm on Saturday I cannot wash I cannot sleep and nobody is helping right now. I don’t understand why I am paying this rent to experience these stuff. I bet there is more to go, but at least I worth an explanation on my questions. I am so so so disappointed and exhausted by dealing with the managers there.

I had a great experience moving into Woodbrook. The property manager Kristianna was able to get my apartment ready so I could move in a day early and Ashley was very helpful when getting keys. So far, I am glad to be living here!

I absolutely loved living here! I lived in Hillcrest Village II (2 bedroom, 1 bathroom, bottom level apt) and it was perfect. You really cannot beat the price and location. Kate was always so nice and helpful whenever an issue or question would arise. The buildings are older, but I really like the character. Maintenance was also very helpful, but thankfully we never had major maintenance problems. I already miss being a resident!

Lived here from 2018 - 2023. I'll forever remember everything about this place because it had such a unique character in the way it is built, the people it houses and the peaceful courtyard at the back of my apartment.
I believe every place comes with some flaws and so does this one, but every time I reached out to the management for help, they were always quick to respond and show up. Kate was super helpful through the entire five years I stayed at these apartments.
The price I paid through these years, I'm sure kids in other apartments in East Lansing were paying double that for a place of similar size and amenities.

These people are slumlords. Took over management for the three student housing properties in East Lansing I managed for 5 years and within a week we lost both of our maintenance techs and both of our cleaners as well. MTH is notorious for not paying their vendors and generally being absolutely clueless. So they took on student housing properties with dollar signs in mind. Their corporate office and Regional are about as dense as you can get. Not only are they going into turn with no property managers, half the maintenance staff they claimed to, or vendors to get the units ready… they also haven’t figured out in three months how to alert the incoming tenants that there was even a change in management, staff, or at the very least how they go about getting move in instructions. Ally and myself are the only individuals that know what’s going on in that office and we both chose to abandon this sinking ship before things really get intense between move outs and move ins. I personally signed the leases of 96% of the incoming tenants and I can say without a doubt that they aren’t going to like what they come into. If you have signed a lease at NoCa Lofts, The Cottages at Chandler Crossings, or Abbot Manor in East Lansing and plan to move in on August 1st-25th… praying for you. Kaiyla has no idea what she’s gotten herself into and unfortunately spoiled her relationships with both previous Property Managers even though she doesn't even know at the very least, how to make an electronic key. No knowledge of availability, or how to pull a report together that is consistent or accurate in the information. It’s all a mess. Your trash is overflowing at The Cottages because they haven’t paid Granger, NoCa lofts is filthy because they didn’t pay the grounds person, and you’ll be pressed to find a vendor willing to work with them because of their track record.

Moved in last year. All staff are genuinely considerate and will go the extra mile to help a resident. Assistant Manager Christina, office assistant Ashley and Maintenance Supervisor Steve have helped when needed and always in a timely manner and with a pleasant attitude. They genuinely care! Highly recommend Woodbrook Village!!

Current lease owner for almost a year now and never had an issue with NOCA lofts until they switch over to MTH management. I have been having issues with the new management regarding keeping track of water bill payments. I was just speaking to a lady who would not let get a word out about how they have not been charging my water bill for the months of June and July. I called them at the beginning of June to discuss when they will start billing residents and was told they would call me back. That never happened....
Fast forward to today, I called one of their representatives over at MTH management because I was billed for the water bill all the way back from April way before they switched to mTH management as they noted (May 1st) and I have paid all bills on time. Mind you I never had an issue with Cabrio Properties.
Anyways, the representative was very unprofessional and passive aggressive and I was trying to voice that I have proof of paying my water bill and DID NOT allow me to finish what I was saying. So, she decides to hang up and tell me "How am I suppose to keep track of 10,000 tenants water bill"
As a new management, there should be a team of keeping tracking of past payment bills rather billing someone two months later for a bill without any notice or update.
I'm not sure if I'm only the one frustrated with this new management, but for a management company that hardly answers the phone or have a clue of what's going on with Noca lofts specifically. I lived at Noca Lofts for my junior and senior year of college. The experience at Noca was far better than anything else I’ve seen in East Lansing, all things considered. Ally Miller, the community manager, is incredibly helpful and a wonderful person! I highly recommend living here if you value aesthetic and simplicity.

My boyfriend and I took a tour here during our apartment search and overall this is a super cute little village! The manager who gave us the tour was super friendly and helpful, the 1 bedroom with the den space was super high on our list of apartments because of the extra space. The price, wifi package & shared laundry was why we decided against the place but I would definitely recommend it to other people searching for a nice place to get you by for a little bit.

I’ve been living here for about 2 years now and it’s pretty decent. The staff is nice and helpful, maintenance doesn’t take too long to respond the only thing is that, the same things will break over again, and pricing is not too bad. I do enjoy the clubhouse and all the activities that they will have for residents. The only downfall is the security is not the best. I really don’t enjoy the way the entrance doors to all the apartment complex stay open 24/7, anyone can walk in anytime of day; doesn’t make you feel the safest at times. Only happen one time, but a homeless man was just standing in my entrance door when I came home late before. In addition, at night it’s gets really dark in the complex which is not the greatest in addition to the door entrances. There’s not much outdoor lighting, especially when it comes to the small parking lot on the west side of the complex right next to buildings A & B, it’s gets super dark at night and a bit scary honestly. I hate having to park my car there at night when it’s no spots on the other side because it’s pitch black. Other the great safe, good apartments/ pricing, the only real complaint I have is I wish security was taken more seriously here before something preventable happens & so everyone feels and remains safe and comfortable. Also no security car, cameras or watch

This community is not worth the cost. For the cost, there are no amenities (no gym, community room, key fob system, apartment upgrades). I lived there for 1 year in a 1 bedroom apartment with my boyfriend. The door to enter the building was the only security measure taken to prevent outsiders from entering the complex and it was broken roughly 80-90% of the time I lived there. If you had any issues that required maintenance, it would take a week or more to have someone come out to check the issue. One time, a maintenance request was marked as completed but we had not authorized anyone to enter without one of us being there. The leadership at this complex consists of one property manager, Nikki, who took days to weeks to respond to emails. When we were 4 months out from our lease, we were house hunting and reached out to ask if we could go month-to-month at the end of our lease or pursue short term lease options if we did not find a house. Nikki informed us that it would be in our best interest to find a house ASAP, and she would do her best to get us out of our lease commitment by marketing the apartment and filling it ahead of our move-out schedule. We proceeded to find a house and followed up with Nikki, only to find her go back on her word and say we had to pay 2.5x our rent to "break" our lease, despite telling us she would absolve us of our commitment in writing. Upon escalating this to a regional manager, we were patronized and told they would not make any consolations despite their CLEAR lack of consistent leadership and bait-and-switch tactics. Save yourself the headache and move elsewhere with respectable staff.

My partner and I have lived at the Beaumont for going on 5 years now and I wouldn’t give under 5 stars. To start we got married in this apartment complex! Maintenance is the best out of anywhere we’ve ever lived, quick to complete work orders and extremely friendly. They are great with communication. We’ve lived in other complexes and had rent increase $100 or more for resigning a lease and that’s never happened here. Very quiet and respectful community. If you’re looking for somewhere close to all the things you need but quiet you need to call the Beaumont home. Very happy to have lived hear this long and looking forward to the future!

I've been very happy at the Beaumont. I've lived here for two years now and find it to be a very nice community for young professionals. The office staff are always very friendly and attentive. Maintenance is excellent and very responsive. Any issues I've had have been very quickly resolved. I feel very much treated with courtesy and respect. Everyone who visits my apartment is very impressed with its size and layout. The large walk in closets are excellent. Features are up to date and the open floor plan is very welcoming. I highly recommend the Beaumont.

Great place to live. Apartments are immaculate and well maintained. Madeline was a true professional, going above and beyond for me when needed. Contrary to previous reviews, I was not charged any additional or unnotified fees. I would recommend without doubt.

This is the worst apartment I've rented so far. The state of this apartment at the time of move-in was GROSS. I've rented in Club Meridian and although they recently had staffing turnover and ownership changes the apartment at the time of move-in was impeccable. No one should move into a dirty apartment. Look at the pictures. Mold in the kitchen cabinet, shower doors, corroded storage drawer under the over, clogged vents... The circuit breakers did not function; the refrigerator was leaking; the window frames were bent. The list goes on and on. When I called in to get the drawer cleaned or replaced, the repair person said, "I don't see anything." They charge us $1850/month plus $200 redecoration fees. This is not acceptable.

While we lived here (2014-2017), this complex had hands-down the best management and staff of anywhere I have lived. Both the leasing/office staff and the maintenance staff were helpful and responsive. Right now Chontelle is the manager and she is great! The apartment itself was quiet and in good shape--some of the fixtures and appliances are starting to show some wear, but it's only cosmetic. I would definitely tell a friend who was considering this place to move here.
