unhelpful leasing staff, no kitchen in the apartment itself, elevator doesn't work half the time. paying for location

management always easy to work with and very Quick to service the tenants when needed! Nice clean apartments and close to campus cant beat this one! Truly the best option around! Modern feel without breaking the bank too much.

Here comes another warning to NEVER live here. I have never lived in a place that was so improperly maintained. This place can be summed up in two words: oversell, underdeliver.
Pros:
- The management team responds quickly.
- It's close to IUPUI campus
Cons:
- The windows are made out of what seems to be film. You can hear every siren, every person shout, every car that drives by from your room.
- The dust from every AC vent is unbearable. You'll have to wipe down your countertops every other day if you don't want a layer of dust covering everything. It has nothing to do with the HVAC filter, I've already tried that. It's the central system that's dirty.
- The tenants don't pick up after their own pets; a majority of the tenants here are college students, and I am always scared to step on dog poop every single time I walk outside the apartment.
- I swear the cleaning staff shows up QUARTERLY. Four times a year is actually a generous amount on my end. The elevator is always dirty, the area always smells like trash, the staircase smells like dog, just disgusting.
- Homeless people wandering downstairs ALL THE TIME. I had to go to work once at 5 am and there was a homeless guy crawling across the parking lot in my headlights.
- Maintenance is terrible; The first year I moved here our washer was broken and made a weird noise. The guy told us it's normal to sound like that. A year later the machine actually broke down and started leaking. That's when they realized they should replace it. Took a whole month to replace it. Furthermore, they used OUR EQUIPMENT to clean up after themselves!!! They used our wet wipes, our paper towels, and threw trash in our trash can without taking the trash out. Very unprofessional.
- It seems like the management team is only good at the social media aspect/keeping the outward appearance of The Avenue so pretty. Intrinsically, they don't care how well the place is maintained as long as they can hook you into signing the leasing contract you're already done for.
- Sure they have cool events throughout the year, but they were all very underwhelming. They would hype up each event so much, and then when you go and check it out, it's just like a box of a dozen Krispy Kreme donuts.

Where do I even start? This apartment was one of the worst apartments I've ever stayed in. When I first moved into The Avenue, everything seemed perfect, but during my time there I had multiple issues regarding several of the appliances in my apartment. First off, I had a water heater that was rusting and falling apart and had a bunch of issues. In general, the space that it was in was unclean and looked like it had previous water damage. I had a bunch of issues when it came to having small leaks and coming home to water on our floor, not having hot water to take showers, and having other issues regarding our water heater. Another issue that I had during my time was with the timeliness with which the maintenance team would respond to our request. Sometimes they were pretty quick to come and fix certain appliances in our apartment, but then other times we had problems with them taking a super long time. For example, we had a microwave that broke, and someone came in and took a look at it and marked our maintenance request as "done." When I told the office that it was never fixed, they told us they'd be up as soon as possible, and we had to wait 1 month until someone came in and fixed it. Besides having issues with maintenance they overcharged for a place they didn't take care of and they would also charge residents $25 for leaving trash bags in the hallway right next to the trash chute, but they would also let the trash chute back up and wouldn't clean it out, which would often cause fruit flies to breed and to cause the hallway to smell horrible which my apartment was so close to the trash chute that when I opened my door it would constantly stink. Another common issue was that the elevators seemed like they were always broken. Sometimes I didn't have access to my mail room because the lock on the outside was broken, and if I had guests over, they could park in the garage, but only on the first level, and they had to pay, even if they were coming over for a short period so most of them parked at the Taco Bell across the street. I had so many issues during my time at The Avenue and would NOT recommend it to anyone looking to live somewhere near campus.

BEWARE! DO NOT LIVE HERE! I have never written a Google review in my life, but this experience has definitely warranted one. If I could go back in time, I would have chosen The Ralston instead. I have heard much better reviews from friends who have stayed there. Much more affordable and right next to the Yellow JagLine. I will be listing my terrible experiences in bullet point format because we have a lot of ground to cover.
1. At least one of the elevators were always down, sometimes for months at a time.
2. There are always random kids smoking weed in the stairwells of the parking garage and homeless people sleeping in the stairwells, especially during the winter. There is often a police car just sitting on the 1st floor of the parking garage, but it never made a difference.
3. There are multiple hidden monthly fees The Avenue doesn't tell you about that is clearly just them gauging you for more money.
Building Protection Fee: $13.95
Utility Fee: $5
Green Fee: $10
Electric averaged around $70-$90, which is through the roof considering my roommate and I were gone at school and work a majority of the time and we usually left the thermostat at 70 degrees.
4. The maintenance is the worst I have ever seen. This maintenance team is ineffective, inexperienced, and do more harm than good when they do decide to show up. After trying to address a leaky faucet in my bathroom and changing out a broken dishwasher in the kitchen, the same maintenance lady completely FLOODED my apartment. She did her best to clean it up, but my apartment was flooded badly twice because the water wasn't shut off properly when it should have been.
5. I was charged a utilities setup fee upon move in and there was no hot water turned on in the apartment. So after a long day of moving and sweating and an early morning the next morning, I was unable to take a hot shower. I asked to be refunded the fee because my utilities were not set up and The Avenue refused.
6. The dryer that was in the apartment upon move in was TINY and could barely fit a full sized bed comforter in it. When my roommate tried to wash her comforter for the first time, it caught on fire and was burnt (picture below). We alerted management to this problem and they did not replace the dryer for over 2 weeks, so we were unable to do our laundry for a very long time.
7. Management does not take care of the property and my roommate and I had put in over ten work orders about trash being left in the hallways. I have gagged a few times walking down the hallway because of the smell and am embarrassed to have guests over it's so bad. There is also pet feces and urine left in the hallways and stairwells frequently by pet owners. We even found a dead mouse in the elevator one time. The building is disgusting and constantly smells of rotting food because of the trash chutes constantly breaking down. They fill up and get clogged and people leave their trash in the hallways because there is no where else to put it.
8. The fire alarm goes off multiple times by mistake and has woken me up in the middle of the night at least 3 separate times. One time there actually was smoke in the hallway (picture below) but no explanation was given. The hallway lights on one side of the hallway were also off for a few weeks.
9. I have left multiple pictures of the flies that were on the window outside my apartment. There were well over 100 in the hallway that were attracted there because of the unattended trash.
10. Ants were crawling into my apartment from the hallway for the last 2 weeks of my staying there and nothing was done about it.
11. I was charged $45 dollars for 1 broken blind that I never saw or noticed.
12. The front office is filled with a bunch of inexperienced kids that don't know what they're doing. It always felt like I was talking to a college kid at a frat party.
13. The mail room would often not open with the phone app you have to use to open locked doors, so I couldn't check my mailbox for weeks. This also means that if your phone dies, you are locked out of your apartment.

This is easily the worst housing establishment in downtown Indianapolis. Apartments are constantly infested with roaches, flies etc due to lack of maintenance with trash chutes and general upkeep of corridors and management refuse to help. Do not waste your money staying here. My apartment flooded with septic water and I had to argue with staff to have someone come look at it as they assured me that the flood had been contained before my room had flooded which was clearly not the case as the water leaked from my bedroom to the kitchen and living area. It then took 4 weeks for the situation to be dealt with as maintenance left a large fan to dry out the septic water which they considered an appropriate repair. This flood then caused all electrical sockets in the kitchen area to stop working. I addressed this issue with staff and was told that there was a back log in maintenance and the repair could not be sorted. When I explained I was unable to prepare meals I was told to use the supplies available for residents in the media room rather than having the situation dealt with directly. There is absolutely no chance of getting a nights sleep during term time if you are unlucky enough to be placed anywhere near college students that think it's acceptable to party every night. This was reported almost every night to both management and the 'onsite courtesy officer' who never once answered the phone, and of course nothing was done. It is also important to note that the easiest way to avoid this issue is to live in an apartment on the top floor, but of course if you request to move apartment there is a huge fee, as well as extra monthly fees for being on the top floor.

Great tour! Antonella was incredibly knowledgeable and welcoming, providing detailed information about the amenities and the buildings. The apartment itself was clean, spacious, and well-maintained. Antonella's professionalism and friendliness made the tour very enjoyable I left feeling very confident about moving here. Highly recommend!

Extremely overpriced. Parking garage is a car accident waiting to happen with how narrow it is and how people drive in it. Units are decent and the gym is one of the nicer ones in UCF affiliated housing. Dish washer in the unit had mold covering the entire thing and nothing was done about it. They keep shortening the office hours and now are barely open so you can’t get a hold of anyone if you have a job in the day. They closed the trash for “maintenance” on the weekend of move out which could have been done any other time of year. Not worth living here

If you are looking for a place to stay run farrrr away! Roach infested place I signed sublet today which they led me to believe that the place would not be in bad condition and I would not be able to take a look at the place. Going back in forth with the leasing office it’s clear they have no Idea as to what they are doing and tell you nothing but lies just to get you to move in as fast as they can. After voicing my concerns about the room they told me it was up to me to pay for any fixes that were made from the previous tenant and that I wouldn’t be able to change units or rooms. Very disturbing how this place made me feel extremely itchy upon my first walk in I will definitely consider this the be the worst living condition I have ever seen.

This is the worst place to live If you are thinking about moving here I strongly advise you to thoroughly read this post. If you are ready to be charged some of the highest prices in the area for the absolute worst living space then this is the place for you! To begin I will start with the most appalling issue I have personally had here. The day after the 4th of July I was out with a group of friends, and we decided to use the pool. After we had been in the pool for about 15 minutes, management decided to come out and tell us the pool was "closed" due to there being vomit in the pool. There was no posted signage saying the pool was closed, ZERO attempts to block of the pool, and no email sent out about it. There had been multiple people in the pool for over an hour, swimming in vomit... After we were informed of the biohazard we were swimming in and decided to complain. Management had nothing to say, and no remorse, about the lack of warning, caution, and overall care for the safety of their residents. No concern for a biohazard in the pool and the safety risk that came with it. The ONLY thing they had to say was that there was one singular cone in the back of the pool deck that apparently was the "warning" and that we should have known better. To add onto this, for the last 2 weeks the 2nd pool has been roped off with caution tape and cone indicating that it is closed. So they are more then capable to prevent these safety hazards, but they have to choose to actually use their brains to do so. If that was not enough to steer you away, lets talk about the amenities: Please do not let the "luxury" amenities fool you when touring. The hot tub is closed about three quarters of the year, and the main pools are either closed, or filthy and seem to only look nice when they are doing tours. The actual apartments themselves are nasty. All the faucets, sinks, and drains are filled with mold, and occasionally random plants? When I moved in my sink was literally growing a plan. The what I assume is vinyl on the cabinets has pretty much completely peeled off, and started peeling up about 2 weeks after move in.
The washers and dryers are awful, it takes about 3 runs to get anything dry. Fortunately when you call maintenance they do actually come look at the issue, but proceed to do nothing about the problem, The maintenance team are great observers... They love to look at the problems, but if you want anything to be fixed you would have better luck calling and paying an actual handy man. In addition to everything listed above, the apartment complex is always loud and it makes it very difficult to sleep.
Whether it be the consistent late partying, the shopping plaza below, or the stray cat that goes around screaming everyday at 3 am. They also made us completely move out of our apartment toward the end of our lease for one day so they could redo the flooring. Even tho there was only one more month left on the lease. when the team that they hire doesn't know how to be respectful of other peoples spaces, they should have no business doing work when people actively live there. The team that they hired to do our floor, not only disrespected the few personal belongings that we left, but they also left a huge hole in the wall, which management pretty much said was now our problem. The last thing I will add, and quite honestly the most disturbing one if you're a woman is the fact that management will just randomly walk in your apartment. They claim to be "inspecting" random things multiple times a month without warning, or notice. But they do nothing about the actual problems you bring up to them over and over. The only positives I can say about this place is if you don't mind driving up 8 stories of a parking garage everyday, then there is plenty of parking. Overall, for the lack of care for the apartments themselves and their residents, as well as repeated negative instances, this place should really think about lowing their rent from $1300 per person a month to something more reasonable like $10.

She said that instead of a security deposit, they had a $350 holding fee that they ask you to pay when you're offered an apartment to hold it for you until you move in. I figured it's a college town, they probably have a bunch of people skip out after accepting the apartment or something, so when I was asked to pay it, I did. I followed up immediately to ask about my apartment, that I thought I had since they made me pay the fee, and I got a one sentence email back saying that I actually didn't have an apartment there.
After that I spent two months sending them emails and calling them, only for every single email to be ignored and every call going to voicemail. I had to call a different property in the company to get that office staff member to tell me that actually the holding fee was to be put on the WAITING LIST. $350 to wait to see if maybe an apartment was available. Meanwhile, Acadia wasn't answering me at all, I found somewhere else to live. When I followed up with them to get my money back, because it said that if we didn't come to an agreement to lease I could get it back, I had to physically go into the offices again to get anyone to speak to me. They told me that, despite how I paid electronically, their corporate office needed to MAIL ME A CHECK. Fine. I confirmed my address and went on my way.
After three weeks and no check, I gave the women in the office a pass since it seemed to go above their heads and started trying to email the corporate office. I emailed both of the emails on their site, one for prospective tenants and one for current tenants. No one ever answered me at either of those addresses and I was about to lose it. I sent an email to every address at the company that I could get my hands on and said that, if they didn't give me money back like they said they would, I would sue them. I got an email back in less than two hours this time, and one week later I've gotten the check and it's cleared.
I had to threaten to SUE these people to get an email back. They just take money from unsuspecting people, college students who have already taken out the loans and won't care enough to go through months of hoops to get the $350 back. Do not trust these people.

I will make sure that anyone who got a positive review from him, that might make the same mistake as myself, has an updated view of the company.

I moved out of the Avenue a year ago and forgot to review my experiences. I enjoyed the location of the apartment in relation to campus and food; however, the price for a two bedroom apartment was quite expensive compared to other apartments in similar location with similar sizes. The reason for my low star rating was due to our apartment being one of many to have cockroaches during the time of my stay. We saw the pest truck there frequently since we moved in then understood why it was there so often. The maintenance team was helpful with trying to set up traps but when management decided it was time for the apartment to be fumed we had less than one weeks notice and needed to be in the apartment that day for finals. We were told if we could not do that day we would be deemed uncooperative and would be charged $150 even though I called within a half hour of being notified of this appointment. We had a difficult time with management during this process and were sad by the inflexibility in light of finals week and our pets even though we notified the apartment when we first saw these bugs. Overall we did not enjoy our period at the Avenue and felt better taken care of at a complex with consistent management.

My roommate and I are from out of state and recently toured Plaza on University for school. The property is well-kept and close to so many convenient locations for a college kid! The manager, David S, took the time to tour us and show us all the great amenities at Plaza. He was very thorough and answered all of our questions. We are looking forward to signing here and using the beautiful pool!

The hallway smells like weed 24/7 even though it is a non-smoking building, trashes everywhere, Strangers and homeless people comes into the building every time (Even one time the homeless guy followed me inside the room.) However they never put the security.
My neighbors upstairs, they party 24/7, me and my roommates put the complain request and got ignored almost 30times!
Thats why I called the police like 5 times because they never answers, always ignores :)
Their management is the worst, all my friends are leaving the place.

There’s so many other student housing, avoid this one at all costs.
First off, the walls are paper thin. You will hear your upstairs neighbor going through their drawers. Not only walking.
They DONT spray for bugs. No matter how clean your unit is I had cockroaches coming through my outlets and had to buy outlet covers and roach traps.
WILL come in your apartment unannounced.
They kicked everyone out for a day to redo floors while you’re living there? Sorry, “made you move out”. Yes, they gave us a long “warning”. I hate plaza. Yeah it’s nice to live on top of mcdonald’s and taco bell and be close to campus but that’s it. The front desk people are no help whatsoever and threaten you with fees all the time with no explanation of what you’re getting charged for. Completely unprofessional. If you need something done after 6pm from the front desk or maintenance, good luck. We’ve had power outages where all of our food from the refrigerator has melted, cockroaches all over the place even from the first move in day back in August. They charge fees and add to your rate every month and when you look at your charges, there’s no explanation or description why u are getting charged 50$ here and 80$ there, over and over again. When we moved in, there was paint all over the furniture in the living room, kitchen, and bedroom. My toilet never worked and i constantly had to manually flush it by taking the top off and sticking my hand in the toilet water. Our couch set didn’t even come fully furnished and there were missing pieces. Different paint colors on the walls and ceilings. My doorknob to my bedroom didn’t even work correctly. Not worth the 1100$ a month.

Overall, I really enjoy living here. Being so close to campus is really amazing being able to walk to class everyday. All the amenities are really great. My only complaint would be is that the pool gets shut down a lot and they will not communicate that to the residences as to why.

Living here is wonderful the flat rate for rent is quite appealing, especially for a college student. Finding a furnished apartment was a lucky break, as it offers ample space and the convenience of numerous amenities nearby.

My Bestfriend lives here and they rip off college students ! My Bestfriend pulled a muscle and can’t walk up the stairs but guess what ? The elevators are down! So he’s been at my place for a week and they don’t even care horrible place I can’t wait until he is out of there!

I have lived at The Degree for three years now, and since my initial move in date this place has only gone downhill. The hallways always stink, the pool is always being shut down (they do not enforce strict rules on parties, so the pool area is constantly being trashed and glass is everywhere), the study rooms smell like gas, the elevators never work and the routine maintenance checks are useless. My roommates and I are constantly having to request maintenance on our air filters and we were recently without AC for four nights. I even removed one of the "new filters" for the vents to see black dust forming all around the area, which is the air we're breathing in. They have now scheduled a flooring project that will restrict all residents from there apartments for 8 days-I'm not sure why this isn't being done during the 2 week transition period before move-in week begins/post move-out period. They also conduct fire alarm testings that always seem to fall on exam weeks. Overall, the rent is affordable for the area but I cannot wait to move out of here once my lease is up.

Roommates cat ripped up the living room furniture. He was the only person with a cat. I got charged with damages likely because of that cat. Plaza hit with somewhere around $150 to $300 in damages which was not worth figuring out or fighting. Hopefully they don't just change people routinely

Its great living here, the flat rate of rent is amazing. And as a college student a furnished apartment was a great find. It's spacious and there are also many amenities around the building. I would say though rent seems to be going up every single time I resign which is the discouraging part.

i like my apartment alot and have met lots of cool people here! its also very close to alot of food, grocery places, school, etc. the pool area is closed quite a bit and the hot tub never works. the elevators also break down quite a bit and the hallways smell terrible.

Great location and have never had any problems. I'll be renewing my lease!

Prompt service, always very polite. Our heater stopped working and they came to repair it the same day, after listening to it for a second they knew what the problem was and fixed it in less than a few minutes.

I love the Ave! The managers Amanda and Alejandro are fantastic. They truly care for their residents and are always working on improving the apartments. They recently repainted the hallways,gym, and always looking to improve. 10/10 recommend!

I love living here! It is close to campus and my work. And then the rooms are big enough to have your own space. My room is my own personal space. Plus it has room for my bookshelves. The people in the leasing office are super helpful and they are so kind even though I ask a lot of random questions.

It’s very close to campus, and in my opinion more convenient and fun than the dorms. Maintenance is fast, polite, and does their job incredibly well. There are also several community events like crafts and s’mores that brighten my days. I did deduct one point for cleanliness. Although the cleaning staff works extremely hard, and are very good at their jobs, there seems to be not enough staff to tackle the whole building, as messes quickly reappear. The floors and walls are visably dirty. I hope soon they will hire more cleaning staff, and then I can give 5/5

Good dorm! Pretty much everything got redone over the summer of 2023 so there are new appliances and flooring. The entrance is pretty nice, and it’s the closest dorm to the main part of campus. And most windows open!!
Edit: The only complaint that I have is that the hospital is only a block away and they land helicopters there frequently.

I stayed at the EHS Cooper Square Residence this past summer, and I really enjoyed the amenities such as the terrace, laundry room, and downstairs lounge. I always felt safe thanks to the 24-hour security. Would recommend for any summer interns looking for affordable housing, especially with the great location!

Lived here this Summer, it was a very safe building. The amenities were great. Staff was very quick in fixing maintenance issues. Overall, great place to live as an intern.

I lived at EHS Cooper Square over the summer and it was a great experience! I was interning in NYC for the summer and Cooper Square was in a convenient location to work along with a lot of different areas! The security was great and there was a lot of events for residents to get to know each other! The in house laundry and gym was also a plus!

My son moved here and the first couple of years were OK. Like everyone else says cheapest around and you get what you pay for. On our move out? My son’s e-bike was stolen and the property has no security camera around anywhere. Also, as I was going through all the documents on the account I saw where they charged my son $1250 back in March for bed bug treatment when he put in a work order(s) about a hole in the ceiling where they were coming from. My son did not inform me and I was not informed which is surprising since I am on the lease as well and receive all other notifications. I am furious that he didn’t tell me prior because he should not be responsible for this as the person treating his room as indicated per my son that is was coming for the wall with the hole in the ceiling. They need to fire the property manager as she is a complete joke. I had to write to the corporate office about her behavior during our move out. If your child must stay here please be on top of everything!!!!

Only pro is the location. Roaches everywhere by the end of the year, way too expensive for the small size of the apartment and lack of amenities, and after a year of living here, I would still consider this building unfinished. Everything is overpriced for the lack of upkeep and the owners don’t care about the tenants from what I can see.

I would say you get what you pay for here. It is not at all clean but you do get your own bathroom and walk in closet at a very cheap price compared to other places. I haven’t had a problem living here except the management kinda sucks and the leasing office is only open weird hours of the week. The maintenance staff is super amazing and helpful they are very on top of things and very friendly. Also visitor parking is VERY limited.

I have lived here for two years because it was the cheapest in the UCF area for what it's got. Four beds four baths, nice size living room, decent sturdy appliances, and two 12/10 maintenance men. Honestly they are the best part of the whole place. They are quick, and really personable. Those two need a raise! The staff on the otherhand, they don't care about you. Does what ever they can to get as much money as they can. Doesn't care to break down over charges, or if you feel in danger, or even theft. Wild stuff.

I live at Acadia Ct & I’m very pleased. There were some homeless people issues & management took care of the problem as quickly as they could. Maintenance issues have been few & are promptly taken care of. I love being able to plant flowers & feed the birds too.

These apartments are conveniently located.

My wife and I were extremely grateful for the entire personnel of Acadia Ct, specially for all the care and empathy that we received from Megan ,who during all our stay in the complex was continuously supportive and patient dealing with any situation that we faced at the apartment. We highly got to appreciate the apartment for the comfort it provided at such a reasonable rate. And I have to say that Lane also, even though he came into the team late last year, has been an extraordinary support to Megan and to my wife and I. Thanks Acadia for such great team.

Weird architecture

My daughter just moved in, in August and I am aware it's only about a month, however I like to give reviews, so as of now 9/7/22 they have 5 stars from me. The Apartment was clean, (but we scrubbed it anyway) her individual room was clean, and had nice new carpet. There are a few dings and stuff around, however you can tell that the complex has tried to fix them, and where they are (in the shower and closet) isn't causing any problems, and we documented them on the move in form. however it is the Maintenance crew I want to wright about. I think they are SPECTACULAR, her first day the lock on the front door wasn't working right, we put in a request and within 30 minutes they were there to fix it. just yesterday she put in about needing a new a/c filter and the faucet in the kitchen was gross and leaking, and they came out and were nice as can be, and replaced the faucet and the a/c filter.I hope that this year continues to be a positive experience for my daughter, her friends, and the community. as of right now I HIGHLY recommend this complex

They have a really bad roach problem and do the bare minimum to fix it. They also stuffed me and another person in a 4x4 room which was extremely uncomfortable. I wouldn’t recommend living here unless you have your own room and are comfortable with bugs.

could not recommend living here, I have not enjoyed living here at all. When I moved in my toilet didn't flush without dumping a bucket of water in it and it took until the end of the semester to get it fixed. Main reason is if you get a corner room with two windows, be ready to cook alive there will never be a moment where it is cold in your room.

Co signed for our daughter to live here. Apartments aren’t new but rooms are decent sized. Rent is affordable. Wish the parking lot had better lighting, apartment hallways and stairs do. The real plus here is working with the office about any issues or needs. Very responsive, and helpful. Definitely goes a long way! Apartment entirely flooded, we were told it was still safe to sleep in regardless of mold growing. While work was being done our doors were left unlocked overnight with all our belongings. Flooding occurred due to old building faulty fire alarms. Lease ended up being terminated. Had to fight hard for our rent return. The general manager & office staff are nice and helpful but all decisions are done by some “higher-ups” that can’t be talked to directly.

I am finally free of this place and finally able to leave an honest review that will hopefully prevent other folks (graduate students and young professionals) from re-living my experience with this place. Let me say outright that the staff employed in the office are generally really great - I don't place ANY of this particular community's faults on them. They were friendly and responsive - occasionally disorganized, yes, ie lost paperwork and repeatedly sent me messages asking for notices I'd already filed. I chalk this up to what I assume was high pandemic turnover.
The fact of the matter is that this is a challenging neighborhood. That's kind of the reality of low-income living, which I've been doing for almost ten years, but after almost ten years in low-income neighborhoods, this place really takes the cake. My apartment was old, dirty, and dark; there was so much damage the staff didn't even bother with a formal walkthrough on my move-in day (they were surprised I even asked and behaved as if a walk through where I could document damage alongside the staff was an unreasonable request). That didn't stop them from taking most of my deposit for "damage" and "cleaning" expenses, none of which were specifically enumerated. When things did break down in the apartment - due mostly to age - maintenance was really slow to respond (there's no way of requesting maintenance yourself - you have to call the front office and hope your request gets to the right people), and they let broken appliances in my apartment (including my shower head) just stay broken for MONTHS - things I'd requested maintenance for multiple times, stuff that was noted during inspections, was STILL broken when I moved out. I assume they took my deposit money to fix things that broke through no fault of my own (most of it was working poorly when I moved in).
The overall community is a little - well. My girlfriend didn't feel safe walking around by herself at night. I spent most nights lying awake while an apartment attached to mine thumped with bass music or while the couple to our right screamed at one another into the early morning. Again, a lot of this is stuff the management company itself can't control - but if you, like me, are a graduate student who needs peace and quiet to work, or the parent of an undergraduate looking for a safe place for your kid to live, you need to avoid this place. There are better places at a comparable price point if you can just scrape together the 3x income for the application.
The bottom line here is that this is a low-income neighborhood that provides the bare minimum of livable, comfortable space to people who can't afford to live elsewhere. I don't miss having to kick my door to get it open, literally shivering through the winter, parking around engine blocks left in our parking lot (???), and avoiding creepy skinhead neighbors. I give it two stars instead of one because a lot of the unpleasantness I experienced was down to bad neighbors - as I said, the staff were generally very helpful. (Shoutout to Hunter, who was always very sweet, and who got repeatedly blamed for stuff that wasn't her fault.) Whoever owns this place needs to seriously invest in upgrading the spaces. People do not deserve to live in cold, dark holes just because they're low-income or at transient moments in their lives. If you have the money to live elsewhere, do so - the price point on these places is not worth the discomfort.

Wouldn’t necessarily recommend living here. Im a GSU student and stayed here for one year before covid occurred. I thought it would be a nice place, but turns out it was awful. The only good feature about this place is that grad students and family can stay here. There is no lights in important spaces, such as the living room. The rooms are honestly small for the price. My room was a “ 3 bed “ assignment, although one bed or “ room” was literally set for the living room. This was a terrible idea, as far as noise from roommates coming in, cooking and privacy overall. There was no decrease in price for such a situation either. This place is a SCAM. Do not move here.

I absolutely loved living at College Station. The staff is wonderful, the price I paid monthly was doable, the amenities such as the pool and gym were always very clean and great. The staff really takes the time to help you out if you have any and every question under the sun. Damien and the maintenance staff are exceptional. Every weird request I’ve had was always granted, and they really put the residents first. Would recommend 10/10!!

It's alright but not terrible. It's a decent place to live. It has a small bug problem. It's a loft so it's not the most attractive place to stay. The floors are a little dirty and need some cleaning.

College Hall is a great establishment! The staff is professional, kind, and goes above and beyond to assist its residents. The location is convenient and the amenities such as the laundry room, lounges, and recreation room make for a comfortable and fun stay. I've had the pleasure of staying in both College Hall South and College Hall North on numerous occasions and was duly impressed.

My stay at College Hall was great. The staff was very friendly and always answered questions about the campus and amenities within the building. I definitely recommend anyone to stay at College Hall during their tenure at Howard.

College Hall dormitory is a safe, clean, and friendly place to reside. There are cool amenities that every resident has access to such as the recreational room, fitness center, on-site laundry facility, vending machines, technology center, and beyond. As a resident, you'll enjoy your stay.

Living in College Hall South has been a wonderful experience. The management is always extremely helpful to residents in need. The rooms are very spacious and the building is overall cleanly. I highly recommend College Hall South to students pursuing housing on Howard University’s campus.

It's pretty garbage to live here. $400 a semester to park here. There is no cameras in the garage so if someone breaks in, you're out of luck. There is a scanner that checks your parking pass to let you in, but it works intermittently. The elevators scarcely all work at the same time. Several times only one has been in operation. The building contains roughly 500 residents yet there is like 20 washers and driers. All of this has been forgivable to me until recently when they decided to place routers into all of the rooms. My roommates and I had a very strong and capable router that provided us with reliable internet, but they have decided to ruin that as well and have forcibly placed an absolute garbage router into our room. The quality of living has steadily decreased during my stay here and I would not recommend living here. I can't speak to the other on campus living, but certainly don't stay here.

I'm almost halfway through my 2 bed 1 bath (Chelsea) lease & I would say that living here is rather nice. For the price, which includes all utilities, it is better than most. It comes pre-furnished so there is no need for a busy move-in period. Stainless steel appliances & granite countertops along with small touches such as soft close cabinets & drawers are great. Parking is convenient, repairs occur quickly & office workers are very friendly. All things said, the only conflicts I've found are the spotty wifi, low shower pressure & thin walls between the bedrooms. I'm rather positive that I'll renew my lease.

After reading the reviews, I certainly hope that Howard University is taking the concerns of the students seriously. Parents are sacrificing to send their kids to the Best HBCU, we are also expecting the best in their housing situation. That being said, when we know better we do better. The students deserve to be respected. Please allow them to concentrate on their academics.

I have lived at this apartment complex for two years and I completely regret the second of the two years. First, my roommate and I were completely unaware that the Chelsea style did not have any drawers in the kitchen or the bathroom. We had to buy all of our storage for these rooms. Secondly, the only air flow you will have in this style is the air conditioning because the windows cannot be opened. You will also have to endure thin walls and very bad student office management. With regards to the office management, the older adults are very helpful and however, the student staff seem to have little regard for the actual residents. Many times I have ordered items online only wait two or three days after it arrived to be notified to pick it up. I also have proof that the office has withheld bills, which atributes to their laziness, only to request money through email without explanation, as indicated in the pictures below. Also, as indicated in the pictures, my online portal does not work. Finally, each of the past two years the rent has increased significantly, such as 549 to 585 per month between the last two years and 585 to 610 (this supposedly includes utility costs) for the 2018-2019 school year. This would mean each resident would pay a total of $30 extra just for the use of utilities.

First time living here and I stayed in the 4bed 2baths unit. It is very modern compared to other properties I've seen and one of the cheapest which was a plus. Location is extremely convenient because it is close to the UT bus stop as well as good dining options. However, they increase the price which is one of the reasons for not renewing my lease. I've never had a terrible experience here, but the management staff seem to slack more and more by the end of the school year. Nothing was organized and nobody would inform you on your utility/water bill, I would receive emails saying I owe something without an actual bill stating what I owe. The walls are pretty thin I would always hear people above me walking and sometimes music, wifi is absolutely terrible and frustrating. I hated that the windows could not be opened, it would be a beautiful day out but AC would still need to be on or else it would be stuffy when students can simply open their window and get fresh air as well as save money. Not all bedrooms have windows which they never mentioned.

I struggle to understand how this place got the highest rating among all GSU residential halls.
Staffs acted friendly to their friends but rudely and bossy to paying residents. I got reassigned from my chosen 8th floor unit to an old 1st floor one without being told the reason. I wouldn't be surprised if they did that to make room so their friends. The rent for 3 maymester weeks was $850. That's roughly about my parents' mortgage. I was expecting something modestly as good. Except there' NO OVERHEAD LIGHTS IN YOUR GODDAMN BEDROOM AND LIVING ROOM!!!
I might as well rent a hotel few miles away for those 3 weeks then take a taxi to class, roughly the same price.

Staffs acted friendly to their friends but rudely and bossy to paying residents. I got reassigned from my chosen 8th floor unit to an old 1st floor one without being told the reason. I wouldn't be surprised if they did that to make room so their friends. The rent for 3 maymester weeks was $850. That's roughly about my parents' mortgage. I was expecting something modestly as good. Except there' NO OVERHEAD LIGHTS IN YOUR GODDAMN BEDROOM AND LIVING ROOM!!!
I might as well rent a hotel few miles away for those 3 weeks then take a taxi to class, roughly the same price.

So this is my second year living here, and there are a few pros and cons. The Pros are friendly staff, I have never had a bad experience with the staff here. right next to campus, good security, personal bedrooms, though pretty sure that’s not a problem anywhere but dorms. Cons, so I live in the two room one bath style apartment, the Chelsea I think, and there’s no windows that open, if there’s other apartments with openable windows I wouldn’t know, the rent only seems to increase every year, the parking spaces always seem to be taken by people who don’t live here, again this might be the apartment style but there is no drawers in my apartment we had to buy them, also the portal has never worked for me, the walls are thin, and while this is through no fault of their own, but still something to consider the WiFi is weird and will make you sign in every time you come back into the apartment building.

Loved it, awesome experience in New York. Had a lot of fun with my friends and felt very safe the whole time because of the great security and amenities. Would recommend.

I really enjoyed my stay at Cooper Square residence during the summer. I've listed some reasons on why I thought it was a valuable place to live. I recommend living here, I had an overall great experience and there is an opportunity to meet a bunch of other interns!
- it had a free gym in the residence that you had access to
-GREAT location, just a quick walk away from the subway and amazing bar/restaurant scene around the residence (very close to SOHO) it was in an all around beautiful neighborhood
- I felt safe at all times because the security was strict and handled guests well
- I really enjoyed getting to know the staff, they were students too, very willing to help and friendly!
- The rooms were clean when we arrived and nothing was broken or needed repair
- I LOVED the big windows in the rooms it made your room feel larger and more inviting
- The AC was great- the rooms were always very cool during the summer time
-they had amazing deals for broadway shows, movies, baseball games etc. that everyone took full advantage of!
-never had any trouble getting mail/packages
- Solid Wi-fi connection
-easy move in and move out
Negatives:
- no oven
- small kitchen
- smaller living space

I had a great experience staying at the EHS Cooper Square residence this summer while I interned for NBC Universal. The building was very nice and I did not have any maintenance problems the entire time I was there. The staff was extremely efficient and welcoming. There was honestly never a bad moment and EHS had plenty of events going on to experience more of New York. I have a tour of my room on my YouTube channel "The Cass Life" as well.

I lived at this property from July 2016 - July 2017. I moved in because I needed a place asap due to mix up with a lease. I was showed a dirty unit for a tour, and was told it was the unit that I would get. Unfortunately, the unit was not cleaned before I moved in. It took days to clean the cabinets, drawers, and walls properly. Also, instead of cleaning the dirt and dust from the ceiling it was simply painted over. The wallpaper needed to be replaced, but I was told I would be charged $60 for them to do so. The carpet was not cleaned before I moved in, which caused an odor in the apartment and in my clothes. I reported the issue to leasing office and they said the smell was "fresh wood" when the unit wasn't an updated model and was built in the 80s. The apartment is not well ventilated, and you have to have your air running at all times to stay cool.
The appliances were older, but worked properly. (Oven had old food in it upon moving in) There is a laundry room with plenty of space to store things. After decorating, you can make the apartment look good. There is new management and new people in the front office that are very helpful and kind, despite the gentleman in the leasing office that needs more customer service training. Also, it's a great location away from everything going on at the campus.
Overall, there are better properties to spend your money in Bloomington where you would actually stay for an extended period time that feels like home. Do NOT sign ANYTHING until they PROVE your unit is clean and move in ready!

Management is unprofessional. When I moved into my 10,000 room for the year old Chinese was left from the semester before. Showers are unbearabley small. Water fountains rarely work. A/C or Heat it's a 50/50 chance you will have it for the duration of your stay. Front door never work, mine as well not have a key card. 9/10 people staying here are funded by parents and they treat parents that come to help kids move out like criminals.

It's a pain to find the right Apartments because it's designed horribly

The view from the University Lofts at night is gorgeous! The room size is nice and besides that it is a five minute walk (or a bit more) to class. However, I cannot give it five stars due to the amount of TMA requests I've had to submit this semester for malfunctioning supplies/appliances. Some rooms have better equipment than others, but for the most part the maintenance crew is always nice and willing to assist.

Stayed here when it first opened and what a mistake. The building was built with very thin walls, so you can hear your neighbors. People are up to 2 am making noises which disturbs your sleep. Management is young and immature. You have to park at the side of the building which is far away from the entrance. There some pluses, located on campus, modern design, everything you need (stores, restaurants, etc) is right there, furnished units and secured building. If you value piece and quiet like I do, I wouldn't recommand this place. If you can manage to put up with all the noises and don't mind paying inflated rent rate, this might be the place for you. I believe there are cheaper and better options off or close to campus.
